A little while ago I had the pleasure of working with Family Friendly Contracting on a complete head to toe remodel of a condo that I had purchased. Saying that this condo was in rough shape would be an understatement. It was simply uninhabitable at the time of purchase, but hey, the price was right. The condo is around 970 square feet, and was just falling apart. To give you a better sense, the previous owner was a smoker who never went outside. They also housed 4 cats in this home ... apparently there was no need for a litterbox as the cats did their business where they pleased. As the place was around 30 years old, the owner hadn't cleaned in around 30 years. It gets worse, but I will save you the more dramatic and disgusting details. Now that we are all on the same page... Steve Lyons came to meet with me at the property and did a walk through while getting a sense of what I was looking for. This encounter was not only extremely pleasant, but Steve did not make me feel like "just another customer", or brush off my ideas and opinions in anyway. He built on them, molded them, provided options, and solutions to everything at hand. I would expect that some of these options would be higher end, come with a larger price tag, and pad the bill (as such is my experience with many "professionals") ... however this was different for once. Knowing the scale of the project and my budget, Steve came up with solutions that were smart, innovative, cost saving, and still encompassed my initial vision for the remodel. He embraced the concept that sometimes less is more, and simple can be better. If I was not in love with something, I was not pushed towards it. Ensuring that I didn't have any buyer's remorse was obviously a high priority. Once the remodel was under way I was kept informed of any issues at hand, and presented solutions to proceed. With Space being such an issue, these guys came up with amazing ways to create space and organization. The most impressive of which to me was moving the HVAC unit out of the wash closet and into the attic space while installing pull down stair for access, which also allowed for more storage in the attic! I was amazed and still am. They also created custom closet storage with his and her sides in each bedroom. In the smaller coat closet they made a custom shoe organizer; the best part is that they ensured that my large sized 14 shoes would fit in there. This is the kind of quality, solutions, and attention to detail that you can expect from this company. Who is ever going to be happy about a final bill? I will say I didn't bat an eye at it. It was well within reason, and most importantly, within budget. Family Friendly isn't the least expensive company out there; however, they are also not the most expensive. Quite frankly, I do not want to work with the least expensive, that is where nightmares begin and end up costing you more in the long run. I'd also rather not have to work with the most expensive, typically it is just not justified in the end leaving a bitter taste in your mouth. Family Friendly sits right in the middle. In my opinion, it's not best to judge someone or a company based on how they are when everything goes right, it is instead best to judge based upon how they proceed to handle a situation when things do not ... here ... professionally, reasonably and quickly. You get what you pay for, or at least that's how it should work. There was a time when companies were very customer oriented, and took pride in their work. Every now and then you will come across someone who still holds true to those older values, provides a personable costumer experience, and will go to no end within their means to ensure end result satisfaction. My only regret in working with Steve Lyons is that I did not take the time to get before photos of the condo to share with everyone now having seen the finished result. Proceed with confidence!

Eight months ago, I left a review on this company and I felt the need to give them another review…read moreas I just found out some very concerning and upsetting feedback on the work they did We are having another bathroom renovated by another company who after tearing up the flooring noticed that the lighting work that was done by Tigran and his team was not only done incorrectly but would NOT have even passed an inspection It's so sad that you hire and trust a company to do quality work and come to find out that because they maybe wanted to cut corners, save time or whatever the case may be that they not only did a bad job but also unsafe like they say if the lighting on this job was done incorrectly what else could have been done incorrectly I guess unless we tear the whole bathroom down we'll never know Of course this is our experience. Maybe he's done work that's decent, but this is our experience and seeing that there's so many contractors out there. I would just use caution. Making things look pretty is one thing, but I think I can speak for a lot of people that making sure it's quality work and most importantly done properly

We met with Luis Figueroa (President of CSM) some back in 2020 to come up with designs for our back…read morepatio. He worked with us, and had some great concepts. We paid him a healthy fee (about 15% above competitor quotes) because we believed in his sales pitch of what he could do. I've never felt like more of a fool. When working up the designs we settled on constructing a patio using a patterned and styled stamped concrete with a fieldstone-lined firepit at the edge to make a beautiful centerpiece to our rural Loudoun home. There were a number of delays and slipped schedules getting started, but we didn't think anything of it (now I know they were indicators of Luis' trademark mismanagement and lack of professionalism). I started to get concerned as I watched the crew fumbling with how to stamp concrete. His crew (including his lead stonemason) stood around scratching their heads a bit as they looked at the stamps, sometimes looking on their phones (I now surmise they were looking up how to do it). In the end, they couldn't get the freshly poured concrete stamped, and instead, graded it flat. Once it was dry, they proceeded to lay a veneer of concrete on top (approximately 1cm thick) and stamp that. If you have any idea how stamped concrete works (as I do now that I've had to learn) and/or can visualize how the bonding would work in this scenario, this is all kinds of wrong, as the thin layer of stamped concrete on top cracks and pops off in high heat or low cold. When Luis came by for his final walkthrough (with his girlfriend of the moment on his arm, in what set the tone for his unprofessionalism the rest of the engagement), he assured us it would settle well and the color (which came out blue) would settle down. Fast forward 6 months: The concrete is cracked, bluer, and the firepit had sprouted seams from where it was losing its foundation to due woefully inadequate footings. At this point I reached out to Luis and my troubles really began. To call him non-responsive would feel too kind. It took several calls and emails before I got him on the phone, and rather than listen and parse my complaints, he unloaded his own woes upon me as he was struggling through labor shortages during COVID. He promised to get me on the schedule in the next month. Two months later, he had not reached out. So, I reached back out to him (again, taking several calls/emails before getting a response). Again, he promised, again, he ghosted. This process repeated for a year. In each instance, rather than listen to my complaints on how poor CMS' workmanship was (my patio continued to crumble), he complained to me about his own professional (and sometimes personal) life. On the 4th or fifth round I grew frustrated, and made an implication of investigating legal action if he couldn't give me at least some kind of commitment--and within hours, he responded back to me with his legal council copied, promising that he is "very well represented and it would not go well for me." A contractor who can produce a Lawyer in minutes, but cannot schedule a competent concrete finishing crew is not the right kind of contractor. Obviously, I didn't engage counsel--as small claims would not be able to reclaim the losses I incurred hiring him to assemble an overcharged pile of rubble in my back yard... It's been 16 months since he last promised he would get back to me. I've long-since given up on the $20k+ I've wasted, and hired another contractor to re-do the work he did. I will add, the new contractor had no trouble finding labor in the same market, and marveled at how shallow the footers for my firepit/patio had been dug and was surprised it had stood up as well as it had (which wasn't saying much). Luis is the least reputable contractor I have ever engaged with. Unprofessional, and devoid of any sense of accountability. He like that friend of a friend who offers to help you with something, comes over, does 60% of it.

The owner, Luis had a great vision for the project, but…read morethe communication was horrible, he didn't oversee the subcontractors who did the work for him, and he basically disappeared halfway through the work. Sometimes a month or more would pass without him responding to multiple texts/emails. Some of the stonework was measured improperly and needed to be demolished and redone twice. He ended up leaving several parts of the job not done at the end. He blew past his schedule by about a half year only to leave the job unfinished (I have someone else completing it) and me incredibly frustrated. Do not recommend.

Ian's crew came out to assess the leak and gave me some options. The issue was more severe than I thought but I felt that Ian was honest and gave me a fair price. The work was done professionally and they took care to protect my furniture. I would use Ian and his team again for future project and recommend them to family and friends. Julian works very hard to please his customers. He custom mixed my floor stain because I was fussy about the shade. Then I did not think the satin finish was shiny enough so he buffed and put a second finish on the floor in semigloss. The floor was beautiful and he would not let me pay for the extra work. He also replaced the wood spindles on my staircase to metal ones at less than any quotes I had gotten. The staircase looks exquisite!
