What should have been a special celebration at Aston Papaya Resort has turned into a very disappointing experience. I'm still hoping management will step in quickly to make this right. We booked a 2-bedroom oceanfront unit to celebrate our 25th anniversary and my husband's birthday, but on the day of arrival we were unexpectedly downgraded. Disappointing, but a very nice lady (Emmalei ?))called to make sure we knew the switch ahead of time. She was lovely and the best part of our experience so far. Sadly, the condition of the room was unlivable. Upon arrival, there was a puddle in the bathroom, which we initially thought was from cleaning. Unfortunately, we discovered it was water leaking from the toilet with every flush, and the toilet itself was not clean. My son stepped in it and cleaned it up with paper towels before realizing it was dirty toilet water (!) As a result, our family has only one usable bathroom. We awoke to find a puddle of water in the middle of the bedroom, soaking his suitcase and clothes. Maintenance indicated that the culprit was the wall A/C unit. Sleeping proved impossible. The walls are extremely thin and the bedrooms are adjacent to the parking lot, making it easy to hear neighboring guests. On top of that, we were woken up at 6am by noise from outside and neighboring units, and by 9am there was loud hammering and drilling directly above us. It was so disruptive that we had to leave the room. This is especially upsetting given the occasion. Today is my husband's birthday, and instead of relaxing, we are now trying to find another accommodation. We've called the front desk and he went to the management office and waited for 15 minutes only to be told they'd be in a meeting for another hour. Pros: The staff is very polite and I feel like they want to help us. Also, the grounds are very well kept. The room itself has several maintenance issues, including the bedroom lights not working and bathroom lights flickering like a strobe. Nuisance but not a big deal. We would greatly appreciate immediate assistance from management whether that means moving us to the room type we originally booked (or comparable), or another appropriate resolution. At minimum, the current room conditions and maintenance issues need urgent attention. I hope the resort can respond quickly and help turn this experience around. I will update my review when we know the resolution. read more

I think this will be our go to when we visit Maui! This is the second time we have stayed there and it did not disappoint. You have your own little private beach. The staff were so friendly when we checked in the rooms were clean the pools were clean. There were plenty of towels, and I love the fact that it has a kitchen and washer and dryer. It's a great price also. I had rented three different rooms and they accommodated us in the same building. We had the most beautiful views of the garden and the ocean we stayed in building B. I can't wait for myself and my family to return. read more

We stayed in Unit J105 for 2 weeks in November 2025 The amenities in the unit were fine, however, nothing exceptional. -The washer/dryer needs to be replaced as it is falling apart. -The cleanliness of the unit was extremely disappointing and the following areas need immediate attention before another renter checks in: The dining chair cushions, bar stool cushions, throw pillows, area rug and drapes need to be thoroughly deep cleaned. They are all stained, unsanitary and unexceptional for a rental. The carpet is stained and needs replacing, probably with flooring for sanitary reasons since this unit is used as a rental. I doubt steam cleaning will do much good at this point. There is absolutely no excuse for stained carpet, cushions, drapes and upholstery. It is unacceptable for anyone paying to occupy the unit and an embarrassment to the Papakea Resort.. A note about ongoing construction: Even though we were aware of the ongoing construction of the complex ahead of time, this unit shouldn't have been rented at all during this period. The two units next door were being worked on during our stay and the jackhammering was deafening and intense enough to cause pictures and the smoke alarm to fall off the walls in the master bedroom. I called My Perfect Stays to ask them if we should leave the unit but never heard back from them. The construction crew never swept the walkways in front of the units they worked on after leaving each day. If that wasn't part of their job, then someone from the resort should have been responsible. On a positive note, the television in the living room stopped working and was promptly replaced with a new one after a technician came out. We have stayed here several times and this is the first time we have had an unfavorable experience. Would we come again in the future? Yes, but we will never rent this unit again or recommend it to anyone. read more

This review is regarding 'Unit K402'- what can we say? We usually come for 10-12 days. We own a time share in another property that is gorgeous. It is kept up, full of amenities, and spoils us rotten.. been coming to Maui for 32 years. I am aware that comparison is a rough deal- We've been hit n miss on properties we stay in prior to moving to our "week" so it's a bit frustrating. The unit has a Gorgeous view! Pretty property. Papakea itself is a nice property, with friendly helpful staff at the front desk. The online support team was so thoughtful and helpful with the beach chair situation. This particular unit is just not great. Nice kitchen/ sitting area, nice master, and second bedroom in main floor. Upstairs.... If this were MY place I'd put a double bed or queen upstairs. No shower in bathroom upstairs. Our biggest bummer was the AC unit is set on a timer?! It turns off automatically. So, you come home from a long day at the beach to hot rooms!!! AND in the middle of the night- you're sweating because it is HOT... you get to get up to turn the timer back on ( which is up the stairs on the wall) so that you can have AC again. It is just a tacky move!!! A Broken chair out on the deck, 2 broken beach chairs (managing crew sent 2 new ones over after our first beach day so that was very nice thank you!) Bathtub/shower area really really needs updating!! Sharp edge in the corner of what used to be a sliding glass door groove.. Shower curtain has a plastic liner inside that basically falls off the hooks every shower. Why the miniature tub? Replace with an actual walk in shower.. No connection for wifi on tv's so no movies.... Nice book collection. Cute art, and nice dishes etc in kitchen. read more

The resort is very good and I definitely recommend it if you are staying in room K404. The only thing I thought was bad was that the smoke detector goes off whenever you run the dryer. Also there are these weird pods outside that you don't want to step on outside. The view is amazing. read more

(This review is of the resort, not our unit.) The big plus for Papakea is the location. It's located between Lahaina and Kapalua, so an easy drive in either direction... or a walk along the beachfront walkway. Condos can be rented from owners or by calling the resort itself. There are 2 clusters of condos around 2 different pools, surrounded by 4-6 nice, clean barbeques. The beach is not as accessible as others, but does have a small reef out a ways, providing for a calm area for kids to swim. There's a grassy strip along the beach wall and available lounges for sunning; a putting green behind the pool; tennis and pickel ball courts nearby. Equipment is available at the front desk. Your opinion of Papakea will largely depend on the condition of the condo you're in. Each is owned and each is different. We've stayed in beautifully decorated condos and we've stayed in a condo that was quite dated. Staff, generally, is helpful and accomodating. A caution: certain areas of the outside walkways have been treated with a product that is shiny and extremely slippery when wet, which happens after rain. I had the misfortune to step on that surface just after a rain, and had a hard fall. Other than that, our stay was lovely. read more

Resort is good. Not every Condo is created equal. They are all run it like a AirBnB/VRBO but have a front desk to handle basic stuff. My room B206 was a one bedroom Condo with an awesome view but completly outdated and feels like you went back to the 1970s. You will pay an additional cleaning fee ( mine was $175) and a resort fee of $65 on top of my nightly fees at checkout. Overall, I'd go back to this resort but do research to see which room is updated to at least thd late 20th century.. read more

Amazing place! Studio is wonderful, 2 pools, beautiful gardens, great people! We've gone for 3 years.

We stayed here in a condo right on the ocean...I mean like 50' from the sea wall. The waves crashing onto the seawall echoed into the condo so loud, we had to close the door some just to make the room quieter. Great place to relax and unwind. Nice grounds and pools / hot tubs. They have a putting green with nine holes to practice. Luckily our condo was very well stocked and had putters and balls. The other cool thing here is watching the whales right from your deck! We could see them spouting and crashing out in the sea. Really amazing to see this. They also have lots of really nice gas grills. One of the best meals we had during two weeks to Hawaii was going and getting a $7 package of chicken breasts, red peppers, onions and a pineapple. We marinated the chicken in balsamic, olive oil and some spices (all in our well stocked condo) and made kabobs (the wood sticks were also in our condo!). We made chicken / pepper / onion kabobs and ones with just pineapple. Grll these poolside and its a fantastic meal to enjoy! We made some Uncle Ben's Wild Rice to go along with this - it was delicious! On Hawaii where every meal is about $25/person when you go out, this was better and more fun than most of our other meals. Honestly, this wasn't the best experience for us! Our 1st time to Maui, and since we had not traveled for awhile since the pandemic started we decided to head to Maui. We had an early flight, getting in at about 12:00 noon. When we got to the hotel/resort... we were told we couldn't check in, the room was still not ready... we went to eat, walk a bit and checked back around 3pm, nope still not ready... so we hung out in the car since we were a bit tired and just wanted to rest. 4pm, we go grab our keys, and the front desk agent said, oh now I can give you the key(hinting too, that the room was available for a while and they couldn't let us in till 4pm)! As for the room, it has a dirty carpet, stained curtains, a kitchen faucet that is about to fall off, an outdated style, very dusty, and the chairs in the patio was faded from the sun... almost to the point it looked disgusting. Considering we paid close to 1,500 for 4 nights, we expected to have a much better place... at minimum, good experience and ensuring that the property would have been maintained. Overall, I would not recommend this place for its stay. However, if you can look past all that, maybe this is for you. The view is great Stay away from room G204! read more

New head is security was a jerk. Wrecked the six of our vacation for no good reason. He kept going on and on about how he was the head of security, and how he was not hassling us just to hassle us. It sure felt like it to us! We hope he is not going to be here for too long! They have to hire nice people, with people skills, or they are going to see their clientele dry up. He is better suited to a military post or somewhere he can not interact with people trying to have a good experience on vacation. So what if you are the HEAD of security. You are a peon, really. Our two bedroom two bath was perfect. The view was amazing. It is a drive from the tours for hana and Haleakala but it was peaceful. The beach was small and felt private. There was activity at the pool but it ended by 10 so it was not a big deal. People were grilling every night. Food trucks right around the corner. Great way to cut down the food budget. I wish I could say my experience was good. But my a/c wasn't great in my room the curtains were dirty. Lots of weird scratches on the floor boards.. They gave me a refund but charged my card an extra couple of times due to forgetting to put the minus sign on it ... so like just an extra charge. My room was through the Aston and yes it is spacious there! But it needs updated so bad. I'm sure the privately owned condos are better! I would give it another try but not for $4000 for 7 night holy sh*t... the staff is very nice. It's super dark at night. Can walk 10ft to the beach . INFESTED WITH TERMITES! We have killed at least 50 of them in the last 30 minutes. I just got off the phone with the front desk to inform them of what I thought was a major problem and they didnt even seem to care the slightest bit. They weren't even phased. They said they could send someone to spray in 2-3 and not so much as an apology or an ounce of compassion. It's 10 PM, we cant go anywhere else so we have to sleep with termites raining down on us. We were, at long last, able to travel to Maui to belatedly celebrate our 50th wedding anniversary. We booked an ocean view studio at a very reasonable price. Imagine our surprise when we were upgraded, free of charge, to a newly remodeled, spacious, front corner third floor one bedroom unit with an expansive ocean view. The staff was friendly and efficient, and while some services (like housekeeping) were unavailable due to COVID, a quick call to the front desk brought clean towels and toiletries to our door. We have stayed in many/most of the condo complexes along Lower Honoapiilani Road from Kaanapali to Napili. Most have been clean and pleasant. But the Papakea has now risen to the top of our list, and we look forward to returning. Thank you for a lovely experience. read more

HOWEVER, regrettably, an egregious discrepancy came to light, as an infestation of cockroaches permeated the confines of the aforementioned dwelling, invading critical areas such as the dishwasher, refrigerator, bathroom, and kitchen cabinets. This disconcerting occurrence not only disrupted the otherwise serene and hygienic ambiance but also posed a tangible threat to my family's well-being and the overall quality of my sojourn. We stayed in the Ginger building for 2 weeks which was a 2 bedroom/2 bath unit on the first floor. It had immediate access to the pool, sunshine, and the ocean view. It also wasn't too far of a walk from the parking lot. Some of the windows throughout the resort have updated bedroom windows but ours did not so you can hear the slightest of noises. There were a few nights it was challenging to go to sleep or stay asleep because you could hear the slightest whisper of those walking on the sidewalk outside your window. It wasn't a deal-breaker by any means, but it's probably a good idea to make those updates. However, this could an owner issue and not a resort issue. We didn't really take advantage of any of the outdoor amenities because we were either out enjoying the island or it was pouring down rain. The tennis courts were used a lot by other guests and they looked to be in really good condition as did the pool when we walked by a few times. One of my favorite things about this resort is that they did not allow any travelers to stay if they did not have a negative covid test. They also did not allow those who disregarded the covid test protocol and were required to quarantine for 10 days. I felt safer knowing that there weren't just a bunch of careless people running around the resort. For the most part, the guests were respectful with the mandatory mask mandate and the staff had their masks on 100% of the time. All in all, we really enjoyed our stay here and would absolutely stay here again if we ever make it back to Maui. read more

We stayed here three previous times and we're happy with our unit each time. However, in January (this would have been our 4th stay) the unit we were given was awful. It was terribly outdated, one computer monitor sized TV in the living room and the bedroom was like a dark dungeon. The worst was the dirty smell and condition of the furniture. It must be there since the 70's. When we complained the front office called Aston Corporation and had me speak with a rep. I know there are several Aston properties on Maui but the rep said nothing was available for our 10 day stay. However, she offered to find us something else IF we spent one night in the nasty unit we were given. We refused but we were still charged $500.00 for one night?? Since we booked through Costco they were all pretty much done with us. We called Costco Travel once we got home to tell them about our experience. We experienced terrible customer service at Papakea. The young man in charge of the front desk was more concerned with training a new employee and was very dismissive. We ended up staying at Honua Kai, an outrigger property. Our condo was modern and the resort was beautiful. Customer service at Honua Kai was outstanding. We would certainly stay there again. Aston will never again get our business but it's more than obvious this corporation doesn't care. Unbelievable read more

Stayed here for 3 days and 3 nights in December. The room was spacious and relatively clean. The decor is a bit old but the kitchen is fully stocked with appliances. The balcony is a great place to sit out and watch the sunset/sunrise and star gaze, with a gorgeous ocean view.There's a pool and heated pool, as well as plenty of sun chairs to sit out in. Great place to stay if you want to drive around the west side of Maui and visit some popular spots such as Lahaina. It's located near a food truck parking lot, which has some amazing food options. Perfect for bringing food back and sitting out on the balcony. read more

I believe these condos are all individually owned and furnished - but managed centrally for easy check in and check out. Location is pretty convenient - walkable to a small strip mall and within easy driving distance to west side of Maui. The "resort" itself has tennis courts, pool / hot tub and several propane bbq grills. Most units have some view of the water and sunset. Not sure if all the layouts are the same, but the 2 units we rented were identical. 1 bedroom, 1 loft, kitchen, living room and spacious lanai that probably has a view of the water. We visited in mid September so while both units had AC's ... we never turned it on b/c if you leave the front door open and open the screen doors to the lanai, there is an amazing breeze that flows thru. The reason I believe the units are individually owned is because of the difference in quality, and style of furnishings and kitchen equipment. The fridge is entirely empty - so don't expect to find condiments or anything in the fridge. You may find a bottle of olive oil and some salt and pepper if one of the prior residents left it behind. Our unit had a nice new fridge with filtered water and automatic ice maker - but our neighbor had a much more generic unit (although their TV was much bigger.) From the views of our unit and the areas we explored (definitely not the entire complex), there did not appear to be a beach associated with this resort. Grassy area with a retaining wall that goes down to the water - but not the typical stretch of sandy beach. read more

The resort is pretty good, but the rules are excessive. There is absolutely no shade at the pools, but don't try and bring your own umbrella. "Security" doesn't allow it. If you bring a lounge chair to the front of your condo, it's ok, but if you slide your it into the shade of your lanai (while sitting on it!), security tells you to move it. Neither one has anything to do with Covid rules. It kind of took a bit of aloha out of our visit. The view was wonderful from our room, but please note that there is no accessing the beach. Stayed in a studio unit in the D building- Perfect for 2 people. Location: Papakea is located about 45-60 minutes from Kahului airport depending on traffic. It has a great location, pretty close to Lahaina and Kaanapali and is a nice and quiet area but also with stores closeby. There is a Times supermarket right across the street and also an L&L restaurant that has great affordable Hawaiian food that you can walk to and there's a gate that goes from the Papakea parking lot right to an ABC store which is a super convenient store for souvenirs and food. It's also right by the ocean and so you can walk on the perfectly manicured grass right in front of it and since you're on the west side of the island, the sunsets there are absolutely gorgeous! It's a rocky beach right by Papakea though, but if you walk to the left there'll be a short bridge and in a few minutes you'll be on a sandy beach for swimming. Super convenient! Pools/Hot Tubs: There are 2 pools/hot tubs, one called Lanai Pool and one called Molokai pool. The Lanai pool feels bigger than the Molokai Pool, and the Molokai hot tub is bigger than the Lanai hot tub. Both are super clean and I think they clean it a lot, because we went to the pool everyday and it definitely seemed clean! I've never been to such a clean pool before and the water was at such a comfortable temperature, there were days we just stayed in the pool all day. The Lanai hot tub had a few days where the temperature of the water wasn't too hot, but between two hot tubs you'll most likely have at least one with super hot water. There are some BBQ grills around the pools if you want to grill anything to eat and the Lanai pool has a water station so you can drink water or fill up water bottles there. Also on your way to the pools, you'll pass by some really cute koi ponds where they have tons of koi! There are also a few cats that walk around on site too. Super cute! Front Desk/Checking In / Staff: My experience at check in was very enjoyable. I felt like we were greeting with such friendliness and they were quick to answer any of our questions. You'll also have to check in with the front desk if you'd like to sign up for their lei workshop which they have every Saturday (I'd recommend signing up early because when we initially checked in on Thursday the spots were all filled up) and they have different activities everyday. Also if you're at Papakea on Thursdays, at 4-5 pm they have a Mai Tai party at the pool and give out free Mai Tais. Amazing!! All of the staff there were super friendly, and I truly felt very welcome at Papakea. Very different from the usual hotel/resort staff you'd find elsewhere. You can also talk to the concierge desk on the right hand side of the main office to ask for a cooler, boogie board, etc. to use. Rooms: The rooms are super clean and we were satisfied with our room. The kitchen came equipped with most of what you need (except for maybe a rice cooker LOL). The laundry washer and dryer are half size so if you have a big family you might want to do laundry more frequently. Our balcony was very nice too and had a nice view of the resort! I also didn't really hear much noise from my neighbors either so that was a plus too. Papakea has continued to be one of my most favorite places ever and I can't wait to go back again! 100% recommend!! I came here once as a child nearly 20 years ago and it left an impression on me back then that I knew I had to come here once again as an adult. This time I came here with my boyfriend to have a romantic trip and I can say with 100% confidence that Papakea is so amazing and the best place you can stay at on Maui for the price and location. The last 5 times we have been to Maui, we have stayed at the Papakea. Reason being is price, amenities, space and convenience. Located 10 minutes away from front street, the Papakea and its beautiful grounds is right along the ocean. Although there is no beach directly in front of the Papakea, to the left of the grounds across a small bridge (walking distance) is the beach with plenty of room for all. The ocean is fairly calm on this side of the island. Waves and wind start picking up around 1pm(ish) and light rain comes during the winter months mid day. Because these are condos that people own and rent out, they come with a lot of equipment that otherwise you may have to rent. Our rooms always had beach towels, floats, pool noodles, footballs, basketballs, golfballs, kids digging equipment, books, movies and more. Appliances and kitchen tools are also in tact (Make sure you specify what kind of AC unit is in the room because they all differ!) I love staying here because you are able to go and enjoy the Maui life, snorkel in the morning crack a beer open at 11, and hang out on the beach. Then either go into town to eat lunch or dinner, or make it at home because of the fully function fridge. (They normally have a washer and dryer too! less clothes = more pineapples to take home). This was our second family vacation in Maui, the last time staying next door in another Aston Resort. We had an ocean view 2 bedroom suite, which meant a bedroom and a loft. The furnishings are basic, but since every unit is individually owned, your mileage may vary. The size of the room was good, the kitchen spacious enough, the washer and dryer were helpful, and the view is lovely. It is situated and the very north end of Kaanapali, and there really isn't a sand beach in front of the resort (there is at low tide, but I am not watching the tides on vacation). We never snorkeled from here, though I would have at low tide. The resort is very close to some local dining options and across the street from the supermarket, plus it is only 5 minutes (or less) from an excellent public beach. If you want to lounge on the sand or have dining options without ever going off property, this may not be the place for you, but I like having a little more seclusion and don't mind getting in the car when need be. read more

Wonderful beachside condo complex. I've been here three times, and enjoyed it every time. There are a million resorts nearby in Kaanapali, so you'd be wise to ask: what makes Papakea different and better? To me, it's the laid-back atmosphere, uncrowded environment, and lower price tag. A lot of resorts, especially the high-rise resorts a mile or so to the south of Papakea, pack in tourists like sardines. The pools are crowded, you can't find any lounge chairs, etc. Maybe that kind of a busy vibe is fine if you're going to Vegas. Or Honolulu. But it's not what most people come to Maui for. At the same time, Papakea has what the high-rise resorts have. It has close access to golf -- a bit further from the Kaanapali course, but closer to the much nicer Kapakua course. It is a short hop to all the restaurants, tours, and surf lessons at Lahaina. It's easy to get to snorkeling, too -- again, a bit further from Black Rock (at the Sheraton) but closer to the much less touristy Honolua Bay. The lower price tag is nice too, since it means there's more in the budget for great restaurants, tours, and things that really make a vacation special. read more

Outstanding facilities! Right on the ocean, this place has tennis courts, putting greens, shuffleboards, and TWO . . count them, TWO pools and hot tubs! You can either book through Aston, or like we did, through VRBO.com. The nice thing about VRBO is that you can view and choose your actual unit that you'll be staying in. Each of those is individually owned so make sure you choose one that has high ratings for fast response time by the owner. The only down side is there isn't a beach, per se, in front of the resort. I really liked this hotel. We had a big condo with two rooms on the bottom and a loft room. The pools were nice, and our family loved the ponds with koi and toads. The concierge was nice and helpful. Having the kitchen was great, and we all loved sitting out in our lanai and watching the sun set. The reason for my 3 stars is because they advertised air conditioning, but all there was was a little box fan and a couple other fans. We ended up having to drag beds down from the loft because the heat up there was unbearable for trying to sleep. Our whole party was hot the whole time, so since it was hot outside, we didn't get much relief coming into our condo. So, if you like it to be cold where you are staying, this might not be the resort for you read more

My husband and I stayed here for our honeymoon. It was a nice place to stay for our first visit to Maui but I must say, I was very disappointed about all of the construction that is currently taking place at Papakea Resort. The initial room we were given had a partial view of the ocean which was incredibly beautiful but when we looked to our left, it looked like a big construction sight. I called the front office to asked about the days and hours in which the work would take place--I was informed that the contractors work Monday through Friday from 8:00 a.m. to 5:00 p.m. I told them under no circumstance could we remain in that room for our honeymoon. I will say, the front office kindly moved us to another area of the resort and it was a much better accommodation than what we were going to initially stay in. We stayed in H-201, the owners put a lot of work into their condo--the kitchen was amazing and the bathroom was very nice also, everything was very nice, modern, and clean. The concierge's services were very nice and they were very knowledgeable about the best activities to do in Maui. I didn't agree with the restaurants they suggested--we found some amazing restaurants on our own through yelp. read more

We found this gem online and stayed at one of the top floor condos with a loft. It slept 6 comfortably and had all the amenities needed to stay for awhile (we stayed a week). The price was very reasonable, and the location perfect! Easy walking distance to local restaurants, easy drive to Lahaina town and the Kaanapali resorts. Beaches with world class views and waters are nearby -- and the beach here isn't shabby either. There is a tidal pool in front of the resort. Services -- registration and concierge - second to none. Take advantage of the first morning briefing at 8:30 -- I'm from here and the concierge was tremendous in describing the wealth of activities available. There are on site events daily. Nice resort with well kept grounds. Some units are oceanfront like the one we rented. When it's low tide you can go out and walk on the rocky part of the beach and play close to shore. If it had an actual beach it would get 1 more star. read more

The water stopped working, the elevator stopped working, the ac barely cools the place. If you're coming to Maui DO NOT STAY HERE! They are scammers. Do your research and find a better place to get your money's worth. Thousands of dollars down the drain and this place is nonsense. read more

I've stayed here twice. They have. 7 cats on property and they are so cool. You can't feed them and they are not friendly, but fun to watch. Two pools and so close to the ocean. Loved it. read more
