They manage delapidated properties and don't care about other homeowners with nice units around them. Their slumlord customer leaked water all over my apartment TWO TIMES and they offered me $600 when my contractor wants $2200. Wouldn't even meet with when I requested a meeting. STAY AWAY. Michael was more than accommodating, even going out of his way to pick me up and dropping me off from the auto shop and letting me know of all the cool places to go and what neighborhoods would fit with what I was looking. This is the worst property management ever. Most of there properties are old, therefore the rent is cheap. If you have a repair to be made, be prepared to pay for all repairs. I had a clogged toilet, and was caused by toilet paper. Because it was a "direct action by the tenant" I have to pay. If you take a big sh$t and clogged the toilet, most likely you are going to pay. By the way, the toilet and shower is over 20 years old and the condition is poor. They are so cheap to replace any fixtures; regardless of wear and tear. If the fixtures work then that's all that matters. According to their website, the property manager will pay for repairs less than $200; anything over that will be at the discretion of the owner. This is somewhat misleading because Michael Anthony Properties will pay, then bill the tenant. The unit below me had some water leaks which was caused by my bathtub. The HOA was very responsive and took corrective actions to fix it. I called Michael Anthony Properties, and they didn't seem to care. The HOA recommended the bathtub to be replaced; Michael Anthony Properties ignored their recommendation. They actually claimed the HOA never recommended anything. So, instead of replacing the bathtub, they had a handyman come out and put some plastic pavement/plaster to cover the holes so it wouldn't leak. I remember that the handy man said, "The bathtub is old. This is a "temporary" solution, but not a permanent solution that would prevent leaks. Eventually you will need to replace the bathtub." They also claim to have a 24hour emergency hotline which is BS; it's basically their office's answering machine. So if you have a water leak on a Saturday, you are going to have to wait until Monday to speak to someone. Their hours are horrible, 9:30-4:30pm M-F. No one picks up the phone during lunch. I guess the only good thing about this place is the rent; it's cheap. For some reason it takes 5 business days for them to cash your check. If you pay online, you have to pay a processing fee. You are better off paying by check. I'm so happy I'm leaving. Also once you put your 30-day notice, they will market the place ASAP (with the approval of the owner). This is an indication they are going to do little maintenance after a tenant leaves because they are such in a hurry to fill the vacancy. I would avoid Michael Anthony Properties at all costs! read more

It is unfortunate that these other Yelp reviewers have had unpleasant experiences, but businesses are not charity organizations. I have done business with Michael Anthony Properties as a renter for 8 years, and I will use this agency as the standard by which to judge all others. Emails are promptly answered and repairs are expeditiously handled. The way this enterprise handled the transference of the unit at the end of my occupancy has left me more than satisfied. As an owner of my own condo and renter of a Michael Anthony property STAY AWAY FROM THESE PEOPLE! They have no Emergency number and we have had 3 or 4 major water leaks. You can only send in a RUSH maintenance request but it COULD BE HOURS if you hear anything! We moved in and things were not wired correctly and outlets not working and they threatened us that if they came out then it could be on us to pay. After 6 months they came and oh, the wiring in the wall to the outlet was backwards...The rug in the house still smelled of the prevous tenants dogs and had never been replaced since it was built in 1991 and has had at least 3 water leaks since we have been here and there was an obvious flood before we moved in as you could see the difference in the rug and was confirmed by one of the people who came to work on one of the leaks we had. read more

If I could use negative 5 stars I would! I have made several attempts to see a property with misleading and many unanswered e-mails and phone calls! I've had exchanges with Janine Bruno (who is rather rude and clearly does not have the property owners best interest in mind) and Michael Brunnhoelzl (and he did a no show and then never responded...again, I pity the property owner) and it has been a complete sh*t show!!!!! Furthermore, after going to the property at 3851 unit #4 multiple times I would STRONGLY encourage any potential renters to re-consider. The unit directly below is loud with children randomly screaming for no apparent reason other than the need for attention! After running into some residents there I was informed further on these "neighbors"...they ignore ALL parking rules, have anywhere from 9-12 people living this 3 bedroom there with 3 small children (that are incredibly loud at all hours), 2-3 dogs that are left outside to wine and bark all day all night and finally (as I know anyway) law enforcement is regularly at this residence for anything from domestic disputes to accusations of criminal mischief. I hope the owner reads this and becomes aware and I hope this helps out possible future tenants to both this unit and anyone renting from this property management company! read more

I've never dealt with anyone less pleasant in my life. Michael is ready to retire because he definitely does not want to work anymore. If you're an incoming tenant or property owner, he will act like he cares, but when it's time for you to leave or terminate your contract, he is not interested in having to hear anything that comes out of your mouth. He just wants you OUT. It was almost as if I was talking to a completely different person. Whenever we have a problem she gets a maintenance guy out within a few days. Only issue is we had some mold from a water leak and the owner has been very slow (like over 6 months) to get it repaired. I first want to start my review my stating no doubt Mike most likely has plenty of happy consumers that just haven't taken the time to post a Yelp review. I don't even want to say I wouldn't recommend Michael Anthony Properties as I only had issues at Move In and Move Out. The 2+ I spent in my unit, I never heard from them at all (Which as a renter is actually great). Secondly, if you are going to rent with them I would 100% utilize Hilda Santiago. Hilda was extremely pleasant and professional to work with. I did have some issues with the Property Management company as a whole. At Move In the agent assisting me was Greg (No longer with the company), so I can only assume my Move Out issues would have not existed if I never had to deal with Greg. Greg was beyond unorganized, impossible to communicate with and I am leaving his name off because googling him comes with a laundry list of complaints and lawsuits from other consumers. At Move In (Over 2 years ago), the unit was not cleaned and I confirmed with Greg (Since getting him to do anything was impossible) the unit wasn't cleaned. I had the unit cleaned since I was in a bind and had to move in quickly. A few weeks ago I moved out with my last day being Dec 31st. I was repeatedly asked from Mid December to turn my keys in, which I didn't understand why since the rent was paid through the end of the month. Michael Anthony Properties were advised by the buildings HOA that I moved out on the 13th, so having this information they wanted the keys in order to show the unit. I needed the keys in order to get the carpets cleaned. With work and the holidays through December, finding the time to do so was difficult. I had the carpets cleaned Dec 30th. Mike again reached out for the keys, told me on the 30th that if I kept the keys another day I would be charged additional rent. I had the rent paid through the 31st though... I advised Mike the unit wasn't cleaned since it wasn't at Move In. After a few back and forth emails... Mike stated "Please drop off the keys and WE WILL SORT OUT THE CLEANING. If you hold the keys you will be charged. No need to discuss this further just drop off the keys" I was renting a 1 bedroom condo downtown (Not a big one by any means). I received my deposit and had $200.00 taken out of my deposit for "Cleaning". I reached out to Mike and he advised me him saying "We will sort out the cleaning" did not mean they would take care of it. I asked Mike for the cleaning service name and contact information. Even though I should not have been charged, $200 was still far too much. Mike never responded. I was quite surprised to find out Mike was the owner as it does seem he does not care about his brand as a Real Estate Agent. Again, this is one review of what I can assume of many clients. The lease agreement they use is illegal, inaccurate and full of inconsistencies. Some paragraph repeat, others contradict, and some of the language doesn't even apply to the unit I was renting. This property company has treated me with an astounding lack of professionalism. Throughout the move out process the property manger asked me to make her a copy of the key the night before the a showing, she sent rude emails, and she texted me at the last minute, literally, for a showing. They also did not comply with the law when it came to returning my deposit. They did not stay true to the rates that they promised. They also did not return the prorated amount of rent for moving out early although they promised that they would in writing. Furthermore, they did not give me an itemized list of the charges for services and repairs. I am in the process of righting their wrongs, and my be forced to take LEGAL ACTION against the company due to their egregious acts. read more

I have always had good experience with Michael Anthony properties. they are quick to respond to tenants requests or emergencies. nobody is perfect in this business and I have never received a full deposit no matter where I rent. so I don't expect it. I do expect good communication to my families needs and that is where they excel and go out of the way to take care of you. I have rented with them for a year. When I needed service to my apt, they sent a complete buffoon. He dirtied my whole bathroom, spilled sewage water onto the floor and then soaked it up with my own bathroom towels. Now I am 30 days from my lease expiring and they send me a notice saying that the owners daughter will be moving home and they are not renewing my lease. 30 days? Thanks a lot. Not a bad company. We got a 3 br for 1350/month in an area where the standard is more like 1500. At the beginning of our lease, we found that the dishwasher was totally shot and they bought a new one, no problem. Pretty simple, pay the rent on time and they are easy going. Similar situation happen to us. We rented a unit that was in very poor condition. We constantly requested for problems to be addressed and even asked if we could do the work ourselves to make it less of a health hazard. His response was how he could get even more in rent money from that unit and we should just be lucky to live there how it is. They did not return our deposit. I must say that i have had my ups and downs with them. I love the condo i rent from them and you cant beat the price. That being said i was shown the unit and noticed right away that there were things that def needed some attention. When i mentioned this to Hilda i was promised that everything would be fixed by my move in and that did not turn out to be the case! It took awhile for everything to get fixed and i even had to do some of it myself because i couldn't wait until they came out, but when there handy man did show up he did a wonderful job and everything that i had asked for was done. I have yet to experience any type of maintenance issue but in all fairness they do tell you that many repairs will be tenant responsibility. I am lucky because I'm in the business and am able to have friends fix some things but i do think that they should work better on that issue. read more
