Overall the reviews looked good and the loft apartments felt unique…read more Though to start with the negatives I dont understand all the good reviews, or people just have low standards. I came from living in Irvine company apartments in the OC and that was pretty good. Here you can hear people opening/closing cabinets, or using the shower, as if it's in your own unit. The water pipes are loud too. You can hear neighbors talking and making noise through the walls, it's pretty annoying, even though it seems they're talking in a regular volume. So it's really not a quiet complex. There is on site laundry but only 2 washers and dryers a piece, for the amount of units I think there should be more available. For the positives, the complex is centrally located next to the freeway so it's easy to get in and out of the area. Packages are delivered to the door which is nice. The loft units feel unique and was a big reason for choosing the complex. The management/ managers seem pretty nice and competent. When initially moving in I worked with Madison, then Tez, as the former was leaving. From my perception I think Carlo tries to hire competent managers so I'm sure whoever fills the spot will be good too. Overall good place but I think many of the reviews don't know what quiet means.

We looked at 18 places over the course of two days. Didn't love any of them. We almost gave up and then saw this place randomly on our search. We called and toured the next day with Ruth. She's the property manager at the other Vista Pointe location but she was super communicative and friendly, and gave us a great tour of the place. We fell in love immediately. That being said, the application process was a bit difficult. We didn't get approved at first, even though we "checked all the boxes." (great credit, income, prior history, etc). But we're independent contractors, so we still needed a cosigner. Through that WHOLE process though, Ruth and our now current property manager Madison, were SO helpful and communicative. They constantly gave us updates and really fought for us to get in here. It's nice to know we're in a place that cares for its tenants, but also wants to make sure only responsible adults are moving in. Now our property manager Madison lives on site, and I cannot rave about her more. I've never had a landlord or manager that cares SO much about the tenants. Anything I need, she's a text away. Any time of day. Which is nuts. Our maintenance requests are handled right away. As are any other issues. (though there hasn't been anything major). It's an older building. Anyone moving in needs to know that. Walls are thin. There aren't any crazy new amenities. But the renovations are great. We love our one bedroom townhouse. We're right by the outdoor grilling/hot tub area, which is also a great perk. There's gated parking included. And the location is prime. You can't beat it. We feel super lucky to be here, and hope to stay here awhile!

I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

The community is filled with incredible people, the…read morelocation is great, and for those of us lucky enough to take advantage of the lower rents during the pandemic, the value for the amenities is great. Rafael is also an incredible human and a huge part of why I moved in. But we need to talk about vomitgate. To set the stage, each building only has a single elevator and two stairwells (both of which are locked). This means that for residents with mobility issues, postal workers, and delivery people, the only access to the units is via this one elevator. Which is why it's particularly alarming to me that we are now entering day three of our elevator being inaccessible due to a large pool of vomit. I first discovered it Saturday afternoon, when trying to use the elevator to take my dog out for a walk. There was something that looked like dog drool on the elevator floor, but when the elevator doors opened I saw the puddle of vomit and immediately went down to the parking garage to exit that way. There is no emergency maintenance line that I am aware of, but several residents texted the managers to let them know the situation. Saturday evening, the vomit was still there, but someone had placed a "caution wet floor" sign over it. It is now Monday morning. The vomit is still blocking the entrance to the elevator. I am thankful I am able bodied, as the lobby must be accessed in order to use the gym, trash room, dog park, and of course to enter and leave the building. Thinking of the people entering the building who have no choice but to use the elevator, as well as residents who are not able to use the stairs and have to choose whether to walk across a puddle of vomit during a global pandemic or not enter or leave their homes is truly alarming. This is a health and safety hazard, not to mention flat out bizarre. I have heard from other residents another puddle of vomit has gone untouched on the third floor. I will continue to report back on how long it remains before being taken care of.

In the meantime I would like to thank the entire building maintenance team, especially Sandra! She is absolutely amazing. She is professional, reliable, and always goes above and beyond to make sure everything is handled quickly and efficiently. Her attention to detail and positive attitude truly make a difference in our building. It's clear that she genuinely cares about her work and the people she helps. Any time we've needed assistance, she's been responsive, friendly, and thorough. Sandra is a huge asset to the team, and we're so grateful for everything she does!

Recently we booked the clubhouse for a Highschool get together for my son and she helped us every step of the way! The clubhouse is a beautiful place to relax and enjoy family and friends socially. Perfect to rent for events also! We enjoy living here and the staff and maintenance are exceptional! Rolando always goes above and beyond to take care of any issue promptly! Sandra is the most caring person and always takes the time to say hello and make you feel welcome! She is extremely conscientious about her work and takes great pride in all she does to ensure the building and surrounding areas are immaculate and clean. i have known her for over 10 years and I recommend her for assistant property manager as she Is extremely helpful and aware of all that is going on in the connecting buildings at Emerson Valley Village and as a result we all feel grateful to her! The noise in that building is absolutely insane. The sound insulation is terrible. You can hear every step, every movement, and every little noise from the apartment above you. It feels like people are literally walking inside your own apartment. Living there was constant stress and frustration. The management simply does not care. I complained many times and nothing was ever done. When I finally moved out, they charged me an unreasonable amount of money for painting and other things that should have been done anyway as normal turnover maintenance. I left the apartment clean, yet they still charged me for cleaning the bathroom and the toilet and even made up additional charges that made no sense. Overall this place was a nightmare to live in. I would not recommend Avalon to anyone

Here's a list of all the problems we had during our 4 months living at Avalon studio city that was constantly dismissed by the worst leasing agent ever, Yeymy. 1) The first day we moved in the over was broken. Literally our first time using it smoke erupted from the oven. Immediately, the leasing office and maintenance tried to blame us, all we did was SET THE OVEN! While maintenance is nice, they didn't have a clue what was going on so they just replaced our oven, which took a week to get. We do most of our cooking on the oven, so we asked for a bit of a rent refund. Yeymy denied us this and we had to wrap around to corporate. 2) the building puts packages in the Amazon locker, despite never assigning us an Amazon code. They claim you sign up for this, but we never did. Everytime we went to leasing office to retrieve our code, Yeymy would treat us like garbage. This leasing office always prioritizes getting new suckers to move in over current tenants. She would always tell us when we went down to the leasing office with an urgent problem that she prioritized "appointments over walk in." Well guess what, THERES NO WAY TO BOOK AN APPOINTMENT AS A LEASER! 3) The apartment below us had a leak from our apartment that Avalon was convinced was coming from our dishwasher. So they removed our dishwasher (the second major appliance to be replaced while we lived there for only a few months) and left us without one for 2 weeks. Meanwhile, our kitchen sink was backing up TONS OF GREY WASTE WATER. So we had no way to do our dishes in a safe way for two weeks. Maintenance had to come in a few to fix it and it finally worked. Avalon hired a private contractor to fix the leak coming from our apartment but didn't warn us they were coming. This is a common occurrence at Avalon. THEY DONT CARE IF YOU WANT OTHER PEOPLE IN YOUR APARTMENT. They put a giant loud fan in our living room where my boyfriend and I work from home. They told us to leave it on 24/7 all weekend. When we told them we can't live with a giant, loud industrial sized fan that sounds like 1000 vacuums in our 700 square foot apartment. They refused to give us any rent refunded and told us to live with it. We told them that we have the right to turn the fan off if they won't accommodate. They tried to threaten us by saying the problem would get a lot worse, but we kept it off and let them do the necessary repairs while we were out of town. No refund for having to leave the apartment due to repairs however. 4) Side note: maintenance has entered our home MULTIPLE TIMES WHILE WE WERE SLEEPING. They abuse the enter anytime part of their maintenance app, even when it's not actually selected, to do repairs in your apartment while you sleep. 5) While this is the last reason this place is inhabitable, I could write a 100 page thesis why this place sucks. Our last week before moving out, the hot water went out completely. We made the report Sunday night and didn't get a response for multiple days. By day 5, we had Benjamin come for the move out inspection and gave him a heads up about the water. They came in to fix it Friday but FORGOT TO LIGHT THE NEW WATER HEATER so we weee left without hot water for an additional 2 days. I cannot stress enough why you should not live here! Yeymy is the worst, least empathetic leasing agent who has no business working in this kind of office. Her entire goal is to do as little work as possible and just get you off her back. Maintenance, while kind, is not aware of what they are doing and does not follow proper protocol when entering apartments. The apartment we had was genuinely unlivable, and despite asking for a safety report of the place multiple times, they couldn't provide one. This didn't stop Avalon from blaming every single broken appliance on us, despite us only living there for 2 months by the time most of them crapped out. Trust the one star reviews. NEVER LIVE HERE!

    I'm leaving this review because I wish someone had been this direct before I moved in…read more This place is marketed as "luxury," but the reality is an old building with persistent quality-of-life issues that management either can't or won't get ahead of. 1) Trash areas are disgusting and regularly overflow. I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.
