    I left a review 8 years ago and they just responded TODAY!!! Look out folks they are trying to bring up their review stars by adding failed reviews from friends and family... This place will steal your money and never fix your things!!! Hire a cleaning crew at exit so they can't say you left it dirty!!! Bewareeeee!!!!!

    Every house I have gone to look at being offered through On Q Property Management has been in a state of disrepair and DEFINITELY not move-in ready! After the first couple of houses, and attempts made to communicate with the management team, I have COMPLETELY given up on this company. I am talking to the point of avoiding ANY and ALL houses being offered through On Q. If they can't even make a veiled attempt to care or do any sort of follow-up with potential renters, except for their AI automated texts, then what do you think that says about people already renting a house from them who might be in need of service for an A/C unit that is down, or some other repair? I suggest you do the same as I did, and avoid any house you see being offered by On Q. Unfortunately this response by Taylor T. is false and misrepresenting the truth. I have uploaded pictures to support my claim and show that all they do is automated responses and care very little about people.

    An On Q employee tried to enter my home on a Saturday morning without knocking or announcing himself--twisted my doorknob and pushed against my door multiple times. I've owned and lived here for 10 years! As a single mom this was absolutely terrifying and completely unacceptable.

    We were extremely interested in a property here in Gilbert, it's been on the market 4 days now. So, prior to doing an application that's $65 (you'll just throw away, if someone has already submitted). I decided to call and get a breakdown of ALL their fees and costs involved when it comes to their rental properties. We had viewed/toured this particularly address a few times. It had a pending application that fell through, so we revisited the opportunity. We had been contemplating the process due to COUNTLESS $COSTS$ involved, so this was our best option to call and speak to someone to discuss the total amount down prior to moving forward. I had spoken to a staff member named Rylie and since the On Q rental agreement stated "across the board on ALL rental platforms" an APPLICATION fee of $65 (which is nonrefundable) in addition, in writing it was to offer a credit of these funds towards the move-in costs! I ask how much of this went towards the move in expenses in which Rylie responded that wasn't available and that they had, had a previous special of a discounted rate of $49 for an application that ended October 1st. Yet, again I explained it clearly stated on EVERY rental website this $65 charge would go towards the move in cost, which I then said they should honor and Rylie told me they would NOT & that they would be removing that detail immediately! Administrations Fee- Rylie mentioned that in the state of Arizona it's an automatic 3.3% MONTHLY administrative fee, even though it's documented through their own portal when applying @ screen.boompay.app it's reflecting a rate of a 1.9% for administration fee?! He wasn't aware of this and asked "where" I had seen it?! It's literally right on their own links application page! Rylie said, that they own other properties throughout the country (such as Texas & California for example) and that those rates tend to vary by individual States, but that Arizona is a steady 3.3% for this BS admins fee charge. It's literally a ridiculous add on through their portal that is done by a computer process, not an actual person that's paid hourly to do their job! Plus, this doesn't included the renters "benefit package" that's another $39-$49 dollars MORE a month & the additional one time admin fee of $250 upon acceptance, that is also non refundable! The application fee towards the move in cost & a 24 month reduction cost inquiry that I bought to his attention ( see below) is called failing to uphold the terms of an offer PERIOD! I was asked to provide these conditions which I then texted this information to their office after I got off the phone with Rylie. Also, mentioned within that message we wouldn't be moving forward. (see my screen shots). 12 Month + Lease- I was curious as to the more than 12 months lease agreement proposal with the homeowner. Again, it was within the details that specifically states: 12 months lease agreement.*Longer lease terms may be negotiable.* Put forward a 24 month term with a reduce price of $99 a month (from the original monthly rental rate) which would have been a flat $2,500 for 24 months & that was refused by the homeowner and Riley said, this would be removed from the listing details too! Why put these provisions in place, if you refuse to consider them? Absolutely misleading & gaslighting! Not implementing what they specifically have provided within the descriptions is not only manipulating its disingenuous. Due to all of this, I came to Yelp for help! Thank you for confirming my suspicions. We will not be doing business with this property management company and or ANY properties or homeowners they represent. Homeowners need to be aware of what they are dealing with. It's a shady situation, one that represents them financially & their homes. They also need to be concerned with the fact that they can loose potential clients over these types of problematic issues as well. For example; just like valued tenants such as us! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.

    I can't say enough great things about Forester. He is incredibly professional, responsive, and kind. Anytime I have a question he takes the time to explain everything clearly without ever making me feel rushed or like a bother. Highly recommend!

The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    I don't even know where to start, other than this has been the absolute worst experience I've ever…read moreencountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords).

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

Not actually rent the property and pay on time. Why does it take weeks to send out a technician to fix anything? Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. " Terri Young has her days, some days she is nice and pleasant other days she is a bit dismissive. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. They ask for you to be the technician/handyman so you can try and figure out the issues of the maintenance request. Versus just sending out a "licensed " technician in the first place. Not sure how this place received 4 star or higher when issues arise and they throw the issues back on the owner either not responsive or taking forever to respond. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

I applied for this property. I submitted my ESA letters from my LCP who I've been seeing for 6 years via telemed sessions and never had a problem with the ESA part. Their lawyers denied my letters and I was then requested to use their provided form if I wanted to continue trying to get them approved. I was approved for the property, pending the dogs and I was told not to do the deposit yet until we submitted the form. I had my LCP fill it out and we submitted it. Today I got a text stating they're still waiting but because I failed to pay the deposit, they went ahead with another application. I called and talked to the woman I've been dealing with and it was agreed upon that I would pay the deposit now, we'd wait on the outcome of the lawyers and if need be, I'd pay the $1000 for the dogs and an addendum would be added that if I got the lawyers decision overturned, I would be refunded. I got told to hold off for a few as the broker wanted to take a look. I get an email that my account was deactivated and I called in to find out what was going on. He answered the phone on speaker and yelling. I explained who I was and I was inquiring why and what happened. He told me that "YOU KNOW WHY" and I said no? "BECAUSE OF YOUR ESA!". I questioned if he was denying me because of the dogs because that's illegal. He stated again that "YOU KNOW WHY". At this point I took this as him accusing me of lying and falsely claiming my dogs are ESA. I continued to try to point out the legality and it not being legal as they are, my LCP is licensed and everything. He just kept telling me to calm down and to email him because he was done talking to me and that I was lucky that he refunded me my application fee. The guy is very unprofessional and I took his verbiage on our call as accusing me of lying and about my mental health that if it wasn't for my dog, I probably wouldn't be here now, being discriminated against. He went on about how he loves it when "people play lawyer". I wasn't playing lawyer, I know know my basic rights under this particular law. I'm also capable of reading on the AZAG.gov website stating denying someone because of an ESA is illegal - reading doesn't take a law degree. I really don't care if your scummy trio of lawyers used to have a judge in their midst. Doesn't mean zilch on my end. Just shows that you try to scare people into not challenging you because you think you have the law on your side when you really don't. Keep in mind that neither Redhawk or their lawyers will give an explanation to how they're not breaking the law by denying an approved application otherwise because of the ESA. To receive this reason, you must pay $75 that their lawyers charge them to give, to which they pass on to you and think that justifies an illegal action. I contacted my companies EAP and am in the process of being paired with a lawyer for their discrimination and would recommend others to stay away from them. Message to Jerry: I had reservations from moving forward with your company from the start with the BS sales tactic I got when I called about the code not working, but was advised to calm down and give you the benefit of the doubt. My instincts were again proven right. I have 3 triggers that will get me worked up. 1. calling me a liar 2. attacking my dogs - especially Brodo and undermining how important he is to my well being 3. seeing people treated unfairly or wrongly, which I've read nothing but that from you and your scumbag law firm. I'll admit some of those people are probably in the wrong, but I experienced enough of you to know which ones are telling the truth to realize you're no saint. You got a BINGO - congrats! What you're insinuating about my letter and my dogs is an act of fraud and if true, I could be held accountable for it. So here's an idea; report me as I have you. Let's see which of us broke the law with my application.

    Good afternoon Lee…read more... I just now was able to get to my mailbox and to my displeasure I saw the deposit check from you guys. I guess I am just shocked to see the amount. I'm not saying there shouldn't have been any money deducted, but I don't feel like we left the home in that horrible of shape. We were there for 3+ years. You hardly heard from us. We were good renters. We even paid rent each month in full amount even though we weren't working due to Covid. We had no issues with anything about the house or BCH. We cleaned the carpets yearly. We went above and beyond to keep the house our home. The reason we decided to leave is to downsize and to give my daughter a backyard. I feel like since we gave our 30 day notice, we weren't important to you at all. Our refrigerator went out on a Saturday, sent a maintenance issue that night, and did not get a response til Monday afternoon. Then finally someone came out on Wednesday stating we need a new fridge ( like no crap). I feel like we weren't a priority and getting us a fridge was not a priority to you at all. I feel like you just shrugged it off because we were leaving. We also lost $250 of food because of your lack of urgency. I don't feel like as renters or people we deserved to be treated that way. To be honest this has been eating at me for awhile now. Yes..... seeing the amount of refund was a shock to me and the amount provoked me to write this email, but as I am writing this, I am more pissed off about how we were treated at the end of the month than anything else. They are very quick and they have an amazing staff. Lee is the manager for my property and she really does an amazing job. They use all sorts of automated online portals for managing service requests and payments etc. They also have resources to fix anything needed in the house at reasonable cost. I highly recommend them based on my personal experience.
