To start, we initiated the process with Brad R, Who is based out of the San Marcos office. We at the time were in Orange county so we had the luxury of viewing several models at that location, and then worked with Brad on customizations and upgrades. Brad was nothing short of amazing! He stayed in constant contact through out the sales process which consisted of many many questions(if he didn't have the answer, he got it), and various changes to plan. We ultimately landed on a Cavco Durango model that consisted of 2 bedrooms but allowed to have both a front porch and back patio deck. Brad continued to work with us extensively on the precise location of the home on our lot, which then allowed us to include a 2 car garage! As with any major project like this it wasn't without its issues and moments of stress. That said everyone involved from WMH handled them all . I would recommend working with them if anyone is considering a manufactured home in the future! Randy and Linda

The canyon is what we looked at and it fits all our needs and is sturdy. The counters aren't granite and the cabinets aren't solid but we looked at a budget home. Friendly, doesn't waste your time. Knowledgeable.

Karen was my projecg manager, handled everything seamlessly. He communicated with me every step, kept me updated and make sure the entire process was smooth. Definitely worth the money, and i highly recommend this compamy.

Review Update (2026)…read more I am updating my original 5-star review from a few years ago. At the time, we were very happy with our kitchen remodel and the overall experience working with Creative Design & Build. The project turned out beautifully, which is why I originally left such a positive review. Over the years, however, I noticed that one section of the flooring felt slightly soft when walking on it. At first, it did not seem serious, so we continued to live with it. Recently, the problem became worse and a section of the floor began to noticeably sink when stepped on and eventually a few edges of the flooring broke. At that point, I became concerned that it could become a safety issue. Because we still had plenty of spare flooring boards left over from the project, I attempted to replace the affected board myself. Unfortunately, I was unable to get the new board to fit correctly due to the locking system, and I could not restore the original board either. I then contacted Creative Design & Build for assistance. One reason I reached out was because our original project manager, Oded, had told us that if we ever had any issues, we should contact the company. I left a voicemail and later received a return call from a staff member. After I explained the situation, she said she would check with management and get back to me. A few days later, I received a text message stating that the warranty had expired and that no repairs would be covered. This was disappointing because I had never been informed that there was a four-year warranty period, nor was I able to find any reference to such a limitation in our contract. When I asked for details regarding the warranty and whether they could recommend someone to repair the issue, I did not receive any further response. There were two other issues relating to electrical and plumbing, however we decided to live with that until we had a major problem we needed fixing. I still appreciate the work that was done on our remodel years ago, and our kitchen remains a space we enjoy. However, I have been disappointed by the lack of follow-up and support when a problem arose. My advice to future customers is to make sure all warranty terms, coverage details, and expiration dates are clearly documented and understood before signing a contract.

When US Modular came to my property, they told me it would be an easy project. I felt reassured and very comfortable with US Modular. Well, it was anything but... During the entire project, I felt like I was battling with US Modular. Estimates kept changing along with the original time line. I paid for a low profile granny flat (ADU). Due to the slope of my property, a low profile granny flat (ADU) was not possible. A low profile granny flat (ADU) cost considerable more than a standard granny flat. I never received a credit for the change. I felt like they were constantly asking for more money and I was having to negotiate at every turn. Since we were in the middle of Covid , I felt like I should not complain. I had to pay for extras such as a pump because of complications due to plumbing issues. I was charged $4000 above the original estimate for the cost of the crane. I realized prices were rising, but they should have started my project earlier and should have anticipated some of these issues. They were very careless when it came to restoring my property. Instead of hauling away the bulk of the dirt, they just spread it around my yard. There were a few places they dug up in my yard when trying to solve the plumbing problems. A lot of debris was left and i had to pay to have it hauled. The granny flat (ADU) has a 1 year warranty. Just 6 months past the warranty's expiration and the paneling on the back of the granny flat (ADU) is separating. There are other issues with the inside such as the cabinets falling apart within the first few months. The one nice thing they did was fiance me for $4000 for 4 months. I would never recommend US Modular to anyone. I have made several attempts to contact them and they don't have the courtesy to even return my phone calls

The flooring and baseboards turned out terrific, it really changes the look and feel of the space. We had picked out something that was not one of their usual suppliers, but that was no problem. They really work with you to get exactly what you want. All the workers were friendly, skilled and left our house clean at the end of the day. My thanks to everyone that worked on our project. I doubt that burglars will only use the gate for entry and not the main entrance. My husband and I are senior citizens without a car. We have to do a lot more walking to get to the bus without the use of the gate and it is unfair. I am about to have hip replacement surgery and it takes me two hours to get to the store. It would help a lot to be able to go through the gate. In addition, the management is wishy-washy about towing cars. Some cars get towed in the clubhouse parking lot and others do not. It depends on who your friends are, I guess. Two guys who constantly park there are not assets to the park. They used to be drug offenders and their kids grew up in foster care. The father threatened to kill my daughter when our puppy's barking woke him up from a nap. He lied to management and said the dog barked "day and night" and yet the dog lived in the house and slept under my covers. These are great people to grant special privileges to. Their cars are never towed but my son's was. For years, management had a dog park near the old tennis court. You unleashed your dog, the dog trotted across the lawn and then went out the hole in the back fence and onto the street. You did not notice this until the dog had already made his escape. Now that it is used as a park with picnic benches, the hole has been fixed. The back lot is now used for the dog run but if management comes in, they will leave the gate open so your dog can get out. Management (P & K Condo Management) tells me that if the dog is not trained, to not use the run. My dog IS trained but it hadn't occurred to me that the management would be so discourteous as to leave a gate open with an unleashed dog standing in front of it. I've always hated living here, but unfortunately, we are stuck. We'd have to pay more to live anywhere else and we can't afford it. I feel trapped and as if the HOA and management are the enemy. For me, Mountain Shadows Mobile Home Park is nothing but a prison. I would not recommend living here.

Most homeowners own both their home and land. There are some properties which are rentals. The City of Escondido owns several mobile homes and leases them out to residents who qualify. P & K Property Management manages and collects the monthly combined monthly HOA and utility bills. Most of the residents pay their monthly HOA and utility bill online. Resident's monthly HOA fees for July 2019 are $179 per month. HOA fees include use of common areas, and trash pickup. Average winter combined utility bills including HOA fees, gas, electric, water and trash is around $330 for most residents. Summer combined HOA fees and utility bill for most residents using their central air average 24/7 range from $450 or higher. The community Club House was recently just remodeled. Our residents enjoy reserving and using the Club House for private parties. The pool and hot tub are maintained and clean. The common areas have nice playgrounds for children, one combined tennis and basketball court. There is also large area to walk your dogs. The manager and assistant groundskeeper keeps this park looking great. Most of the public and private schools in Escondido are within 5 to 15 minutes driving distance. The City of Escondido has some of the best public and private schools in California. All of our public high schools like San Pasqual High School, Escondido High School and Orange Glenn High School will prepare your children for college. Shop around and compare family owned mobile home parks. Mountain Shadows also has a contract with a local towing company that removes vehicles illegally parked in fire lanes 24/7. Our association has a security company that performs security checks around the clock to discourage crime. We are a mixed community of people from every nationality living side by side. Most residents in our community look out for each other. Every community has pro's and con's. There is no nirvana that I know of on this planet. Mountain Shadows welcomes families with or without children and adults to join our community. Manufactured and mobile homes are not a great investment. Manufactured homes don't increase in equity at the same rate as a traditional house or condo. However, manufactured homes are more affordable for a lot working and retired adults. You can purchase an older fixer upper mobile home that needs remodeling for about $150,000, used homes in good shape range starting at $250,000 and up. New manufactured homes here start around $350,000. Our family has lived in Mountain Shadows for over 14 years now. Our child graduated from San Pasqual High School and attends college now. I highly recommend Mountain Shadows to anyone who is looking for family friendly community that is safe and affordable.
