I have been a tenant for close to 6 years. I'm 71 yrs old and have mostly enjoyed my stay here. I'm in a 1 bedroom lower level. There have been good times and stressful times but like any other place where you have people from different backgrounds, there are going to be misunderstandings. Since the change in management, there has been a better quality of maintenance, things get done, fixed repaired, replaced whatever. It has taken some time to get the right crew together, people who worked and stayed and did the quality job they said they could. A lot of trial and error but that is life. Judy and now her assistant Cindy is doing a great job relating to the tenant's issues without taking sides, just dealing with the issues, is not an easy job. It takes long hours and dedication to make things work the right way and I'm proud to say I saw Judy do just that. I'm glad to see she has extra hands now everyone needs a break and someone she can trust. I love the 2 doors in front. One a screen door then the heavy front door. The back patio sliders were recently replaced with beautiful white borders and sliding glass doors that of course have a screen door first with a lock on it. It makes the whole room look bigger and more modern. Please don't misunderstand I am not looking for anything for my review, No I'm moving to a place where there are more seniors 65 and over I think will do. I just wanted for people to see Oceanview Terrace with a clearer view and more human insight. read more

I have lived here for over 2 years and have found it to be very pleasant. Alex, who is The maintenance man is always doing one project or another is very helpful. If you need help just ask. Clair and Judy also extremely helpful. I lost a my apt. key 1very cold night, had to wake Clair up, not a good thing, but she kindly got her extra key, opened my door and all was well. I don't know about these other reviews but I do know, 1. No one is perfect and no place is either. 2. We all have our off days 3. Respect and you will be respected. 4. An updated review about how terrible this place is: We just moved out of our apartment. We hired cleaners per Claire's request. We were just informed that upon cleaning the tub, the cleaners discovered black mold that was painted over with white paint. I can't believe this establishment would cover this up. They are lucky that my partner and I didn't have pre existing health conditions. Again, I strongly advise DO NOT LIVE HERE. Claire and her husband and pathological liars and extremely shady. I have resided in the 444 bldg from 7/11-2/12. I love this apartment (upstairs, one bedroom). It has fantastic views. It is dead quiet 98% of the time. You hear and see coyotes which I love. The grounds are lush with lots of flowers blooming year-round.The units are large and well planned. The balcony is as wide as the apartment and you can have gas grills on them. It is very convenient to both Mission Avenue, Oceanside Avenue, and I-5. I love that the balcony gets so much sun. There are always hummingbirds zipping around. I even saw a huge owl perch on a tree outside my balcony. The management on-site is extremely helpful and approachable. They are sensible and reasonable when moving in and moving out. I'd highly recommend living here. read more

I have lived here at Ocean view for about 6 years and have had an overall positive experience. The management is approachable and have always dealt with maintenance issues is a speedy and efficient manner. The units are large and spacious and have nice views and lots of plants and flowers. Neighbors are pleasant and courteous. It is in a quiet location with easy access to major highways and shopping and eating facilities close by. About a mile and a half to the beach, so all you need to do is open the balcony door and the ocean breeze keeps it cool in the summer months. Rent is affordable compared to other places near this location, you can not find a more reasonable rate for this area and convenience that you get. Units also have gas stoves which is a plus because I like to cook. Is a great place to live if you like peace and quiet read more

We viewed the unit, guided by a less than enthusiastic older woman with a BMW convertible and an attitude. She acted as though all we had to do was put in an application with proper proof of income and we would be considered but then continued to say there was a lot of interest in it. We called multiple times to inquire and left multiple voicemails to be called back but nothing. We then did a hail marry and had another phone number call, which looky there they picked up the phone (obviously we were being ignored). Finally, we drove back and tried to get a physical application from her. When we caught her in the office she claimed another couple was interested and didn't want to give us an application. We said, so they've been approved? And she said no, they hadn't applied yet. Soooo why am I not able to???? Oh, bc I don't fit your description of a middle aged white couple? Ok. Once we pushed her into giving us the app after numerous questions, she then said ohh you have a SERVICE ANIMAL?! no we don't allow those here. Just pet cats. ?! This place is very lower class trashy. The sales people act nice to your face and then do shady things behind your back like accuse you of smoking when youre not. Most of the neighbors are older unfriendly people who don't even say hi back. The units are so outdated they have no business charging as much as they do. The area is a crime spree of gang activity. You will most definitely have your car broken into at least once. There's always someone having plumbing issues. There is no ocean view, so they really should change their name. Major problems with toxins in the air here. Second hand smoke all the time, even cigar smoke. Also they use terribly toxic paint and when they paint a neighboring apartment, I get gassed. A more major concern is that a small sinkhole has opened on the side of my patio on the downhill side of the building. The City is supposedly investigating and I'll post the result of that here. The units here are spacious and it is pretty quiet. The rent is reasonable. My problem is with the management, who don't seem to want to make repairs, unless it is something minor and inexpensive. They also display a bad attitude and can be downright nasty when you ask for the bigger repairs. The washers and dryers in the laundry room are really inefficient. Even if you use the hot water cycle, there is visible dirt left on some clothes, like socks. I am planning on switching to a public laundromat, even though it is more expensive and inconvenient. At least I will have clean clothes! read more

This is the worst apt we have ever had to live in. Thought we would save a little, but this place is NOT WORTH saving a couple 1oo bucks or so a month. And they raise the rates each time you renew..... Where to begin... OK, the horrible plumbing/ water pressure, hard water, calcium buildup, and major weak water pressure. In the shower the water goes hot and suddenly turns cold 3 to 4 times during your 5 min shower because 20+ apts share the same weak- assed water supply/ water heater...horrible. The places are old, they paint everything to try to cover the ugly, bathroom and shower has no ventilation or window, so mold and mildew will prevail if you don't stay on it,.... Can't feel comfortable and don't try to have anything on your porch.. In the bedroom it is freezing in the winter as windows let cold in... Be ready to pay a heater bill, no heaters in the room, so you WILL need to bring your own... The neighbors smoke, and the stink comes up and into your apartment, so enjoy the smoke whether you do or not with the so-called breezes. The management are dysfunctional in many ways,..they are judgmental and discriminate against you if you try to speak to them about any kind of issue. If you call with service problems they will worm their way out to not fix any more obvious issues,...and you wind up calling again, to no avail. Things like fixing broken heater, bad faucet or just basic maintenance requests are put off. We tried, but we really hate this place!! DO NOT RUIN YOUR LIVES BY LIVING HERE!! Warning everyone, !! This is a very racist apartment complex, I say this because JUDY , CLAIRES assistant, tries really hard to be decent nice to you if you are not white. She kept asking us personal questions when we told her we were interested of renting one of their close to available unit. She kept questioning if we were gonna have enough money because "unemployment was going to end soon", Keep in mind we make close to what we get in unemployment including the "600" already anyway.... however in her mind she didn't believe it even after I told her I could take her my paystubs etc. Every other complex we went after that had no issue with the unemployment piece or income, and weren't asking us things like "how are you going to get to school?". It's a shame that the corporation or whoever owns this place have people like them running their units. The unit itself was beautiful, a good price and had a big tree near a balcony and it was such a spacious one too. However, it did have a smell in the actual stairs, I'm guessing it is the mold that another lady in here said that this specific unit has. For that specific reason is why we decided to not go again or even beg for that unit anymore because literally that's how it felt, when we asked for an application. Avoid this place maybe when they get rid of these people or renovate their units it'll be worth with dealing with a Karen but until now, stay away. read more

MILITARY DO NOT RENT! They are not on the base housing list I feel that this review is relevant if you're making a decision to rent from Ocean View Terrace. I am previous resident late 2005 while I was stationed at Camp Pendleton. I am only writing this review because it seems that people are experiencing the same issues that I had while I lived there. Improvements or maintenance will not be performed even if yes it is vastly needed please read my experience. October 2005 the toilet in my unit backed up and subsequently sewage overflowed into the apartment. I immediately notified property manager Claire. A plumber was sent to the apartment to fix the problem and at the time the Claire believed the problem had been remedied. However, shortly thereafter, water began seeping through the walls and the ceiling of the apartment. Claire was again notified of the problem on 17 days, however, she sent out a plumber to fix the leak but refused to do flood restoration. Additionally I told Claire that the water was seeping into the kitchen cabinets onto the dishes and food, and that mold was now growing in the kitchen cabinets. At the time my wife was pregnant with our first child and had become ill and required medical treatment as a result of these unsanitary conditions. Furthermore I called City Of Oceanside Code Enforcement (Cases Number 05-3353) came to inspect the premises and cited the property for these leaks. I gave Claire the opportunity to remain this problem by asking her to relocate me to a different department which she said no and that mold is not harmful. I was floored that she actually said that so hence why I called the city. The next thing we did was use a constructive eviction under California Civil Code Section 1942 paragraph (a) meaning that you can evict yourself from my apartment if living conditions are unlivable which I proved with the city of Oceanside citing them. Second I also asked her to return my security deposit which she did not as stated in California Civil Code 1950.5 paragraph (l) they have to return your security deposit within 21 days after your final walk-through inspection which she did not. Oceanview terrace hired a predatory law firm to go after me and try to collect money for breaking my lease that didn't go very well for them. I filed in small claims court for the return my security deposit plus $1600 penalty under California Civil Code Section 1950.5 paragraph (l) for not refunding the security deposit within 21 days. Needless to say I was awarded full judgment against Oceanview Terrace for potentially damaging our health please see photos. Also Oceanview Terrace is not listed as a proper place to rent from base housing as they do not honor military contracts. The Management will not have your interests at heart read more

The units here are spacious and it is pretty quiet. The rent is reasonable. There is ocean view from many of the upstairs apartments. It is situated on a hillside and about a mile and a half to the beach, so all you need to do is open the balcony door and the ocean breeze keeps it cool in the summer months. One bedroom apartments are large and gas and water are paid by the landlord. Heat and stove are gas therefore a big savings. The management on-site is extremely helpful and approachable. They are sensible and reasonable when moving in and moving out. I'd highly recommend living here. I will rent here again if I move back to Oceanside. read more

I would like to say that my living experience here was not the best. Positives are the apartment is huge, storage spaces are great, a lot of street parking, security door on the front door, larger patio and storage in the carport. The rent is initially pretty inexpensive when signing the lease for the first year compared to other places in Oceanside. Don't let that fool you. When renewing the lease the rent will keep increasing, you will not get your security deposit back ($800) and they will charge you even more for move out fees and cleaning, the place is very outdated and falling apart ( had a huge leak in the wall the first month and my couch and rug was ruined from that), bugs galore, centipedes everywhere, rats running around the complex at night, people passed out from drugs all around the outside of the complex, pool is tiny with no jacuzzi, washer and dryer outside of the units, mold growing behind the dishwasher and all over the apartment, no GARBAGE DISPOSAL, and much more. It is very unfortunate that I had to encounter the negative experiences because I was very excited to move into the place and was happy with all of the space I had. It is not a far drive to the beach. Good luck with anyone who decides to move here and wish you a better experience than I had. read more

I have a suggestion for Judy at the leasing office, try removing your gum before meeting with prospective residents! Her obnoxious chewing was very distracting and she behaved very unprofessional. This place seems like a good find at first but its outdated and the pool is small enough to be a bathtub. The so called "ocean view" is a JOKE! there is NO ocean view, you might see a speck of blue in the distance but that's about it. The neighborhood is unsafe and there are nearby gangs and criminal activity. My friend lived on this street for a few months and her car got broken into twice! stay away. read more

My boyfriend and I just moved into a one-bedroom unit on the second floor of the top terrace 3 months ago. So far, we've had an overall great experience. The complex is small and intimate; all the neighbors are very friendly, and it's extremely quiet most of the time. We occasionally notice the train, but it's never a huge disturbance. As for our apartment, it was clean upon move in with seemingly new carpet and laminate wood flooring. We have a pretty good view of the ocean on a clear day, and we enjoy sitting out on our balcony to soak it all in. Aside from older cupboards that don't close all the way and an extremely slow ceiling fan, we don't really have any complaints about the place. And any issues we have had, maintenance has been very prompt and proactive about resolving them. After reading some of the other reviews, we were quite nervous about getting things fixed, but they have been so helpful. There's laundry, trash, and recycling on each level. The laundry room is conveniently close, but the machines are pretty old and don't wash our clothes as thoroughly as we'd like. We find that we prefer to take our clothes to the laundromat if we have the time, which is an inconvenience. The location is perfect for us; it's right off the 5 freeway, and is close to all the important things, such as a gas station, amazing coffee shop -- Black Rock, supermarket, laundromat etc. The apartments are a short five-minute drive to downtown Oceanside, where we enjoy walking on the beach just about every weekend. Although there are some negative reviews on here, we feel this complex has just what we need, and we've really enjoyed our time here. We have lived at Ocean View Terrace Apartments for the past seven years. The two bedroom apartments are quite large and more than one would expect at 1200 sq. feet. The location is convenient to the beach ,shopping and the Sprinter. It's quiet and the management has been very nice. Upgrades are ongoing and the development is well maintained. read more

Close to two years ago I was looking for someplace for my family to call home. Someplace that was affordable and safe. The struggle was real. The day I decided to check out Oceanview Terrace I knew it would be home. My rental is a 2 story 2bd 2ba spacious home with lots of storage space, private patio downstairs and balcony upstairs. This home more than meets my needs. Oh did I mention I have a carport and a car space? The units are full of light and get an amazing breeze, the utilities are extremely affordable (the units are primarily gas), pool for residents, laundry on every level, and most importantly a caring and attentive management and maintenance team that have always made themselves available when needed. I should have sued them...nowhere in the lease I signed and still have,did it say my cats could not go out...the fang that lived next door said he was deathly allergic....as if they would ever go into his place...they were just fertilizing his garden...dah...garden gloves? Crazy cat people would bang on my door telling me they would call the police on me ...I do not have stupid outdoor cats either..But as much as i loved how spacious and scenic the top tier apartments...it wasn't worth losing them to those ballsy urban coyotes that would howl in the parking lot and certainly not for fricking anal neighbors who were constantly complaining about petty crap, not to my face, but to management who would write me a warning....really!!? for vacuuming up a broken lightbulb late one night as I was moving in. read more
