As a real estate agent, I can tell you that I have taken more inspectors OFF my referral list than I have added. I am always prepared for the worst when I meet an inspector for the first time (I even had one inspector tell me that he really wanted my business and then proceeded to overlook some pretty serious issues, resulting in an inspection by someone else but that is a whole other story). So, when I met Osh for the first time, I am sure that my arms were crossed and my eyebrow raised peering at him with a squinty eye.... Poor Osh. I am over protective of my clients and as a result, can be really hard on vendors. To my surprise, Osh was awesome!!! Not only did he NOT gloss things over, he actually would jimmy with things to try to get them to work to decipher if something was a little fix or a big issue instead of the typical response of, "have a plumber inspect it". We recently had Osh Bitar conduct a home inspection on our home and we were extremely pleased with his work. He did all the necessary checks and was extremely knowledgeable. He was honest in answering all the questions I had asked and if he was unsure, he would let us know instead of trying to make up a story. The inspection reports came in the next day as promised and Osh was easily accessible via email or phone. Word of advice to all buyers: Even with a home inspector, any buyer should do their own due diligence of inspecting the home as well while Osh is doing his job at the home. I personally did my own homework on items to look for and everything I saw out of place I would ask Osh and he was always willing to entertain my questions. New owners have so much at stake during a home inspection, and I need to know exactly what I'm getting myself into when purchasing a home, so I went to Yelp for help after the inspectors my realtor recommended just didn't seem to meet my standards... That's when I found Merit aka Osh. My realtor, boyfriend, and the seller all wanted to be there for the inspection too, so I had trouble coordinating a time to fit all of our schedules, but Osh was totally understanding and flexible. I was able to book a time with pretty short notice which was such a relief. The day of the inspection, Osh was on time, if not a bit early. He was efficient and thorough. At the end of the inspection, he presented a slide show, and we had an opportunity to discuss all items of concern. The same evening, he sent the full, typed report with quality photos detailing his findings. My husband and I are in the process of purchasing our first home as well and we wanted to do our due diligence in getting our own home inspector. After a lot of internet research and phone conversations with various inspectors, we decided to go with Osh. Osh showed up on time and didn't mind that my husband walked through the entire inspection with him asking him questions and getting clarification. He tested several things we knew he didn't have to. Afterwards, he went to his truck and got his laptop and plugged in all the pictures he took and proceeded to tell us what he found and what he recommended be repaired, monitored or required our immediate attention. My wife and I are trying to buy our first home and we needed a home inspection done fast. We contacted Osh the day of and met with him that afternoon. He was early and while he waited for us he began on the exterior inspection of the home. He was very efficient and knowledgeable. He went through the house pointing out issues that we needed to see. The hubs and I are remodeling the home that we just purchased. We're replacing the current tile downstairs with wood flooring. One problem- there's a fireplace downstairs with no hearth! We trust and respect Osh based on our great home inspection soooo the hubs called Osh to see if since we're adding wood flooring if we need a hearth (per code). Osh got back to us ASAP and advised us that yes per code one is needed. Thanks Osh for getting back to us ASAP. Once contractors/companies are paid it can sometimes be hard to get follow up questions answered in a timely manner. Osh did a terrible job! Now I am stuck with the cost of fixing all of the things he missed! For example, he failed to recognize that one of the showers was improperly sloped and drains out onto the floor! The same shower head is only 67" off the floor and only a child could fit under it. The shower is unusable. The patio gate lock is out of alignment and doesn't lock. The outdoor motion light isn't even wired and doesn't function. There were holes in the walls. A look behind things would have easily spotted them. I emailed him to give him a chance to explain and he never responded. Don't waste your money on Merit Home Inspectors! read more

While Osh found a lot of things that helped us determine what we needed to do throughout the time we realized he missed a lot of important things too. So overall he is ok but not as good as i expect a home inspector to be. We could have made the previous owners pay for some of the stuff he didnt catch but now its too late. I found Osh on yelp, as I wanted to hire my own inspector instead of going with the realtor suggestion. I guess because I didn't want to feel like people were in "cahoots" with each other if ya know what I mean. Well Osh lived up to his reviews and did not disappoint! He was On time, early in fact, ( I hate when contractors are late ), and he was very thorough! He checked out the roof and crawl space under the house (earned his money there if you asks me)! He also reviewed the pictures he took for the items in need of repair, when he was all finished. I appreciated that very much, because he explained everything he saw. I don't think I would have understood everything had he just sent me the report. Osh also had a pleasant disposition and was very polite, which is also HUGE for me. I get really pissed off when I'm paying a lot of money for a service and the provider is lacking people skills. Not Osh! All around great, honest guy! Highly recommend! In the process of buying a condo, the seller's lenders pushed for a fast close of escrow, and I didn't have time or money to mess around (who does?). I needed a skilled inspection and I needed it fast. I found Merit Home Inspectors through the strong Yelp reviews. Osh was informative and professional on the phone, and when I said I'd want to follow him around asking lots of questions, he was fine with that. On inspection day he arrived early, was friendly and dug right in. He was organized and thorough, answering every question and documenting the details. At the end of the inspection he reviewed all photos with me, noting any areas of concern. A complete report was emailed to me and my agent later the same evening. My only additional wish was that he had an IR camera to check for hot or cold zones that might give a better idea of how well insulated the home is. In my case - buying a relatively new condo - this wasn't really a concern, but if I'd been buying an older place it would be nice. But that's minor, and overall I was very satisfied with the service I received. I would gladly refer a friend to Merit, and will use them again the next time. read more
