    When I first moved in, everything seemed great. The leasing agent was friendly and helpful, and I even left a glowing review at their request. The moment I signed the lease and posted that review, things started going downhill. The unit was not professionally cleaned at move-in and my complaints about this were ignored. The ceiling fan was installed so poorly it nearly fell, and the so-called "brand new" dishwasher was already rusted and full of mold. Both fall under the landlord's obligation to maintain provided appliances, yet nothing was done. Noise complaints were ignored for months until management realized I had recordings. The lease guarantees the right to quiet enjoyment, but they acted otherwise. Their service is so poor that they even failed to give proper notice before sending service workers to my second-floor window early in the morning. Later, when management's work forced me to vacate for a week, I returned to a wrecked apartment: ruined rugs, dirty floors, urine splatter throughout the bathroom, and even unflushed urine left behind. It's as if they hired frat boys to do the job. About six months in, I discovered that I was responsible for a utility they claimed was included in the rent. The way that was handled was shady at best. I would never recommend signing a lease with these guys, but if you absolutely must, make sure to double check everything and only communicate in writing. The laundry facilities are explicitly included in the lease, but the only washer in the building has now been broken for over a month. I submitted a repair request on 7/16 that was marked "dispatched to tech." On 8/5 I submitted a follow-up request for status, which was ignored. Finally, on 8/26, the request was cancelled altogether. The last time the washer broke, it sat unusable for more than six months. This is a clear breach of contract. And in the middle of all this, management had the audacity to raise rent by $150 while ignoring basic lease obligations. I have never seen this level of incompetence, unprofessionalism, and repeated violation of lease terms.

    I just received a cancellation for maintenance I requested back in December 2025. it's a repeated request from the beginning of 2025. TODAY IS FEBRUARY 19, 2026. APPARENT TOTAL NEGLECT. ANY FUTURE TENANTS BEWARE! THE ONLY CONSISTENT BEHAVIOR WITH THIS ORGANIZATION IS AN ANNUAL INCREASE OF YOUR RENT MAXED AT 10%. ANY REQUEST FOR EVEN MINOR REPAIRS ARE IGNORED AND THEY TRULY RUN A SLUMLORD BUSINESS. Mike Dunfee Group is only helping to create wealth for the property owner but doesn't take care of the tenants in any properties. Just read all the negative reviews. They are all from tenants going back to 2018. Please look at my most recent photo of the cancellation of my service request. I love living here but my rent has gone up $660/month since MDG took over when my landlord moved out of state. This extreme rent increases are what's hurting tenants like me in California. It not ever going to stop. The division of low income and high earners are quite evident. BUT IM STILL HERE PAYING MY RENT ON TIME. NEVER BEEN LATE. IM THE IDEAL TENANT. I MAINTAIN THE PROPERTY WHILE IM HERE AND that doesn't even matter. MIKE IF YOU'RE READING THIS, The Maintenance Company YOU USE IS NOT following basic protocols. They never contact you within the time you place some maintenance request. It's pointless to schedule three different times of availability. They have never, I repeat never have responded in a timely manner. If you fired them and hired a new group of professional maintenance people I might have some positive things to say about your company. Those maintenance people only come when it's convenient to them. They don't come on a schedule time. They change the scheduled time at their convenience. Basically, most of the time it's total neglect. 2 out of 4 tenants just moved out of my building because they both had gotten tired of the neglect. If your maintenance service was as consistent as you raising the rent every year, maybe I wouldn't have a whole lot to complain about. But this is going on for almost 5 years!

    My unit was managed by Pacific Coast, then management was changed to Mike Dunfee (MD Property Management). I am very disappointed with this company. To begin with the company does not answer their phones. My contact person is Sondra Hollis and her voice mail says, "Please leave a message" but then you get the following message, "This mailbox is FULL and can no longer receive any messages". The only way to get a hold of Ms. Hollis is via email. Secondly, to pay HOA dues you have to pay $2.49 to use a card. If you choose to use e-check, you need to pay %2.99 of the HOA dues. I asked about ACH withdraws, their response was for me to go to my bank and have them do a BANKPAY. Okay, I look up their company name on my bank's website so I can initiate the process and it does NOT show up. I asked may I send several checks, dated with each month and you cash them as the months go by? No, their response was to send a check written up for a total of 6 months and we will hold the credit here and withdraw from that account. This company's method of doing business is very archaic, I DO NOT RECOMMEND this company. I don't believe I should pay more on top of my HOA dues. I emailed Ms. Hollis regarding BANKPAY, I have yet to hear back. Thank you.

First, the viewing was self-guided. You get a key from a lockbox and let yourself in. It can be nice to have a guided tour to show you where building amenities are, but this worked too. I applied for the unit the same day. I was third in line as an applicant, to my dismay. However, the two applicants ahead of me somehow disqualified. Either their income didn't check out or they didn't bring the deposit check within 24 hours as required. Either way, I felt very lucky to have come up in the line, because that was a great condo. Moving in was stressful from what I recall because you don't get your lease until the day you move in. Most places give you keys before that. So in my mind, I worried they would take it out from under me while all my boxes were downstairs in a moving truck. I would argue for changing that procedure. That said, now that I have had more experience with them, they are a professional company with clear procedures, so I would tell other tenants who worry like I do, not to stress so much about that. During my tenancy, I tried to minimize the maintenance I requested because I didn't want to give reason to raise my rent by increasing costs, and also because it's a pain to have maintenance crews. The previous maintenance coordinator was a nightmare and I was relieved she left because she communicated so terribly. But then came Carlos, who is amazing. Carlos will have a work order in your email and a technician calling to schedule before you can even think about when you're available. He is friendly and professional. When I needed maintenance, E&H sent maintenance. There was no humming and hawing over whether it was necessary, whether I should cover it myself; they just dealt with it. During my tenancy, they replaced a water heater and a toilet without hesitation. This could be in part related to the specific property owner for my condo, maybe he was less cheap about things, who knows. But I do know that if something broke, they fixed it, and I have no complaints there. My property supervisor was Lorenzo. Outside of the start and end of my tenancy, I had very little interaction with him. He is very direct; you won't find him small talking or sharing personal details. Nonetheless, he is professional, experienced, and by the book. If you want to know how your tenancy will go, read your lease; they follow it to the letter. Lorenzo helped make my move-out easier than he had to. I am appreciative of him as a property supervisor. You don't always know how things will go when a company has your deposit money. I wish I could tell my past self not to worry so much and that it was okay to trust what was being said to me. The other office staff are hit and miss. Some are helpful and responsive. Some will ignore three emails in a row and just never acknowledge you. Communication could be much better, which is why this review is four stars instead of five. I wish they were proactive instead of reactive. I think E&H counts on their property supervisors to do too much, which results in office staff who don't have many answers and property supervisors who are stretched too thin. I had to return my keys on a Sunday, so I was told to drop them in the mailbox. Unfortunately, the mailbox was jammed so I couldn't. I was leaving town the next morning, so there was no option but to leave them inside the apartment. I worried I would be charged a fee for this, but I was not. It did stress me out immensely though. The payment portal is convenient, although there is a small transaction fee each month paid by the tenant. I like that you can view your entire account ledger in the portal. All documents are also stored there. My deposit was returned in full, including my pet deposit, via check, mailed 19 days after I vacated, within the CA legal limits. No deductions were made. It was important to me to get a full refund, so I cleaned that condo to within an inch of its life. I have no idea what the standard is, but I left it cleaner than I found it for sure, with the exception of the carpet, which had normal wear and tear after so many years of use. I filled all the holes in the walls that I had made, and I painted over the spackle with a paint match even though painting was not asked of me. I scrubbed the cabinets and drawers inside and out. I made myself sick with cleaning fumes. In any case, I got all my money back, so it was worth it. Again, I will say that E&H is by the book. They tell you what to expect. Read the qualifications for tenants before you pay your application fee. Use the move-out checklist they send you when you vacate. Communicate in writing. That way, you won't have surprises later.

On multiple occasions my husband and I have tried booking tours with them only to have our messages ignored. They're only receiving one star because yelp makes me give them something. Update: While I appreciate your response that doesn't change the fact that multiple messages to your staff went unanswered. Multiple members of your staff failed to respond to messages about setting up tours to the point where the property became unavailable. During the most recent incident when we asked a member of your staff why they never returned our messages they said "I don't know what to tell you " when it was him specifically who failed to respond to the messages sent by my husband. Communication and emergency response are virtually nonexistent. Their stated office hours are approximately 9:00 a.m.-4:30 p.m., Monday through Friday, and in our experience, getting assistance outside those hours has been extremely difficult. At one point, a new gate was installed on a Friday without providing the occupying tenants with the necessary clicker, leaving us unable to properly access our unit until Monday. Even more concerning, we experienced a major water leak on a Thursday evening that caused significant damage to the ceiling. Despite the seriousness of the situation, the issue was not addressed until the following Tuesday. A large section of the ceiling--approximately 2.5 x 2.5 feet--was then left open for roughly three weeks. We subsequently became extremely concerned about possible mold and the safety of the apartment. The children developed significant coughing, episodes of vomiting associated with the coughing, and skin rashes. After staying outside the apartment in a hotel for three nights, their symptoms improved significantly. After returning to the apartment for one night, the coughing and wheezing returned. We have now been displaced from the apartment and are paying for hotel accommodations while also being responsible for rent. Management's response regarding our hotel expenses was to suggest that we contact renter's insurance. Mold testing has finally been performed, but we are still waiting to receive the actual laboratory results and complete report. We are now also being told that additional testing for lead and asbestos may be necessary. What is most frustrating is the lack of urgency and communication throughout this entire situation. When families are paying rent, they should be able to reasonably expect a safe, accessible, properly maintained home and timely communication when serious problems arise. Based entirely on our experience, I would strongly caution anyone considering renting a property managed by this company. Document everything, take photographs, keep every email and receipt, and do your research before signing a lease. I would not recommend this management company to anyone.
