I had heard of them through the San Jose official websites and on the Adu partners list. My goal was to find a project management company that would (since I have a full time job): - work on getting all the legal work - file and chase all the needed permits - deal with contractors - find the right vendors - coordinate the entire end-to-end build to turn-key worthy - include building the foundation and its cost in the project's fixed fee price (most adu companies do not do this !!!) Adore Homes met all my requirements, and we spent 1-2 weeks discussing the Contract upfront with one of their cofounders (Tom Ginsberg). He was very patient and open to negotiating terms to satisfy our fears and concerns, and the pricing was very transparent (fixed fee, gave us pricing for add-ons/upgrades). The easy upfront billing part is the cost of the foundation plus the building itself and upgrades within the house. But if you're budgeting, keep in mind that permit/city fees and extra exterior work aside from the foundation and front/backdoor steps are extra. And these costs can be a lot, and quite unpredictable. This isn't Adore's fault, I think it's mainly the city and public works which don't tell you these costs upfront and only design/give you and estimate after your whole build is done. pricing has changed due to the world events too, so make sure your budget has plenty of buffer room (eg. PG&E upgrades are very expensive, new fencing and extra outdoor work were priced very fairly by Adore. And the quality is good too) Anyways, the project took a total of 1.5 years for a 900 sqft adu to be fully built (including exterior etc). Keep in mind, 50-60% of the slowness is due to paper work and waiting for city or public works approvals. Adore does not have much control over these, but once those came through they were very quick to schedule the build and get their contractors working. As the customer, it helps to keep tab on things and check with Adore're PM if you have any items you want looked at or have concerns. Also make your payments on time moves things along. Anh Nyugen was ours and she is amazing to work with! She delivered on every ask and followed up on each question/concern we had. I'm very happy with how the project ran even though it did take longer than expected (I blame the city & PG&E for this though). Overall I'm glad I took the leap and did this project with Adore Homes. Would definitely do it again.

What was going on and what was happening if I had any concerns, he addressed them immediately and make sure that they met my expectations. I would use Wise Builders again and I would request Marc to be my project manager again on any future jobs that I had. He worked really well with our designer Jocelyn, I appreciated having a designer. Having a designer to bounce ideas off have her expertise on fixtures and toilets was amazing. Jocelyn did an excellent job working with me and when my daughter had some changes to this design, she was very receptive to those changes and helped me update the changes in our design The only thing that could have been better is, if the tile supplier had communicated with Marc that the tile for the guest shower floor was backlogged. Marc worked really hard to expedite the tile and was in communication with me along that process. In order to give us options besides waiting for the tile, Jocelyn, our designer gave us an alternative tile. Looking at the tile floor now I like it better than what I had originally chosen. I have done other remodeling projects and I would have to say that working with Marc has probably been one of the easiest remodeling projects that I have done. I appreciated that I did not have to be so hands-on in the project because I trusted that Marc would get it done.

All prior interior work in our house had been done by handyman. I really appreciated the communication from our project manager Marc. He created a WhatsApp chat with me and the incredible designer Jocelyn. They were both consistently responsive to any of my questions or concerns -- and opened my mind to design options. Jocelyn spent time in our home, drafted plans, took me shopping, and sourced all the fixtures. From her spreadsheet I was able to find less expensive options for some items. I appreciated the input and control I had on these expenses. Since we needed to move out, I had a tight timeline for the project -- mid October until Thanksgiving. Marc and the team did their best despite City of San Jose delays with inspections. We were able to move back in before the final inspection. Every member of the team was kind and courteous. Marc also did a great job working with the window vendor that specializes in older homes. I'm rating the experience a 4.5 out of 5 for two reasons. I was disappointed that the medicine cabinet, switch plates, and hooks were initially installed unevenly (it was corrected). I expected more attention to detail. And I was disappointed in the wear & tear that happened on my wood floors as well as the overall dust in my dining room. I was warned that things would get dusty -- but didn't understand the extent and would have packed away more things. WISE offers lots of support with design -- they could also offer as part of their package a full cleaning! I offer this feedback to help others calibrate their expectations. Overall it was a positive experience. I waited several months to post this review until I returned from travel and could see how things were settling after regular use. I'm loving the new bathroom and recommend WISE.

The quality of workmanship on the bathroom, flooring, windows, skylight, cabinetry, and finish work was very good. The crew was hardworking, skilled, and detail-oriented, and we are very happy with the final results. The project was also completed on or ahead of schedule, which we appreciated. Unfortunately, our experience with the project managers, Amir and Hamid, was less positive. Communication was sometimes unclear, change orders were not always worded or documented clearly, and some issues led to misunderstandings that could have been avoided with better communication. For example, there was confusion over touch-up painting after stucco was patched around the new windows. The scope and pricing could have been communicated more clearly. We also had an issue with the shower glass door installed by a subcontractor, which failed inspection. We expected Aria Build, as the general contractor, to take greater ownership and help coordinate the resolution rather than leaving us to handle it. Overall, we want to give credit to the crew for their hard work and craftsmanship. We are pleased with the finished product, and the timely completion was a definite positive. However, project management, communication, and accountability fell short of our expectations. With better documentation and more ownership when issues arise, this could have been a much better overall experience.

Nathan and his team are fantastic…read more I worked with Nathan on a full-gut, fully permitted renovation project. Having talked to multiple GCs to get quotes, it was clear Nathan had a very honest and reasonable approach. He also was happy to show his previous work as an example. It's also a great sign that he has a good relationship with his past client, and I can see why, now being one of them. Even after the project had mostly finished, Nathan was still helping to touch up any minor issues the previous client had. This amount of service really convinced me Nathan was the right person to go with. Nathan worked with me diligently throughout the planning phase, addressing any hiccups. He is also great at handling inspections and it was completely hands-off from me, which gave me great peace of mind. During construction, his team worked quickly, efficiently, and with high quality. He and the foreman had a great understanding of construction techniques and would explain in detail exactly what we needed to do. This gave me a great understanding of what exactly was going on in my house and give me confidence in the construction quality. Nathan was flexible with schedule. We were able to meet almost every week during the critical times and every other week otherwise to go over updates and scope of work. When needing to hit critical deadlines, Nathan and his team delivered. When decision points came up, we would go over options and he would give his advice. We were always able to quickly come to a decision. When issues came up during the build that required going a more expensive than expected route, Nathan often quietly addressed them without adding an extra charges. While I tried my best to avoid changes in scope, they inevitably come up. Some of these things Nathan covered for me. For everything else we were always able to find a reasonable path forward. When I pointed out small quality issues, Nathan didn't hesitate to get them addressed. The attention to detail is great - we acclimated the hardwood, beautifully mitered waterfall edges, installed clean under cabinet lighting, got the walls down super smooth and touched up all imperfections, custom arches were clean and perfectly curved, trims and baseboards were seamless - the list goes on. He also has a great network of skilled laborers and suppliers that all help reduce the cost a little and ensure expert quality. While the overall schedule did push out a bit (which seems inevitable in construction), the end result was worth the wait and I'm overall very happy with the quality of work and finishes. I think the best thing with Nathan is that it makes the stressful process of home renovation as stress-free as possible, and you can be rest assured he will get you across the finish line with a result that you will be happy with.

I'd like to begin by saying that we had hired Nathan as project manager once before to remodel our…read moremaster bathroom. Because we were so happy with the entire process of that job, we wanted him to handle our kitchen remodel as well. The kitchen turned out great and we are very happy with the result but there were a few problems along the way. Ours was a pretty straightforward remodel, we wanted to paint our kitchen cabinets which were original to the home built in 1969, place new porcelain countertops with a waterfall at two ends, replace the vinyl flooring with porcelain planks, and repaint the walls and ceiling. Our kitchen is a rather small galley type kitchen, so the project wasn't huge, and was expected to be completed within 5-6 weeks. Things got off to a slow start, the installation of the floor took 5 days, and didn't include the grouting which was accomplished by a different employee on a separate day, so it actually took 6 days. The installer did a nice job, but was exceedingly slow. The flooring was covered with construction paper to protect it before the grout had been cleaned off, so when it did come time to clean it, the grout had completely dried, and was difficult to remove, and took an additional full day to complete. It was estimated that 3 slabs of porcelain would be needed for the counters, but we wanted to buy an extra slab because the veining on the porcelain we had selected was complex, and we wanted the sections to flow as perfectly as possible. After the countertops were installed, which turned out amazingly well, a crack developed in one section that ran from the front of the counter all the way to the wall. Nathan was great about the whole thing and agreed to obtain another slab in order to replace it, which he did. Almost immediately, the replaced section developed a crack in exactly the same spot as the first. It was at this point that it was realized that our counters weren't perfectly flat and level, nor were they sufficiently rigid, which is a must for porcelain slabs as they are somewhat fragile. After some adjustments which included the addition of an underlayer of Hardie board and some reinforcement of the counters structure to increase the rigidity, a 3rd section was placed. The matching of the veining was not as perfect as the first installation. This was disappointing, but we would have accepted that, however, because the height of the counter had been raised due to the installation of the Hardie board underneath, the waterfall end was no longer long enough to reach the floor. Without consulting us, the fabricator spliced on a narrow strip at the floor level which did not match the veining at all and noticeably stood out. I messaged Nathan right away, and he agreed that this was not an acceptable solution, and agreed to obtain even more counter material to replace the waterfall section. At this point I was becoming slightly annoyed and asked that two slabs be obtained so that the entire section of countertop, the waterfall as well as the next section which adjoined the piece that had cracked twice could once again be matched to the level that the original installation had obtained, and without hesitation, Nathan agreed, and much to his credit, and the craftsmanship of the fabricator, the 4th attempt came out beautifully, and we are delighted with the way it now looks. The project ended up taking a little more than 9 weeks instead of 6, however, because the installation took longer than expected, we had to halt progress for 4 days for a previously planned vacation, and an additional 2 days when we had another pressing matter to attend to that was originally scheduled to be beyond the expected completion date, so that six days was on us but only necessary because the project ran longer than anticipated. I was going to rate the job as 4 stars because of the problems with the porcelain installation, but because Nathan was so understanding and easy to work with, and went the extra mile to ensure a quality job in the end, we decided to give True Builders the full 5 stars. To sum up, we are delighted with our new kitchen, but we think that a lot of the delay and frustration could have been avoided if someone had checked to ensure that our cabinets were suitable for the installation of porcelain slabs prior to the actual installation. Despite that, the work was completed to our satisfaction, and Nathan was terrific throughout the entire process, we couldn't be happier with the end result.

We even visited homes 'slightly outside' our ideals so we could garner a feel for what we were most comfortable living with or without. Ray helped us to shop with hope and see the potential of certain spaces but also kept us grounded in our expectations and budget. Throughout our search, we never felt rushed to 'put in an offer.' However, it didn't take long for us to find a home we were interested in. With the knowledge and guidance Ray provided, we were able to submit our first offer, which to our pleasant surprise, was accepted! In June, we bought a home that checked nearly all our boxes: a small mid-century 3bd/1ba on the Peninsula with an immense backyard and in a neighborhood we love.
