My apt flooded NINE days after I moved in. I moved in on 2/10/24 to Camden Design District and my apt flooded on 2/19/24 due to the negligence of the maintenance staff not doing their jobs properly. How do you ask, did the apt management and corporate team handle this situation? By moving the resident BENEATH me (with FAR less damage, I might add) from a studio to a TWO bedroom, within 1-2 days. Was I offered the same resolution to a two bedroom or even the OPTION to transfer at the same time as the resident beneath me? Of course not. Instead, I suffered inside my apartment for THREE weeks while construction happened; which included walls being cut out, de-humidifiers making my apt 80+ degrees, loud fans all day and night, paint smells, etc. I continually escalated this situation up to the General Manager (Michael Thornhill), Jon Michael Cude (District Manager), Jason West (Regional Manager), and last with Richard Whatcott (Regional Vice President). I personally felt discriminated against by these individuals in-person and on phone calls all because I'm a gay male. They sent vendors to my apt that insinuated sexual orientation assumptions against me; including my niece and friend who were visiting. They also sent a vendor that smelled of marijuana (which I mentioned I was allergic to the GM) but yet they still continued to send the same people back. I have never in my life been treated this way or experienced such issues as I have with the staff, management, and corporate office as I have with Camden while living here for the last two months. I could go on and on about this entire situation that is continually on-going, but I wanted people looking for a new place to be fully aware of what my personal experience has been thus far. read more

I have only been in the building since Feb, I already got my packages stolen at least 5 times. Management doesn't take any actions to stop this issue. They will tell you to go ahead and file a report with the police but not doing anything else. We also received a notice that there's a break in on the apartment of the 2nd floor and someone got robbed in the parking garage at 8am going to work. People running down the hall, yelling and punching on the walls at 4am. Our appliances broke within 1-2 months of moving into the unit. I just can't wait till the end of my lease. At first, I thought we were getting a good deal consider the rent was cheaper compare to a lot of the apartment complex, but now I understand why this is the case. read more

I've just transferred from a 1BR to a 2x2, and both units are very spacious and well put together. However, you DO NOT want to live in a unit that is facing Turtle Creek Ave!! You will regret ever signing your lease unless you are okay with wearing ear plugs 24/7. The construction, which will not be finishing any time soon, is extremely loud. There's nothing more frustrating than waking up all of the banging and drilling going on. The windows are huge, and the hotel is getting build right across the street. Therefore, you hear every single thing as if you were doing construction yourself. I made the mistake of not touring before signing my lease, because I moved from a different city. I'm so glad I'm in a different unit and no longer need to sleep with ear plugs in. My complaints are the same issues you'll read about in other reviews. Management is not on top of their things. I've had to come down multiple times (because they don't answer phone calls) to remind them to send me an email regarding my transfer, which never got sent. When asked if there was anything I needed to do, on two different occasions, they said no. They didn't even realize we hadn't signed our lease yet. During my first move in, they left a welcome card, recycle bags, and one roll of toilet paper and paper towels. I've received these items in a previous Camden complex in Austin, TX. However, there was nothing in my new unit. It would have been nice for my roommate who was a new resident and moved in before me to have received those items. Several of the gates that you can walk out of do not work and have not been working for several weeks. Management has not done anything to fix these doors and it's a big inconvenience to those of us who use these doors daily to let our dogs out. Complaints don't matter to them because they keep saying that they're changing out the entry system soon. 50% of the time the printer in the office is not working. The gym is good enough. Unfortunately there are a ton of men who don't have gym etiquette and never rerack their weights. Not everyone likes to pick up after their dog either. But aside from these factors, the actual units are nice. The walls aren't too thin. I never hear my neighbors. The location is everything. So if you're okay with all of these inconveniences then consider staying here. read more

I moved into Camden Design District Apartments 7 months ago. If I had written this review even two weeks ago, I would have rated it higher. Sure, the amenities are sorely lacking in comparison to neighboring apartments (very small gym and 'business center,' clubhouse area only open during leasing office hours, office does not accept packages, etc.) but overall I enjoyed living here. You may have read past reviews about car break-ins happening on the regular. Well, that's happening again. Within the past week, I've received two messages from management and one report on our community board about cars being broken into or stolen. In what is supposed to be a safe, gated community, I feel anything but safe now with the looming threat of carjackings. Seriously, move anywhere else. You'll pay too much for not a whole lot, plus your car may get stolen! read more

I just wanted to add I recently moved out of Arioso Apartments and the move was SO much smoother. I told them I needed to move out as soon as possible. They only required a 30 day notice and even allowed me to move out before that as soon as they found another tenant with ZERO penalty! All they needed was 1 week to clean and turn over the apartment. On the other hand, Camden told me they would continue to charge me rent even if they found another tenant early. Just shows that there are reasonable apartment complexes that don't try to punish you for moving out. read more

My experience here has been TERRIBLE. I moved here 4 years ago and the building was in okay shape and since then it's deteriorated. Everything around here is old and breaking down. The cabinets and back splash in my unit looks like it came from the scrap section at Home Depot yet they claimed to have recently redone it. The hallways look filthy; like they are constantly covered in dirt. I have bug problems daily in my unit and there's always people who don't live here walking around the inside of the building. This place is not up to dallas standards by any means and I am being overcharged and ripped off by management $300 a month. The design district is a bad neighborhood to live in and has no amenities compared to surrounding areas such as Victory Park. All the business are shut down besides the Virgin Hotel which has made traffic by Camden bad. Sometimes I feel like I live in a ghost town and there are NO amenities to being in the design district. I am so embarrassed about living here that I don't have friends over. If you are considering living here DO NOT let them charge you more than $1200 for a one bedroom; that's what these units are worth. They claim my one bedroom has downtown views, yet they don't trim the tree by my unit to actually give me the view I'm paying so much money for. Management lies all the time to residents! Counting down the days, months, hours and seconds until I'm out of this sh*t hole! read more

Camden Design District is a very poorly run establishment for a few reasons I will highlight below. The main issues with this property are safety concerns and poor management. 1. Safety For the 12 months I lived at Camden cars disappeared from the garage left and right and apartments broken into. There were very few details revealed about how they were stolen and when and it took MONTHS before changes were implemented to stop. Imagine living at a place where it's a very real thought that your car may not be there in the morning or your apartment trashed after work? I never felt safe in my apartment or complex. Management will reply saying that it's a symptom of living in the city and rising crime rates, however there a places with similar rent prices and far less crime. 2. Poor Management It boils down to management being lazy because of the corporate structure. They do not accept packages (which are also frequently stolen) except for one month during Christmas.... if you can accept packages for one month why not all twelve...? Prepare yourself to make many trips to the post office to track down basically everything you order! They NEVER answer the phone. Literally never. So prepare to walk down to the office to speak with a very rude employee for even the most basic of questions. TDLR:: apartments broken into, cars stolen, packages stolen, lazy Mgmt, DO NOT LIVE HERE. read more

The location is fantastic and the leasing staff is great I've always gotten prompt responses from my emails to them or requests to the maintenance. I love it here! I have lived at many complexes around the Dallas area. The staff here truly care and have gone above and beyond to make my experience wonderful. I am an ER nurse, during the pandemic the office even ordered food for my unit to support. They have written cards, remembered my birthday and have been so amazing. I couldn't ask for a better group of sincere and wonderful people who work here! Definitely recommend! read more

Have lived in this complex over a decade and things the last 6 months have gone down hill fast- VERY fast in the last 3 months. I would strongly suggest looking elsewhere unless things drastically improve. Security is lacking and thefts are EXTREMELY common. Package thefts happen almost weekly and more alarming are the car thefts, car burglaries, and car parts stolen. Two cars stolen out of the garage back to back nights and this is after several other recent incidents of car thefts (!) and car burglaries. No attempt to increase security or put other security measures in place by Camden. Management will tell you "sorry" and "you live in a big city". Will update this review if things improve. I could go on about more superficial things that are much better at other buildings, but feel security should be of upmost important to everyone. read more

I visited a ton of apartments in Dallas trying to find the place I wanted to live. Literally dozens. I ran into dated interiors at premium prices, nice buildings in isolated locations, eye-watering prices, strange fees, crappy internet options, and inattentive and unprofessional leasing staff. So many places didn't follow up with promised information, or even start by introducing themselves and asking how they could help. If a place can't be bothered to be responsive when they don't have you on a lease, how will they act when they do? Amber at Camden was professional, friendly, engaging, and followed up. The property itself is beautiful and in a great location, with a jogging trail and restaurants nearby, and close to downtown, oak lawn and uptown. The finishes inside are top-notch and prices are reasonable (for Dallas), especially considering what you're getting in terms of location, quality and amenities. Oh, and they have gigabit AT&T Fiber (which I'm partial to, being an #ATTEmployee). In the end it was an easy decision and I'm looking forward to moving in and being able to update my review! read more

In the world of marketing, they say that 35% of people are dissatisfied with their service. However, only 1/10 people actually leave a review. My hopes are that I can give you an objective review, so that you can make an informed decision. Camden is a great apartment complex. The pool and workout center are great, and you can't beat the location. This apartment is near downtown and only minutes away from I-35 and North Tollway. New restaurants have been built across the street, and American Airlines Center is a short Uber/Lyft ride away. The maintenance team is stellar, and as soon as a request is put in the system, it is completed the same day. The front office does their best to plan events, keep you informed, and manage any grievances you may have. However, Camden has its sore spots too. Some neighbors are respectful and courteous while others are obnoxious and inconsiderate. Some residents fly through the parking lot like they are practicing for the Indy 500. A few residents have even reported almost being hit by cars. Make sure you have adequate car and renters insurance before moving in. There has been a consistent stream of apartment and car break ins and security is nonexistent. Some residents claim that "crime is a part of living downtown." However, you don't pay around $1,000 a month to have your belongings stolen. I would move to the hood and pay less money if that is what I wanted. read more

I lived in Camden Design for 3 years and I don't have any complaints. The office staff was always friendly, helpful and accommodating. The maintenance team is the best! 90% of my maintenance requests were completed the same day. Nothing major ever happened in my unit except the dryer went out and that was fixed the same day. The amenities were gym, resident lounge, pool etc. This complex was clean and well kept. This was by far the best Apartment community I've ever resided in. She was very patient with me who was so indecisive to which beautiful apartment we wanted. She stayed patient the entire time and kept looking until I was sold. Be careful!!!! When you move out of here, make sure you do a walk through with someone. I got screwed over & had to pay $380 for new carpeting due to pet urine stains and too much pet hair in the carpet and I'VE NEVER OWNED A PET IN MY LIFE. Both the Manager & Assistant Manager were extremely unprofessional at the time of my final bill. I've talked with 3 lawyers on how to handle my situation and I'm currently going through that process. Just hoping my situation will help others in the future. On a positive note, the Maintenance crew was fantastic! Nice building and good prices, but poor management and unsafe property. I like my unit, but I've had a truck and multiple packages stolen since I moved here. The leasing office will not receive packages for residents, and are more concerned with raising revenue by selling storage units, parking space, and forcing residents into a technology package where you can't choose your ISP. They should focus on property safety and upkeep instead of finding ways to charge more money. read more

Theft issues are well known. Cars, car parts and packages. Nightly cars pull up and start to pull handles on the vehicles to see which ones are unlocked is what one tenant told me. Also, this is not an energy efficient apartment complex nor does it have updated appliances. They are old! The cheap laminate floors are rolled up against the baseboard. The pics they show you look so much better than what the actual apartment looks like. When they painted it after someone else left there are paint drops all over the dark laminate floors. Unlike some other Camden apartment complexes in town when they upgraded they went cheap and the color scheme is awful. They have a nice office staff but they can't help with any of this. No thanks Camden! I'm walking away from this one. read more

Don't live here.... Horrible place. Very loud due to a crap load of birds near by. Workers renovating rooms right next to me super early in the morning... Had to break a lease due to job transfer as well and they wanted me to pay up 60 days worth of rent and another 1 month rent and the hold money. Came out to 3.3K. So basically, super loud place, crappy management, and horrible lease terms. You'll be better off at any of the alternatives nearby like 1900 HI line/Bell's. There's two other places nearby as well that would be worth checking out. read more

I love living here! I have for about 2 1/2 years now and I wouldn't want to live anywhere else! The parking is great. The pool area is lovely. The noise factor is very low. The staff is nice and very accommodating. The location is perfect. This place is home! I will say, I have seen lots of people complaining about the crime rate - and honestly it has had some problems with that - my storage room was broken into last year. But living in the heart of a nice area of Dallas that is to be expected. If anything is ever broken into or stolen, they are very up front about what happens, they send emails, and they have made many changes in order to prevent future crime. I absolutely adore this apartment complex! read more

Camden's location is great for me. I appreciate the cleanliness of the complex, repairs are rapid, and it's quiet. I feel like sometimes the customer service is lacking, but all in all, living here has been a good experience. Recently the complex has been making improvements that are not particularly improving my living experience. The dog park is now accessible to residents only, but there's been many times my fob doesn't work, or there's tape over the locking mechanism because of obvious issues. Last summer they painted and it looked good. Now, for some reason, someone has decided to paint again, and add some sort of multi-colored circus looking decal to the front office. I don't think it looks very nice, and now they're painting the columns multiple colors to match the office. I absolutely dislike it and think the complex now looks cheap and cheesy. I'd rather pick up packages at the post office than be confronted with this color scheme every time I enter and exit the property. read more

I've lived in various apartment complexes over the years and have never had a complex stop accepting UPS, USPS, and FedEx packages at the office. Much less completely without notice to tenants. In my view, this stance by corporate management reflects a complete disregard for the renters in this building, especially when these packages delivery services are expected to leave packages on our doorsteps, but since management can't keep all the pedestrian gates locking properly, our packages are not secure. The local leasing office agents are all very nice people, and have been helpful with our questions and concerns regarding the complex. Maintenance is friendly, and quick and replaced our broken ice maker in our freezer in just a couple of days. We love the design district area and the view is unrivaled for most apartment complexes. However, in an age where Dallas traffic nearly completely eliminates our ability to drive to buy goods (especially when there are so few department stores in the vicinity), long lines at the post office, and local post office hours that end during our work days, this package policy negates the benefits of living in this complex. I suggest if you order online often, hate driving in traffic, and dislike standing in line at the post office even more, that you search elsewhere for non-Camden Properties to live in. read more

A month after we moved here Camden Trust (corporate) decided it would no longer receive packages for tenants. Now our halls are littered with boxes and I have to make weekly trips to the post office. When confronted by a 70+ tenants petition from CDDA and 200+ from Farmers Market, Camden basically told us "tough, live with it." Many of us are getting tired of lost packages, the terrible hours at the post office, and Camden's lack of concern. Furthermore, many of the tenants that welcomed us into the community are now leaving because of rate hikes. Don't expect to stay here past your first lease unless you're willing to shell out a couple hundred extra bucks a month stay and god help you if your lease is up in the summer. read more

I've lived at Camden properties (back and forth between Farmers Market and Design District) since 2008 and I'm a fan. I moved back to the Design District a few months ago when I started working in North Dallas and access to the Tollway was a big plus. I love the neighborhood. There are amazing restaurants and it seems like something new opens every month. The apartments themselves are great. I've lived in everything from a studio to a two bedroom and loved them all. Closets are huge, floor plans are well laid out and patios are spacious too. The staff is fantastic as well. Maintenance issues are handled right away. I've rarely had to wait more than a few hours for someone to come look at a problem and if it couldn't be fixed right away (not often) they keep me posted on when things should be finished. I personally have no dog in the package fight. I've always had my packages sent to my office because the apt office is closed by the time I get home and I otherwise would have had to wait until a day off to pick up packages. So nothing has really changed for me. The pool is amazing and I love the dog park. The fitness center is kept clean and had a decent amount of equipment for an apartment gym as well. If I had one real complaint it's that there isn't covered parking on the 4th floor of the garage but that's pretty nitpicky. read more

As a new resident of the Lone Star State, I have had the privilege of living in this wonderful complex. The staff have gone above and beyond at making my stay here at Camden Design District a truly memorable experience. They've gone to great lengths to plan different resident happy hours and events for us to get to know our neighbors. While I haven't been able to go to all of these events, it is wonderful that this complex truly cares about the wellbeing and happiness of its residents. A special shoutout to Chris Beasley for showing me the complex back in May and for being just a wonderful resource in general, He's a true asset to this complex and does a great job. Any issue I have ever had has been addressed in a timely fashion. Any feedback that I have shared has been met with warmth and openness. It's hard moving to a big state like Texas, but they've made my transition very pleasant. The rent isn't cheap, that is the one thing I will say, but with the different amenities and events they throw, I feel it is worth it. I intend to renew my lease when it comes up and plan on staying here for the forseeable future. Just hoping the rent doesn't go up too much! lol read more

I moved in a couple months ago (158) and so far this is a wonderful place! The office staff are incredibly nice, as are the maintenance guys (I've had them out a few times to 'fix' what wasn't quite right from the previous renter). Each time they've been here, they've been very pleasant, even going so far to ask if there was anything else I needed them to check while they were there. The complex feels very safe and clean, and I love being close to some really great little food places nearby. It does get a little loud at times as my unit faces Turtle Creek (traffic noise), and occasionally I wonder what my upstairs neighbor is doing as I can hear loud thumping/walking (hey, it's an apartment complex after all, you're bound to hear some of the folks around you), but overall the noise level is low. They have designated parking spots for an additional fee; however, so far I have never really had an issue finding a spot when I come home later in the evening. While I do appreciate the convenience of having the valet trash service (which is an addition to the rental price), I would prefer the ability to opt in or out of this service. I really do not find it inconvenient to carry my trash to the dumpster on my way out, but that's just me. There are many folks who may appreciate this amenity. read more

I have been here for about ten months and I LOVE it. As the last review wrote, my husband and I are a bit older than the folks here and we don't hear any loud noise or parties. The staff is excellent and it's a bonus that Ashley and Tony are from the Camden I use to live in previously. They remember our faces and names and this smaller group makes it more personal. Repairs are made timely. Parking is not a problem. This is a convenient location close to highways and good restaurants. MOST people clean up after their pets but you do see the few that don't care but the complex is clean. I plan to stay here as long as I can since I really like it. It would me most happier is my door was red (LOL). I've referred people here and I'll continue to. read more

I love living here so much. The management at this place is stellar, they work hard to make sure their residents are happy. It's also a great value, we got such a good deal on our apartment. The staff here is phenomenal from the office to the maintenance, and the grounds are so well kept. You will always see the groundskeeper walking around to keep things nice and tidy. They have done a lot of things to improve the community and they are appreciated, like I said the management is really what makes this place special. We love everything about this place and I would highly recommend anyone to come and live here and see for yourself just how incredible it is. read more

I lived at Camden Design District for a little under two years and I loved everything about it. In fact, if I didn't have to relocate to another state for work I would have renewed my lease for a second time. The grounds and amenities are always cleaned and cared for. They just recently renovated the pool (which I didn't think even needed it) and it's really gorgeous. I love the location - it's close to downtown, uptown, and there are great places to eat in walking distance from the building. The staff is wonderful. Everyone, including the former and present manager, assistant manager and other staff were always so pleasant and great to deal with. This includes the maintenance staff as well; just so nice! Speaking of maintenance, they are super quick to get to your requests for items that might need to be fixed. Some apartments can be so noisy, but I found this building to be better insulated than others. This is a huge deal to me. I know other places will tell you "It's typical apartment living" but that's not 100% true. Some places are just not made well. I hardly ever heard my neighbors and only once had to knock and ask about turning something down. Turns out they were just watching a movie with some new stereo equipment turned up! Other than that, nothing! The other thing I really appreciate is how well they enforce the rules. I've lived other places were tenants leave trash out whenever they want, stay in the pool all hours of the night, park where they do not belong, etc. I didn't feel that was the case here. They really enforced the rules and that makes this complex a nicer place to live. I actually read a review where someone complained about this. Rated the complex 1 star and then complained about certain things I think are ridiculous...I wouldn't rely heavily on reviews made by people that openly admit to paying rent late, just saying. Lastly, I will mention that where you live in the complex is important. If you do not want to hear summer time events at the pool, you shouldn't get a pool facing apartment. I didn't mind it, but just know in the summer it can get loud. Good news is, they enforce the pool hours! Some people did not like that the complex stopped accepting packages. This did not impact me at all. I never had a problem with packages being left at the door and I really don't think that this minor change should be reflected in a 1 star review either. There is so much more to living at Camden than how you receive packages. All in all, if I had to move back to Dallas I would contact Camden in a heartbeat! read more

Disclaimer: I have only lived here one month. However, in that month, I have gotten at least 2 formal notices from management about break-ins, and at least twice as many reported on the community forum. I personally have not had any issues with management, but I do find myself praying every night when I come home I don't find my door busted in. Within the last few weeks, management has installed door armor on the frames, hoping it will deter break-ins. Additionally, I believe they've added high-definition cameras to public areas that were already under surveillance. However, from what I can tell, many residents are extremely upset that cameras have not been installed in stairwells/hallways, where many of the perpetrators are getting in. Other than the extreme fear of crime, I will say I love the location, and I enjoy the layout of my apartment and the facilities. If they can get these break-ins under control, I would happily rate them a 4 or 5. But as things stand for now, I would NOT RECOMMEND these apartments to friends or family. Beware. read more

I moved in here about a month ago and I could not be happier. From start (touring the property) to finish (moving into my apartment), the staff made it so easy for me. Shoutout Chris Beasley! As far as the complex itself, you're so close to everything. Small restaurants/bars are walking distance and an uber to uptown/deep ellum is $5. The gym is fantastic as well. I wouldn't cancel your regular gym membership but it's enough to get a good workout in and is almost always empty. Free water, towels, you name it. For what you're getting, you're paying a very fair amount. If you're considering a move, give CDD a shot! read more
