Stayed here long-term from June-October 2020. Overall it was a great stay. I enjoyed being in a large pull through site. Enough room for my 34' TT, truck and car. The other tenants, both short term and long term, are very friendly. It was a good mix of young couples, families with young children and retirees. Nothing is perfect. Sometimes washing machines break. Sometimes there was construction going on. Sometimes the neighbors hired a mariachi band for a birthday party in the middle of the day. Haha! But that's RV life in general. I did miss being able to have a campfire at these sites and unfortunately the hot tub is still closed due to COVID, but I definitely will be staying here again in the future. read more

Honest people beware!! The management is absolutely terrible here. They are extremely rude and cannot be trusted. You may think you have a spot reserved through a particular date and then find out they expect you to be out much much sooner, and call you a liar for recalling it differently. That's convenient, right? They had also promised landscaping... nope, you're stuck w dirt that you'll track into your RV. I would give this place zero stars if I could. If you enjoy being disrespected and crave the uncertainty of where you'll park your home, then this place is for you! Otherwise, steer clear. read more

We just started our second six month stay after leaving for our 24hr period. We absolutely love this park! The staff is always friendly and you can tell they really care about the park. We have a 37ft TT with two vehicles. We've had no issues fitting them both in either of our sites. But, even if we did there's adequate extra parking for the larger trucks. The long term and the short term guests have been pleasant. The dog park gets the job done perfectly fine and there are two landscaping areas to walk them through as well. After reading through other reviews, I can absolutely tell the staff pays attention to them and upgrades where they can. As with everything, nothing is perfect. The WORST, most unfriendly, and cold RV Park I have ever stayed in. They provide tall wooden blocks to every site, as the park is on a slant and the rows of identical packed-in 5th-wheels and 3/4 ton trucks, made me feel like I was staying in a storage yard. No globe lights, red checker table clothes, splashing in the pool, BBQs, or happy conversations outside and ESPECIALLY NO PETS. Traveling with an 8-year-old Italian Mastiff and an 8-week old English Bulldog puppy, I was reprimanded for having them outside (mastiff on a leash and the puppy in her crate), while I was loading the car. Despite what the rules & regulations stated, neither was allowed to be outside if I was inside working (with the doors and windows open). The dog park is a 10 x 10 bed of rocks, while other parts of the park have marked restrictions (due to 'landscaping'). The staff was downright rude, borderline disrespectful and I would have canceled my pricey week-long stay after the first night, but their restrictive 'policies' would have provided no refund and added a fee for cancellation. DONT DO IT... the sheer and utter lack of caring and indifference from this park, not only shows through with their grounds but also with the fact that this bad review (as well as many others) will get no response from any 'concerned party'. read more

My wife and I had originally planned to stay at Olive Ave RV Resort from January 2023 through July 2023. In April 2022 we had visited the park and after a lengthy conversation with office manager Eric and property manager Jeff Hale agreed upon our site and on the terms of our stay. Several subsequent conversations with Eric included minor additions to the dirt area around the entrance to the RV (bark to reduce mud) and canopy/gazebo. In July 2022 we paid our first month fee and moved in January 2023 . Within 2 weeks we were told we were only booked for 1 month. Neither Eric or Jeff Hale would admit to what was promised in our conversations and in fact told us that the site we had agreed to would not be available. We were told we could stay in the promised site until March 31, 2023 then be moved to another site which was one of the worst sites in the park. Ultimately we were told that no promises were made, no agreements existed and that we were either lying or imagining agreements that never existed and that continued efforts to express our dissatisfaction with the situation would result in a 72hr notice to leave. Jeff Hale's response to being reminded that we had left behind our previous life to pursue our RV life was met with "not my problem". One final thing that echoes other posts about the management at this park, there in fact does appear to be a racial component to their behavior and I say this as someone who finds playing the race card repugnant and has never used my Asian ethnicity as a playing card but I do believe that is the game be played here. In closing, the park itself is nice, quiet and clean and it's sad that it's ruined by the likes of the bunch given the responsibility of running an honest respectful park. At the end of the day, it's irrelevant how nice the park is if the management is dishonest and petty. If you stay here more than a weekend make sure you get EVERYTHING in writing because if you go with a handshake, a smile and a kind word you'll have what IS in writing shoved in your face. read more

We closed escrow on our home the end of January and stayed here until the weather warmed enough for us to travel east. I was a bit disappointed we were unable to use the discount available to Passport America members. It's only valid certain days and first time users. So if you want to take advantage ask up front! We were able to use Good Same discount. Park is clean. Noise was only an issue when we were in spot 60, along Olive Ave. we heard the metal plate in the road every time someone ran over it. The street noises were not an issue when our trailer was closer to the office. If we still had a trailer, we would stay here when visiting family in the area. read more

First and foremost I want to give a big shout out to the management and staff at this location. They go above and beyond to welcoming y ou and asking for anything thing you may need to make. your stay better, thank you Eric and Cindy. Next is the Park manager (I call him the Mayor) Jeff Hale, Jeff never stops working never stops moving and is always there to take care of any needs your sight our you may have. We stayed for 1 month (the month of August) the sites do have a slight slope however they supply what's needed to make the adjustments easier. The park is always clean and everyone takes care of their own sites. there are long term RV owners that are here and everyone is very welcoming. If your not into meeting anyone that works if your outgoing and want to meet people that works as well. The pool is always a nice touch and is well maintained and clean. There are some kids here but everyone is very respectful and courteous. The location is amazing you are about 10 miles from the beach, 12 miles from Lego Land, 15 miles from San Diego Wild Animal Park and maybe 25 miles from the Zoo with easy access to the freeways that will lead youth your destination. I will be staying here again and when reading some of the negative reviews I started to think maybe the people that wrote those reviews may always wright those type of reviews or at the least look for something to complain about. Lots are very narrow, rvs are about 10ft from one another with no privacy hedges or fences. If you sit outside on the picnic table provided, you'll hear everything your neighbor is doing as well as an upfront and personal view of their sewer connection. This place is basically a parking lot, an expensive on at that. read more

This is the second time my family has stayed here. We enjoy the proximity of this park to Legoland. It's clean and the pool is nice. The office staff are friendly and so are the people in the park. Besides the pool there isn't much for small children to do, but we don't mind. read more

2 year old park located in the Barrio of Vista. Gunshots. Helicopters. Tow yard to the West wall, loud Mexican themed parties to the North wall, busy street to the South wall. The space are weed infested, with overgrowth and little sticker balls that get in the dogs fur and paws, then in the carpet. The sprinklers soak everything on the patio. I had to cap my sprinklers, pull the weeds, rake and level just to have a place to put my carpet and sit outside. And the sites are so unlevel that a 35' rv has to have the front 3-5 feet higher and you have to have steps to get to your steps. If you have bad knees, go elsewhere. The manager is a jackass, but he's leaving this month, rumor has it. He harasses the weaker people, handicapped people and women. Nice people live here, so that's a saving grace. The pool, spa and restrooms are nice. read more

For the past few summers we have stayed here while we vacation rental our house. It is super quite and every nieghbor we meet has been extremely friendly. The showers and bathrooms are always very clean and the pool/hot tub area is well kept. I feel very safe with my children walking to and from the pool area/bathrooms by themselves. Plus, the WiFi works really well so the kids and wife had all the mobile devices working like champs all summer. The beach area is still pretty close, carlsbad and oceanside have some amazing beaches for a day in the surf to enjoy buggie boards, surfing or even paddleboarding at the harbor. Oceanside has gone through some major improvements to at the pier area with some fun nightlife and great restaurants to watch a coastal sunset. read more

Parking spots are very close to one another. Many children running around screaming. Some long term guests have makeshift pens outside their RV with weeks worth of dog poop in them. Management is unwilling to deal with complaints. Nightmare. Definitely not a "resort". It's trailer park with Trailer park issues. read more

First impression newer park all concrete slabs and about 60 sites. We were set next to a lady with two yippy rats that barked ALL THE TIME AND AT ANYTHING. She wouldn't even tell them to stop. I have to get up early for work and work 7 days a week, so I was pretty irritated but already paid for the month. She also had a baby gate around her door so they can just run out and start barking whenever they wanted. I can't believe that this would be acceptable here or anywhere especially her being right next to the office too. read more

Unbelievably horrible experience. I made a reservation before my trip and number of days before, it was cancelled with no explanation. After calling, I found that the site, which had been reserved for months, was double booked. Now, I have no place to stay and all other places are booked due to the 4th of July weekend. This park really left us in a bad spot and caused us to cancel our trip to California from Colorado. I am etremely disappointed and frustrated. read more

I can't recommend this park. The neighborhood is very sketchy. There are very few trees. Just concrete pads with RVs close together. Price is high, even for coastal California. I recommend Escondido RV Resort if you are open to this kind of pricing. read more

I called the phone number for 2 days before I finally got to talk to anyone. Then it turned out their website was wrong and only found out at the last minute that I had nowhere to go because they discriminate against and strictly deny people with RVS that are older than 1998 even though their website says 1995 or newer. read more

We wouldn't stay again but it was very crowded so other people must like it. Our biggest complaint was the noise. The people beside us must have had their music cranked because we could hear and feel the bass from their tunes in our rig. The place was clean and beautifully landscaped too. Just canceled my reservation at Olive Ave. RV park,only had it for four days had to cancel for family issue,so never got a chance to try the park,told the manager,female,Senna,or something like that,heavy accent,that I would rebook for later summer date.I was charged a $25.00 cancelation fee,I stated that I just made it and the camp date was eight weeks away,she stated the fee was set in stone,really?I explained I have been RV-ing for 15 years and that was not standard in the industry,she said that's their policy,I told her that I would not make another date at their park and would tell all my RV friends about how I was treated,and she said thank you and hung up!Brand new park,with customer service like that they may not be around very long! read more

It's a nice clean little park with good spaces, greenery, small dog park, laundry and recreation room. It's modern and conveniently located to area attractions for a reasonable price on passport america and clean too. The staff was friendly. All of which would get it a 4 star review. I only give 5 star to truly stunning parks. However, it is next to an old run down trailer park, which doesn't bother me so much as much as what I am about to detail... I wanted to like this place, but the excessive UNDISCLOSED dog fee, NOT mentioned on their website or passport america, of $5 per dog per night was not acceptable. $5 for two dogs perhaps, but still needs to be disclosed. But honestly for one night it should be maybe $3 total for two dogs. You couldn't do an online or phone reservation for passport america, so you had to drive up and ask if available and again nothing said there was a $5 per dog fee unless you could do an online or phone reservation, which you can't. Parks that have pet fees disclose then in important compground notes on passport america APP. So we drive there and Igot through the check in process and had to ask why it was $10 more than it should be, only to find out they had the dog fee. I appreciate them offering passport America but the savings is dramatically reduced when you pay $10 more a night for 2 dogs. And I have been to plenty of nice parks with dog parks and dog poop bags and they don't charge or charge very little. The next problem was the water faucet at our site was so low to the ground and angled wrong I couldn't get my pressure regulator on. You always have to be able to put that on to be safe and protect your RVs plumbing. I have heard horror stories about people RVs being flooded when they didn't use one. Also the faucet handle was broken and stuck at one setting and only could be turned off by a master valve. There was a second working faucet on same pipe, but you couldn't use that for your city water connection it the other faucet that was broken and stuck would just run all over the place, as the Master valve controlled them both. And that took time for me to deal with and was never resolved. Additionally, they were enthused to tell us they had cable and I was looking forward to that less common amenity, and then it didn't work at all and I had to do all the troubleshooting taking time from my day to do so, only to have that not change at all. I relayed all of this to both people working there and was offered no further compensation. I could have asked for compensation, but the point is for the business to feel responsible and want to please you without you having to ask. That's what makes for better ratings. They did apologize and say they would have someone fix the problems, but that and $3 will get you a cup of coffee. Money talks. walks. On the bright side, they did have an offer for everyone to get $5 credit for a yelp review good or bad, so here it is. But that would have been the case without the excessive $10 dog charge or the problems we encountered, and therefore I'm not counting that as compensation. So what would have been a 4 star review most likely is a 3 star for the reasons I mentioned, but frankly I should have made it 2.5 stars if yelp allowed it and if it wasn't a clean and modern park. read more

This is a relatively new park, with concrete pads and many pull-through spaces. Full hook-ups, wireless, laundry facilities, a small pool, etc. From here you can easily reach many of the fine North County beaches or the Safari Park. The landscaping is rather spartan and there aren't many trees, but I gave five stars because of the service. The gentleman that runs the park was very personable and accomodating, coming out and greeting my family personally upon arrival. We'd actually booked for the entire week to attend a nearby event, which was subsequently moved far south due to the wildfires. We didn't find out until two days into our stay that we wouldn't need the rest of our 7-day reservation. The manager was very understanding gave me a very generous refund. I would stay here again if for no other reason than because of the excellent and caring staff. read more

We stayed here for about a week in mid December. The manager was warm and helpful on both occasions we interacted with her. This place was clean and the Wi-Fi worked well - speed was reasonable enough to stream sometimes. We had no issues with full hookups or cable TV, although you do need strength to lift the heavy metal 1' diameter steel cover off the sewer hookup. Be careful you don't pinch any of your fingers. We didn't use the laundry or restroom facilities. My wife and son happily used the heated pool and hot tub. It's unusual that the park is on a grade, but they provide blocks to drive up on. It was easy and the blocks at our site were the perfect height. We had no problems with the neighborhood and felt it was safe to leave our coach all day while we visited Legoland. The nights were quiet and we were up in the front at site #3. Only minor ding from our perspective was the lack of play area for kids, but the heated pool helps. read more

We had a great time here. Mel and his wife were extremely friendly and helpful. They helped us park and set up. We are first time RVers and they helped make our vacation safe and fun. The facilities are new. Great restrooms, laundry room and pool area. The sites are very uneven but they provide large leveling blocks for all who need them. Thanks Mel for your attention to detail. The quality of the park is fine. But that positive feeling generally goes away quickly if you go monthly and get an electricity bill. I got a bill for $125 even though we have 3000 watts of solar on our roof and barely were switched on. We used 148 kWh for that price which comes out to $.85 per kWh. National average should have made our costs around $15. If you must stay here long term take pics of your meter before and after every 30 days then send them and your bill to San Diego weights and measures complaint department at sdcawm@sdcounty.ca.gov if they go over $.30/kwh. We cancelled the remainder of our reservation we had for 6 months because of this unethical unapologetic behavior and business practices. The property management website basically boasts about how they extract the maximum amount of money for their Mobile Home and RV Park Client Owners. It's not welcoming and a bit un-American. This is a fairly new park which is very clean and well kept. The pool, hot tub, restrooms and showers, and other facilities are quite nice. Like all the other reviews, the only drawback is the pads not being level. They do provide each pad with a set of ramps which will get you level. Biggest drawback with this is if you have a entry door at the front of your coach your steps are quite high! ONE previous reviewer was quite negative about the staff, the park and the neighborhood but that person was WAY out of bounds. This is a typical nice SoCal mixed neighborhood. There is a 7-11 just 1/2 block from the park entrance and another reviewer already mentioned the RV-friendly Costco gas station one exit away on hwy 78. We enjoyed our time here and definitely would return again. read more

Nice clean RV Park this is not camping it's RV parking all concrete pads 90% are pull throughs  and pretty much level they supply leveling blocks and the staff is real nice small pool area but nice. Located in the middle of the city by two busy cross streets so if you can stay north of the entrance because of traffic noise conveniently located if your sightseeing the real kicker is they don't allow RVs 1999 or older which seems kind of judgmental the person next to me was told he couldn't bring his RV next year so because of that I will not be going back. read more

This is a fairly new RV park with pull through and back-in sites. The RV park is clean and neat. The bathrooms and showers are also clean and in good working order. Same with the hookups, all worked as expected. The pads are not completely level, but this wasn't a problem at all for us since they provide ramps that worked very well. There are a few things that will likely improve with time. First, there is no shade, but in a few years, the small trees will grow to provide some needed shade. The most annoying deficiency was in the Wi-Fi, it was extremely slow and for all practical purposes completely unusable, even for email. This was particularly problematic for me because I needed to do some work and was thus forced to go to a local McDonalds with decent Wi-Fi. read more

Park is small and quite for the most part. Neighborhood behind park gets a bit noisy with loud Mexican blaring at times and neighboring mobile home park is quite the eyesore. Park is just a few years old, so without established trees. Definitely would not recommend staying at park during the summer-way to hot, no shade. Concrete pads built on an extreme slope create quite the challenge with getting rig leveled. Park is poorly lit and therefor challenging to get in and out of after dark. Parking your car at night is difficult due to poor lightening as some spots you have to back into your spot due to a 1 way street. They finally put in picnic benches at all the sites which is great - even put in nice wooden ones at some sites. But did notice recently they began to paint a nasty yellow color. Pretty tacky looking, and they didn't bother to paint entire picnic table just table top and bench. Ruined perfectly good picnic tables. Dog park is quite small and poorly maintained, trash (pet waste) is not emptied on daily basis so reeks most days. I have stayed at park a number of times over the past year & property owners seem to be struggling with find decent managers to run place. First set were elderly couple who were in-experienced and appeared to be struggling running park on their own, frequent billing errors, reservation mix ups, but made up for it by being very friendly and accommodating. Next set of mgrs were ok, once again inexperienced, & a bit challenging to deal with at times. But they at least seemed to learn from their mistakes. Current set of managers are rude, very anti-customer originated, and do not seem at all experienced at running a Rv park. Attitude is that the park is there little kingdom and we should all feel privileged to be allowed to stay at park. Manager (Harry I think is his name) is a tyrant. Twice in during a 2 week stay recently I heard him berate a fellow park employee (an elderly man who seems to do most of the manual labor at park). Manager seems to enjoy picking on him. Manager spoke to other employee in a tone and manner that would definitely have gotten him fired at most businesses, guys a lawsuit waiting to happen. Wife who runs the office (not sure of name might be Letta), is completely clueless with reservation system not a single reservation of mine has been recorded properly. She is not at all accommodating, my guess is because she can't maneuver around in system well enough. I had neighbors who stayed at park for a few months and have had to move around to 3 diff sites, but yet there were always empty sites through out park. Some of the comments that come out of the woman's mouth are shocking for someone in the type of business they are in. One of her favorite and frequently used phrases is "how is that my problem" which of course she uses with customers all the time. Seems the park has decided to raise rates primarily for their monthly guests. Manager even told every one it was to discourage monthly guests from staying at park. Which seems odd as long term guests would be a lot less work for managers - only 1 check in/check out during a long period of time, monthly guests pick up tab for their electric ( which is exorbitant during summer), and I would think having a set number of monthly guests would provide a guaranteed income each month that prob covers park overheard. And as a guest I would say the long term guests are one of the more positive aspects of park. I travel full time and have stayed at many rv parks and this park has some of the nicest long term guests. A great mix of age groups, retirees and non-retirees. As the managers do not mix with guests at all the long term guests can be counted to help with recommendations for local activities , repair shops, info about community, things you would normally expect to get from management office. My advice to owners is if you really want this park to become a true hidden gem with a great reputation be a bit more selective with who you choose to have run your park. This last visit of mine I heard way to many guests saying they would not be returning to park next time they were in area unless new managers were brought in. Which is very different than comments I heard a year when ago when I stayed at park for first time. read more
