The first unit they gave us did not have internet, was missing a bed and the requested set of sleeper sofa sheets. All things advertised, booked and paid for. After TWO visits to the rental office (I think they thought we would just go away) and sitting there for over 30 minutes, we were given another unit (15 mins away). The dirty towels from the last tenant were still in the laundry area. I immediately called the management office who said they would send someone to pick them up the next morning. Never saw anyone. Those towels sat there THE ENTIRE WEEK. Also, the stove was DISGUSTING. Obviously had not been cleaned in a LONG time. We couldn't even imagine using it. Décor was early "Three's Company" desperately in need of an upgrade. Would have been better off at a chain hotel. read more

We have been coming to Kingston Plantation for nearly 10 years, and this was by far our most disappointing stay. The listing photos are outdated, there was food left in the refrigerator, a dirty freezer, dirty and greasy dishes and utensils put away in the cabinets, a dirty rag left behind, cloudy shower fixtures, and the primary bathroom ceiling fan was dangerously off balance. The biggest disappointment, though, was the complete lack of communication. The listing, check-in information, and signs all directed us to text the property manager if we needed anything. I reached out by text and through Airbnb, explained the noise issue we had in detail, and even sent a video. I never received a response through either channel. Things happen, but a complete lack of communication is unacceptable. We love Kingston Plantation and will absolutely be back, just not to this rental or through the rental company. They claim to be attentive and responsive but to this exact moment I have heard nothing from the company. I noticed the owner will answer good reviews online but ignores any complaints. It is also concerning Google shows the business as "permanently closed". Avoid if at all possible. read more

My family and I stayed at Palmetto Villas from August 14-21, and this was by far the worst vacation experience we've ever had. From the moment we checked in, our accommodations were unacceptable! Dirty, unsafe, and poorly maintained. We raised these issues multiple times with management (including John Layton, Max Goldberg, and Ken Merritt), but not once did anyone attempt to resolve our concerns or even offer an apology. Instead, we were constantly told to "contact Booking.com," which is unacceptable when the issues are with the property and staff themselves. Things only got worse during checkout. My mother-in-law returned the pool passes as requested and simply asked if she could take a picture of them for her own reference. The front desk attendant, Shawna, rudely refused. When I went in to follow up, she became defensive, jumped out of her seat, and went to get the manager. When Mr. Layton came out, we again tried to calmly express our dissatisfaction. Instead of listening, he dismissed us and repeated that our problems were Booking.com's responsibility. When my husband spoke up, Shawna suddenly announced she was calling the police. Incredibly, the police DID arrive. We stayed to speak with them ourselves to ensure no false statements were made against us. Only once law enforcement was present did Mr. Layton finally provide the contact information I had originally requested. Rather than addressing our complaints, Palmetto Villas management escalated the situation to the point of involving the police against paying guests who simply wanted their concerns acknowledged. The hostility, lack of professionalism, and disregard for guest satisfaction were shocking. This was supposed to be a family vacation, but instead, we were met with dirty, hazardous rooms, dismissive management, and threats of arrest. Absolutely unacceptable. I strongly advise anyone considering Palmetto Villas to look elsewhere, this property does not care about its guests. We had a water heater swap out in the condo on a Monday, it flooded with 2 inches of water into the back bedrooms and bathroom. No one showed up to clean until we called around supper time. Tuesday the unit smelled so bad we called again and then brought in several commercial fans and dehumidifiers to dry out the soaked carpets. There were so many machines running back there the two bedrooms/bathrooms were unusable, we could not even hold a conversation it was so loud in the condo, this was through Monday!!! Absolutely terrible customer service. The after hours line is not 24hrs. You have to leave a voicemail & they might possibly get back to you within 24 hrs. We arrived at our rental at waterway village, the apartment doors do not lock properly, neither the front or sliding glass doors. We had no linens on the beds & had to drive to Walmart at 10 at night so that we could sleep. The apartment is meant for 6 people, but had 3 thin little towels in the total apartment. And no hand soap. The "complementary shampoo & conditioner" that was left by the sink was brown & obviously old and used. When we asked for a second key because their was more than one vehicle coming and going, we were told no because they couldn't track the keys if they gave more than one per apartment. We were not allowed to visit the pools or hot tub, we were just not given keys to access the pool areas, for God knows why. We spent $900 for three nights, this is unacceptable. We will never come back here & advise everyone to stay away. read more

Prices were good a full apartment for the price of a 5 star hotel or less free parking wifi, maintenance was 24hours . The manager makes you think you are getting a deal when really they just screw you with more cost. We rented a condo using Palmetto. When we arrived we found blood on the floor near the refrigerator, greasy outdoor furniture that was not cleaned at all, EVERY pot, pan and ALL dishes were filthy dirty. There was trash under the furniture and inside the tv stand. Also, hair on the bathroom floor that was left behind. The place is totally outdated as well. You have to get your own internet because the one included SUCKS and is NOT secure. We could not watch tv hardly at all. It was horrific!! We took pictures and showed them to the manager at Palmetto and he said "I'm sorry about that. We will send someone to clean up." It took the cleaners 4 visits to get it all cleaned because they did not do the job right the first time. If I were an owner and used Palmetto I would fire them immediately. At the end of June 2018 with rented a large unit through Palmetto vacation rentals on Margate Tower in Myrtle Beach. Great location, great building, but the unit was filthy. The cabinets and storage areas were full of old leftover open bottles of alcohol, food and spices. We spotted several cockroaches and the carpet was sustained beyond recognition. Several of the electrical appliances did not work including a fan in one of the bedroom that made it very uncomfortable to sleep in that room. We mentioned most of these issues to the receptionist at the Palmetto location who clearly did not appear to be interested in helping us. And in fact we were not helped. Needless to say we will not be back, but we want to make sure that others do not make the same mistake. read more

My family and I checked in 4/13/19 and was surprised to find the kitchen with dirty drawers, utensils, stove top and oven. Additionally, the sheets in the second bedroom had hair in the bed and on the bathroom floor, the master bedroom cover had blood stains on it, dark stains on the living room carpet, and there's mold around the vent in the dining room. A more thorough cleaning was not part of my intended duties on vacation. Lastly, there were roaches climbing the walls the day of check in. Though I have contacted Palmetto Vacations more than once, they have yet to respond. Their condo is dirty and they obviously don't care to respond to customers, which is unprofessional and provides poor management of their property. read more

I recently visited Myrtle Beach, SC for the first visit to the Beach I've been able to afford in three years. I booked my room through an online website thinking I was booking a regular hotel room. I did not realize that this was listed as a hotel room when, in fact, it was an unused vacation condo. I was instructed to pick up my keys at a different location than my "hotel" and I paid in full for my booking through the online website. I checked carefully for any "fine print" but there was none. My receipt clearly says I had paid all taxes, fees and charges in full. You can imagine my surprise when I show up at the address and it is not the hotel but the office of Palmetto Vacation Rentals. I went into the office as instructed (they close at 5:00 pm but I was not informed of this in advance - it is just happy chance that I showed up before 5:00 pm or I wouldn't have been able to get my keys), showed my id and the receipt from my online booking ($113.42) and was told that I could not get my room keys until I had paid an additional $120.00! They said it was a "cleaning fee". They assured me that this was a normal charge when booked through "leisure living". I don't know who "leisure living" is but apparently the website I booked the room through was listing rooms for them in another name. In any event, I produced the receipt and showed the staff that no such fee was indicated. I am on a very tight budget. I had picked the room based on a reasonable price. I found myself hundreds of miles from home and I felt as if this company was holding my room hostage for this fee (that was more than the total cost of the room btw). I felt I had no choice but to pay the fee which took all the available extra funds I had saved for this trip. It also started my trip out horribly! I felt mislead and ripped off - if I had known of this fee I would never have booked the room! After paying the fees, because we had no choice but to pay or drive right back home, we moved on to our room in Ocean Forest Plaza. The hallway outside our room was near a trash chute and the hallway smelled horribly of trash! In addition, the first thing we found in our room was a roach! To be fair, we only saw the one roach and the rest of the room was okay. There was a bag with some toilet paper, etc in it which was appreciated. The view was amazing. We had a nice two days but the entire time I was upset about how we were ripped off for this $120.00 fee. All I ask is that a company treat me honestly. Had I missed the fine print I would have been upset but just felt stupid BUT THERE WAS NO FINE PRINT! My receipt said "ALL CHARGES AND FEES ARE PAID IN FULL". I would expect that an honest company would take a look at my receipt (which I had with me) and look at the listing on the website and waive the charge! If they had treated me in an honest and fair manner I would be shouting it to everyone to say what a great company they are! In fact, however, they did nothing of the sort! They made ZERO effort to make this right! They didn't offer me any sort of apology and were very rude to me at check in. I would caution ANYONE that books a "hotel room" through "leisure living" "ocean forest plaza" or "Palmetto Vacation Rentals" to be VERY careful because they do NOT honestly disclose their fees and will do NOTHING to make it right when you arrive. I still feel ripped off and mistreated. I made the best of a bad situation but from now on I won't book any hotel outside of a national chain! Beware Palmetto Vacation Rentals! I was throughly disappointed first our room had leaky stink the bathroom hadn't been clean I complained about our cable boxes didn't work. When we complained about the issues they half cleaned the bathroom furthermore our cable boxes were switched a day before our stayed ended. Very unprofessional management company. Arrived at a very inconvenient location to check in (15 minutes from the actual rental!)... had to wait for over 20 minutes, as they were somehow not prepared for our pre-booked arrival. We rented a (potentially) wonderful oceanfront unit that due to Palmetto's lack of maintenance which has caused the unit's overall condition to deteriorate, became a very expensive, hot, filthy and horrible experience. After MANY calls and emails to Palmetto (many with no response) attempting to have the A/C function, have unit cleaned, have the smell of urine eliminated, etc., they finally came up with a somewhat acceptable resolution (which they now refuse to carry through with). The place was filthy, tattered and worn... they still charged $205.00 for a cleaning fee!!! Also charged a $39.90 resort fee (although most resort amenities were off-limits), a $40.00 fee labeled "security protection", and a $72.00 "service fee". All told, our $165 per night rental turned into an $802.70 rental for TWO NIGHTS!!! Steer clear of Palmetto Vacation Rentals! read more

I reported this establishment to the South Carolina Better Business Bureau. I I posted my families experience last year in the hopes to warn anyone considering this poor excuse of a resort. The redress they offered me was a free night stay. I left a day early. They obviously decided that they would never give me a refund. Let me ask you a question of those of you considering Magnolia Pointe. Would you stay at a place where they had to send a house cleaning staff member to Walmart to buy a new comforter because the one that was on the bed was soiled. Yes. Ask them about it. When the housekeeping staff saw it, they were repulsed. This fact is one of 20 reasons that I reported Magnolia Pointe to the South Carolina Better Business Bureau. Let me say this again, I am writing this again about an experience I had in 2019, July. Magnolia Point cannot guarantee the conditions of the condos. Ask them to guarantee that the rooms will be immaculate and that if you don't like it you will moved immediately. I would give you the other 19 but I will save that for another day soon. We stayed in room 101 Bldg 4847, a new room after we were called to stay somewhere else days before I left for SC. This was a backup room! Our vacation was room and I have 19 reasons not listed here. Like a roach under the bed. One more you ask: Holes in bed spreads... Stay at the Sheraton Plantation...that was a great place. For you geniuses who asked why I did not leave, I was there with 8 other families for an annual family reunion. We endured for that reason only. read more

okay so i never write reviews however im going to write reveiws on every website that they are alliance with to help people NOT TO EVER book with PALMETTO vacation "Resort" at SOUTH CAROLINA. MB. we were going as a family to our annual trip. we had my sister and her newborn baby, myself 7 month pregnant and the rest of our family. the "villa" which is a two bedroom nasty apartment can hold up to 6 people. two rooms and a big "SOFA BED" . we get to the resort and we found out that the sofa bed was wet with PEE all over it so was the carpet. we called the office they answered us the second day at 5pm hint when they close. my sister took her newborn and husband and went and paied $1800 for another hotel since their sofa bed was full of BED BUGS coackroach sacks and Urin Staines. it smeeld horrile and i was puking due to my pregnany all the time from the smell. two days later they gave us two whit sheets to cover the sofa smell then they sent in a company sparyin AIR FRESHNER on the sofas. we had seven nights of hell. DO NOT BOOK THIS RESORT Laurel Court 208 its soaked with PEE all over the apartment. very poor services. My family and I came down a few weeks ago to visit with family because we wont be able to travel for the upcoming holidays. I went onto a few different websites searching for a condo rental versus a hotel room because with our family size of 6 it is so much easier. I came across Palmetto Vacations. I contacted them and spoke to someone that took their time in walking me through their website showing me what was open for our dates. We chose a location at the Windermere By the Sea. The condo was clean, had very nice high end appliances, lots of room for all of us (pictures are exact as you arrive) it was filled with dishes, silverware, cooking pots and pans even a Keruig Machine! It looked like we were visiting someones house actually. It had a washer and dryer in the unit and more. We were not at the place a lot being at our families houses but it was nice to go back and unwind and be comfortable. We are fortuante not to live too far however now we know of this place and it makes it so much more of a hasell free trip to know where to go and what to get. Yes we are a fan! read more
