Their properties are beautiful Mansion Hill homes converted to spacious apartments. The apartment manager is very friendly and responsive to any maintenance requests (many of which were taken care of the next day). I do have to mention that they do not rent to most undergraduate students. These apartments are quite and are usually rented by grad students and young professionals. All the apartments I've seen have beautiful crown and base moldings, high ceilings, wood floors, gas stoves and many unique architectural touches. If you are looking for beautiful, well kept apartments in the downtown/capitol area this is the company to go with!

The maintenance staff were always friendly and promptly attended to any requests I had (ie: installation of a window AC unit; replacement of smoke detector batteries). I never had any actual maintenance issues because the apartment was in fantastic condition. I've been told this company prefers to rent to adults/professionals and grad students who maintain the units and respect other tenants...their properties are not party pads.

This is my second year renting from Bruce Wunnicke of Delta Properties and he is far and away the…read morebest landlord I have lived with in Madison (and I have lived with a total of 5 landlords and rental companies in my 8 years here). His properties are well-maintained, so that you don't have to compromise the structural integrity of your entire house when you want a charming apartment rather than a square box with white walls and beige carpet. He updates kitchens and bathrooms so that you're not cooking and bathing like it's 1920/30/40/50/60/whatever. His apartments are perhaps a bit more spendy than what you usually see in the area, but they're totally worth it and usually very large. For instance, I pay $975 for my two-bedroom but it is MASSIVE -- two living areas, a huge kitchen, a very large bedroom, a slightly smaller bedroom and a large and well-appointed bathroom. Plus free parking behind the house. Bruce is attentive and responsive to issues that arise (which, with houses built at the turn of the last century, they will). When I moved in, the bathroom sink wasn't draining properly and he came and fixed it immediately. There was also one broken blind so he replaced the whole set! He is also a really sweet guy and a pleasure to deal with. I have also been in contact with his daughter, Katherine, in some of the renting processes and she is also incredibly nice and great to work with. So many landlords in Madison are seedy, dishonest, manipulative, money-hungry or otherwise unconcerned with being decent human beings. Bruce is none of these things. He's truly a terrific landlord to rent from -- his properties are beautiful, his prices are (in my opinion) fair and he is an extremely responsible landlord.

When I had to catch a flight soon after the lease signing deadline, both Larissa and Megan helped me get through everything as fast as possible. They have both gone above and beyond and are great examples of why SBA is the only company I'll lease with in Madison.

Unfortunately, my experience was incredibly stressful and often felt like an ongoing battle rather than a place to call home. Throughout my tenancy, I experienced persistent maintenance problems and poor communication. My experience closely mirrored another resident's review stating that "nobody was ever on the same page about anything." I regularly had to communicate with multiple employees who failed to relay information to one another, making even routine maintenance requests unnecessarily difficult. The buildings themselves also suffered from long-standing maintenance issues. The hallway air conditioning remained inoperable for years despite annual requests for repair. Each time I was told other projects had a higher priority, yet the issue was never resolved. Likewise, the entrance, lobby, and hallway lights remained burned out for months despite being reported multiple times. During a unit transfer, I was mistakenly double-charged rent and had to fight to receive a refund. After moving into the new unit, I spent approximately six weeks dealing with a broken dishwasher, microwave, and washer/dryer because the apartment had not been properly inspected before move-in. I also discovered black mold inside the HVAC closet. In a previous apartment, I reported an air conditioner that failed to cool properly for nearly two years, only to be told repeatedly that it was "working as intended" until it eventually failed completely. I repeatedly submitted work orders for broken blinds, but the requests were closed or downgraded without the repairs being completed. Management did not tell me they were waiting on replacement parts until about six months later, despite my repeated phone calls and emails. I was also billed an after-hours maintenance fee after reporting a fire sprinkler head hanging from the ceiling, even though maintenance determined the condition required immediate attention. Toward the end of my tenancy, a persistent low-frequency booming vibration developed throughout the building, severely affecting my ability to sleep. Although management attempted to locate the source, the investigation was limited to my apartment and the basement, while the rooftop mechanical equipment--a common source of low-frequency building vibrations--was not initially inspected. The issue remained unresolved, and during one of my follow-up reports, I was yelled at by a member of the maintenance staff. Although West End Circle and other Steve Brown properties have attractive buildings and good locations, I found that many maintenance issues remained unresolved for extended periods, and communication was consistently poor. Because these conditions were significantly affecting my health, I submitted medical documentation supporting my disability and requested a reasonable accommodation under the Fair Housing Act. During a phone call, I was told management had approved a mutual lease termination, and I signed a lease elsewhere in reliance on that representation. The agreement was later withdrawn, and I was required to proceed through the standard re-rental process. I learned the hard way not to count on their word alone. Get every important agreement in writing before making major financial decisions. After seven years as a resident, the cumulative effect of the unresolved maintenance issues, poor communication, and handling of my accommodation request took a significant toll on my health and family. Looking back, I regret staying as long as I did. I should have recognized sooner that my concerns were not being taken seriously or treated with the respect they deserved. I hope this review helps prospective tenants make an informed decision. Every person's experience will differ, but this reflects mine after seven years living at Steve Brown Properties.

They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.
