I rented for almost 5 years at 716 Tyler from Paramount Properties. In the past I rented from Mangold and they where just a nightmare compared to this rental management property. I have also worked with better but that was through the military. I am not sure what renters are expecting, rent goes up every year, thats anywhere. Paramount raised the rent every year just about but never gouged us. They left proper notices before entering the home, answered inquiries if I had any, provided maintenance when needed and had a simple enough auto-pay system. Communication is key, I always made sure I communicated any issues or concerns. When I was able to buy a home I put in my notice, did the move out inspection. I didn't hire cleaners, I took time off work and cleaned and washed the carpets myself, we did small repairs but I know we left our mark in that rental we spent 24 hours in that house for almost 2 years just about. I did take my own pictures prior to move in and kept the original lease in file, documented the same when exiting and got about 40% of my deposit back (around 900). Frankly I think it was fair but if I didn't I have documentation to back it up. My suggestion to anyone is document, do the inspection and if you disagree go to court as it is your right but most importantly communicate and provide facts not opinions. I have been renting from Paramount Properties for over 4 years and they are so greedy and unprofessional. I worked for them in 2019, and I honestly don't recall them being this bad. The office manager is there for decoration because I requested to speak to her about 8 times and she didn't care to ever call me back. I emailed them constantly for almost two months until someone responded just to tell me they couldn't waive my late fee but they would allow me to pay it in two payments if I let them add an additional late fee to my account which was ridiculous. Like I said I understand they have a policy but not responding to any emails or calling me back was extremely annoying! If I could give a zero star review I would. We had the absolute worst experience with this company. The staff is rude, non-empathetic and immature. Communication severely lacked during our entire time living at the property and when they did communicate it was passive aggressive, blaming, and curt. We had major plumbing issues, mold, and an atrocious move out process, which were all dealt with in an extremely unprofessional manner. We were illegally charged for things from our security deposit upon move out and we had to call and literally sit on hold for hours until someone communicated with us, then only being given 1 minute because they were closing. I signed a lease over two years ago, ended my lease 2 YEARS AGO, never resigned anything but apparently I am still on the lease? They don't even know who is living in my previous apartment, they just assumed I was still there even though I gave them a 30 day notice and never resigned anything. Beware of these people. They have no integrity. They are scammers and just want your money. I recently asked to rent their space on 140 Franklin in Monterey. They asked me to sign a holding contract. Then less then 24 hours before my move in, they send me the lease to sign. As I read through, there were things that I just felt were a burden on me. Basically it stated that anything that goes wrong I will have to fix. They are only responsible for the structure. Now, anyone with integrity would have a conversation and ask me what it is that would work for me. But instead, they held my holding money which amounted to $1200. Then one week later, they called and said they have my check ready and only gave me back $700 of that money. They considered I rented that space until 'a new tenant moved in' well I went the same day and took photos from the outside - it sure looked like there was no new tenant! Thiefs and liars! I rented through Paramount for 3 1/2 years. They're the nicest people you'll ever meet, and were great about keeping the house maintained and fixing the glitches that came up. This was actually nontrivial: during the huge winter of 2017 two enormous pine trees fell through the roof - Paramount were very helpful in getting that fixed asap. My main contact there was Angela, who's wonderful. But everyone was super nice and helpful. I'll add that they did a good job of mediating between myself and the owners, who were arrogant, disloyal, and utterly contemptuous of the law. Don't rent from this property. They have a lot of people moving in with roommates but one day decided no more roommates but neglected to tell anyone. Didn't realize until my current roommates put in their 30 day notice so now have to move myself, or overpay for a shitty apartment where everything has problems and paper thin walls. They didn't even have the audacity to send a notice through our portal. I couldn't even look if it was legal because our lease wasn't in our portal so had to ask for it. Through three different properties and the better part of a decade, my experience renting from Paramount has been nothing but wonderful. They've always been respectful, honest, and fair in all facets of my rentership. They never steal application fees just for the sake of doing so. Instead, they screen applications in the order they're submitted. If you're first to apply and you are approved, the place is simply yours - amazing! Many companies will rake in as many applications as possible and then choose the tenant with the highest income and credit. Paramount was always very timely and fair with the maintenance requests I submitted. I was never charged for things that weren't my fault. I always felt that my space and my privacy were respected. Their rental prices have always been very fair for the area and they've never been overzealous in raising my rent at every possible opportunity. I lived at a property for over a year and my rent didn't increase after initial year's lease was up (despite the cost of living in Monterey certainly going up that year). All the staff have been excellent to work with over the years. Ann was wonderful (I believe she's since retired), Angela is all business and gets things done FAST, Nancy was always warm and accommodating, and Kris (Chris?) seems to also make a great new addition to the team. Paramount Properties is as good as it gets! We've been in our current property for nearly three years and will work hard to ensure our next rental is also managed by them when we eventually need more space. Angela really advocated for us to get our current home, and we couldn't be happier in it! Awful service. Angela is the worst property manager. If any maintenance needs arises and you call the office, she will be either on lunch or meeting. When she comes backs she never responds to any call or email. She will be smiling at you until she gets the leasing contract in her hand and than she will be laughing at you. Old landlord was great, never had any problems, totally understood if the payment was on the 1st and not the 30th (because of paycheck issues and work hours etc.). New landlord has been absolutely obnoxious with the notices (at least one every other day about things that don't pertain to us), has increased our rent because the law says she can (which I get, but come on that's how you lose tenants) and her apartments are really overpriced. She has been a huge blessing to my family and I everytime we have a situation with either our finances, or just issues with the property. We rented from Paramount when we first moved to the area. Although the unit we had was, hmm, other than excellent, the service was great. Anytime we had an issue, they were on top of it, and repaired whatever needed to be fixed THE NEXT DAY. Yes, they were that responsive. When our contract was up, we had to get out of that unit, and tried to get another managed by the same company. No such luck. When we moved again, we tried them again--nothing managed by them had openings that suited our needs, but it should say something that even though we hadn't lived in one of their properties for years, we tried them again. I am currently residing in the second rental from Paramount Properties and I've rented from them for a total of five years. I've heard many horror stories with property management agencies (astronomical deduction of deposits, non-responsive to repair requests, etc.) but I did not experience any of those with Paramount Properties to date. The staff I've talked to on the phone were always pleasant to talk to and they were quick on repair requests. Throughout the last couple years I've lived on the current property, they've renovated the deck, upgraded the windows, and replaced the original heater with a brand new heater. I had to take time off of work to view the property...When I called and spoke to Angela, she made excuses on how she already had an applicant and did not have my callback number to cancel...when she called my cell 2 days prior to schedule the viewing. I contracted with Paramount in September 2016 to manage the rental of my single family home in Seaside, CA. I am terminating their service only 4 months later due to terrible customer service, unprofessional behaviors, excessive and unnecessary charges, and poor communications. I had been living in the home prior to re-locating out of state in September 2016. There were no maintenance issues, only minor items needed (installing door stops to protect walls, replace shower head), including touch up paint. They managed to charge me over $1,000, including almost $200 for "checking electrical and plumbing." They did not communicate these costs to me in advance, although the contract specifically indicates that anything above $250 requires owner approval. When I attempted to discuss the charges, Angela was rude, argumentative and completely unapologetic. Ann handles herself no better! While she agreed to cancel one charge for a shelf removal, she did nothing to reassure that the communication would be improved. Due to heavy rains over the past few weeks, I have received multiple calls and emails from them, however they refused to obtain sandbags (given out free of charge at Seaside Fire Dept), requiring me to make arrangements to have them delivered to the tenant. Ann actually emailed me a punitive message stating "I wish you had told us about the drainage issues" What? The peninsula is having the worst flooding in a decade and it's my fault? When I pointed out to her that I had specifically told Angela during the initial walk through that a retaining wall was built in the back due to rain issues, she did not respond. Not only did they fail to provide the sandbags to the tenant, they charged me to have the maintenance person dig a trench throughout the property. The use of sandbags would have precluded this extra cost and destruction of the property. When the tenant tore out plants in a front planter and built a step on this planter without authorization from me (as per the tenant lease agreement), they behaved as if this was out of their control and did not have it rectified. Their response was "he'll pay for the plants when he moves out." Since this was my first experience renting my home and having it managed, I spoke to other homeowners and management companies in order to check my expectations. I received validation that the practices, treatment and tone of emails and phone calls by Paramount is unprecedented. Having been a renter for 20 years prior to owning this home, I am very familiar with what is required of a tenant and the strict guidelines enforced. They are not enforcing any of this. When I notified Ann that I was giving 30 days notice, she had a small tantrum over the phone. She said she would be speaking to their attorney. At no point did she attempt to seek feedback as to why I was unhappy. Even though the contract has no language regarding a penalty fee (my attorney confirms that I can exit the agreement simply by giving a 30 day notice), she threatened that I would have to continue paying their monthly charge. My response was "if I'm unhappy and don't feel this is a good fit, wouldn't you want to just part ways?" She eventually conceded, as if she were doing me a favor, although they clearly have no legal leg to stand on. The whole point in obtaining management services is peace of mind and not having to handle issues from OUT OF STATE. I feel they have taken advantage of me being unable to closely monitor things and have under estimated my knowledge of my rights. They have caused me nothing but headaches and I shudder to think what the condition of the home might have beed had I continued to utilize them. read more

NEVER AGAIN! The worst agency I have dealt with in my whole life. Firstly, they created tones of headache when I wanted to end the tenancy agreement earlier after the break-clause term. It took me from March (when I first requested to break it) till June to sort this out. They didn't even give me an option to find replacement myself, but gave preferential option for my flatmate to find a replacement on behalf of me. When I said this situation is causing mental and physical disorders, they said "it is none of our business". Now when I am finally out of the property, I am being charged £800 off my deposit for damages that have happened after I have left. Surely no professionalism, work ethic and sense of responsibility. Would like to give it a "0" rating. Lived in apartment owned by paramount Properties. Lived there a very short time. There were bugs crawling around on kitchen counter & an "old grease" smell under kitchen sick. The couple who was managing these apartments were not professional people at all. Lived there about 10-14 days and decided it was time to move out. The kitchen & bathroom floors were sticky when I moved in. The tile in kitchen is bucked up. The apartment next door has water standing under it. no wonder there is a bug problem. Would suggest anyone wanting to rent these apartments to first find out who owns them and read the Reviews. A couple was managing these apartments. The female in the couple called me a "liar" because I was running late with an engagement. And the manager in Louisville, acted like a real jerk. Thanks. I was standing outside the property calling the office only for no one to know what was going on and to be told "the person who probably set up your viewing is at another appointment, I'll give her the message and have her call you back". I lived at one of there units for about 4 years or so and they were so hard to deal with. We had water damage three times and when we decided to move out, they gave us a hard time because rent was late, mind you at that time there were workers in the unit fixing the wall and I couldn't get to my stuff because we had to move all our stuff so it wouldn't get wet and I told them the rent check was coming. And then they called again and were being rude. Those ladies are rude and don't help with shit. All three times I had water damage that was not caused my us. They never called us to check on anything. Just the repair guy Jon did and he was nice and always called us. I should have moved out sooner but finance reasons couldn't just so help know. I wish I could give this company 0 stars. I lived in an apartment they managed during my pregnancy. During the year I was there the deck (I was told would be replaced within the year, but was not) rotted and my mother pushed her foot through. The mold problem in the apartment was so bad I called the health department because paramount refused to fix anything, then later told me it was my fault for not keeping windows open or furniture away from the wall... Lie, I kept windows open and didn't want any of my personal belongings touching these disgusting walls. The ceiling in the bedroom leaked mold onto my bed and anything else in the bedroom. I received a letter basically stating that I was lucky to get any part of my deposit back and I was only getting it back because I threatened lawyers. At the end of my pregnancy I found a cockroach crawling out of the bathtub, and was told I could vacate the property for two days while they sprayed. I wish I was making this all up. I have pictures and documents to prove all of it. Fast forward two years after I have already moved to a different place and I began to apply to move to yet another new house but paramount properties told the lady calling for references that they would not rent to me again because I had too much foot traffic in and out of my apartment. I worked full time for pebble beach company and was on maternity leave most of my stay at the moldy apartment. I would not allow friends to come over due to the embarrassment of the living situation. It's kind of weird to review a property management company, but I felt compelled to do so... I am in the market for a rental in the Monterey Bay Area. I have been searching for the last 2 months for a rental that accepts pets (which is practically impossible!) and I found Paramount Properties on the SPCA website. Really excited, I browsed the current listings... Awesome! A rental in my price range that allows dogs!! So immediately I called the company to set up a showing. The 1st woman I talked to was very friendly, helpful, and professional. I explained my situation (I have a dog) and she said the property owner has breed restrictions (pit bulls). No problem for me, my dog is not a pitbull! Yes! On the listing it states the tenants pay utilities. I have lived in a place that includes utilities for 8 years now, so I called the company again to inquire about the "average price of utilities". Here is where is becomes interesting.... The woman on the phone condescendingly asks me, "Umm, have you never paid utilities before?" I explained my current rental situation and she put me on hold. When she came back on the line, she rudely said, "It's like $50 a month plus garbage." I nicely asked, how much is garbage usually? She replied, "Really? You've never paid for garbage either?" I was astonished by her disrespect. It gets worse... As she is badgering me about asking a simple question, she asks, "Will it just be you in the home?" I answer yes and my dog. She asks what breed my dog is and I say mut. She asks what kind of mut, and I explain she is a rescue so I don't know exactly but she definitely has lab in her. She asks how much she weighs and I say around 50LBS. She quickly asks me to hold. I was on hold for about 2 minutes and she comes back and says, "Who told you a 50LBS dog is acceptable or this property?" I explained that I spoke with someone the day before and scheduled an appointment and they were definitely aware I have a dog. She was confused and acted like the rental didn't allow dogs. She started asking me inappropriate questions about my lifestyle such as, "What are you doing with your dog while you're at work? Are you going to bring your dog to work with you? (Really? Who brings their dog to work?) How long has it been since you took her to the vet? How many hours a day will be away from her? I nicely answered all the questions, but I did not like her responses. Even though the woman was horrible over the phone, I still decided to go check out the rental. When I got there, I couldn't believe me eyes. THEY POSTED THE WRONG PICTURE OF THE HOUSE!! The rental turned out to be the "back house" but it was really a shed.. My studio is bigger. And get this, the current tenant has a 90LBS dog ! SUPER long story short: -Woman at the office was extremely rude and condescending. -FALSE ADVERTISEMENT! They pictured the completely wrong house! -Advertised on the SPCA website, doesn't allow pets. -$1,225 for a SHED! -Waste of my time. read more

I chose my cute 2 BR, 1 BA rental based on its location near Cannery Row. I wanted something with washer/dryer hook-ups within walking distance to Cannery Row, PG, and downtown. The unit I found had friendly neighbors, (most within Paramount Property-owned rentals), a garage and off-street parking, plus mine had no shared walls and a small yard for my little yorkie, which was perfect. The unit was bright and offered bay views, even when there was fog over the bay. When I had to travel for work and couldn't upkeep the yard, Paramount Properties saved me time and arranged for a gardener that I would add into my rent check for that month. One year, I was bit by a raccoon in the yard (I had to save my dog from it). I notified Paramount Properties, and they paid for Critter Getters to come out and inspect the property. They discovered a mom was keeping her babies under the house, so they zipped it up so that they could leave safely and not return. I never had a raccoon problem again. I enjoyed my time the five years I lived in the unit and other than the raccoon, I had no problems. I was sad to leave Monterey. If I return, I will not hesitate to rent from Paramount Properties again. Angela and Ann are the staff I dealt with most in the office, and will be missed. Angela is the "field agent" and has a very friendly demeanor while still maintaining her professionalism. She is great dealing with the renters, landscapers, handymen, etc. read more
