Saied did an inspection and in his thorough report LEFT OUT ONE PICTURE, the ONLY PICTURE that would have shown prior water damage and drywall issues in the 2018 property. This issue has caused tremendous headaches for myself, family and young daughter. When asked about why this is the only picture left out of report, where major damage was CLEARLY EVIDENT, Saied responded "sometimes pictures don't get uploaded in to the platform/report for some unknown reasons or errors" OK, pal, the only issue in house which is left out of my home inspection report was due to internet or ipad error. Multiple specialists have mentioned, this error SHOULD HAVE BEEN CAUGHT BY ANY INSPECTOR. The fact that it wasn't by him or just not relayed to me, the client, means malicious business practices. DO NOT TRUST THIS COMPANY, these inspectors are just in it for the fee. NO remorse or acceptance of fault to homeowners/clients, just blaming everyone else. read more

I contacted Saied for an inspection and he came out to the home on time. He said it would take 2 hrs which should have alarmed me but he was quiet and went to work right away. After a bit he disappeared and I couldn't find him, I asked my agent and he was very quietly just quickly going. He comes down and asks for payment, gives his notes from the report and goes. I get a inspection report about 30 hrs later, he sends a completely different one to my agent; we return to the house and see he's missed several large cracks inside and outside the house, trip hazards, plumbing issues and etc. I have him actually speak to the plumbing inspector and they talk a bit. Then says I have pay for him to return and started getting argumentative, I don't want to argue sir. (He agrees to return and make a revision but now the owners don't trust him and question his report. So your report is basically useless now. ) I paid a lot of money for a THOROUGH INSPECTION and you did not. A normal inspection from what I'm told by the president usually takes 1-1.5 hrs per 1000square feet. Not including exterior features. Following that you started accusing us for not being knowledgeable in home buying process. Why because no men were present? I beg your pardon sir. That's sexist. You specifically said we shouldn't make a big deal over little things. For you something is little, but after adding up 20 "little" things, it becomes a huge unnecessary cost that their warranty should have and (still would)covered if you documented properly! And perhaps you should review your codes too. Because I have an architect with PHD who says you are wrong. read more

Reza of Coastal Inspections is a real and rare find. He is many things: licensed inspector, general contractor, mold inspector, and most importantly an architect. His qualifications were important to us. Our prospective buyer hired a series "expert inspectors" who jointly made extreme and dire claims about our property. These inspectors claimed we had to rip out multiple sets of French doors and do other extensive construction. Reza was able to explain that these projects were not appropriate in a reasoned and understated way.. There were minor problems which could be addressed with limited work. Reza clarified the problem and proposed a simple solution, which saved us tens of thousands of dollars.
