Sadly, he scheduled the wrong day and my agent went to the property and basically wasted the trip there since we had to reschedule to the next day. For me this wasn't a big deal since I didn't go out myself, but I felt bad that my agent wasted his time. Elias was very apologetic and even bought my agent a gift card as an apology. He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.

I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

Would they be able to perform the inspection without gaining interior access? 3. What was the turnaround time on the SB326 report? 1. Regarding scheduling, he said we could schedule the following week, but when I asked to schedule the following week just minutes later he said he didn't have any openings unless we paid extra. 2. Regarding the balcony/deck inspections without interior access, he clearly stated this was doable by ladder since these were 2nd floor locations, but when I called and emailed to reconfirm our appointment time as well as not requiring interior access, he said they couldn't. 3. Regarding the turnaround time for the inspection report, Bryan explained that they could have it in one week or they could do it quicker with an expedited fee. Bryan mislead us again saying later that it would take a week and a half to two weeks to have the report unless we paid extra. In addition Bryan explained that we simply had to pay the down-payment before the appointment time, in order to schedule and have the inspection done. He apparently mislead us again because when calling to reconfirm the appointment time, I was told they had no record for our appointment. Note well, while they did indicate in writing that they price match other estimates, they lied about this too. The written estimate we provided indicated the estimate was for SB326 in writing under the title, "Scope of Work". This was confirmed with the contractor who supplied the more competitive estimate... she confirmed in writing that this estimate was for SB326 - IN WRITING. Pretty much everything we were told was 100% false. I asked to speak to the owner who had more than 24 hours to reply but have received no response. The only remedies to the situation offered was their asking for additional payments to hurry the process.
