Out of the six apartment buildings I lived in over the course of the last decade, OLiVE DTLA is by far the worst residential experience to date. While numerous issues have been experienced and I was waiting to address them in a review upon moving out, seeing Hunter Seymour's review of property theft convinced me to speak out earlier and warn others to consider alternative living arrangements. First, like Hunter, my car was broken into while parked in the subterrain garage on December 16, 2024. Despite $1,400 of property stolen along with important taxpayer documents, the property management team refused to assist police with reviewing video footage. In fact, the then-lead property manager, Emily Stone, informed both police and me that OLiVE had to "protect privacy rights over property rights" and redirected me to review the lease stating OLiVE had no responsibility for lost or stolen property. The LAPD denoted how unusual her response was as no one accused OLiVE of bearing responsibility. Rather, they simply wished to investigate a motor vehicle break-in and property theft. Seeing Hunter's review months later is confirmation that the issue has not been addressed even with new management and the OLiVE company culture will continue to be problematic for tenants. Second, despite having security on-site and in close proximity, packages have been stolen from the lobby whenever the delivery system has been down. Third, apartment appliances are at the end of their life cycle. My washing machine broke down four times before maintenance replaced it. Fourth, despite assurances from both Jon Penkala and Emily Stone that I could move-in and not have to pay the pet deposit as my health care provider was traveling for the holidays and my certification form expired the prior month, I was charged the pet deposit. Emily refused to refund it. The management team dodged emails and inquiries for nearly four months before Emily made her decision. Misleading tenants regarding the reimbursement timeline paid for a documented service animal is the antithesis of professionalism. Fifth, since Emily and Jon were replaced with a new property management team, core issues above are still unaddressed as noted in Hunter's review. Further issues being non-permitted cars parking in handicapped parking spaces; car break-ins and property theft in the garage; etc. When the issue was raised with Eric, he assured me he would send out a community-wide email regarding the former. It's been over two months, and I am still waiting on said email. Last, when I raised concern that the lease is not compliant with the Servicemember Credit Relief Act and asked it to be amended to meet the statutory protections afforded to military service members who need to break leases for military orders, which the law dictates only requires a 30-day notice rather than the 60-day notice in the lease, I was met with outright hostility by the property management team and informed their legal reviewed it and said it was fine. If you are military and consider renting here, be sure to send a copy of your lease to JAG and the California State AG should they give you any difficulty with breaking lease for orders. These incidents were all experienced within the first six months of residency with little improvement. read more

I'm approaching my 3rd month living at this property. While it is still early, it has literally been everything I wanted and needed in a space and more, especially since it's my first time living alone without a roommate. I love how secure the building is. After hours, the first parking gate closes and the elevators and doors require swiping your phone for entry. The swiping feature does get annoying sometimes if you are carrying a lot in your hand but I don't mind it because I feel safe with that feature being available. The second parking gate is not accessible to the public at any time and people who live here have an opener that grants them access. Security is at the desk overnight. I feel very safe and secure in the parking garage. The building smells so fresh which was one of the first things I noticed and was important to me when I was touring and making my decision. Other buildings I toured did not smell fresh at all so that really won me over. The building has janitors cleaning each floor and amenities very frequently. The amenities are 10/10 from the rooftop, to the pool area and workout room. I love how they allow you to mount TVs and repaint your apartment as long as it is painted back to how it was when you first move in. I love that there is a package room which you get access to once your package arrives with a code sent to your phone/email. The ONLY thing I do not like about this place is the person that lives above me stomps with every step they take and it's very disruptive to my sleep and overall peace at times. I actually don't mind the hustle and bustle of the city noise but that constant stomping gets me and there's not much I can do about it unless the property responds with a solution for that. But 10/10 recommend. I was always told not to move downtown so moving from East Hollywood I was hesitant but I'm so glad I did my own research on the area and went with my gut decision. It's so close to Santee Alley which is perfect because I like to shop and it's close to a lot of other main attractions and cute spots in DTLA. There's no homeless people camped out outside the building. The staff are nice and helpful. I love calling this place home. I hope to upgrade eventually to a one bedroom or loft as they are really nice in this building also but I love my studio. read more

I literally have to send numerous emails to get a response (see below) supposedly I'm getting a deposit back but they don't even have my new address BECAUSE THEY NEVER RESPOND TO EMAILS RIGHT AWAY. Also just a piece of advice people that live in this building make high salaries or own a business. We were not born yesterday but management certainly thinks we all were. Also your fob is on your phone which means anytime you have a guest or your girlfriend over, you have to beep them through all the doors as opposed to regular buildings you can just hand your guest or spouse the fob. Not here because it's on your phone. After my experience here I will never live at a Watertown owned property. Kindergartners could run this building better than anyone they have working there. The only plus here is security and maintenance actually do their job. Management and front desk sit on their phones all day which makes me wonder why they can't respond to simple emails. I went to view this place today and it smelt like roaches. I almost threw up. Someone commented below and confirmed with pictures that they do. In fact have roaches. You can see the roach eggs on the lighting outside. Also, what struck me was the apartments I saw today weren't even clean. I seen fingerprints all on the microwave. It's like they didn't even bother to clean it before viewing it. I'm traumatized. I had to throw away my clothes I was wearing because I didn't wanna attract any bugs into my home or vehicle. read more

The worst place I lived in LA for many reasons. Management tried to double charge for a parking spot & tried to charge for repairs to another unit I had no affiliation with. Mail & packages get stolen so frequently that I had to stop ordering things to the address. The hot tub is always coated in a disgusting brown scum because they would nearly never clean it, even after residents begged them to. When they wouldn't take care of their courtyard fountains or their elevators & then they broke, management would send weird & poorly spelled emails claiming they were "searching the world" for the parts they needed. The hallway carpets are covered in stains from tenants' garbage bags & are rarely cleaned. They'll even try to get money out of you years after you already moved out & paid everything due with verifiable proof. There are great options in downtown LA, but this is certainly not one of them. read more

I am writing this because I do not want someone else to have to experience what I experienced. The property is very poorly maintained. The tenants let their dogs urinate and defecate all over the hallways, and management does nothing to stop it nor do they bother to clean it. The carpet in the hallway leading to my door remained soiled in dog urine and feces for 8 out of the 10 months that I lived here. It smelled awful. Despite numerous complaints, management ignored me and decided to leave it that way. They cleaned it once, and then it was immediately back to unsanitary conditions less than a month later because there's no regular custodial staff. Next issue is trash. Many tenants choose to leave trash in the hallways when it doesn't fit in the chute. The trash stinks up the hallways, and it attracts flies and roaches. It's especially bad on weekends, when no staff is on site, and the trash stays there until Monday. Management. It was extremely frustrating when I would point out the serious unsanitary issues we were experiencing, and they would acknowledge they were aware and do literally nothing about it every time. Utilities are run through a third-party (Conservice), and you are charged the same no matter how much or how little water/electricity you use. They allegedly average out the utilities for the entire building. It came out to $160 per month for a studio! I didn't even live there the first 7 days of my lease, and was charged $40 for those 7 prorated days. "Amenity fee" of $35/month is quietly tacked onto your lease after you've already gone through the entire credit check process and your lease has already been drafted. I don't understand this fee, since they don't even bother to have custodial staff to clean the place. The only way to access the building and elevators is through an app on your phone. It makes it almost impossible to get any food or groceries delivered to your door. I had to meet them outside or in the lobby every single time. Also, god forbid your phone dies. You won't be able to enter your own home past 6pm. Noise. The property is located adjacent to the fire station, so it's sirens all day and night long. My unit faced away from the street too. I hate that I felt the need to write this review, but they truly deserve it for the blatant disregard for their own residents' well-being. If you're thinking about it, just don't bother. I'd say this is my worst experience living in an apartment in my life. Let's go with some highlights: - The building requires a phone to access doors and elevators. Sounds cool right? Well no... especially if you forget your phone and walk out the door or your phone dies while you're out. The security is always MIA and never helpful to get you back into your unit. - You will constantly see dog feces in the hallways. Sometimes the feces will be in the hallways for weeks. In one of the garages, the "doody" has been there for months. - The trash chutes don't work all the time which causes tenants to leave their trash in piles in front of the door. - There are tenants that don't even bother to take their trash out. They just leave it in front of their doors... for days. - We have "secure" mail boxes... but guess what? Mail carriers like to leave your things in the open and people can just take what they want. I lived there for 15 months. I lost 27 packages. - There was a dude stabbed in the alley behind the building. - There was a shooting in front of the building... check the other reviews... you'll see the pics. - If you cook... there is a kitchen fan above each stove... great right? NO. The kitchen fan's exhaust vents into your unit. If you burn something, the vent sucks it up and spews it into your living room. It's wild. Also, frying things on the stove leads to the oil being sprayed all over the place if you turn on the fan. I brought this up to management and they said that the builders were being cheap so the exhaust was placed in the unit instead of venting outside. - Sooo many miscellaneous charges each month. You get billed directly from the building for your utilities. These fluctuate based on THEIR calculation. I am a single person renting a 2bd. I have to pay for 2bd electricity regardless of how much I use it. I barely am home and still pay the same as other 2bds that have more than one person in it. - Yes, the management is useless. The security is also useless. They are nice though but still won't be able to solve any issues. - The gym has cheap equipment and always dirty. - There are also many tenants that are incredibly inconsiderate and don't bother to pick up after themselves. - Avoid the pool area unless you want to get an infection. - Move out charges will be obnoxious and unexplained. THANK GOD IM MOVING OUT IN 20 DAYS. The left side elevator was broken for over 3 months... after they finally fixed it and it broke down again for over 2-3 weeks. Took them another week to fix it and now it's broken again. P1/2/3 parking garage is not accessible unless you take the main elevator and then switch it to another elevator. Garage gates are broken here and there and left it open for days and weeks at a time, in the mist of DTLA, anyone can just walk in and break into your car with no cameras down there. The door access from inside of open garage is often left open which no security guard on site at night. They got rid of front desk security guards and door are left open most of the times. No more package handling, everything is just left in the open by the mail trash bin. Lost 2 packages so far... where I literally was trying to grab it as soon as I get back home from work. It was a miserable year living here with such high rent and terrible management team. Literally is moving out a month before my lease ends. read more

MGMT is a s*it show, and I don't even live here! My review is based on my tour experience, which was actually nonexistent. I trekked to my appointment this morning, and when I arrived there was no leasing/management staff onsite to actually give me a tour! The only person there was a poor front desk lady who was apologetic that she couldn't show me around, even though it's not her fault or responsibility. The fact that the leasing staff literally stood me up is a HUGE red flag! I mean at least write me an email, call me if no one can make it. I was willing to give this place a shot even with the horrible reviews, but it looks like the bad experience extends to pre-leasing as well. As a non-resident I can already tell that management here is a s*it show. DON'T MOVE HERE! This is the worse building in DTLA. This is only building that doesn't allow the front desk to accept packages on your behalf. If you work a lot like me, your packages will be stolen every day since they allow packages to be left in open areas where ANYBODY can just take it. So far, I've had 3 packages stolen There is no more security monitoring who comes in and out of the property so guess what, ANYBODY and EVERYBODY just walks around in the lobby. The manager is non-existent he either never works or goes home early every damn day. It's like why are you even a manager. I have been overcharged for utilities for 6 months. Paying $169 on a 400sqft apartment. I am not the only resident to complain I have had 8 other residents tell me the same. This dump is overcharging residents to make up for people who haven't paid or people who left. As mentioned in the first paragraph, there is no security, and skid row is just 2 blocks over, so it's weird that this "luxury" building would get rid of security considering DTLA is filled will homeless people. It's weird. Elevators never work. Pool is dirty as hell. This place is not worth the price and I cant wait to move. I'm convinced Waterton is just a terrible management company. Don't believe me? Go and look at their Yelp reviews this dump has 1 star since previous management left. Please look elsewhere like Aven, Hope + Flower, or even The flats on Broadway. This dump ain't worth $2,000. UPDATE: The manager finally responds after a week and half trying to get a hold of him. The response was exactly what I thought it would be, not helpful and useless. Unsafe and terrible management. Current resident-- DO NOT MOVE HERE. This is presented as a luxury apartment, but it managed terribly and does not care about their residents. My top three issues are safety and management. * UNSAFE: Had car broken into 3 times in "secure" garage. Management did nothing, neither did police (rampant problem that many residence experience car break ins. * Amenities are broken or aren't kept up. Peloton in gym was broken for weeks, hot tub isn't warm at times and is typically very dirty even though management says it's "cleaned" regularly. We pay $200 a month for unsafe parking??? * Elevators are broken every couple weeks and when it breaks down they aren't fixed for WEEKS. Very inconvenient for getting to garage or out of building. * They leave your packages unsecure in front of your door, no matter if you chosen it to be in secure lockers downstairs. Things are regularly stolen from my front door. Very shady when it comes to billing water, electricity. They've double billed out a few times and only "noticed the error" when we reviewed our charges. Raised rent $400 within the year. Try another place to live, not worth the constant frustration and disappointment. REPLY TO MANAGEMENT-- we've discussed every single one of these concerns as nasuem. I have since moved out but did live there in 2020. The building looks nice. That apartments look nice but the reality is, the builders used the cheapest materials and appliances possible. The fridge was totally noisy and no filter for ice. Ok not a big deal. The dishwasher was so loud you can't run it at night. I went through 2 sub par washing machines. Worst was that the water pressure especially I. The shower was terrible. My AC unit was so loud and turned out to be broken. 4 months of back and forth and it never got repaired. For the money there are certainly better options read more

It's astonishing the lack of and rude customer service here with Waterton given my long standing residency at Olive DTLA over the years. Not to mention they have added a small fee for "amenities" every month. Yet I still have issues with the management team. I have requested multiple times that I would love to be connected to the higher up management team following this email to discuss my rental experience over the last year. Another kicker, I renewed my lease with them last November and after we have a fully executed agreement (signed by both parties) they tried to come back several months later demanding I pay a $500 pet fee on top of back pay of $75 pet fee per month for this "illegal pet" of mine LOL. Management insisted that I never notified them of my pet, which is interesting given I emailed them over a year ago regarding my new dog and have a pet profile set up through our residential portal. After much back and forth and I explained to them that I am not responsible for the clerical errors made on the management side for a simple residential agreement that should be an easy copy + paste... I work with legal contracts this for a living :) They threatened me with their legal teams and even kicking me out of my apartment. I never heard from them again on this matter after numerous screenshots and reminding them that they DID IN FACT KNOW ABOUT MY PET AS SHE WAS FEATURED AS THE PET OF THE MONTH DISPLAYED ON ALL SCREEN MONITORS, POSTERS IN THE ELEVATOR OF MY PET WITH MY APARTMENT # ASSOCIATED. read more

If I could give this place 0 stars I would. Please please listen to everyone else's reviews and DONT MOVE IN HERE. It will be the worst decision you've ever made. This was my first apartment at 19 years old and since moving into a different complex I have realized that the way they managed the building was simply not okay. Let me start off by saying the managers are RUDE. You ever try to ask for anything and they will give you an attitude about it. I had multiple questions about my rent because it seemed off to me and I wasn't going to pay more than I had to (because I was already paying $2500 for a 100sq ft studio) and every time they were rude and wouldn't give me a clear answer. I finally figured out why my rent was off and it's because they were charging me an extra months of rent when I wasn't even living there yet! If I had never questioned my rent they would have totally let me just pay that extra $2000 and gotten away with it. Another thing is that if you think you're getting deposit back, you thought wrong. I left the apartment in PERFECT condition and they still said there were things wrong and never gave me my $600 back. Moral of the story is that this place is HORRIBLE. Also has a terrible location and walking distance to the closest grocery store is 20mins which is not ideal in the city especially without a car. Don't live here, find someplace with better management, better prices and a better location. read more

I loved everything in the apartment, I will miss the friendly staff, including Emily the community manager, she is awesome, and the cool complex. I was just waiting until I was completely moved out to post my review. Oh where to begin. I wish I could give negative stars. You'd think for the price you pay, you'd get a better living arrangement. Sadly that is not the case here. Since day 1 I had nothing but problem after problem. Let's go back to the start. My boyfriend and I move in the beginning of February 2021 and had previously connected with the owners at the time before moving in who had assured us everything was ready and we were all set to move. Cue move in day. All was well EXCEPT for the fact that the original apartment we had viewed and locked in for was not the one we were given. The original room we viewed and payed deposit for was 6th floor and had a balcony. On arrival they informed us that our keys for the fourth floor were ready. We were very confused. I explained the situation and how we were meant to have a balcony apartment on the 6th floor. That's what we discussed prior to this and what we payed for. They told us that the room we were moving into was the one the deposit for. Which was not. But we had all of our things and we needed a place to live so we took it. Soon after maybe a week later I went to talk to the leasing manager to get everything sorted out. To my surprise the original guy I had spoken to was no longer there. I was met with a woman named Ariana. I questioned where the previous managers was and her response was that he was moved. Confused, I explained the situation to her to see if there was anything that could be done considering what happened and she told me that due to all apartments being occupied, we had to stay in the one we were currently in. We were not happy about this at all. As we adjusted more we settled and accepted what we were given, months go by and I get an email. A noise complaint to be exact. Our neighbors from below complained that we get home too late and can hear our footsteps from their apartment. We apologized and told them that it is inevitable considering we get home late due to work and seeing as we already had carpet, there was not other way to prevent this. A few days pass and yet again another complaint via email, but this time the email from a woman named Melina Jiménez read "There is a recurring problem of excessive noise coming from your apartment, and if it continues we will need to address the issue by pursing legal action." This was only our second complaint which we apologized for and explained our situation as we were trying to be very accommodating and yet we were being threatened with "legal action". This was my first encounter with this Melina woman and right away I got a bad feeling about her. Which was right. Over time the noise complaints died down and all was calm. But the staff here are not hospitable at all. Every encounter I've had with Melinda and Ariana were very bad. Both had negative attitudes responding to everything I would bring up defensively as if I was being bothersome but I was just concerned with their management of the facility. There have been numerous times throughout living there where we had no power, elevators stopped working non stop, amenities being charged when they were closed and we couldn't even use them. Various parking incidents where my spouse and I pay $250 for tandem reserved parking, yet people can come and go as they please since the garage is always "broken" and open to the public. A total of 5 times my spouse or I were blocked into our tandem parking due to someone parking behind us in our reserved spot and speaking to staff only for them to say they will be towed and having to wait hours for the said tow truck. Being late to work because the parking garage gets stuck closed and can only be opened manually by one person who is off site and has to be called in. The complex has an area for dogs to use the bathroom, but might as well remove it since people leave their dogs pee and feces in the hallway or elevator and it doesn't get cleaned until an hour later. I also had explained to the management my dog is a service animal providing documentation and all applicable contact numbers to verify and by law i don't have to pay for pet deposit/rent yet I'm told by them that I need a particular certification from LA County for them to waive it which makes no sense at all. Did not feel safe here at all considering the security/front desk is never monitoring the entry door and anyone can just come in. I've had so many instances that made my living situation here terrible and I could go on, but please pay extra to live somewhere else. Anywhere is better than here! I would not recommend this place to anyone ever. Downtown LA is going downhill very badly and this apartment claims to be luxurious and it is not! I can only imagine what the bill will look like for my move out fees when they send it. I will update once I receive it, but living here is not worth the trouble. read more

Front desk stole a very expensive Mother's Day gift ($200 worth) that was delivered. There are picture proof that it was delivered to them at the front and when I asked about my package they lied to my face and said they never received it. After I showed them picture proof they kept changing their stories and blamed it on possibly a resident stealing it. I requested to see camera footage and was denied saying they don't accept packages. Such a shame to steal a mother's day gift and on top of that the front desk girl was very rude and very unprofessional when all I wanted was my mothers day gift. My day was ruined and the management did not want to help at all so I believe they were all in on it. read more

All the comments are true... literally the worst. Giving one star bc zero star isn't an option!! I also thought comments only represent partial audience and that the apartments looked nice for its price. Nope. I toured and payed for the application, then the management kept changing, and everytime I speak to them I hear something different. Update: they sent a "debt" for damage to the apartment that existed prior to our move-in, misrepresented in documentation that they didn't get from UDR in their acquisition, to Columbia Debt Recovery. Truly a despicable company that violates tenant laws and overreaches in a misguided effort to recoup a poor investment. Look at other non-Waterton apartments with good Yelp community reviews, for your own sake. read more

Place was nice at first but after new management took over place just went downhill. The assistant manager has no type of respect towards the tenants. I would of liked to renew my lease here but I just can't do it no more other tenants have been beat up, robbed to the point where they almost lost their lives glad my lease is over soon. They also illegally towed my car last night by violating law AB 2210, The bill would require, upon a vehicle owner's request, a towing company or its driver to immediately and unconditionally release a vehicle that is not yet removed from private property and in transit. The bill would make it a misdemeanor to violate this requirement and to knowingly charge a vehicle owner a towing, service, or charge that exceeds statutorily imposed rates, thereby imposing a state-mandated local program by creating new crimes. I also believe the assistant manager gets a kickback from all the cars that get towed she literally told me in my face that she comes just to tow cars on her days off, I mean thanks for telling on yourself but I doubt anyone would bother to come into work on their day off just to tow cars without getting any incentives that is criminal activity as well and btw thanks for letting your tow truck drivers break the ab2210 law and the driver actually put hands on me to forcefully remove me from my vehicle my lawyer will b contacting y'all shortly read more

Place totally sucks for the prices they are asking you could get something better down the street, not even a block away. There's lack of security most of the time front desk person at night isn't always there watching the door sometimes they leave the door open for food deliveries to come in which in my opinion is very dangerous for a "luxury apartment". They have Airbnb's all the time which in the lease it says it's not allowed yet they still allow it. A person was literally killed in the alley behind it a few months back. Management is not that great in this building and the manager can come off as rude when asked a question or complaint she doesn't want to deal with! Stay away from this building! read more
