We scouted and received estimates from 6 different roofers, we could not have picked a better contractor. Forgive me for this long review, but I'm just ecstatic about our new roof and experience. First and foremost it was awesome to speak and deal directly with the owners, brothers Emmanuel and Jacob were responsive, courteous and professional. Jacob came out for a thorough roof inspection, and I would've gone up were I not too scared, yep had to build up the courage for that. Anyway, he promised to email the estimate 'shortly' or next day at the latest. We were not disappointed, that same evening we received a very detailed with photos-no hidden or potential additional costs-project summary-full disclosure-5-page proposal!! I mean EVERYTHING was spelled out which we really appreciated considering the amount we had to invest in the roof! They offered a top of the line brand GAF Reflector Series with great warranty, and customized sleek-looking gutters. We also felt Moctezuma's pricing was competitive and the fairest in comparison to the other quotes. Both Jacob and Emmanuel came over to sign the contract and settle payment in-full before work would even start which was our choice. COVID-19 caused minor delays from City of Alameda Permits department likely due to staffing, but we waited patiently. As soon as we got the green light Jacob and his crew were ready. It took only 3 days, with minimal disruption. The crewmen were respectful, efficient and worked tirelessly through each day. Once done, I finally decided to go up to see the roof myself and was amazed by it...looking at the surrounding homes from atop and...yeah, we've got the best roof! We value open and honest communication. Not once did we ever feel like we were being taken advantage of or being fed bullsh*t. In fact, Jacob was super honest about everything and even offered advice about some rust issues (non-roof related, but a vent on it) that we may encounter in the future. I had a somewhat unique situation with my clay tile roof, and I had difficulty finding help from other roofing companies. Thankfully, I found Moctezuma Roofing. After speaking with Jacob, we found a plan to investigate further. He was kind and organized, and he did a great job explaining things to me. Also, he was upfront that my project may be relatively small, but he would need to charge a certain amount in order to ensure he could pay his workers and still make a small profit. I found Moctezuma roofing from request for a quote on Yelp. They were first to reply and first to arrive. I spoke to three bidders and ultimately went with Moctezuma for three reasons: 1. Initial Site Survey - He is the owner of Moctezuma. He responded and quickly came out to do a survey of my roof. We got on the roof together (this was my choice) and we talked through the good, bad, and the ugly about my roof. Jacob was honest and straight-forward and gave me an honest assessment of the life of my roof - I had about two years on the roof. There was no sugar-coating nor was there any fear-mongering. 2. Communication - Jacob was punctual and open about his availability. Scheduling a time for install was quick and easy. He heard out all my expectations about when I would like the job to be done, what I was looking for in the roof, as well as gave me suggestions on how to tackle future jobs (I was planning on going solar, we took a look at my gutters, etc.). During the recent rains, we discovered a leak in our ceiling and we were due for more rain in the coming days. We had a leaking roof due to excessive amount of pigeon poop buildup which pushed the clay tiles and diverted water into a roof vent. The challenge was that the tiles are under the solar panels. Bill and his crew took off one solar panel, fixed the tiles and cleaned out all the bird poop under the panels. There were so much poop and it took two 60 gallon garbage bags. Arrrgh, the dreaded replacement of our old old roof. We knew we needed a brand new roof and was postponing the project due to COVID. However the winter storm of 2023 had us face the inevitable. Emmanuel helped us through the whole process, from getting an estimate, to establishing a date, to us choosing and committing to roofing material. Emmanuel answered each of our dumb questions, promptly and directly. There was clear communications from beginning to end, no hidden agenda. Someone bailed and our project date was also moved up. The crew was on time and neat, cleaned up my front and backyard. Emmanuel did a final walk on the roof with me after passing city inspection and before collecting final payment, making sure that we were happy with the final result. I recently moved into a house shortly after the arc storms we had here in the Bay Area this past year. To say that the roof was in poor condition prior to the storms is an understatement. After the storms, it was in a terrible place, water would pool in small depressions on the roof, the drains were filled with gunk and blocked, and it would constantly creak at all hours of the day. With El Niño looming, I didn't want to get caught unawares. After getting in touch with Emmanual, he came out to survey my roof, after I scheduled the repair for the end of August, his crew showed up, stripped the old roof, and replaced it in just TWO days! In fact it turned out there was a surprise or two as it turned out some of the wood had rotted and was in danger of just falling apart. Despite, this, the crew managed to repair the damage quickly and got a gutter into place so that this type of damage will never happen again. Emmanuel was a delight to work with. He showed up early for our appointment. He explained the kind of materials that my roof needed (The house is from the 50s and does not use tiles), the various repairs they would do to some of the rotted wood, and what protections they were going to take to prevent water damage from happening in the future. My house also has an old 50s AM antenna, and after explaining I wanted to keep it for aesthetic reasons, his crew left it alone without any issues at all. Lo and behold, we had quite a bit of moisture overnight the day after his crew left, and spots on the roof that usually would be holding water were perfectly dry by the time the sun came out, and even better my roof has been silent. No more loud snapping or creaking throughout the day. To say I am satisfied with their work is an understatement.
