    We toured Olive DTLA Apartments a couple of months ago, and have recently moved-in. Breanna, Josh, and the rest of the team have been accommodating to our needs. After searching for a luxury apartment complex in DTLA, Olive just felt like home. It's also a plus that they have available EV Charging Spaces, as most other communities had long waitlists.

    Updated: see move out charges Worst place you can EVER live at. So happy i moved out. Be warned. The owners and management of this place are clueless. I literally have to send numerous emails to get a response (see below) supposedly I'm getting a deposit back but they don't even have my new address BECAUSE THEY NEVER RESPOND TO EMAILS RIGHT AWAY. Also just a piece of advice people that live in this building make high salaries or own a business. We were not born yesterday but management certainly thinks we all were. Also your fob is on your phone which means anytime you have a guest or your girlfriend over, you have to beep them through all the doors as opposed to regular buildings you can just hand your guest or spouse the fob. Not here because it's on your phone. After my experience here I will never live at a Watertown owned property. Kindergartners could run this building better than anyone they have working there. The only plus here is security and maintenance actually do their job. Management and front desk sit on their phones all day which makes me wonder why they can't respond to simple emails. What could you possibly so busy with? Not like you do anything to help solve problems the building has.

    I am writing this because I do not want someone else to have to experience what I experienced. The property is very poorly maintained. The tenants let their dogs urinate and defecate all over the hallways, and management does nothing to stop it nor do they bother to clean it. The carpet in the hallway leading to my door remained soiled in dog urine and feces for 8 out of the 10 months that I lived here. It smelled awful. Despite numerous complaints, management ignored me and decided to leave it that way. They cleaned it once, and then it was immediately back to unsanitary conditions less than a month later because there's no regular custodial staff. Next issue is trash. Many tenants choose to leave trash in the hallways when it doesn't fit in the chute. The trash stinks up the hallways, and it attracts flies and roaches. It's especially bad on weekends, when no staff is on site, and the trash stays there until Monday. Management. It was extremely frustrating when I would point out the serious unsanitary issues we were experiencing, and they would acknowledge they were aware and do literally nothing about it every time. Utilities are run through a third-party (Conservice), and you are charged the same no matter how much or how little water/electricity you use. They allegedly average out the utilities for the entire building. It came out to $160 per month for a studio! I didn't even live there the first 7 days of my lease, and was charged $40 for those 7 prorated days. "Amenity fee" of $35/month is quietly tacked onto your lease after you've already gone through the entire credit check process and your lease has already been drafted. I don't understand this fee, since they don't even bother to have custodial staff to clean the place. The only way to access the building and elevators is through an app on your phone. It makes it almost impossible to get any food or groceries delivered to your door. I had to meet them outside or in the lobby every single time. Also, god forbid your phone dies. You won't be able to enter your own home past 6pm. Noise. The property is located adjacent to the fire station, so it's sirens all day and night long. My unit faced away from the street too. I hate that I felt the need to write this review, but they truly deserve it for the blatant disregard for their own residents' well-being. There's so many other communities in the same area that are actually maintained for the same prices.

    Someone threw away their bed frame... in the hallway. At least they made it to the trash shoot.

    If you're thinking about it, just don't bother. I'd say this is my worst experience living in an apartment in my life. Let's go with some highlights: - The building requires a phone to access doors and elevators. Sounds cool right? Well no... especially if you forget your phone and walk out the door or your phone dies while you're out. The security is always MIA and never helpful to get you back into your unit. - You will constantly see dog feces in the hallways. Sometimes the feces will be in the hallways for weeks. In one of the garages, the "doody" has been there for months. - The trash chutes don't work all the time which causes tenants to leave their trash in piles in front of the door. - There are tenants that don't even bother to take their trash out. They just leave it in front of their doors... for days. - We have "secure" mail boxes... but guess what? Mail carriers like to leave your things in the open and people can just take what they want. I lived there for 15 months. I lost 27 packages. - There was a dude stabbed in the alley behind the building. - There was a shooting in front of the building... check the other reviews... you'll see the pics. - If you cook... there is a kitchen fan above each stove... great right? NO. The kitchen fan's exhaust vents into your unit. If you burn something, the vent sucks it up and spews it into your living room. It's wild. Also, frying things on the stove leads to the oil being sprayed all over the place if you turn on the fan. I brought this up to management and they said that the builders were being cheap so the exhaust was placed in the unit instead of venting outside. - Sooo many miscellaneous charges each month. You get billed directly from the building for your utilities. These fluctuate based on THEIR calculation. I am a single person renting a 2bd. I have to pay for 2bd electricity regardless of how much I use it. I barely am home and still pay the same as other 2bds that have more than one person in it. - Yes, the management is useless. The security is also useless. They are nice though but still won't be able to solve any issues. - The gym has cheap equipment and always dirty. - There are also many tenants that are incredibly inconsiderate and don't bother to pick up after themselves. - Avoid the pool area unless you want to get an infection. - Move out charges will be obnoxious and unexplained. Look... if you want a place downtown, this is not it.

If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
