I am very plugged into the Big Bear rental community and have used other property managers in the past. I have also stayed as a guest in vacation rentals in Big Bear prior to owning my own. I was told years ago when we were looking for a new manager that Leanne was "best on the mountain" and after 4+ years I have to say we agree with that sentiment. She has her own properties up in Big Bear as well so she really understands what's important. She has somehow managed to form a highly effective team which is no small feat in Big Bear as it is often difficult to find hard workers! That alone is very impressive. Leanne has kept our place booked consistently these last 4 years even with all the challenges of being on the mountain (fires, blizzards, road closures, etc). If I ever reach out directly to Leanne she always responds promptly so she is very accessible to the home owners. Some of the reasons we left our last prop manager were because we were getting bad renters, last minute cancellations, and they did not support a higher end of service we wanted to provide (more amenities, personal touch, etc). With Leanne everything runs very smoothly and we have never been told they could not support what we wanted to do. I recommend Leanne all the time to others and some of my friends are also using her for their vacation rentals as well. If you are looking for a property manager I recommend interviewing 4-5 as they all vary and you want the best fit for your situation. Leanne was so easy to talk to and I read her management agreement in advance before deciding. You can learn a lot about the different PMs by reading there contracts!

On the wildlife issue: Whether it was rodent or bat droppings isn't the point -- either way, it's a health and safety hazard, and that's what my review addressed. On timing, we were told cleaning was signed off around 3:40-3:50 PM and we weren't given access to the unit until nearly 4:00 PM. By the host's own timeline, that leaves only a 10-20 minute window for this to have happened after cleaning -- or the unit wasn't properly cleaned to begin with. Either way, it should have been caught before a family with small children moved in. As for the house rules disclosing general wildlife possibility in Big Bear: a blanket disclosure doesn't excuse an active, uncleaned health hazard in the room our kids were about to sleep in. On "solution after solution": When we first called the property's staff, we were told there was no reported active issue at the unit -- no remediation or transfer was offered at that point. It was only after we contacted Airbnb support directly that a possible move to another property came up, and by then we chose to stay with family instead rather than lose more time getting our kids settled. To be clear, we never requested compensation, a discount, or anything beyond the refund for the booking we could no longer stay at and the playpen deposit. The mention of a future discount, and later a free stay at the owner's personal cabin, were both raised unprompted by her staff and the owner -- I only followed up to ask about the discount after her team had already brought it up, and we ultimately declined the cabin offer. On the Venmo/deposit point: This wasn't in my original review because it wasn't relevant to it; the owner raised it. For accuracy: we received both the Airbnb refund and the playpen deposit refund in full. The mismatch was in urgency -- the deposit was requested and paid promptly to get our kids settled, but getting it returned took three follow-up messages over a full day before it was processed that night. On the unannounced visit: While I was upstairs on the phone with Airbnb support trying to resolve this, the host sent an unfamiliar man to the property without confirming who was there or where. My wife and our two young children were downstairs. Regardless of exact positioning, having a stranger show up unannounced during an active safety complaint is not okay. On the personal outreach: We heard nothing from the owner personally until after this review was posted. At that point, she called, left a lengthy voicemail, and sent numerous long texts to my personal phone. Some of what was shared in that contact was inappropriate and unrelated to the situation, and I won't detail it here out of respect for her privacy -- but the manner and timing of it were unprofessional. Our original review reflected an accurate, factual account of what happened. We stand by it and won't be engaging further in the comments.

I recommend Corral investments out of West Covina. Minerva Corral is amazing. She wants to work. It doesn't kill her to have to do her job like arrowhead property rental. They did not produce any marketing materials or hire a photographer for our rental. They need to do more to earn our business, a lot more--how about responding to your client courteously and professionally when you charge 30% commission for each short-term rental plus cleaning fees. I would not recommend them to list or manage your rental property. By the way, I encourage you to read the other reviews; The company takes no responsibility when anything goes wrong in a property they manage--it is all someone else's fault, not theirs to blame or apparently to remediate. Diirty rentals, why, the previous renters caused that (no kidding)--never mind that they were supposed to clean it thoroughly after each rental and were paid by the previous renters to do so! How dare you complain--silly new renters--do you really expect a clean home for your measly $400 a night (which they take $120), plus 100% of the cleaning fees. Don't be silly! Rolf, I gave you the money to hire a photographer and market the property, which you did not deliver on both counts. The visits you made by you and your team were to assess the property and to set and recommend the rent we should charge--you don't get paid for those visits--I have never paid a real estate agent before they sold or found a home for me. You get paid when the house is rented or sold, remember, the 30% commission you charge on each short-term rental?

We primary focus on short term rental, and The Orange Cabins has done a phenomenal job in keeping our cabin booked, maintaining the property, informing us of needed repairs, and servicing any issue that has arisen during the normal operation of the STR. They have grown significantly in the short time we have been with them, and have added staff and technology to help manage their growth. Communication is always a priority, and we've never been able to not get a hold of them when needed. Phenomenal company. We look forward to continuing our partnership with them.

For 20 years I've managed my own rentals (this is the first time I've used a company) and self management was brutal. You're basically on-call 24/7 because the second a guest can't figure out the hot tub, the WiFi, the lock, or decides the forest has "too many bugs," your entire evening is gone. ‍ What I appreciate most is that they actually treats this like a partnership. They care about the guest experience as much as I do, and they're insanely responsive. I'm on the message threads with guests, so I see how they handle things in real time. Professional, calm, patient, and never reactive, even when guests are being... let's just say "creative." One thing they said early on when we onboarded really stuck with me. They told me they intentionally say "our home" when talking to guests because they want guests to feel like they're staying with people who are personally invested in their experience, not some faceless management company. And honestly, it works. You can see it in the reviews. Guests constantly mention Natalie by name because they remember her. That says a lot. People don't remember automated customer service. They remember when someone genuinely takes care of them, and she really does. They've also helped me navigate permitting, operational stuff, and all the random homeowner stress that comes with having a rental in Arrowhead. Every time I call, they answer. Every question gets handled. I trust them completely, which is not a sentence I say lightly. And yes, I initially had the same thought everyone has: "Do I really want to pay a management fee?" After working with them, absolutely yes. Worth every penny. The biggest thing they gave me was peace of mind. I don't spend my life thinking about the house anymore. They also market properties on their own website, which brings in bookings we wouldn't have gotten otherwise. I basically see those as bonus bookings. Our reviews are 100% 5 stars, and a huge part of that is because of how they operate behind the scenes. I've recommended them to a ton of homeowners in Arrowhead at this point, and every single person comes back saying the same thing: "Oh thank god." Now I just go enjoy the mountain without any stress.

Michelle knows the market really well - she has a great pulse for what is going on, what each of the sub-neighborhoods are like, other lake/Association issues that might effect purchasing and selling, etc. Another great thing about Michelle as a buyer's agent is that she doesn't rush you into a home just so she can get a commission - I love how Michelle will point out negatives in a home that I might not notice (like deferred maintenance, water damage, etc. that I would not have noticed) because she truly is looking out for you and not just trying to quickly close a deal. Michelle truly cares about finding you the best home and will even wait months & months (or even years like she did with us!) and never complain about touring tons of homes with you until you find what is the best fit and checks all of your boxes. Michelle makes it her mission to find her clients their perfect home - and never settle! So here's the thing: I have an intense attention to detail PLUS I've had a real estate license for two-decades, so I have way high expectations when selecting a real estate agent to represent me and Michelle has exceeded all of my incredibly high expectations! I…read morealready had a sense it was a competitive market and we couldn't afford to get into bidding wars so I knew we had to select the best agent possible to work for us. I did a lot of online research and sleuthing, a lot of the other agents in L/A seemed 'typical & vanilla', what I liked about Michelle was the way she put herself out there online, and appeared to have an excellent working knowledge of the area. We locked in Michelle immediately to begin our hunt. In a matter of weeks we saw over 20 places in Lake Arrowhead and Michelle was brutally honest at times, feelings had to be put aside as I realized that she wasn't just trying to get us into 'any' house and get us off her books, she didn't want to see us over pay or end up with something that needed more 'fixing' (hello, lipstick on a pig) than we could afford. After a number of weeks and many trips to Lake Arrowhead we found the right place for us, escrow was super smooth, Michelle and her team stayed in close contact through the entire process (much more enjoyable than our first home buying experience) We closed early. But here's the real magic with Michelle, she gave us SO MUCH intel on Lake Arrowhead, the pro's the con's and the how's and the when's on how to thrive and survive in Lake Arrowhead.
