She has been absolutely incredible to work with and is truly one of those rare people who goes above and beyond to help. From the very beginning, Stephanie has been responsive, knowledgeable, patient, and incredibly thorough. Any time I've had a question or concern regarding our HOA, she has been right on top of it and has always made sure I received the information or help I needed. More recently, I've had quite a few additional and detailed questions, and once again, Stephanie has been amazing, quick to respond, happy to help, and always willing to track down an answer if needed. What has impressed me most is that she never makes you feel as though you're bothering her, no matter how many questions you have. I would like to provide an update to my previous review of this company. While I appreciate Julie Menas taking the time to publicly respond to my review, a public response does not address the issue that prompted my complaint in the first place. My detailed concerns were sent directly by email, yet those emails were repeatedly ignored. If the company had simply responded to my emails, this matter likely would not have reached this point. I also want to clarify the circumstances surrounding the community gate. The gate was not left open because of repairs or maintenance, or whatever was Julie Menas was trying to justify, as suggested in the public response. My concern arose after a gathering at the home of one of the HOA board members. To accommodate guests entering the community, the gate was opened, which I had no issue with. However, what I found unacceptable was that the gate remained open overnight. We live in a gated community for a reason. Leaving the gate open throughout the night compromises the safety and security of every homeowner. This was not a complaint about someone hosting a party..... it was a complaint about the failure to restore the security of our neighborhood once the event had ended. What continues to frustrate me most is the lack of accountability. I raised this concern respectfully, provided photographs, and waited for a response. Instead, my emails were ignored. If this incident involved a homeowner who was not on the HOA board, would it have been handled differently? I cannot answer that question, but the lack of communication and follow-up certainly gives that impression. All I have ever asked for is consistency, accountability, and equal enforcement of the rules. If the HOA expects homeowners to comply with community regulations, then those same expectations should apply equally to everyone--including board members. Ignoring legitimate safety concerns while actively enforcing other violations sends the wrong message to the community. I hope MENAS HOA Management will spend less time responding publicly to online reviews and more time responding to homeowners' legitimate concerns through the proper channels. That is the level of professionalism every homeowner deserves. read more

We were assigned someone new to our community and Amy Hawkins is fantastic. Her communication is wonderful, she's professional, and she is up to date on the bylaws and rules of condo complexes and the acts that go along with them. I think the main issue with the management company itself is some of the people working to manage the communities are given too much work on their plate, which is not their fault, limiting how much they can to for the community. The head owner of the company is also not great, doesn't take ownership for anything, and makes excuses. It looks like from other reviews, depending who is assigned to you determines your outcome, but Amy is absolutely phenomenal and puts in the work. I think better things are coming for this community now that she's here! read more

I'm writing this review to share my personal experience working with Menas HOA, specifically with Aaron Finley, who manages the Pomerado HOA property in Poway. I manage an insurance agency and was introduced to this homeowners association through several board members who are also personal contacts. They asked for my help reviewing and quoting their property insurance, as their premiums have increased significantly over the past few years due to the hard insurance market. Since 2024, I have been working on this account, and my primary point of contact has been Aaron Finley. With over thirty years in the insurance industry, I can confidently say that communication with homeowners association managers is often one of the biggest challenges, especially for large and complex properties like Pomerado, which includes one hundred thirty three units along with common areas and a clubhouse. However, Aaron made the entire process exceptionally smooth. He was consistently professional, responsive, and thorough in providing all the necessary information. Completing an insurance quote for a property of this size is no small task. It involved more than fifty emails and multiple data requests, but Aaron handled everything promptly and efficiently. His level of cooperation demonstrated to me that both he and the company he represents are genuinely working in the best interest of the Pomerado community, helping secure the right coverage at the best possible rate to benefit homeowners. From the very beginning our Menas Team of Samira Sheriff and Stephanie Ricario were proactive and communicated in advance with the property owners to let us know When the change over would take place, Who our contacts would be along with their contact info, How we could pay our HOA dues and also that any late fees would be waived during this initial change over. If we could give them a 10 just for This we would! Personally for us the timing was unfortunate as we entered a 21 day escrow to sell our condo just 2 days prior to Menas taking over. We don't need to go into the details but the prior HOA Mgmt Co was not timely in providing All the HOA documents that escrow needed so this in addition to being unfamiliar with our association was certainly a challenge but Samira and Adriana Leon in particular came thru! They would hear from us/Me on a Daily basis and they were Always courteous with their responses, often receiving replies after hours or even when out of the office and they All did everything they could to help us thru this challenging time for us both. Menas is awful. The HOA is unresponsive to both phone calls and emails and extremely unprofessional. I have received dismissive emails from their leader, Ahmad Azizi, that are rude, condescending and unhelpful. Furthermore, Julie Menas, the Vice President of the organization, was included in the conversation where Ahmad mocked me in his email. Although she read the unprofessional exchanges between us, she exhibited no concern or initiative to address the situation. It is evident that the problem stems from the top down. I have terrible neighbors that replaced their side gate and damaged mine in the process - the bottom hinge was torn off when I looked at it after their gate work and when I reattached the hinge, the gate was jammed into the ground and would not open. I contacted Sarah Espinoza there over a month ago and nothing has been done and no word back from Menas. Even sent pictures at Sarah's request. Also, reported their 4 constantly barking dogs to Menas (barking before 7am any day of the week is not unusual) back over 6 months ago and NOTHING. If I could opt out of paying my HOA fees I would - going to talk to an attorney about that. Service is NOT in Menas' vocabulary - their customer service is nonexistent. read more

This management is a joke. Special shoutout to A.Davis who has confused us and given us misinformation multiple times. There is no justice in the world and the people prove it. Our HOA has duty to repair roofs here and they lied to us and said we're responsible for the roof after solar even though our roof was already messed up. LA solar also ruined us and lied to us about our roof condition and slapped on panels. I then call again and Mr. Davis says the only expense not covered is taking on and off the solar panels and to submit request to replace our roof via HOA. We do this and then get gaslit and told that nope not our HOAs responsibility. He send us an email making it sound like good news only to totally pull it out from underneath," expenses not covered." WHY is our HOA then involved why?!!!! Get your communication together. I now have to find a lawyer to deal with this because of all the horrible and misleading communication. EFF this management company and to hell with our HOA. You think this roof looked normal ever?!! I mean take a freaking look people. Now we may be out $16K to fix our roof before it leaks all the eff over us. Don't trust !!! read more

Since they have taken over the HOA management for one of my buildings they have done NOTHING POSITIVE. - they never respond when we email; no one picks up the phone in their office (way to serve your homeowners...) - washer/dryers always broken. They increased the price and they are still broken. - common area repairs go unrepaired for at least 3 months or more (good luck trying to show your property when you're selling or renting it out) - poor communication with the company that does the plumbing leading to confusion for those living in the units - poor communication when any updates are made -- I've had the same door mat for 15 years. It is not deteriorating nor does it look bad. All of a sudden, I received a citation?! When were the rules changed?! Gee, thanks for the communication. Nearly two weeks passed with zero progress, and I was beyond frustrated. So, I put on my detective hat (okay, stalking cap ) and found out that Menas HOA Management was the actual HOA company behind the scenes. Within TWO HOURS of reaching out, Amy Hawkins, the Senior Property Manager, responded to me directly -- and actually got things done. She was professional, responsive, and genuinely helpful -- which unfortunately felt like a rarity up to that point. What had been dragging on for weeks was resolved by Amy in just a few hours. I live in a small HOA community in North County San Diego. Sept. 1, 2024 our HOA Board changed over to Menas HOA Managment out of their Carlsbad office. Having owned and lived in 5 HOA's since 1989 I've been on 4 HOA Boards and have attended HOA Board Member seminars over the years. Having owned and self managed (with employee help) several income (residential and commercial) properties and retired in 2018, I sort of know the ropes. Our Association Mgr. out of the Carlsbad office (from my experience in this industry) is either overloaded with properties or not well informed or organized. Communcation is very lacking. Davis-Sterling Act documents are always past their due dates by weeks and months. Some contain errors. Emails to the Mgr to review and correct go unanswered. I don't recommend his Company. read more

We officially switched from NNJ/Associa to Menas Management after 18 months of NNJ/Associa going rapidly downhill. NNJ clearly has systemic and structural administrative issues resulting in very high turnover of Community Managers. We were assigned 5 Community Managers in rapid succession with the longest staying a few months and the shortest leaving after just 2 weeks! Very little response from those in upper management resulted in our HOA researching new management hence our switch to Menas Management in March 2025. It's only May so it's early days but so far we are very impressed with the smooth handling of the switch (despite NNJ doing their level best to hold up the process including holding onto our HOA funds for many, many weeks). Our Community Manager Aaron Finley has been on his game, effectively communicating with our 4 member board, and helping guide our decision making. He has years of experience and is level headed and knowledgeable. The AppFolio online portal is much easier to navigate than TownSquare, for example, board members and homeowners can readily access documents and information from the opening page. They are responsive to phone calls and emails so far, and have helped us navigate the daunting task of finding/switching our Fire Alarm maintenance & monitoring/Fire Suppression inspection schedule. Look, the reality is that property managing is challenging on both sides so it will likely never be perfect, but good communication and willingness to engage is certainly going to improve the process. Very disappointed in the quality of service. I sold my house on January 29th, 2025 and was charged for the month of February for $250. I emailed to reach out to the Escrow team for a refund and I was told that they were awaiting the HOA documents and payment from my escrow company and I had sent a follow up email with the required documents showing that it was send on the 29th of January. I sent this email on February 26th, 2025. I did not hear back for a few days so I called the number and was prompted via the automated system to text a number for help. So I did. Reference the photos for how this conversation went. It went from pretty helpful to very rude once I noticed what I was being told didn't quite add up. It is now March 11th, 2025 and I have yet to hear back. It seems like my $250 is long gone and deeper in their pockets. Unfortunate turn of events and i usually never post bad reviews if at all possible. I wish nothing but the best for them in this new year and hope this is a learning experience. read more

I'd like to give a huge shout-out to Samira Sheriff at Menas HOA Management and the Cristalla's HOA Landscape committee for their help with removing the fallen palm tree in our front yard. After I reported the problem to Samira last week, she immediately contacted our Landscape Chair, who recommended that she put together a proposal for its removal. Between the proposal was drafted by Samira, reviewed and approved by the Board, and the fallen tree was removed, the entire process took only 6 days even with the Labor Day holiday in the middle.
