Rewriting my review now that I have had the move-in, resident, and move-out experience with E&H! I lived in one of their properties for about four years. First, the viewing was self-guided. You get a key from a lockbox and let yourself in. It can be nice to have a guided tour to show you where building amenities are, but this worked too. I applied for the unit the same day. I was third in line as an applicant, to my dismay. However, the two applicants ahead of me somehow disqualified. Either their income didn't check out or they didn't bring the deposit check within 24 hours as required. Either way, I felt very lucky to have come up in the line, because that was a great condo. Moving in was stressful from what I recall because you don't get your lease until the day you move in. Most places give you keys before that. So in my mind, I worried they would take it out from under me while all my boxes were downstairs in a moving truck. I would argue for changing that procedure. That said, now that I have had more experience with them, they are a professional company with clear procedures, so I would tell other tenants who worry like I do, not to stress so much about that. During my tenancy, I tried to minimize the maintenance I requested because I didn't want to give reason to raise my rent by increasing costs, and also because it's a pain to have maintenance crews. The previous maintenance coordinator was a nightmare and I was relieved she left because she communicated so terribly. But then came Carlos, who is amazing. Carlos will have a work order in your email and a technician calling to schedule before you can even think about when you're available. He is friendly and professional. When I needed maintenance, E&H sent maintenance. There was no humming and hawing over whether it was necessary, whether I should cover it myself; they just dealt with it. During my tenancy, they replaced a water heater and a toilet without hesitation. This could be in part related to the specific property owner for my condo, maybe he was less cheap about things, who knows. But I do know that if something broke, they fixed it, and I have no complaints there. My property supervisor was Lorenzo. Outside of the start and end of my tenancy, I had very little interaction with him. He is very direct; you won't find him small talking or sharing personal details. Nonetheless, he is professional, experienced, and by the book. If you want to know how your tenancy will go, read your lease; they follow it to the letter. Lorenzo helped make my move-out easier than he had to. I am appreciative of him as a property supervisor. You don't always know how things will go when a company has your deposit money. I wish I could tell my past self not to worry so much and that it was okay to trust what was being said to me. The other office staff are hit and miss. Some are helpful and responsive. Some will ignore three emails in a row and just never acknowledge you. Communication could be much better, which is why this review is four stars instead of five. I wish they were proactive instead of reactive. I think E&H counts on their property supervisors to do too much, which results in office staff who don't have many answers and property supervisors who are stretched too thin. I had to return my keys on a Sunday, so I was told to drop them in the mailbox. Unfortunately, the mailbox was jammed so I couldn't. I was leaving town the next morning, so there was no option but to leave them inside the apartment. I worried I would be charged a fee for this, but I was not. It did stress me out immensely though. The payment portal is convenient, although there is a small transaction fee each month paid by the tenant. I like that you can view your entire account ledger in the portal. All documents are also stored there. My deposit was returned in full, including my pet deposit, via check, mailed 19 days after I vacated, within the CA legal limits. No deductions were made. It was important to me to get a full refund, so I cleaned that condo to within an inch of its life. I have no idea what the standard is, but I left it cleaner than I found it for sure, with the exception of the carpet, which had normal wear and tear after so many years of use. I filled all the holes in the walls that I had made, and I painted over the spackle with a paint match even though painting was not asked of me. I scrubbed the cabinets and drawers inside and out. I made myself sick with cleaning fumes. In any case, I got all my money back, so it was worth it. Again, I will say that E&H is by the book. They tell you what to expect. Read the qualifications for tenants before you pay your application fee. Use the move-out checklist they send you when you vacate. Communicate in writing. That way, you won't have surprises later. read more

Do not waste your time trying to book tours with this company. They have poor communication skills and lack customer service skills as well. On multiple occasions my husband and I have tried booking tours with them only to have our messages ignored. They're only receiving one star because yelp makes me give them something. Update: While I appreciate your response that doesn't change the fact that multiple messages to your staff went unanswered. Multiple members of your staff failed to respond to messages about setting up tours to the point where the property became unavailable. During the most recent incident when we asked a member of your staff why they never returned our messages they said "I don't know what to tell you " when it was him specifically who failed to respond to the messages sent by my husband. I found my dream rental. The organization was unwilling to accept my rental income although I had a signed contract. I could have more than paid the rent even without the rental income. My realtor and I had to strongly advocate to get them to talk to the renter. The organization stated he would accept me but wanted double the security. I am aware that many landlords are currently not returning the security deposit. I requested that the organization offer the renter two months rent and regular security. They refused to speakwith him about my offer. The whole experience felt very lack luster. read more

I got a call from Ricardo that is the maintenance supervisor for a repair. As an appliance technician, I do work for a lot of property management companies. Richard's approved the repair and told me to email the invoice to them so I can get paid . Well , I never got paid even after repeated calls and emails. I am so happy that I didn't end up leasing with them but I was pretty close. It was an over-complicated situation that should have been handled way differently. Kelly and Octavio were not helpful individuals in this already hard process of moving. Kelly was condescending and misinformed, she spoke harshly to my partner and myself when we would ask simple questions. We tried handling it all as politely as we could but towards the end I did lose patience with them as I felt they were holding my large holding deposit hostage. A few days after denial , it should've been resolved but it took over a week. Octavio was hard to reach as he was always 'on the field' yet he was supposedly the only one who could answer my questions but while some of the office staff did try to be helpful and compassionate, they were a bit clueless to on his timeline and procedures. It was rough and after I finally picked up my holding deposit on Monday morning vs on the previous Friday 20 minutes before close scenario they were trying to pull, I found a place with no complications. We had to call and email non-stop this place and our new leasing agents are on it! Good luck And on top of all of that, the owner is clearly bitter in these reviews, responding with probably inaccurate information on most posts. Because I was informed it was denied for a different reason which included a due balance we resolved it with the prior management by paying our dues and discussing things which I will admit was my mistake, but two things can be true at the same time , I messed up AND it seems like none of you can handle truth or criticism very well . This company is extremely unprofessional and heartless. They do not honor their own agreements, and I urge anyone considering renting from them to stay far away. I was never fully verified, and per their own agreement, that should have meant my deposit would be returned. Instead, they are refusing to give it back. I am a father of three, including twin babies, and I explained to them that I desperately need this money to feed and care for my children. Despite that, they showed no compassion at all. The leasing assistant kept repeating that I signed a pre-approval, but she refuses to admit that I was never actually accepted, nor did I ever sign a lease. My move-in was supposed to be on 8/21, but instead of moving into a home for my family, I am left with nothing. Now I am out of money, with no savings to fall back on, and struggling to provide for my children. The way they dismissed my situation without any care or humanity is beyond cruel. All the reviews are correct. I scheduled a showing for a saturday at 2:30 PM. The agent was 15 minutes late and was touring around I asked to go to view the laundry room and then to go back upstairs because I remembered I wanted to check something else out, He said he had to go already. But he was the one who was late to our appointment.... why is my tour time being cut short because you were late? Despite this I ended up applying for the apartment because I liked it, I applied Saturday and call on Wednesday for an update and the woman who answered was snobby, had an attitude as if I was the one bothering her because I called for an update! I'm just trying to move out girl no need to be rude. She says it will be a couple more days. The next day Thursday I get an email saying I need to send in more info which I send right away within minutes! I call the phone number on the email right away, no answer. No call back. Later in the day I call again to see if she received my information and no answer again, I left a voice mail NO CALL BACK. Finally it's Friday and I call the agent once again, No answer. So I call the office to ask if they got my information and to see if the agent was available and that I left a voicemail and the woman on the phone once again was rude, short and not helpful at all. she was giving me one worded responses when I'm asking questions. She says Do you want to leave a voicemail and I tell her I left one yesterday, and then I ask Would it be going through you or will you connect me to her phone line because I just called and No one answered. She was so irritated and she tells me Im going to connect you to her voicemail. And then she stays quiet so I just hung up. THEN 2 HOURS LATER I GET AN EMAIL SAYING THE APARTMENT IS NO LONGER AVAILABLE IF I HAVE A 2ND CHOICE.... They just wasted my time I told them I was security deposit ready.... THEN i go check out another place just happened to be the same management company, I schedule a self tour, I ask if I can come in earlier because no one is there.. Its a self guided tour and the lady on the phone was so annoyed!! The apartment building is under heavy construction from the stairs, the foundation of the ramp is nearly collapsed I can't believe there's people living there in that health hazard. I even spoke to a neighbor and she said that the Management company didn't notify any of the residents that there was going to be construction, AND ON TOP OF THAT they were doing construction with NO PERMITS. Unbelievable and completely illegal. This Management company is totally money hungry and doesn't care about its potential future residents OR it's current residents, they definitely don't maintain their buildings otherwise that 2nd floor walkway at the apartment wouldn't have collapsed. I would mot recommend even checking their units, they are asking for too much money for what they are providing. They are definitely doing the land lord special on many of their apartments so watch out for painted bathtubs, and tiles!!! read more

Dear Ernst & Haas Management Team, I don't typically dwell on negative experiences, but I need to be honest--this tour was a complete disappointment. The lockbox only contained one set of keys, which turned out to be for Unit #5, not the unit I was scheduled to view (#8). None of the keys included front gate access, so I had no way to enter the building. I called the emergency line, but the agent couldn't find anyone to assist. Eventually, I was only able to get inside because a current tenant happened to let me in. Since the keys were for Unit #5, I visited that unit--but it was not show-ready: the space was moldy, dirty, and clearly not prepared for any prospective renter. I then attempted to locate and access Unit #8, but none of the keys worked, as expected. I've attached photos documenting the experience. I sincerely hope your team uses this feedback to improve future tours. I will be submitting this review to zillow or any other app you are currently posting. Additionally, I was very surprised to learn that your leasing process sometimes requires driving to the office to pick up keys, then traveling to the unit, and returning again afterward. This is not a reasonable experience for prospective tenants--especially when the property itself is not even accessible or prepared for viewing. Everything about this place is just horrible. They gave the run around when it came to applying. I would apply to one house then if I didn't get approved I would make sure that I was first in line for Another place then they'd say someone put in an application before me. That was my first red flag. When I finally did get approved for a house it wasn't ready on time. Second red flag. Then when was able to move in. The gas didn't work which took a little over a to repair. Mind you in this time myself and small children are bouncing around trying to shower and cook meals. The best they could do was discount that month rents. When we finally got settled I continued to have problems with water faucets, water heater, garage door, mold, heater, etc. there was not a month that went by that I didn't have to put in a maintenance request. It was to the point all the small issues I was having I just repaired them myself. Workers were constantly in and out of my home doing horrible jobs. Leaving holes in the walls, dirt and dust everywhere. Fast forward to my lease coming to an end, I definitely decided to move out. And they charge me for almost all the problems I had been having. So I got a quarter of my deposit back. The staff is constantly being resigned to different properties so I lost track of who "helped"me do what. Never again! Very disappointed with this company's application process. This management company does not follow its own published rental criteria. Their website clearly states that applicants must show a minimum credit score of 670 and income of 2.5x the rent. We provided tax returns, bank statements, and current pay stubs showing a stable monthly income well above the required threshold. Instead of evaluating the actual and verifiable current income, they relied only on a partial 2024 tax return (covering 8 months after we arrived in the USA), while disregarding updated documents. As a result, our application was incorrectly denied. BTW, other companies approved us with the same documents. read more

This company does not do anything about the horrible tenants that are ruining neighborhoods. I've called, emailed and met with them to share all the issues I'm having with their tenants. There are 12 people living in the house next door. There should only be 6. They are disrespectful, violent and just really bad people. This company makes excuses that it's hard to get bad tenants out but by these reviews it's seems easy. Why can this company invoke their own rules when it's convenient like raising rent, evicting some people out and not fixing dwellings? I know why, because they are greedy. I continue to receive letters in my door being harassed by the owner and his family on a daily basis. I have been in compliance with my new lease which changed twice within the same year. Which i have not got any thing fixed in my apartment workers are working on other projects all through the night without any notices to the tenants. I have been threatened, harassed and discriminated towards. I been trying to file a civil compliant towards the company and owners, because the owners nor their family members should be leaving things in my door or even saying anything to me inappropriately or disrespectful and yet nothing has been done. Im disabled and very frustrated with this situation. When will this harassment ends. They are trying do whatever to kick me out to move their friends and family in. I was told this personally by the owner. Owner is young and hangs out at the building and just causes drama. Furthermore their are Camaras facing my balcony which i live in the second floor and it watches me that's invasion of privacy. As a renter, I DO NOT recommend renting with Ernst and Haas. I have lived in other countries, states and neighborhoods in Long Beach and have not encountered such a mismanaged company. I've seen their positive reviews are left by business to business relationships but for RENTERS it is a very toxic company to rent from. As a renter, you will have to speak with Emma Cuellar, the property supervisor. Her tone with renters is beyond rude and has so much attitude via phone calls and emails. Myself and other neighbors have caught her talking horrendously about other neighbors, not realizing that we all speak to each other. She would roll her eyes at neighbors and state that the neighbors need to move out. Maintenance workers that would come to the house to fix something also had negative comments about how she spoke to them. I am very shocked with her attitude and how much time she spends working with others. There have been many instances where she made the problems with our house (within a month of moving in) not the responsibility of Ernst and Haas. Our last encounter involved her calling me after I moved out and asked how I set up a dryer in the house. I had to remind her that she listed the house as washer/dryer hookup ready when it wasn't. I tried to inform her on this when I lived there but she told me "no other renter had an issue so it must be my dryer or me that is having the issue" so I sold my dryer. Her response once I told her a dryer cannot be hooked up in that house was "oh, because the new tenants can't hook theirs up". Because of many encounters like this, Ernst and Haas is a sneaky company. Now my VERY FIRST email to Susie Manley, who is in charge of Client Relations, ended with her stating she "was closing out your concern". My concern was the company they hired and charged me on my deposit, had an incorrect email (which they corrected after I realized it was an invalid email) also had no working phone numbers attached to an email so I had no way to contact them. They did not offer any info as to why the numbers were not working or offer to reach out to the company they hired to let them know I am reaching out. Just that she was closing out my concern and not the responsibility Ernst and Haas. No help other than closing out my concern. My biggest incident with Ernst and Haas was a 3 foot hole in the ceiling that allowed me to see the attic was left for weeks, bathroom toilets for 3 houses on the same the plumbing would flush human feces into our backyard for 3 days. After speaking to a lawyer, he recommended calling the city of Long Beach. Since Ernst and Haas left us in such a bad living condition, we had someone from the city visit and make notes that same day and had Ernst and Haas had to fix these issues within 48 hours or be fined. By the next morning, the entire street was filled with plumbers, roofers and more ready to fix our maintenance reports they left unattended. Many of these maintenance reports were under the previous maintenance coordinator. With the NEW maintenance coordinator Ciro Villa, he is the most productive and outstanding employee I have encountered at Ernst and Haas. I cannot thank him enough for helping me with all maintenance issues since he took on this roll. Every email and phone call from Ciro was a perfect example of being kind and going the extra mile. There is not a single complaint about his job in this roll. Overall it is truly shocking how much I had to email this property management company as a renter but again, I would not recommend renting from Ernst and Haas. I have had a much more pleasant experience with many other rental management companies in Long Beach that had great customer service and solutions. I am hoping someone in upper management responds to my customer review email so I may show the emails and examples of how poorly their team handles their renters. I've lived in the same unit for almost 7 years and EVERY single year the same pipe has broken and leaked in my hallway. They send a plumber to mickey mouse the fix and patch the ceiling... until a few months later when it happens again. The regional manager, Frank is unhelpful and lacks any empathy for us. I don't need to be coddled but I when I pay almost $3k for an unrenovated unit that leaks EVERY year we have lived here without fail... it's unacceptable. The lack of communication from the office is unacceptable. The continuous inconvenience due to their refusal to address the same old pipe is unacceptable. At this moment, (7:30pm) on a Friday night, the plumber showed up, opened up the ceiling AND LEFT! He literally left a continuous drip from my hallway ceiling. I put a vase there to catch the water but with my luck, I'll walk right into it in the middle of the night. Cockroaches all over the garages and the alley. They say they have pest control but I had to put in multiple requests for all of the bugs on that property. Lastly when I left they charged me to have a random couch removed from the property and when I asked them to remove it because that has never been my couch they said they wouldn't because the other tenants said it was mine, which is weird because when I asked them about it they said they never said that. My partner and I received keys to view an apartment on our own, as well as two others in the area. In first apartment we went into, we looked around and went to leave, when the doorknob fell off. We had to call the company to let us out from the outside. When we called, the receptionist said, "That's embarrassing." When someone arrived to let us out, she was on her phone for a few minutes. My partner and I could hear her say, "I have an emergency, I'll call you back." Once she opened the door, she immediately called her supervisor to let them know we got out. She didn't acknowledge us until she finally got off of her phone calls. She never apologized. The units themselves are full of deferred maintenance. Units got the "landlord special", wherein things were painted over cheaply and in an unclean way, so the paint clumped and chipped. Paint on windows. Expensive units for cheaply maintained buildings. Ernst & Haas Treeachourous Thieving Management  Co. Do not ever rent from this NUISANCE of a management company. Ernst & Haas only has the home owners' best interests in mind ONLY We knew, even though WE maintained the back house/studio, that we lived in, that Ernst & Haas would find some way to keep our deposit.  We knew not only from their horrible business reviews but from they way they treated us and our privacy over the years; that they would be scandalous after our departure, and steal our money. Not only did they have excessive, often monthly, inspections but they would keep canceling the maintenance request for a cracked window that was already cracked before we even moved in. The maintenance repair person said that the increase of the crack was due to the climate and lack of good insulation; not the negligence of any person. But we knew that with the continued cancelations of the window's, maintenace repair requests, that Ernst & Haas would charge us when we left. The paint that needed to be repaired on the door, that they charged us for, was from weather stripping that we needed to add because, mind you, this is a converted garage and the back house/studio was not insulated correctly. The minuscule room would get so humid, from the poor insulation, that the bed would mold. They completely overcharged for a simple paint repair When the pandemic hit. No one came to the property to maintain the grounds, for MONTHS, so we took money out of our own pockets to pay for the weed killers, bug sprays and rolled up our sleeves to clean the grounds, resulting in hauling away large bags of weeds and leaves.  How did they repay us? They asked for more deposit from our original deposit and raised our rent; when the lease expired. Prior to the pandemic and months into the pandemic Ernst & Haas would do monthly searches disguised as "inspections". We wrote them and told them that their searches/inspections were excessive plus anybody who came to the property would always be snarky and rude. When we told them to take off their shoes, during the pandemic, we were met with such dismissiveness; as 3 people tried to come into our tiny back house/studio. Since they did not adhere to the LA Nuisance Laws we had to file a claim with the Better Business Bureau; for the excessive visits. Yes we have paper proof of each and every inspection notice. Another example of Ernst & Haas's robbery is of them over charging for the electric and water. Mind you, the back house/studio, that we stayed in, did not have a dishwasher, clothes washer, dryer, stove or central air or heat; like the main house. They charged us a percentage of the main house's utility bills so there were months that our scorching hot in the summer studio and our in the winter freezing cold studio would be charged $100's of dollars every other month. There was even a month where we got charged $200 dollars for the utilies. Mind you, our space could only fit 2 beds and barely had any space to walk! That's how small the space is. We literally were paying for the main house to enjoy full amenities. ROBBERY!!!! There are many more unprofessional incidences but I will stop there. Note: Ernst and Haas do not bother to reply with a panned business dismissive response like you do with all the other legitimit reviews.  Try raising the bar with your management company and care about the renters not just the home owners and money. read more

I feel so blessed that Ernst & Haas are managing our building. From my first encounter with them inspecting my unit when I met the owner David Haas, I knew this was a diligent and caring person. His property manager, Cynthia is also very efficient and helpful. Their follow up is also impressive- I had an electrical issue and the maintenance lead Yvette Munoz spoke to me immediately to arrange for the electrician Alex from RPM to come over-she also followed up with an e-mail to ensure that the work was done promptly. Alex from RPM was very communicative and kept in touch by phone and text as to his ETA. I highly recommend developing an owner or tenant relationship with Ernst & Haas-there are many property management companies in Long Beach- Ernst & Haas is leading the way home in our beloved city. read more

This review is specific to the turnaround time for property maintenance requests submitted by tenants. Although you can always pick up the phone and call the property manager, I've been advised the best way to submit a maintenance request is via the online portal. I recommend adding as much detail as possible and always including images at the time of submission. E&H have been our property management company for almost three years now. During this time, we've submitted about three material maintenance requests. One for kitchen repairs for both the sink and drawer, another for a busted furnace and lastly (and most pressing) a failed water heater in the fall. Jeannine has been so helpful from the beginning. The process of finding a place was so easy and stress free. We love Ernst & Haas for making it so streamline for us to find a place to live. Overall, after living in a property managed by Ernst & Haas for three years, I would have to say to I was pleasantly surprised by their service. The initial reviews had us worried, but I usually found their responses to maintenance requests to be quick and that it was easy to get ahold of our property manager (there were some times it was difficult right before we moved out but when we needed information about the security deposit, she was right on top of giving us information). They were fair with the security deposit and didn't try to gouge us on any repairs. But aside from those few times where we had delays in hearing back, the only reason this isn't five stars is just their policies around repairs. They seem to work with specific contractors, so if those contractors aren't available, you have to wait until they are (that left us with no A/C in the peak of summer for a week, when we have a one-year old). And the owner isn't beholden to repair certain amenities like the washer/dryer, dishwasher or A/C--reasons that we decided to move in in the first place. To be fair, I don't know if this was particular to the owner of our property or all Ernst & Haas properties. And they are also clear about this in the contract, you just have to be aware that's the policy. For us, the A/C ended up being an easy fix that the owner agreed to and we didn't have any different issues. But this was different from other property management companies we've worked with where everything was included, so if you rent from one of their properties, just make sure you know what's covered in the agreement and what isn't, especially if you rely on those appliances in your home. But otherwise, my family's experience with them was great. read more
