The incompetence of Ahmad Azizi

Follow the yelp stars, there's a reason this agency has 2.9 stars at the time of writing. The reason? The incompetence of their arrogant leader, Ahmad Azizi. Menas managed the HOA of a property that I owned that perpetually had issues getting fire alarm inspections done on time, fire insurance, etc. Failed to post board meeting minutes as stipulated, respond to phone or email inquiries, etc. Proof: look at his unprofessional email response towards me. Never ever ever buy a property that is involved with Menas.

Neighbors tore my hinge off when they removed my gate.

I have terrible neighbors that replaced their side gate and damaged mine in the process - the bottom hinge was torn off when I looked at it after their gate work and when I reattached the hinge, the gate was jammed into the ground and would not open. I contacted Sarah Espinoza there over a month ago and nothing has been done and no word back from Menas. Even sent pictures at Sarah's request. Also, reported their 4 constantly barking dogs to Menas (barking before 7am any day of the week is not unusual) back over 6 months ago and NOTHING. If I could opt out of paying my HOA fees I would - going to talk to an attorney about that. Service is NOT in Menas' vocabulary - their customer service is nonexistent.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

If there are issues or updates, they email, text, and/or send info via owner web portal. Savannah has been our point of contact at Good Life. She is the best! Very friendly and always follows up with our questions/requests. We've had a few repairs that our tenants needed. Chi (Maintenance coordinator) handled them smoothly and kept me informed. Again, great communication. Love the financial summary (and receipt) at end of year for our tax accountant. Documents are nicely arranged on the owner web portal. Love it. And...always like Steve's informative emails and YT videos on regulations and tips.

Provided them with more than 30 days move out notice, was not offered or provided move out inspection, was told they would give me move out list which I never received. After moving out they sent me a letter that was typed up by them with move out charges that were excessive. Did not provide any itemized receipts for charges. Have attempted to contact them on several occasions to get this resolved and have gotten no response back whatsoever since moving out in April 2024. Be cautious if renting from this property management company as they dont act according to tenant rights and blatantly disregard CA tenant civil codes.

I saw the listing on Friday with Crystal Alarid, who was 15 minutes late and had no clue where the listing was. I literally helped her find it because I already drove by a couple times. This was the best spot for my living situation so I really wanted to go for it. She told me on Friday she will message me by Monday Or Tuesday to let me know any updates. She said I could be moved in by the end of next week which was perfect. Monday comes around no response so I message her around 2. Then she replies at 7 that she will have an update the next afternoon. Next afternoon comes No response. I then texted her at 4 and texted about the update. No response. So I then said just call me whenever you get a chance. So now today is Wednesday 7/23 and still no response. It's so frustrating because I told her I wanted to move on Thursday. To me it feels like I'm being purposely ignored by her and she doesn't know how to communicate. I then went straight to the office and they helped me contact her, she finally texted the office staff. She said Josh was supposed to call me? The office staff then called Josh for him to let me know that the listing is given to someone else already. How does that make sense, I literally was the first person to see the listing, I applied 10 days ago for the spot. Literally just wasted my time. How can someone be so busy not to make a text. Even after I payed for my application and everything. Like if this job is too stressful for Crystal or your work load is too much for her then she should be retrained or hire more people. Can't even get a text back.
