This has got to be one of the worst companies/experiences I have had with a property management company. I had the hardest time getting a hold of anyone when it came to asking about a property and checking on the status of my application. I have been waiting over three weeks for some sort of response and have yet to be contacted. A request for the name and number of the broker or supervisor to help get an answer and no reply. I even had my son look into their rent to own programs, but regret the suggestion. I guess it is a good thing they never reached out to him in regards to that either. I have worked in the Real Estate and Property Management field, so I can be very understanding with the workload, but this company is far beyond lacking in service. This Company Metropolitan is a complete joke to work with! Rent raised at every renewal started out at $1,450 ended at $1,697 in 2 years ! Upon turning your keys in if you don't ask for your deposit it wont get started and they do not tell you that I had the house cleaned better than when I first rented the property . currently in an open litigation with this company now 2023 for a property i rented in 2019. i should have read the reviews first smh. not only did they have poor customer service, don't cooperate on fixing any appliances, but after I moved out I followed all of their rules. paid cleaning service, landscaping service, carpet cleaning, and left the house in better shape than before I moved in however they still not only kept my 1450 security deposit but also charged me for things already messed up like patch work in the garage, oil stains on the ground in garage (I had a new car not leaking anything), some type of made up handy man service (nothing was broken), cleaning service, and lease breakage fee when I requested month to month after my 1 year lease because I knew I was done with them and rather take my money elsewher. however I am now being sued by them (b Lester law firm) for over $4000. they even sent a guy to Las Vegas to serve me! At first I was going to let this go but I'm so pissed after reading the motion that states I left the house in a complete mess and destroyed things. I will give 2 stars because they do respond quickly to maintenance requests. However, they have crappy customer service in the accounts department. They charge $25 to open a letter with an HOA warning (no fines) They charged for being late when their system malfunctioned and wouldn't accept payments. Although I have emails where they 'claimed ' to waive fees they never apply these reversals. Despite re-sending THEIR email, they then claim that the cannot honor it. I am going to mention the pros and CONS from renting with them. Easiest way to spare yourself from future headaches is to avoid them and I will tell you why. If you are already renting, go to the last paragraph. If you decide to take the plunge, read this entire review. Let's do the CONS first, so you view the home, you like it and you want to move forward and rent it. The condition of the home when you view it, is how it's going to be when you move in. For instance, if dried feces in toilet, overgrown yard and a huge oil stain in the garage, yes it will still be there when you move in. They will not clean or fix this before you move in. (You will be blamed for the oil stain). Now, with that being said when you move in take pictures but mostly I advise videos and yes they will want a copy of the video too. They will provide you with a checklist to list any problems you may find with the property. You might as well check everything and say it's all damaged. Because when you move out, they're going to say it's all damaged, just beat them to the punch. Seriously, film everything! Film the baseboards, film the doors, the frames, the walls, the carpet, the ceiling, the ceiling fans running, film the lights coming on and off, film the bathroom vents actually running, film the doorbell ringing, film the water running and draining (they will say you clogged it), film the dirt that will be in the bathtub because it will be there and they will say you left it that way. Film the toilets flushing, film the condition of the toilet seats, film any clogs that may exist, film the garage door going up and down, if there is an irrigation system, film the equipment that runs it because I replaced mine when I moved in and they claimed it was damage when I moved out. Make sure you have footage of the sockets and condition of the light switches. Keep in mind if you ever do have a maintenance request and they do a poor job fixing it, let them know, keep record of all contact with them too. Because when you move out, they will say you broke it, even though their handyman did it. Film hinges and sliding doors in motion. Film all blinds in action and open all appliances and film their condition too. Replace all batteries to smoke detectors and replace the filters too (keep your receipts). Replace the light bulbs too. Get footage of the doorbell ringing and the condition of the doorbell because they will say that you have broken it too. Film the garbage disposal in action (it will be broken too). Film gates in action too and the condition of the gate. I say to film all of this because I apparently damaged items that the home never had. If insurance repairs are done, they will do the bare minimum, we had mold growing after water damage, they painted over it instead of fixing the mold growing. Now, if you already rent from them and are about to move out, request to perform the walk-through with them in writing with a certified letter. Make sure you send it at least a month before your move out date. Because, they will not answer text messages or voicemails. Make sure that you email them your future address because you won't get anything sent to the right address after that (I am certain this is done on purpose). You will find that you will not get any part of your deposit back and will owe them money. Also, if you can't be there for the final walkthrough, video everything in action the way I described in the above paragraph. They only have positive reviews because those people have not moved out yet. Give it time. Their only PRO is the maintenance request. I hope I spared anyone else heartache, this company taught me a valuable life lesson that no one should have to go through. read more

We rented a house in which they were the property management company and it was a terrible experience. We were excellent tenants and kept everything very clean. All repairs were done the cheapest way and things constantly broke in that house. When it came time for renewal, we were told they probably were most likely going to release it to us only to find out a month before our lease was up that they were going to sell it. They found every little thing to claim (one of which was a wall that was painted and they ended up using it for the selling photos) and our security deposit dwindled down to nothing. This was truly a disappointing experience. I was referred back to the realtor, but it was not her company who has the $450 dollars, it's Metropolitan so they can't help me either. Consumer be aware of this company's properties and their management group. I attempted to lease a home from Metropolitan Estate Rentals. I was advised the home came with air conditioning / an AC unit on the house and that we could do a walk through. I signed the documents to begin the process and later found out AC was not included and the company declined a walk through. This was advised after they took the application fee processing fee. They had me sign that paperwork under false pretenses and then would not return the $450 when this was later disclosed. Robert J. Bundrick declined after numerous emails were sent requesting this. He referenced the contact and the "as is" portion that was initialed on the document which discussed repairs, not stating anything about it being our responsibility to install an AC unit. Information about the AC unit came a few paragraphs down which implies that an AC unit was part of the house, which it was not and this company /the realtor clearly falsely advertised to us. A contract was signed were my initials are crossed out since we were told not to sign on the portion regarding an AC unit missing as is was not applicable to me since an AC unit was on the house. It clearly reads "NA" as we were told by the realtor it had AC. Please don't sign the intial documents to process you application until you have ALL paperwork and aggreemance on the property you want. Best of Luck. read more

WARNING!!! Do not rent from this company. I am a 17 year active duty Air Force member who has lived in seven different locations over my career and have never been screwed over so bad as I was by this company. Upon my move out they charged me over $2,000 hours in move-out fees for damages that did not exist. They charged me $700 how to paint the inside of the house when there was no wall damage and almost $600 for carpet cleaning when professional cleaning runs about $240. They charged me $150 for landscaping when the entire front and back yard is nothing but dirt and rocks and there was no weeds as well as the trees and bushes were all trimmed. Further they charged me $231 for handyman services for two shower heads that they installed because the previous ones were bad, water damage that existed when I moved in and had pictures proving it, for 8 9 volt batteries for only 5 fire alarms when all the alarms had brand new batteries installed 2 months prior, and other normal wear and tear that shouldn't be charged. I was out of town for Thanksgiving and missed the 4-day deadline to dispute the charges and now have to either pay the amount to keep them from screwing my credit score which can affect my security clearance or take the risk of having problems at work. They know that in most cases it costs more to hire a lawyer then to pay them so they will screw you when you move out. Prior to COVID, renting was a painless process. A majority of rental companies in Phoenix were very affordable and willing to work with tenants. With that being said, the WORST MISTAKE I have ever made was choosing Metropolitan Reality. They by far are the true definition of a SLUM LORD. I was a loyal customers for two years up until my rent was significantly increased after my first year of renting. I was unable to make monthly payments in full when due and ultimately knew I would have to make other arrangements to find another home to rent. When walking my home for its initial inspection, the interior of the home was ATROCIOUS!!! Walls were cover in dirt, dust and mold. Walls had damages and warped foundations. I reported these to the individual whom I signed my lease agreement with, but nothing was ever done to remedy my situation. My wife and I had no choice but to clean the house from top to bottom prior to moving in while juggling both of our jobs and our children. Within the first year of living in the home, there were several issues with the water heater and the plumbing, which took over a week for Metropolitan Reality to send a service tech out JUST to inspect the issue; not fix. Ultimately I made the decision to move out prior to the renewal of my lease. I paid my last months rent in full on time. I notified Metropolitan Reality after I had moved out 2 weeks prior to my lease renewal that I no longer lived in the residence. I cleaned the house from top to bottom prior to vacating the premises. I actually left the home in better condition than I received it in, but Metropolitan Reality felt that because I did not communicate sooner, I would be liable for another months rent. I was more than confused and told the representative that I would not be paying for a home that I am not living in, nor should I be responsible If my lease agreement has been concluded and I have not renewed. They ultimately submitted my lease agreement to one of there partner collection agencies B Lester Law. Through a legal judgement, I am now being forced to pay a month's worth a rent and damages to the property that I had reported from the get go. I was threatened with wage garnishment and punitive action on multiple occasions. Being a blue collar man, I do not have money to waste, nor do I have expendable income at my disposal. Metropolitan Reality dropped the ball when confirming my lease agreement and scramble to collect a months worth of rent at my expense. I was a very good tenant automatic payment never late on rent. I moved from San Francisco into one of the rental homes that they listed with a Pool that they stated they would maintain the maintenance of the pool. However when it came to a lease renewal they snuck in the fact that I would have to maintain the pool after that which was additional charge plus they raised my rent. when I moved in the flooring was ripped up the carpet was pissed stained stinky and they refuse to repair anything. The washing machine leeked and I was forced to use my own washer /dryer because they would not replace the washing machine. the refrigerator was in disarray all the blinds were so old and breaking .. My AC went out 3 times and on the 3rd time it was up to a 100ﾟ in the home and it took them a week to replace the AC. When the pool was turning green I called them and told them I believe there something wrong with the motor and they charged me because they didn't find anything wrong with the motor. I was renting with Valentine Sale and Management in the beginning ( who are AWESOME) then my home was switched to Metropolitan Real Estate for my property management. They are the worst company to work with. They are slow to respond to service issue requests or don't respond to them at all. If you call and try to get help and leave voicemails, 9 out of 10 times no one calls you back. They charged me fees for renters insurance, stating that I did not submit my required paperwork in time to their office. When I have email records showing I submitted it 3 days before the deadline and called twice to confirm they had it on record. Once the additional fees for their renters insurance started showing up on my monthly rent I called trying to get this removed, only to be lead to voicemails with no return calls. The only way I had this resolved was responding to an email about how the company was doing with their "customer service". Use your brain and read ALL reviews starting 30 days ago, including BBB and Google reviews! The consistent issue is Fee's and Security deposit! FYI, Az. State law states they Must let you be present for final walkthrough once you have sent a certified letter explaining a date! If they cannot attend on such date, they are stating no problems enough to charge. You have to have the walkthrough person sign a form when there as well. Either way they have 14 business days to return deposit and/or itemized description of damages! Take pictures and video of Everything upon move in and be sure something dated is in it. Since Az. Law is almost 100% on Landlord side you need to know what Rights you do have. Az Landlord/Tenant Act Funny part is just 2 months ago I read a review that a Woman asked them if they were aware of the 1.5 rating? The response was how many renter's they have, so they must be doing something right. Well if that's how you felt, why have you been requesting reviews from your recent tenant's? When I left the property, I had the entire property including floors and carpets professional cleaned. Mind you, no pets and no children so they were NOT visibly dirty but I did it as I wanted to return the place clean. Walk-through was fine, the agent even said it looked spotless. Then to my surprise, weeks later, I got a BILL. Not only did it take me months to get this company to properly provide detailed charges but when I finally received them, they were fluffed up and bogus charges. They were harassing me for the portion I "owed" but half of the charges were wear and tear nothing to do with my 1 year residence. So, I got an attorney and after months, and going to court, Metro decided they would lower the fees enough to take the deposit! WOW!! But, I was seriously tired of the back and forth so I walked away from pursuing the full refund at that point. I have told everyone I know, and discouraged people from renting through them. The best advise if you use them, take pictures and inspect every corner, I'm including a copy of the detailed bill as you can see they charged petty fees and items that a PM/Owner have to address not the tenant. To be clear, 3 fees which I circled I agree to because these are items that broke or happened while I was living there. The rest, was created to keep the deposit and charge me. Writing this review on behalf of my boyfriend: Out of an $1100 deposit - $68 was OWED. The house was DISGUSTING during move-in. The shower wasn't usable - the shower had HAIR IN THE DRAIN. There was PISS all over the toilet seat. Everything was dusty. Kitchen was no where near clean. It was repulsive. The sheet was filled out with all of the issues and was signed by the tenants and was supposed to be signed by the company but who knows. $250 for cleaning? They must hire the most idiotic people to clean and then never do an actual inspection because no sane person would leave the house the way it was when we moved in. This company is trash. If you rent from them you'll basically be a slave to them, you'll never get anything fixed without it being a massive hassle.They're the definition of a slum lord. He is a young adult and was looking to rent a house as he has a service dog who needs space. Tim was person he spoke with and unfortunately my son was denied, that was not the problem though. My daughter rented a home from them and asked if it could be "light cleaned" before she moved in since it was vacant for quite some time and she was told that homes are "as is", so in other words No! However, when she moved from one of their properties to another, she had the home professionally cleaned and the carpets as well. The home was turned in in better shape than it was given to her and they still managed to charge her for $2000 in repairs! We had been a tenant of Metro for 3 years. We were good people who took care of the house. We stayed in one house for 2 years then moved into a bigger house....and that's when trouble started. We looked at the house the same day it came onto the MLS. The tree in the front of the house had branches hanging on the roof, carpets and house were never cleaned, house had typical wear and tear that wasn't fixed. We were told everything would be taken care of by the time we moved in. They had the carpets cleaned and we got the keys. My husband went into the house the day before we were suppose to move in and the carpet cleaning company they had come in left the patio door screen open. We had crickets, ants and black widow spiders inside the house. We also noticed live and dead cockroaches all over the place. We had our pest control guy come out and spray. Then we contacted Metro to have them take care of the cockroach problem. Our first mistake was we didn't take pictures. We documented as much as we could but we missed some things that we should've mentioned like corners of the walls were chipped, oil stains in the garage. I thought that was a normal wear and tear. So we found a different house (non Metro property) on the same street to save some money and moved out Oct 2013. We had the carpets cleaned by professionals. We cleaned the house, we sprayed all weeds. We had the landscaping done in August. Here came the trouble....we got a "deposition" letter from Metro. They took our $750 deposit away from us and charged us an additional $455! I emailed an appeal to Michael at Metro and raised some hell. We got charged for the previous tenants crap. Because of the way the house looked when we moved in either they didn't inspect the house or they just didn't care what the house looked like. I asked for proof that the house was inspected prior to us moving in, they never sent any documents. We got charged for painting the entire downstairs, holes in walls (A LIE!!) screws missing in cabinets (WHAT?!?) landscaping, cleaning and misc maintenance. We took pictures after we had the carpets cleaned and the house was spotless. After I appealed the allegations we received a check of only $295. We still got charge $455 for other peoples mess. After we got this deposition letter, Jason, a Metro inspector happen to pull up into the driveway of the house we had rented (we live across the street from this rental) my husband met him at the door and wanted an explanation. His words exact - he saw nothing but typical wear and tear in the house except for some slight fading of paint. I put all of this info into my email to this Michael, Michael did apologize that someone missed the 3rd page of my walk thru papers before we had moved in and someone would be in contact with me soon. Today (11/16/13) we received the $295 check. At this point I don't have the energy to fight this anymore, I feel we deserve our full deposit back of $750 but what can I do? Emails do get answered quickly. Tips for dealing with Metro. Take pictures before moving in. Every wall, and small issue, take pictures, video, whatever you have to do to protect yourself. Take a newspaper with the date and put that in every picture. Document, document, document. And get even the tiniest problem fixed in the house by their handyman. It makes me sick to know they are abusing the landlord privilege and I was dumb to think they wouldn't try and screw us over. I will never rent from them again. I currently rent a home that is managed by Metropolitan Real Estate and when my lease is up I will be moving. They are the worst property management company I have ever dealt with. They use inexperienced vendors for repairs, repairs take forever to be taken care of, they try to nickel and dime for everything. They try to stick tenant with repair costs that are due to faulty home or issues that were present before we even rented house. They do the bare minimum to get a house rented out then screw you in the end with fees. I would not recommended these people. Office staff is either rude or incompetent depending on who you can actually get a hold of. read more

The house we rented was originally under a different property management company but sadly Metropolitan Real Estate had to take over because the other company sold properties to them. It was a nightmare when the switch happened. Metropolitan Real Estate did not take the time to update rental paperwork but increased our fees. Two random inspections were done by their employee who never took the time to address issues on the property. Painting the whole house is not part of normal wear and tear for this company. Read your rental agreement and make sure to keep everything in great condition because regardless of what you do to the house, they will want to keep the deposit and charge you more! They charged us $3k on top of the move out fee equivalent to 2 months rent and $600. Ridiculous! But gladly we had the paperwork from our previous rental property and Metropolitan Real Estate never took the time to update it so we took the time to dispute their charges. Know your rights! We lived at our home that was rented through metropolitan now that we have purchased out own house we got a letter stating that we are only getting 160 dollars back from our deposit...we left the house clean and I even paid to get carpet cleaned...when they said a guy was going to do the walk through he never showed... read more
