Marcus and Associates are Rental SCAM. They will not only keep your deposit they will remodel there unit and charge you for "damages" to the tune of $5000. I left the unit in reasonable condition and I have been fighting them to settle the outrageous amount they are charging me. For example $650 for a new fridge because I left the fridge dirty. $3000 for flooring because the stick on tiles came up where my bed was. The rents are low but the bill on the way out will ruin your credit for years to come. read more

Marcus did an "inspection" with no notification, no permission, and with none of the lease holders home to supervise. . I only found out because I got a call from them reprimanding me for supposed violations and the house being messy.. The inspector went through our personal belongings and took pictures of all of our things.. He invited himself into our rooms and according to them went through drawers and into our closets.. not only is this beyond embarrassing and also unnerving to know that marcus authorized a stranger to go through our house without telling us and root through our belongings but it is also a gross violation of hawaii state law which states that atleast 48 hours notice must be given.. all of us are extremely uncomfortable living here now.. sorry marcus but you're not above the law.. they hold us to an extremely high standard yet feel they don't need to respect our privacy or obey state laws.. I left a message (because of course no one answers at marcus) stating my extreme disappointment with their conduct to which I have received no call back or response of any kind that would indicate that they acknowledge their mistake or have any intention of not doing it again in the future read more

My husband used Marcus & Associates before we were together, so when we moved into a new rental together, they remained (or defaulted as) our property management company. Unfortunately, we lived in a unit that was situated next to another unit that had an extremely loud, disruptive, heavy smoker that continually smoked right outside our bedroom windows. My husband called Marcus many times to complain, but they didn't address it (at least there was no change on our end). We wrote a few long letters, and eventually after a year and half battling this issue, it gradually got better. Then the neighbor started feeding stray cats that would spray onto our jalousies and through the screens, of which we had to strongly complain again to Marcus, but it was only after another long letter that it was resolved. After so many infractions, you'd think the renter should be evicted? Not in this case. Marcus may be ok to use if the rental comes with no issues (but how often is this the case?). Our situation may have been more extreme and I suppose it doesn't help that our neighbor was a single, elderly woman (looks can be deceiving). Perhaps Marcus knew her or took the side of a small, Japanese local versus a young, non-local, college couple? I would NOT RECOMMEND Marcus & Associates due to their unresponsiveness and lack of professionalism (and perhaps discrimination). I wish 0 stars could be afforded. read more

(Rented an Apartment)In regards to service: They simply do not respond. Takes them forever to get back to you. Upon moving in over a year ago, they did not state that there was a door in the unit that automatically locked when shut. Unfortunately, this was not made evident until a few days later the tenant was moving in furniture and was Locked out of the bedroom since the wind had shut the door closed. Since the realtors were all unavailable (did not respond for over a week) the money for a locksmith came out of the tenants pockets (over 70$). The realtors offered no solution, stating they do not even have a key for the door. Thus, the tenant had to put unsightly blue tape across the lock in order to prevent any future inconveniences. Not to mention the multitude of other issues, it got to the point that contacting the agency was just not an option since the chance of a response from them was little to none. For the move out process: This is for Rowena, who at first was adamant that there were missing fixtures and such in the unit and then claimed the tenant was lying! However, once she let the tenant explain that the realtor that had moved the tenant in did not mention that there were supposed to be any such things in the unit, she conceded and claimed that it was because she was not the agent who moved the tenant in. You would think she would be up to date on that before moving a tenant out. The fact that the tenant did not have access to those things that Rowena claimed were supposed to be in the unit meant that the rent was unjustifiably high for the unit since it was clearly missing items. When moving out, she lied about what she would take from the security deposit. Initially, she said it would only be 30$ to replace the burners and stated "that is all to be charged." So, the tenant agreed and signed. However, almost 2 weeks later, she said that it would be 50$ to replace IN ADDITION to 200$ for "hauling away the trash that was left in the dumpster." There is a sign on the property that states large items such as couches would be taken away once every month. In the property lease there is no mention of not being able throw out the trash (included three large black bags of trash, 1 loveseat couch, and 1 mattress) at the property dumpster. Again the property lease did not state anything about this specific matter. Also, Rowena clearly states that she would not charge for anything else but the burners. 200$ to haul away trash in a dumpster is absurd. Don't work with this agent. read more

Do not rent from these people, they'll lure you in, jack up your rent, annoy you with annual inspection that never gets anything fixed ( if they do fix anything, watch out, that means they're getting ready to get rid of you). They will terminate your lease when your at your worst, (Hardships mean nothing). They'll send in the new fresh faced resident manager, who will be nice to you at first, then come in and tell you your lease cannot be renewed, tell you "it's best for both parties" and "she just, doing her job". When your struggling to find a home for your family, clean the place so you get your deposit back, pay 450$ for the carpet cleaning (they require from "Their guy"), find a place and pay the first months rent and security deposit for the new place. Then, they'll tack on a 650$ repair job on drywall that obviously occurred from the upstairs unit leaking, that was reported to the annual inspector two years ago. Three months ago my wife and I were serious about buying a place and needed to find a realtor. In the past we would just look at open houses or online and just would contact the listing agent. No luck the first two times about a year ago. For this time around we wanted to find someone that we knew. We interviewed two realtors and choose Kevin Ota. Back when I was at UH we worked a campus job together. I saw him again while working at a furniture store. We decided that Kevin was the right realtor for us. We first sat down to talk about what we were looking for. Then everyday we would get the automated emails with listings in our range. Due to both of our busy schedules were could only see units Sundays afternoons. Kevin was always able to accomodate our schedule. He even meet us one night around 9pm at his office to sign an offer. Kevin works as a full time agent so he know what is going on in town and the best offers. He would give us good advice and very good with his follow up with email. After two months of looking at places and placing a couple of offers we finally found a place we liked. We were happy to find a place so soon. Kevin is always fast to reply to emails and texts. He met us once at 1045pm at a coffee shop to give us some urgent paper work that needed to be signed. He helped us with a smooth transaction. We have been renting a unit from Marcus & Associates since 2014. Our agent, Arnette, has continually been supportive throughout. From time to time, there have been things to be fixed. We have been able to use the maintenance line and have someome to our unit, problem fixed. We appreciate the professionalism of the repair crew. For example, today the electricians came and solved an issue with wiring. We had another appointment scheduled this morning and appreciated their prompt and efficient solution to the issue. I r recently used their construction company at my new condo in the Yacht Harbor Towers. The paperwork involved in a remodel at my building is very daunting but they were able to help me get through the process. The work was very good, the men showed up on time and cleaned up everyday. They communicated with me to make sure I new what was happening and let me know if anything was running over budget so there wouldn't be any surprises. I was very pleased with the final result and am recommending them to my friend who is buying a house. Marcus Realty is a joke and just like the other renters, I have also lost out on my deposit. I stayed in their unit for 6 months, cleaned everything they recommend to clean and still charged me $300 for them to clean the entire 1 bd unit. The invoices they send out looks basic and completely fake. The only legit invoice they provided was for the termite & pest control. The other 2 "private vendors the company hires" that were on the given invoice does not even exist at all. I called and spoke to the principal broker and for the past 3 months I have been trying to inquire about me losing out on my $1200 deposit for a 500sq.ft. 1bd. The mirror of the closet door was shattered so we researched to replace it ourselves, we had called Teri to let her know and she insisted they take care of it.. For the special order and the door it would've cost $300 from Home depot. They charged us $225 plus an additional $340 for a "special order". As i continue to call, I always end up with the run arounds. "I need to call Teri" "Teri is out on medical leave" Always an excuse and such a shady company. I am looking to pursue my deposit back if anyone else is interested please reach out to me. read more

I was trying to rent a place through them and they told me a one bedroom apartment was about to open up and that they would reserve it for me. They went on to ensured me that I would no longer need to look for a place and they would give me the move in date the following Monday. I never received a call on Monday so I called on Tuesday and the agent I was working with did not answer so I left a message. On Wednesday I still did not receive a phone call so I called again and I finally got a hold of her. She then told me that she was mistaken and the apartment opening up was actually a two bedroom. I lost a whole week of searching and I need to find a place by October 1st. I am completely amazed at how unorganized and unreliable this agency is. Here is marcus and associates scam...they have really attractive prices on their listings ($950\month for a two bedroom in my case) to get you in to their apartments. Then you go through your year or however long you are there, leave the place and they charge you an arm and a leg for nothing!!! Let me be specific. Here are the charges they added to our account after we checked out and they didn't say a thing about things being wrong: $400 for general cleaning (we paid a professional cleaner to clean the apt before giving the keys over and cleaned for hours ourselves), $430 to replace blinds and recaulk the tub (oh yeah, I forgot that I took a screwdriver to the caulking that one night just for the thrill of it), $260 to remove BBQ (really? It took $260 to put a BBQ on the side of the road for trash pickup??!), $1100 to repaint the walls (it costs that much to paint a whole house! Not a 800 sq ft apartment!!). So basically we got charged a total of $2700 on the back end. That is 3 months of rent. That's how they recover their low monthly rental charges. They just put it on the back end. Anyways if you read the other reviews you will see that they score high marks for selling property but the only other person who went through them for a rental also gave them 1 star. IF YOU ARE RENTING STAY AWAY. RUN AND HIDE IF YOU SEE THEIR NAME ON THE LEASE AGREEMENT. Seriously. read more

As much as I think it would be beneficial to others to write a 5 paragraph review on this company, I will try to stick to the important main points. After renting a unit through Marcus for over 2 years, rent always paid on time, no damages to the unit from our toddler whatsoever, all rules followed, we got screwed in the end. We unfortunately ignored what should have been some red flags to foul play on their part during our 2 year stay (including Yelp reviews), which would have saved us a lot of trouble upon moving out. The people in the office and the realtors may always greet you with a smile and say "We'll get back to you," but they really DON'T. They did not take us seriously, they did not answer our questions or address our concerns in a timely manner, if at all, and they are sneaky rats when it comes to the inspection upon move out. Even if you dust from ceiling to floor, hire the professional cleaners recommended by them, they will still find something to spend your deposit on, even if it is something that was addressed well ahead of time but was never something the tenant was responsible for UNTIL moving out. What made things worse was how the realtor dragged the matter out over the span of a weekend when it could/should have been resolved the previous Friday, but it wasn't until 3pm that Friday (after waiting to hear from her allllll day) that she let us know she was too busy to see us. We had flight arrangements to leave that Monday. We wanted our last weekend on Oahu to be a chance to finally exhale after working our butts off cleaning the apartment (which to this day, it brings tears to my eyes how SPOTLESS it was), but instead we had to fight for our deposit all the way to our departure, which we still never received in full. It's a shame. It was unfair. It seems people who buy and sell are very pleased with the ONE tenant they have to interact with, but overall, renting from Marcus seems to be a huge mistake and we learned the hard way, but I hope others who read these reviews can spare themselves the headache and the money. read more

No matter how perfect you leave a rental on move out day, you can kiss a portion of your security deposit good bye! I suppose they think that nobody will fight them, and if they end up in court... there is a chance they'll only have to pay back what they already owe plus a very small court fee. We payed nearly 50k in rent for our time there and they stiff us with a bill for re-caulking the tub (mold). A problem that Marcus & Associates had Marcus Construction, a sister company, fix 8 months before we moved out. If anyone knows anything about mold they know that you have to remove all of it or it will grow back. They only removed and replaced the caulk and not the grout. A job that if we were paying for would not go unfixed. Then they conveniently forgot to bill us for the repair and that 'mistake' was only discovered after we moved out and complained about the retention of our deposit. Read your lease keep a file on them and make sure you document everything even record your yearly inspections. 30 days before we moved out we followed the law and their written request by giving them 28 days notice and a list of the damages in the apartment. We scheduled a move out inspection for the 29th. They had records and ample time to inform us that we would be responsible for the mold but they didn't. I received a move out inspection check sheet in the mail dated the 23 and postmarked the 28th. We had the letter in hand on the day of the inspection. little things like that are rampant in the company. The realtors demeanor was too laid back she didn't think it was a problem for me to show the apartment for her because she was too busy. And for the record a Landlord can't hire a company to do repairs on the Tenant's behalf. Especially if the company is Marcus Construction, even an idiot can see that it is affiliated with Marcus & Associates. It's called a conflict of interest. You should look into the Landlord Tenant Hand Book, it's your profession after all. read more

I listed stains on the living room carpet on my walk thrulist and was deducted $250.00 for those stains when I moved!! They also charged $250 for hauling off bulk and apt was EMPTY!! Not ONE ITEM IN IT! They charged me ONE DAY RENT FOR MEETING AGENT AT 10 AM (ON 1st-she was late and brought people to show the unit!!) Also, FYI. They will charge u $100!!! WORST PROPERTY MANAGEMENT COMPANY ON ISLAND!!!!! I've been a tenant for over 15 years in the apartments I rent. Out of nowhere this property company comes in and tries to change everything up. They took out benches where the children could sit underneath the trees on a hot day, they charge you $100 for a pool key when the pool is part of the complex. You have to pay $80 for a parking stall, but if any damages happen to your vehicle, they have no proof because they don't have cameras recording in any area but the management office! They decided one night to tow all the cars without parking passes( first time in over 15 years..we have never before had to have them showing) and they towed over 30+ cars after 10pm!! They take no responsibility and basically blame the tenants or say that's what you signed off on in your agreement. On top of that, if you take it higher all they do is protect each other. They tell you to make a police report and file a claim with insurance even though you've asked them to help you weeks in advance. They are slumlords. They take your money and could care less about you as a human. They have a huge list of what you cannot do and strictly enforce all these rules but when it's their turn to get called out on doing wrong they all act like it's not their fault and that we the ones doing wrong!! I've never had a worse experience with a property management company before! Save yourself and don't rent with these guys ever! Oh yeah! If you ever want to get your deposit back, you have to make the place look better than they gave it to you! Everything has to meet their standards or they take it out of your deposit. I kept calling these people few times a day to schedule a showing, left couple of voice mails. No one got back to me. It should have been a warning, but the prices was too tempting. I sent them a message through the website and I was shocked of lack of good customer service, the inconvenience and the rudeness of ROWENA. I wanted to schedule an apartment seeing but they already had two times set and it was inconvenient to me and my partner, since we both work Mon-Fri 8:00am-5:00pm and the times was in the middle of the day and in totally opposite side of the town from our jobs. I asked if there is a chance to see it after 5pm or on weekends and I got rude message back simply saying "Make an arrangements". You are not making me a favor you are making money out of me so don't give me orders, who you think you are? Don't you work in somewhat customer service business? Shouldn't you be flexible with you schedules? And even if you can not do this at least don't have this attitude. It is like saying "I don't give a s*** about you".
