    Lived here for a year A year too long But let me explain what's good and what's not good about it Unlike typical apartment complexes this place here the units are individually owned... So talking about Manhattan the condominium place is beautiful!! Very well kept, nice clubhouse really nice gym, lots of amenities, BBQ grills, cabanas, chairs, pool all that good stuff that you expect from a nice condo However when it comes to the units that's where the problem lies I was dealing with a realtor called Sheyanthi Welikala let me start by saying she will be your WORST NIGHTMARE!! Believe me when I say it... Her units are not taken care of at all she's not responsive doesn't help it's basically you're dealing wit no one. The neighbors can be so loud that many many nights I paid for a hotel room instead of staying in my own apartment cuz of the noises I sent her proof many times and nothing was ever done. The filter in the fridge was ONLY 7.5 years overdue..: I finally got into a bad argument with her and a month later she sent me one. There were so many issues to list all here... do yourself a big favor and stir away from this realtor I promise you she will be your WORST NIGHTMARE. When I first moved in 17 light bulbs were out, filter on the fridge grossly overdue, there was mold and rust on the ice and water, blinds broken blinds left behind along with some other trash. She never returned my deposit timely which by Nevada law you got 30 days I finally contacted her broker then after 43 days she returned my deposit it was a never ending nightmare from beginning to end. 1600 a month was way too much for what I had to deal with. Not a good value. For the Manhattan condo I give 5 stars For Sheyanthi Welikala I give minus 100 stars I'm gonna attach some pics to show y'all some of the issues.

    Beautiful place, but they need to fix the fire pit whenever I turn it on, it doesn't work

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    Worst property management company I've ever dealt with. They took over a lease I had been living in…read morefor 8+ years. I was renting directly from the homeowner and we had a phenomenal relationship before this awful company took over. Once they took over. Nothing got done regarding any repairs. I had a whole in my wall for 6 months after a plumbing repair in the master. They also raised the rent $400 the first time and another few hundred upon the second year (directly after the pandemic in which I paid all the way through the pandemic without missing once). I decided to move out because of how horrible key property management was. We went our separate ways and all of a sudden I'm being contacted by a collection agency saying I owe $6k on top of the fact they never returned my security deposit. I never received ANYTHING from key stating what the charges were or what it was for or how I could dispute it. BEWARE!!! Very very poorly run and clearly they operate in a shady manner. Rather than a phone call or something to reach me to discuss any charges, they just stay silent then send you to collections. The house was left in better condition that I originally rented it in and I just found all my pictures/texts and documents proving all of it. I'm pretty excited now. I take that back, I am VERY excited for the future. DO NOT USE KEY PROPERTY MISMANAGEMENT!!! Unless you want to have minor repairs take 6+ months, poor communication from the office and to be charged a bunch of charges and never be told until you see a collection agency calling to tell me that I not only don't get my security deposit but that I owe $6k for a house that was a forclosure with nothing done to it, when I moved in...... I have major concerns…read moreover the honesty and integrity of people that lease the houses through this agency including those in the office. The most upsetting thing about my four years of renting, is a poor one-way communication that characterizes any dealings with the owners and staff. I consider myself a reputable and responsible tenant with a positive renting history, yet I have not seen a finger lifted to address my concerns within 4 years. The roof in my 2/2 townhome leaked from day 1, windows upstairs were unfunctional, try to open and they fall out; windows downstairs leaked, blinds and door frames chewed up by a dog, carpets smell like pet urine, blinds fall apart the second you touch them, hose spigot out front broken. After the first repair of the kitchen disposal that happened shortly after I moved in, I was responsible for all repair costs. After moving out, I am being charged for previous damages with the addition of made up charges like trash service that I paid for at the end of the last month before moving out and have proof of doing so. There are too many issues to mention, so my advice to any decent, self-respecting citizens who are forced to deal with this property management company, be sharp and have proof to back up any detail, demand proof and detailed explanations with receipts, or better, arm yourself with an attorney. She then proceeded to tell them that I wouldn't be able to bring my application until my lunch break, they said that would be fine. Never once stating that they accept applications via email and then I could bring the certified funds at lunch. So I take time out of my day, and call them to confirm as I am driving down there with everything in hand to talk to their front desk person who says "we accepted an application an hour ago". WTF? I tell her that my realtor called and spoke to someone and she tells me "yeah it is first come basis.. sorry" (NO EMPATHY!) I then tell her why would we call if they were just going to accept another application. She then tells me that I can give my application to them anyway, but that they only screen one application at a time. So I take my application in. Once I am there, there isn't any empathy on her part at all (ZOMBIE IS MORE LIKE IT).. and she takes my money order, attaches it to the application and not even a thank you or a smile.. how rude and unprofessional.. Now I have to wait and see if the application before me is accepted or not. I will have to be the one to call them because I am sure she won't call me and you best believe I will be going to get my money order back (which she didn't even put any of my information on.. "that way when we give it back".. awesome so you basically get my hopes up to tell me "nah") I commented on her complete lack of empathy as I was leaving. WHAT A JOKE.. GO SOMEWHERE ELSE!

I especially want to recognize Tammy for her excellent communication and support. Last year, when the AC went out during a heat wave, Tammy personally brought portable units to help keep the house cool until the system could be fixed the next day. That level of care really stood out. After four years under AM Realty's management, I have nothing negative to report. I truly appreciate their professionalism, responsiveness, and the way they took care of both the property and their tenants.
