We met with Luis Figueroa (President of CSM) some back in 2020 to come up with designs for our back…read morepatio. He worked with us, and had some great concepts. We paid him a healthy fee (about 15% above competitor quotes) because we believed in his sales pitch of what he could do. I've never felt like more of a fool. When working up the designs we settled on constructing a patio using a patterned and styled stamped concrete with a fieldstone-lined firepit at the edge to make a beautiful centerpiece to our rural Loudoun home. There were a number of delays and slipped schedules getting started, but we didn't think anything of it (now I know they were indicators of Luis' trademark mismanagement and lack of professionalism). I started to get concerned as I watched the crew fumbling with how to stamp concrete. His crew (including his lead stonemason) stood around scratching their heads a bit as they looked at the stamps, sometimes looking on their phones (I now surmise they were looking up how to do it). In the end, they couldn't get the freshly poured concrete stamped, and instead, graded it flat. Once it was dry, they proceeded to lay a veneer of concrete on top (approximately 1cm thick) and stamp that. If you have any idea how stamped concrete works (as I do now that I've had to learn) and/or can visualize how the bonding would work in this scenario, this is all kinds of wrong, as the thin layer of stamped concrete on top cracks and pops off in high heat or low cold. When Luis came by for his final walkthrough (with his girlfriend of the moment on his arm, in what set the tone for his unprofessionalism the rest of the engagement), he assured us it would settle well and the color (which came out blue) would settle down. Fast forward 6 months: The concrete is cracked, bluer, and the firepit had sprouted seams from where it was losing its foundation to due woefully inadequate footings. At this point I reached out to Luis and my troubles really began. To call him non-responsive would feel too kind. It took several calls and emails before I got him on the phone, and rather than listen and parse my complaints, he unloaded his own woes upon me as he was struggling through labor shortages during COVID. He promised to get me on the schedule in the next month. Two months later, he had not reached out. So, I reached back out to him (again, taking several calls/emails before getting a response). Again, he promised, again, he ghosted. This process repeated for a year. In each instance, rather than listen to my complaints on how poor CMS' workmanship was (my patio continued to crumble), he complained to me about his own professional (and sometimes personal) life. On the 4th or fifth round I grew frustrated, and made an implication of investigating legal action if he couldn't give me at least some kind of commitment--and within hours, he responded back to me with his legal council copied, promising that he is "very well represented and it would not go well for me." A contractor who can produce a Lawyer in minutes, but cannot schedule a competent concrete finishing crew is not the right kind of contractor. Obviously, I didn't engage counsel--as small claims would not be able to reclaim the losses I incurred hiring him to assemble an overcharged pile of rubble in my back yard... It's been 16 months since he last promised he would get back to me. I've long-since given up on the $20k+ I've wasted, and hired another contractor to re-do the work he did. I will add, the new contractor had no trouble finding labor in the same market, and marveled at how shallow the footers for my firepit/patio had been dug and was surprised it had stood up as well as it had (which wasn't saying much). Luis is the least reputable contractor I have ever engaged with. Unprofessional, and devoid of any sense of accountability. He like that friend of a friend who offers to help you with something, comes over, does 60% of it.

Sometimes a month or more would pass without him responding to multiple texts/emails. Some of the stonework was measured improperly and needed to be demolished and redone twice. He ended up leaving several parts of the job not done at the end. He blew past his schedule by about a half year only to leave the job unfinished (I have someone else completing it) and me incredibly frustrated. Do not recommend.

This company does not honor promises they make in their contracts and gives custommers the run around. STAY AS FAR AWAY FROM THEM AS POSSIBLE.

He indicated that "minor" items like moving the position of footings could be taken care of during the work. (REALLY??!) According to the contract, he was to obtain all permits necessary to start work. He refused to pay for the town permit, or to return my money so I could obtain the permit. When confronted with his unprofessional "we'll just modify the plans as we build" approach, he became very unfriendly and told me this was all my fault. I'm trying to understand why it is my fault that he did not revise the architectural drawings to my satisfaction BEFORE applying for a permit. Steer clear of this organization--buyer beware!

They listened to what we wanted and throughout the process were ready to modify and adjust to our needs and wants. We had used KBD before on a simpler renovation (new master bath shower) and we were delighted with their work, so didn't hesitate to engage them for this far more elaborate project. Why are these guys such great remodelers? Let me list just a few of the reasons. * Completeness: Except for appliances, KBD displays and sources everything that is required. You aren't sent around to countless vendors to look at their wares and then be the middleman in negotiating appropriateness, availability, prices, etc. * Design assistance: You are offered as much or as little as you need. But be forewarned, Rich and Olga are likely to be much more familiar with design issues than you - so that when they make their suggestions, you will hit yourself on the side of the head and wonder why you didn't think of these issues or ideas yourself. * Craftsmanship: With remodeling, everything doesn't always exactly fit together. Walls are not perfectly plumb, corners not perfectly square, ceiling heights may be wavy and floors are not perfectly flat. Thus, craftsmanship is required to neatly mount cabinets and appliances to that they look seamless. KBD installers (who are direct employees, not subcontractors) all made the extra effort to ensure that everything (even stuff that we would never would have noticed) was done right and looked perfect. And no day ended without a through clean-up of the job site. * Price: As noted by other commenters, KBD's prices, while not discount rates, are very fair for the extent and quality of work being done - and below some quotes that we received from other remodeling firms. We…read morehad three quotes and while they were not the least expensive of the three it was clear upon meeting Michael Marzullo (the father of the father-son duo) that he cared about his work. I am SO glad we chose to go with them and our assessment that they cared about their work was spot on. I have a handful of examples of times they went above and beyond to make something perfect; - the particular cut of a tile so that it would line up against the drain, - using additional support to lock down shelving because they didn't like manufacturer's suggestion, - purchasing two door knobs to match the inside of the bathroom (brushed nickel) and the outside hallway, (brass), and - adding a 2" connector to the shower head so that it would have a nicer range. They understood our short time frame and worked overtime to provide a working shower for our home. They stayed on budget and keep us in the loop with daily phone calls to update us on their work and clarify any questions we may have had. I felt completely comfortable knowing they were inside the home while we were away. If I were to have any complaint it would be the light film of dust that covered our home- but given the demolition and tile work it's understandable and was easy enough to clean up. We will use them again for our next home improvement project and will recommend them to anyone.
