We requested through Zillow and also called 6 times with 3 different numbers but calls went straight to voicemail and couldn't leave any voice messages. However, we received an email the next day telling us they had the open house from 11:30am-12:30pm on that same day( weekday) even though we did requested if possible we can see it on weekends or after work. After 3 days trying to contact them back to ask for another tour schedule, we finally got through one of the phone numbers. There was a man picked up the phone and was rushing us to hang up. After we told him the rental's address, he quickly said no more applications accepted, no tour, and no schedules then he hang up the phone. This is the most disrespectful and unprofessional property management that tenants may want to avoid.

To be fair, many of the individual employees I have interacted with seem like decent people. Some are clearly trying. Some are polite. Some are probably doing their best. But that almost makes the situation more frustrating, because the problem does not appear to be one or two bad employees. It appears to be a company structure that prioritizes profit, volume, and new business over basic service, accuracy, follow-through, and accountability. Beven & Brock seems to run on a skeleton crew, with staff responsible for far too many properties and too little support. The result is exactly what you would expect: slow responses, missed details, outdated information, confused communication, and constant administrative mistakes. Emails go unanswered or are replied to with wrong information. Vendors get added to the wrong properties. Names are frequently misspelled. Forms get mixed up. Vendor checks are delayed, lost, or sent incorrectly. Their accounting and back-end systems are years behind where a professional management company should be. Their pricing has continued to rise, but there's been no matching improvement in service, technology, communication, or competence. If anything, the gap has gotten worse. They still seem to rely heavily on outdated systems and paper checks when other companies have long since moved to basic modern processes, clear owner portals, accurate records, and timely digital communication. They are trapped back in time and stuck with awful service while many competitors offer better service, sometimes even for less money. What is especially frustrating is the pattern. Looking through other reviews, the same complaints come up again and again: difficulty reaching anyone, poor communication, delayed maintenance, billing confusion, deposit issues, vendor problems, unclear responsibility, and responses that seem more focused on deflecting criticism than fixing the underlying issues. That has been my experience too. Beven & Brock is not just occasionally disorganized. They are predictably disorganized. The mistakes are not rare exceptions. They are part of the way the company seems to operate. I would not recommend them to tenants, homeowners, HOA boards, landlords, or anyone who expects competent property management. If you are considering hiring them, I would strongly suggest reading the negative reviews carefully and asking yourself whether you want to spend the next several years chasing responses, correcting their mistakes, and wondering why a company charging professional management fees cannot manage basic professional systems.
