The management is responsible and responsive, and the maintenance team is always quick to take care of any issues. I parked in a carport during my time here and never had any problems. I always felt very safe and never heard of any serious crime or safety issues in the community. Overall, it's a nice, well-maintained place to live and a great environment for families with young children. I really enjoyed my six years here and would definitely recommend it.

Only lived here for less than a year. At first, it seemed, maybe this was the spot. They definitely…read morewere trying to make themselves seem more luxury focused. The staff was friendly at first, but really as time went on, that changed with problems in the apartment. First, they tried to sell us the idea about renting their fridge out, when we had a fridge. They laughed and said we could just sell it. HAHAHA yeah, just sell a fridge we own already and paid off to rent one? That's the most stupid upsell I have ever heard. Also, we left a really great and quiet community in Diamond Bar. And I am angry thinking about how they rushed us to sign the lease, saying that they get booked up fast. So much regrets leaving it behind for this less than secondary place. Here's a list of things gone wrong: *Promised us parking space if we just signed up on their little parking roster, we thought after living here a few months, there would be word about a garage or some kind of covered parking... WRONG. Also, you have to pay additional parking fees if you want 2 cars. And parking here is a nightmare after 8pm. None of the administrators actually live here, so they don't understand what its like, but trying to get parking when you have a late shift is a big frustration. You have to walk a block down the street, and you're competing with 2 other apartment communities. Both laundry facilities in the summer time is a HUGE Mosquito attraction. I am very much allergic to them, and when bitten, the bite area swells up to the size of a baseball. I am not exaggerating. I was scared to do my laundry during the late summer months. Last note about the laundry machine: other than the pet owners leaving behind pet hair everywhere, the laundry room is open to anyone who knows. People from across the other apartment units come over here to do their laundry. The maintenance guy, seems to avoid us because literally the 1st month of move in, we had terrible power outages in our apartment unit. He kept coming in several times in the week to try and fix the problem, but the power went out continually. It was really bad since it was the summer, it was hot and would have enjoyed the AC on. Also, I needed my computer to be working for work, etc. It wouldn't get fixed, and at some point they questioned whether or not we had too many things plugged in. We've lived in many apartments in our lives and not once was electricity an issue for us. And if it was an issue, 100% its always because the apartment did not have very good wiring. They clearly cut corners and daisy-chained a lot of the outlets together. When we put in a maintenance request, it felt super awkward. My apartment is a ground floor unit, and in my personal experience, it is always the coolest. Cool air sinks, and heat rises..basic science. But not this place. This is the hottest freaking apartment I have ever lived in. They have an A/C machine but it is not central AC. It only blows in through the living room. Fans are not an amenity/perk because there's 2 and the one in the bedroom has a fancy heater on it. The fans do nothing during the summer time because on the floor runs really hot wiring. Walking barefoot is unbearably warm. The closet becomes an oven during the summer. I can only guess that they are running some wiring on the floor. Prepare to shell out lots of electricity bills. They tried to sell us the newer fancier apartments that have new flooring and new appliances and bells and whistles. The kitchen light that automatically shuts off is a VERY big annoyance. Sometimes, being in the kitchen I'll be washing a big load of dishes, and then all of a sudden, the light turns itself off. And with my wet, soapy hands I have to go in front of the light and wave my hand. Its a really big disconnect. Ultra frustrating when I finish the dishes, then start cooking dinner, and RIGHT when I put the food into the pan, the light turns off. It's like, who thought it was a good idea? Can totally hear the upstairs neighbors walking from room to room and their pet dog scampering about upstairs. Also, when were not but a few months in, they started pressuring us about things in the patio. They literally act like they're a luxury HOA community. I'm pretty sure at that point they wanted to renovate our apartment, but needed to kick us out. On top of that, the old French doors that aren't really doors makes it frustrating to do any chores and be quiet with a partner. I'd try to put away the dishes, but then he'd wake up to the noise of any kind of cleaning. Or when I wanted to sleep, but he had the tv on, there would be noise. That was maddening not having a real door to the bedroom. One final thing, after we moved to a better place with two free covered parking spaces, I realized how crappy the layout of the apartment was. There's no built in storage, so you have to buy furniture which equals a lot of out-of- pocket costs, that was frustrating.

We liked the location with easy 405 access without feeling like we lived by a freeway. We did not renew our lease after a year because of the living conditions. As other reviews have stated, it is not a quiet community. Our unit was right next to the pool and BBQ area which was very loud at all hours of the day and night. The laundry room and machines were dirty. The sidewalks were covered in dog feces and the trash bins were always overflowing even with large items. Entire unit infested with ants even after getting it treated multiple times. The thing that set us over the edge was the parking situation. Only one carport that was consistently blocked by illegally parked cars. There were so many times that we could not park in our spot because it was blocked and times we could not exit because it was blocked. There is absolutely no where for your second car or guests to park on the premises. We were told that there was plenty of on site parking but the cars in those on site spots never moved in the entire year that we lived there. We had to park our second car in a neighborhood that was a 5-10 minute walk from our unit. It is too bad that the community here is so inconsiderate of their neighbors. We also had a poor experience with management when moving out. They had charged us exuberant fees when we moved out even after we had spent weeks deep cleaning. Among the numerous charges, they charged us for new carpet for the entire unit even though we only lived there for a year with no pets and the pictures they documented were of normal wear and tear. As much as we wanted to remember our time at The Havens fondly, the move out process and parking left a sour taste.

EV charging stations are a big bonus! As for the apartment living, everything was provided efficiently. I don't really have any issues with the appliances except for replacing the AC and fridge filters, which maintenance is always promt and professional with the services. Adan is the best! The amenities are always kept up to par. Whenever I have questions or concerns, things have always been obliged in a timely manner. Neighbors around me are very pleasant and respectful towards each other. As for the management and staff, I am beyond words about them. I feel that they are compassionate, empathetic, and understanding to their best abilities. They will always strive to do their best to assist or accommodate the situation. They are the main reason that I've decided to stay longer. For the community safety concern, the only setback I see is the alarm situation. I know most of the time it's triggered by people not abiding by the rules and open their front door while cooking and management have yet to enforce stricter rules (maybe as a fine). If this situation improves then the complex will be even more pleasant and beautiful state of the art accomodation to live.

While we appreciate that the on-site team, especially Crystal; is often working under understaffed conditions, the current state of our unit has become a safety concern. First, the mold in the bathroom has returned and is spreading. The replacement exhaust fan does not function, leaving the bathroom with no proper ventilation. When I reported this to the complex team, the suggested solution was to simply place a personal fan in the bathroom. This is not a safe or effective way to treat a spreading mold issue. Our floors were replaced due to holes and bubbles on the flooring. Which they almost charged us and did not want to fix the flooring. However they did fix the flooring after a lot of back and forth. Second, the kitchen countertops are severely corroded, with holes forming and the edges lifting. There are multiple layers of old repairs, and the countertops now need to be completely replaced. Finally, regarding the living room window, the glass recently shattered while it was being cleaned. Because the glass broke into pieces, we immediately disposed of it to prevent our two-year-old son from being injured. We have now been notified of a $1,500 charge to replace the entire window. We obtained a quote from a licensed third-party contractor who stated the bottom piece could be replaced for $300. Charging $1,500 for an old, dated window feels excessive, especially given that past maintenance delays forced us to handle the clean-up ourselves for safety reasons. If money is a way to get there investment of return they will and very much feels like we invested in your flooring, well now here is the bill for the window.

From the very beginning, she was efficient, responsive, and made the entire process feel easy--which is rare when it comes to moving. One of the main reasons I chose this apartment was the location. Being right near the 405 and 22 freeway makes it incredibly convenient, especially since it sits at a perfect midpoint between Long Beach and coastal Orange County. It makes getting anywhere simple and efficient. What really stood out to me, though, is the level of safety and security here. The property is gated, has overnight security patrol, and even the indoor-outdoor garage is secured. The entire place feels fortified and well thought out, which gives a strong sense of peace of mind. On top of that, the maintenance team is incredibly fast and reliable. Knowing that anything can be handled right away makes living here that much more comfortable. The overall environment is also a huge plus--neighbors are respectful, reserved, and easygoing. Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.
