My furnace stopped blowing heat in the middle of February! I called Michael & Son. The service fee was about $85. The M&S tech came out and said the blower motor I needed was no longer manufactured and the exchanger was probably cracked. He proceeded to give me an estimate of $8,200 for a new furnace, requiring additional duct work, and thermostat. LOL! I called BGE Home. Their service fee was $99. Their tech came out, ordered the blower motor and installed it in 2 days for $560! I wish I had called BGE Home first and didn't waste the time and service fee on M&S! read more

I had read mixed reviews about Michael & Son but I had a coupon so I tried them anyway. I called on Monday and got an appointment for Tuesday morning. There is a $29 dispatch fee whether you get work done or not. I was given a time frame of 8-12. The plumber called around 8 to tell me he would be there in 45 minutes. When he arrived, not only did he wear boot covers, he brought his own Michael & Son doormat to place outside of the door to stand on while he put the boot covers on. I love this! The plumber was very knowledgeable and he offered additional home maintenance suggestions without being pushy or overbearing. He fixed my leaky pipe very quickly and the price wasn't too painful ($219 total for parts, labor and dispatch fee). Someone from the company called shortly after the plumber left to make sure that I was satisfied. I would use them again. read more

My Dad needed a simple toilet replacement, since he was upgrading his toilet to a new chair-height model. We didn't have much time to shop around, so Dad told me to just hire Michael & Sons. When I called them, they wouldn't give any sort of estimate over the phone - not even a ballpark range, but they warned that if they came out to the house and then we declined their on-the-spot estimate, they would charge a $69.00 fee! This was a big red flag, but since we were short on time, we hired them anyway. On the day of our appointment, our technician (not a licensed plumber) was extremely late! He didn't arrive until 2 1/2 hours after the end of our appointment window. When he finally arrived, he showed me a list of fixed prices in his phone that he was required to charge for each type of service! To be clear, Michael & Sons has a fixed price for replacing an owner-supplied toilet that all their technicians are required to charge, so there was absolutely no excuse for them refusing to disclose that to me over the phone when I asked! And by the way, their prices are nearly double the going rate, which is why they don't want to tell you any pricing over the phone. They want to get the technician out to your house before you find out how much of a ripoff they are, so they can at least try to stick you with a $69.00 fee when you turn down their outrageous prices! read more

No show for appointment time 3:30-6 to troubleshoot no running water in the house from the well. Dispatch called at 5pm for a "courtesy call" to notify me the tech was running late however didn't know new estimated time of arrival and assured me tech was still coming out to house and was not going to cancel appt. Around 6: 30 I called and spoke with Dispatch asking about arrival time. Dispatch placed me on hold while attempting to get in touch with the tech and manager without success, and said she would call be back after getting in touch with someone for a status update. Dispatch called back within 15 minutes to let me know appointment had been cancelled and someone was suppose to call me to let me know. Still no running water. read more

Overpriced and did not see the job through to completion. I called Michael & Son because of a burst pipe and water damage in my basement. They said they would take care of the job. Here's what happened: Two guys (very professional and courteous) came over, tore out the carpet padding and baseboards, set up a big dehumidifier and fans, did mold and mildew treatment, and left. This was only in a 6ft by 8 ft area. They came back a day early and picked up the equipment. -- $2,200. I should have went to an equipment rental place and done it myself. Lesson learned. The basement still smells like mildew. When I called back about scheduling to get the carpet padding and baseboards installed, and to get the drywall fixed, they said that I was not in the service area for those jobs. I live in the middle of Baltimore. If they can send techs out to do the first 1/3rd of a job, why can't they send out people to see it through to the end? So, my basement is in disarray -- carpet has no pad, baseboards are gone, furniture out of place, holes in drywall, and it still smells. They will not send anyone out to finish it. So, for about an hour and a half of labor and an incomplete job -- $2,200. Use someone else. read more

Updating my original review. The work they did on the day of installation was great. But about a week later, the patch in the driveway from where they'd dug down to fix the line started sinking. I had to make15 phone calls over two weeks (I know that's the number because I wrote down when I called and who I spoke with each call) to get a crew to come out and fix it. I called every single day, and each day was told they'd call me back within 24hrs to schedule the crew. In two weeks, I had zero returned calls. THEN, we realized they missed that our kitchen had a separate drainage system that comes down through the garage and that it needed to be attached to the new sewer line. The kitchen sink/dishwasher backed up, and still another crew had to come out and attach our kitchen plumbing to the new drain line. Can't recommend them. read more

I had to ask Maurice Noori to stop responding to me and contacting me with messages telling me they would fix my sidewalk for an additional cost. I also had to contact City Council in my district regarding my experience. An investigation was initiated by the Baltimore City Office of Demolition and Construction. Michael & Son did not obtain all of the proper permits necessary for the project. This speaks to their lack of professionalism. They're are now required by the City to remediate the damage. Their blatant obstinance regarding this matter is troubling. It's a shame local government needs to get involved to make a company do what they should have done in the first place. read more

I called customer service to set up free estimate HVAC replacement on a rental property. First agent was nice and helpful. Set up an appointment for me following day. Asked for a back up phone number, my tenants which I couldn't provide that moment since I was calling from my mobile phone. Agent instructed me to call back with the info which I did, spoke to a different agent named Tatiana. She told me I need to give a card number since it's company's policy dealing with a tenant when I was going to provide her a back up phone number with my tenants permission as instructed by first agent. I stated I am responsible for transaction as a landlord. it didn't make sense to me. I refused to give a card number and she said "I have to cancel your appointment ". I called later out of curiosity , a different agent told me as documented by Tatiana appointment was cancelled due to conflict of schedule. Per my request agent rescheduled it back without asking for a credit card number. I cancelled it same day after contemplating dealing with custOmer agent Tatiana was a red flag for me. Granted the 2 other agents were nice. First impression wasn't good @ all and for me long lasting. I called different companies and set up appointments for same service not one asked for a credit card number. I opted and chose a smaller business HVAC company to do the job. I later read business bureau complaints of MS and my neighbors complaint wasn't even one of them. read more

Michael & Son tech provides a quote of $498. I asked him specifically how much just to put in a junction box. "$440 so it makes sense for me to install your light fixture for the additional $58." Performs the work. I get an Invoice after he leaves - junction box is $189! $312 to install the light fixture. No help from corporate. The tech lied to my wife and I. A perfect bait and switch. The fact the company wasn't even willing to discuss this issue is beyond me. They didn't care. Said the work was done and paid for. End of story. read more

Based on the feedback, the company has now improved greatly. I am taking this from a negative 5 to positive 3. There are still improvements to be made in terms of scheduling, but it is nice to see the company improve the services quickly. Previously, they may schedule an appointment one day and never show up for work. Now, they manage to call you to update if they are running late or if the appointment needs to be rescheduled. You do not need to call them multiple times anymore after the appointment time to check the status of your appointment. Hopefully, they will continue to improve their services. read more

Would never recommend or use them again. We called them because of a clogged kitchen drain on a Friday and our regular plumber wasn't available until Monday. After looking under the sink for 30 seconds they told us it would cost $375 to unclog it!! $375?!?!?!? I asked the technician about the $99 drain cleaning special on their website but they said that didn't apply. It was fixed and they were gone within 25 minutes. $375 for 25 minutes to snake a drain?!?!? When I called to ask how they came up with pricing I was referred to the plumbing manager Michael who took over a week to call me back. When I asked about the $99 drain special he said that because I didn't ask for it on my initial phone call they couldn't do that. But if I had asked in the initial phone call they "definitely" would have only charged $99. However after looking at their website again it does not say that it must be asked for during that initial phone call. This is copy and pasted from their website: $99 Drain Cleaning Special! *Restrictions apply, limited to one secondary indoor drain only up to main line. No mention of the fact that it MUST be mentioned during initial phone call. I figured mentioning it to the technicians would be enough but according to Michael there can be no change in pricing once the technicians are out. He refused to work with me on the price and honor the $99 special. If it wasn't that it was a Friday afternoon and I wanted the use of my kitchen for the weekend I would have asked them to leave. Water back up. My basement flooded with sewage and we had Michael's and Sons come to determine the issue. Called for emergency service. They came 8 hours later at 11:30 pm. Assured me they fixed the problem. I started making repairs to the basement and then five days later the basement flooded again. Damaged the new furniture that was purchased. Called their emergency service again and they gave me another 8 hour window of time for them to come out. I am still waiting. read more

The first plumber who came out was to analyze an in process plumbing renovation- that gave us good security and completed the pipes performance -these are the most responsible on time and efficient guys. Good luck when you have to call Michael and Son to schedule a correction. Terrible customer service. Incompetent reps. Only use this company if you have all the time in the world to go back and forth and accomplish nothing. I've been using Michael & Sons for many years and I never had problems until now. I had a new HVAC installed back in July and was required to have county inspection done. I scheduled the inspection and failed because it "needs secondary form of condensation disposal". I called Michael and Son to schedule a technician to rectify the problem and he came and installed the overflow switch off indicator. I called county inspector for the 2nd time to reinspect, and again, the HVAC failed to pass due to the SAME issue. I called Michael and Son to schedule another technician to address the same problem and after 4 phone line transfers, 35 minutes later, and many confused reps on the phone, I was told someone from Michael and Son would call me back 1-2 business days. One and half week later, no calls and no emails. I called back to schedule a time again, and of course, many phone transfers later and many confused reps on the phone, I was able to tell them the issue and schedule a technician. Technician came, looked at the the HVAC and had no clue what to do. No work was done. He took pictures and made a few texts and I was told a installation manager from Michael and Son would call to schedule another technician to come out. Four days later and no response. I reluctantly made another call to Michael and Son and still, the people on the phone were absolutely clueless. I told them the same issue that it "needs secondary form of condensation disposal" and I would like to schedule a technician, so the rep said she'll transfer me to the department. I GOT TRANSFERRED TO SCHEDULE AN INSPECTION. WHY?! I am not calling to schedule another inspection when I failed both inspections due to the same issue the Michael and Son FAIL to address. I was getting heated and told the rep I dont need an inspection until the problem is fixed. She then transferred me to the MANAGER who answered the phone, "hello"as if he was half asleep and still groggy. He was barely coherent and was very unhelpful. After trying to piece together what he was trying to say, he said he would get back to me after he viewed all the documents. I was reluctant to get off the phone as it took so much energy to even get this far, but still, he was adamant that he would get back to me "whenever hes done". This did not sound promising at all. My first failed inspection was on August 23 and I'm still dealing with the same issue on October 16. I would not recommend Michael and Son if you value your time and sanity. read more

I called about leaky tub at 4pm on July 3rd, and they set me up with an appointment on the 5th, which I thought was pretty quick turnaround given the holiday. The plumber, John, immediately diagnosed a leaky overflow drain and was able to quickly fix it up. We could not replicate the leak and thought the problem was fixed, but it turns out there was a SECOND leak which wasn't obvious until the bathtub was full. When I realized that night that the tub was still leaking when filled up, I called again- I told them it was non-emergency so they told me someone would be out the next day (today). Dave was at my house by 10 am- he was extremely polite and friendly even though I took a while to meet him. He determined that the overflow drain was no longer leaking, and that the new culprit was one of the upper jets in my whirlpool tub. Unfortunately he said I'd have to go to a specialist to get the jet looked at/repaired, but I understand it's pretty common for plumbers to not handle those type of repairs. I am very satisfied with the service from this company, and the quick response when I reported that the initial visit didn't fix the problem. read more

We had hvac spring check up as part of our warranty contract. We usually had decent previous experience but this time the service tech seemed to be only interested in upselling us on coil cleaning and the service contracts. When I said I was not really interested in those he rushed thru the job and didn't even remove the indoor panels on both units. Only checked the temperature. Getting tired of having this company come to our house for check ups. is complete waste of time and money. Be different if they actually did the 21 point check they say the supposed to do. read more

Last year I signed a "gold" service contract agreement During this time I have used the company for a number of services -installing several smoke detectors, duct and dryer vent cleaning. I have been pleased with those services. However my recent experience has been such a disappointment and disaster On April 24, I was scheduled for my spring/summer inspection. At that time I paid a deposit for a UV Treatment Germicidal Unit to be installed on May 20 between 10-2 On that day around 12;30 I was called to say the technician was not going to make it during those hours. And they were not sure when he would be here. I needed to get to work so I canceled the Installation and requested a refund I called 3 times since then to inquire about the status of the refund and was told it was 7-10 business from the request. Finally on June 14 (18 business days), I called my credit card company to dispute the charge. My "gold" service contract expires in October so I emailed to get a refund for those remaining months. A Service Technician came to my home for the repair and suggested that I get the bathroom remodeled saying it was outdated. I was approved for a Michael and Son credit card. As a new homeowner I was very excited. I have 2 bathrooms, upper and lower. I bought a jet tub, shower head, sink with a vanity and a toilet for the upper level bathroom and was told that I should get the lower level bathroom done too (shower installation, sink, vanity and toilet, since I had the money on the M&S card. One of the technicians that was doing the installations had serious issues as in RUDE. DISRESPECTED AND ARGUED WITH RELATIVE WHILE TRACKING SAWDUST AND CAULKING THROUGHOUT MY HOME.(there are many other things that went/are Wrong. Upper Level-a hole was drilled in my vanity (ruined it) without asking, to place a toilet paper holder,shower head is so high that you have to stand on your toes to reach,caulking around tub is peeling off,and WHEN I USE THE TUB TO SHOWER OR BATHE OR CLEAN THE TUB,WATER THAT SUPPOSE TO GO IN THE OVERFLOW DRAIN in the tub GOES IN THE WALL AND DRIPS DOWN A VENT IN FAMILY ROOM DOWNSTAIRS WHICH HAS CAUSED A PUNGENT MILDEW ODOR THAT REEKS FROM DOWNSTAIRS TO UPSTAIRS. On June 9th I called Michael & Sons and scheduled an appointment to have my hot and cold faucet handles replaced. I explained to the customer service rep that I would like to replace the faucet handles in my standalone shower and tub. On June 10th a plumber from Michael & Sons arrived at my home, out of breath and smelling awful. The plumber took no more than four minutes to look in both my bathrooms and tell me he has to cut large holes in both of my walls and that it would be my responsibility to get my walls repaired after the job is finished. I ask why he would have to destroy my walls to replace the faucet handles, he responded that it was standard for Michael & Sons and that is how the job would be done. I was so upset, after all I called to get faucet handles replaced not to pick up another issue of finding someone to then repair my walls. My problem was if this is truly was a company standard then why wasn't I told that when I made the appointment? As a consumer, if this was a Michael & Sons standard, then my right to make an informed decision was taken away from me by that information not being disclosed while I was setting up the appointment. I paid your plumber $69 for exactly four minutes of his time. This was not right and shame on you Michael & Sons for taking advantage of people during this pandemic. I called the office while the plumber was still at my home and got the run around and a promise of a return call from the plumber manager, of course that call never happened. My advice to future customers is to shop around and try to find a company that is more consumer friendly during this pandemic. Unlike that average person working or who has lost their job during this pandemic, Michael & Sons has not lost anything, if anything, with everyone being home for months, business has boomed for this company, there should be no need to take advantage of consumers. I have been especially pleased with the service and advice I have received from my HVAC technician, Samuel. He is honest and reliable and his performance has been excellent and efficient. I am equally impressed that his assistant on this last trip was a young man out of the corrections program who is learning the trade and getting his life in order. The administration here in Baltimore City sucks! It took them more than a month to return about $1500 because they double charged me. This was after the technician spent 30 mins on the phone (the estimate fee of $69 need to be deducted from the final cost of service) and I visited the company to make sure I wouldn't be double charge the same day. I called for electrical work, wiring up a hot tub for 240V AC. I told them EXACTLY what I wanted over the phone. The guy came out on a friday, didn't bring any parts, and said he'd have to come back on Monday, and it would cost over $1,900 plus $250 for the building permit. I cancelled the job on Saturday and just did it myself for $200 in parts. It turned out they billed me anyway for the job. I had to call several times over the next 2 months because although they said the charge was reversed, it wasn't, on top of which they still charged me for the visit where they did the estimate (when they brought no parts). I wanted it to work out, and the tech was friendly, but the service end of it sucked. I'll go somewhere else next time for home improvement stuff, or just do it myself. read more

I have had the worst experience with your Michael and Son today. I called in a request and was given a time frame of 10-2. I had to call them back at 1:30 as I did not get a call from a Technician. I was told that I was next and the technician would call me to let me know when he was on his way. I called again at 6:18 pm and was told that the technician was still in Potomac Md. I am human and I realize that schedules may need to be pushed back or altered however, It is totally unacceptable that no one from your company called, texted or emailed me to let me know that the technician would be late or not come at all. To make sure that I would be able to be home and the technician would have peace I took my son to the babysitters house. I now have to pay the babysitter overtime because your company has poor business practice of setting times and not honoring them. You all have lost me as a customer. Don't use this company if you have a "old home" we had them come out to give a estimate on a fixer upper they requested us to fix a few items then after we fixed and all work was completed we called back and were told they won't help us house is to old. The lady explained that they seemed to be busy that day and Corey could've been overwhelmed, but then followed up with how unacceptable that still was. She asked if I would allow them to send someone else. At first, I wanted nothing to deal with Michael and Sons, but the lady seemed to want to rectify the situation and so I agreed until I was told the next available appt. wouldn't be until mid June. This aapt. would be twice as long than my initial appt., so at that point I politely declined. I thought it would be days not weeks. Although the person I spoke to was polite this time, I felt as though Michael and Sons wasn't making it a priority to rectify their mistake even though I explained the time sensitive nature I needed the estimate. read more
