This place is extremely outdated and dirty. It's just disgusting. You walk in to find the carpeting of the steps extremely worn down and peeling off at the sides, as it is everywhere else in the building. You walk in to see a big window overseeing the room of inflatables. This facility hosts parties and sports events. We were there for a birthday party and the party rooms are downstairs. To get to the party rooms, you walk down the stairs to a filthy hallway with disgusting turf carpeting and muggy air. I'm sure this facility has a long list of health violations. List of cons: - The restrooms are located inside of grungy looking locker rooms, so you pose the risk of having your child seeing people changing - There is no supervision in the inflatables room. Parents are responsible for their own kids - There is no system to ensure that kids leave with their parents. Anyone can walk out with your kids - My kid wandered into the sporting facility area of the lower level and fell into a rain puddle that resulted from a leaky ceiling - There are random puddles in the inflatables room from leaky ceilings (read: MOLD!) - The air in the lower level can be quite muggy during warmer months of the year (read: MOLD!) - There were buckets catching the leaking water from the ceiling at various places of the facility (I saw them on two separate visits) - Outdoor parking can be limited, depending on what other events are being held there on the same day List of pros: - No time limitation (but why would you want to stay here?) - I assume that it's cheaper here - Outside food is permitted for parties hosted here Although I hate this place, kids don't seem bothered by the filthiness of this place and seem to have a lot of fun.

(I've asked the "manager" and I get the same answer each time that other staff are helping host birthday parties) There are children who run up the slides and bounce/jump from one inflatable to the next over toppling other children. There are no rules its all free game. Reason why I come back to this place is because of the price, open play all the time and my child has fun. We're in there 1 hour max. I go over safety with my child and I watch her follow them. (We've gone to pump it up many times and so those are the "rules" we go by) The way I view this place is as if I was taking my child to a public playground where other parents are responsible for their own children which we ALL know how that can be. If your pondering about going I would give it a chance and see for yourself. I personally wouldn't take a child 0-3 maybe even 4. One last thing the staff at the front desk are "high school-ish" but my first time encounter one gal was very helpful and then the other times it's in between.

Review of water park only:…read more Don't buy for the whole family. We made the mistake of buying for a family of 4, but only small kids would enjoy this. Could have saved half the cost by just buying for 2 kids. You definitely don't need more than an hour either. It's really loud, so it's not great for autistic or sensory sensitive kids. My kids don't enjoy water directly in their face, and there's nowhere to go that doesn't have water landing directly in your face. There's nowhere for adults to sit, and it's a small room so there's residual splashing everywhere; wear pool shoes even if you don't go on the play structure and are just supervising the kids. During the 5-minute breaks once per hour, it would be nice if you could use the adjacent pool I but it was occupied with aquatic sports teams. Staff were very friendly, and the overall sports/rec facility looks huge and very clean. Locker rooms were very clean as well. For our family, however, it just wasn't worth the price paid nor was it the type of water park that would work for older kids or autistic kids.

One thing we quickly realized was that the Osprey's had excellent customer service. Every question we had was answered quickly. Vanessa was very friendly, professional, and easy to work with. Even with the follow up questions we had after our tour, Vanessa responded to our emails quickly. Once we were about 45 days away from the wedding, we were paired with Tori, who was our Event Director. When we met with Tori, she was very friendly and helpful. One thing that we found helpful was the timeline template they provided us with. It helped us plan out our reception details with ease. One thing to note was that the Osprey's provides a list of preferred vendors to work with, such as DJ's, caterers etc. Their preferred list was a God send! We ended up hiring 2 of their preferred vendors and so happy we did! The day of our wedding was PERFECT. Everything we planned and wanted actually happened. I received so many compliments about the venue and my wedding and I was so happy our guests truly enjoyed it. Tori did a fantastic job as our event director and made sure we followed the timeline and kept things moving with ease. While the day flew by, we simply had an amazing wedding. My wife and I were keen on finding a venue that had a vibrant nature and outdoorsy vibe. We were…read moreimmediately charmed when we first saw East Lynn Farms, and met the team behind its operation. The owners Georgia and Peter were incredibly supportive, and gave sage advice throughout our planning process. In addition, Alyson, who handles the emails for the farm, was always incredibly quick to provide responses to our questions, and was a pleasure to communicate with. We visited the venue a couple times throughout 2019 between January and our wedding this past September. It takes some imagination to picture how the grounds would look like on your wedding day, because it transforms so much with each season. However, we thought it was gorgeous and made for a terrific backdrop each time we visited regardless of the season. The farm is between an hour to an hour and a half outside of D.C. so it is a fantastic option for getting a rustic venue space that is still accessible for our friends living in the city and the families flying in to Reagan or Dulles. There is a lot of flexibility for events at East Lynn Farms, which may be a stressor for couples depending on their appetite for DIY versus a turnkey wedding option. The farm includes some decorations and a list of recommended vendors, but we were not restricted to the list as long as the vendors we chose had the appropriate license and insurance. The farm allows you to provide our own beverages for events, and we were able to save quite a bit by sourcing our drinks from Costco rather than ordering through the caterer. My wife and I were initially worried about how hot might be at the tail end of Summer, and we contemplated renting fans or A/C units for the wedding. Thankfully, Georgia advised us that the surrounding mountains provided the area with a cooler ambient temperature and a reasonable breeze that negated the need for that hefty expense. On our wedding day, the weather was perfect! Even at the peak of the afternoon it never got so hot that it was uncomfortable to wear a suit jacket, and at the end of the night it wasn't so cold that one needed a jacket. There's no limit of the amount of praise and recommendations my wife and I would give to East Lynn! We honestly couldn't have imagined a better place to have our wedding!
