WARNING: stay away from this place unless you want to get ripped off and waste your time and money! For the past month, I had been trying to get an apartment here with my sister. We used to live here about a year ago and had to move to another place. We had been trying to move back, but there had never been any available apts within our price range. When we were here, we were paying about $1400 for a 3rd floor unit with a pool view. Since then, their prices have raised $200 or more for the exact same model, without a view and not even on the 3rd floor. They had a unit available for $1605 if we qualified for the lower income program (which we did before). The first girl that helped us (Katie) was very nice and we told her we used to live there and said there shouldn't be any problems with getting the unit. We were happy and confident everything was going to go smoothly. Unfortunately, it turned into a complete nightmare. First off, it took weeks for them to get back to us about the credit check. They wanted us to pay $3,000 upfront, a high pro-rate and then the rest of the rent 2 weeks later. Since we were applying for the lower income program in the first place, we let them know that was a lot upfront and if there was anything they could do. Katie, the girl who helped us first, told us we could talk to the manager Kelly and to come in. We then called again and spoke to Michelle, who has always been rude, and she asked if we had an appointment, we said no we didn't know we needed one, and then she asked if this was regarding the move in price. She then said Kelly told her to tell us no from her office and Kelly the MANAGER didn't even bother to get on the phone with us. It s really surprising she is the manager, since she didn't want to give us any of her precious time, but whenever she did she talked down to us constantly. Since the price was ridiculous and we were being treated like dirt, we decided we would just cancel the whole thing. We went in and spoke to Chantelle who was nice and we told her we wanted to cancel. She seemed surprised and was willing to help us. Kelly was there and gave us a story about how she didn't talk to us because there was nothing she could do and she was on a conference call or something. That does not excuse her for brushing us off as we are potential and past tenants and were very interested in renting the apartment. Do they not want clients? Anyways, she worked out a payment where we would pay half on the move in day and the rest later in the month. That s ALL they had to do was work with us and we were happy. This is about a month later and we still had not heard back if we qualified for the lower income program. They all assured us multiple times that it would be ok and we would qualify. Then, weeks later we finally hear back from Kelly and she says that we over qualify and the girl who submitted our information put it in wrong. So we were irritated that one: it took FOREVER to hear back if we qualified two: we kept having to follow up with THEM and keep filling out forms, and they didn't even submit the form correctly .three: we had to deal with 2 girls there extremely unpleasant unprofessional attitudes including the manager herself. My sister and I were nothing but pleasant, they might have been irritated with us because they are just used to people shelling out money with no questions asked. So needless to say, since we didn't qualify even after them assuring us we would, we cancelled. They then said that our $99 holding fee was non refundable and we would not get that back. Um, what? We aren' t even getting the apartment, why would they keep $99 of our money? Where would that even go to? By this time we REALLY had it with them. They called back and then said we could get it back. Ridiculous. So that s our horrible STRESSFUL experience with them. And of course, they never apologized for anything. It s really unfortunate that they treat people this way, especially their previous tenants. I guess that means nothing to them. So if you are looking to move here, do not expect any helpful our courteous service from them. They will string you along for weeks and give you bad attitudes unless you are willing to give them money up front that same day. I hope they realize that they are selling people a place to LIVE, it s serious and they should have top notch customer service and be on top of their shit. Their company is very unorganized. It really is a shame because the apartments are beautiful, but their management services are despicable and some agents are downright nasty. We will definitely take our business elsewhere as there are plenty of nice complexes in this town with friendly helpful agents. Never trying to move back here again nor will I recommend this place to anybody. read more

I have lived here since 2012. The only issues that I Ave is the neighbors that are up at 2am and yelling off their balconies. They have no consideration for the noises they are making. People walking their dogs and allowing them to poop, and not cleaning up after them. I never have any problems with the parking. The only problem is when someone does park in the reserved spots and they know its not theirs. I've had to tell someone to move once and they got angry with me. I have two cars, one spot. My son gets home after 6pm everyday and is always able to find parking near the building. Too many visitors is way there isn't any parking available at night. read more

We've lived here for the last 3 years and we've had a great experience! Sadly, we've outgrown the space so we must move on. We've had nothing but friendly & prompt interaction with the leasing office & maintenance. Stevenson Ranch is an expensive area but once you factor in all of the amenities (pool, gym, free cooking classes, pizza night, etc.) it really is a great deal. read more

Lived here when the apartments 1st opened! Everything was GREAT!!! The office staff was amazing,friendly,kind and always willing to help. Maintenance was always friendly and always getting stuff done on time! And never made you feel rushed! Once I moved out for a few years and came back, THIS PLACE WENT STRAIGHT INTO THE DUMP!!! The main office, EVERYONE THERE IS RUDE!! Manager Kelly, she feels like she is the queen bee of the world. Don't get it twisted Kelly, YOU ARE A MANAGER OF AN APARTMENT COMPLEX! Parc Chateaux fails to faithfully enforce their own "Garage and Storage" covenants stated in their Residential Lease Agreement that is signed by each and every individual Tenant. As a result of this lax performance on the part of the Landlord, there are some Tenants overtly taking advantage of this nonperformance at the expense of other Tenants who DO faithfully abide by the terms set forth in the Residential Lease Agreement. For example, apartment building #17 and surrounding area has suffered from being taken over by a Heating & A/C business that operates out of their own Residential Garage but whom is a Tenant of Parc Chateaux. Their heavy presence in use of the garage in the area has caused a considerable amount of noise pollution on top of the already daily eye sore in the community that the Landlord has failed to resolve: (*) In this case, the Tenant is using the garage heavily to conduct their business within the confines of this residential community. Considering the Heating & A/C Service is on call 24 hours 7 days a week, the Tenant running their business from their garage can been seen continuously on weekdays and weekends entering and exiting the entrance of Parc Chateaux by other Residents. (*) As a misuse of the garage, they often make daily and hourly stops at the garage to perform noisy work, dash off to their next customer, and finally return to once again repeat the same behavior throughout the day with furthered work. It is a pattern of using the garage in a manner not for which it was intended to be used. (*) The Heating & A/C Service will continuously load & unload their service truck in front of the garage - guaranteed to be daily! This includes loading and unloading of tools as well as loading and unloading of A/C units to be worked on in the garage. The garage is NOT used primarily for vehicle parking as stipulated in the Residential Lease Agreement, but is instead used solely for multipurpose storage that continuously changes on a daily basis. For example, sometimes it is used as a shop to work on their vehicles. Once or twice, no problem! But it is unfortunately all the time! (*) Due to the Tenants business, it does appear that some customers do make stops at the Tenants garage for discussion, pickup, or otherwise. Because of this, it's not uncommon to additionally see random visitors and/or vehicles parked temporarily in front of the Tenants garage. (*) Because the garage is for business operations, the Tenant has a habit of abnormally using the garage door: overuse and to excess of what one would consider normal for Residential parking use of the garage. This overuse is as a result of the garage NOT being used for Residential parking, but instead for business storage and performing work related to supporting the Tenant's own business. A garage door that is opened and closed roughly 80 times - each and every day - to operate a business is not typical for a Tenant who would otherwise only use their garage for parking. (*) The Tenant loiters around in the garage and smokes. Considering the garages are below residential units, the smoke has a tendency to drift around building #17 and nearby Residential windows. It's for this reason the Tenant ALWAYS leaves their garage cracked about 1 foot open: so the Tenant can sit in the garage and smoke their life away which is not the purpose of the garage. Again, is this garage used primarily for parking? No! (*) Because this business doesn't use the garage as intended (i.e. for ONLY parking), the business has sprawled out their vehicles to park in the limited free Residential parking spaces. Between buildings #15, #16, and #17 there are 6 reserved parking spaces and only 5 free Residential parking spaces. Can't find parking ever in this area? It's pretty clear why! The Tenant running their business tries to tie up these parking spaces with little consideration for others and in avoidance of using their own garage for parking. They typically always have at least one of their vehicles parked in the 5 available free spots. This causes one Tenant alone to literally take up no less than 3 to 5 Residential parking spaces. And when the Tenant running the business can't find nearby free parking spots, the Tenant will work hard to find one nearby only to affect other parking areas for other residents who live in the area. (*) Because the garage is used solely for business purposes, they will instead temporarily but randomly park their vehicle often in front of their own garage or other nearby garages that do not belong to them. Unfortunately, all of this could be avoided if the Tenant would abide by their own Residential Lease Agreement and the Landlord enforced the covenants that were both agreed upon when signed: the garages are to be exclusively used for parking! Sadly for everyone else in the community, the misuse of garages are at the expense of other Residents who DO faithfully abide by the Residential Lease Agreement. read more

I have been living in Parc Chateaux Apartments for 4 years now. I CANNOT express enough appreciation and gratitude I have for the amazing management/ staff members and maintenance. In the the four years of living here, anytime I've needed anything, they are at my door within 24 hours and so respectful and professional. My water heater went out recently and the next day I had a new one. Air condition filters consistently changed and so many other things are just "kept up". ITS SO NICE! I personally feel they really care and do everything in their power to make living here a positive experience. I hate seeing people taking advantage of the properties graciousness and simple rules (from what I see on some of these reviews). Respect them and if you need something, nicely ask. They really care and always come through when ever you need something. Anywhere you live will have certain advantages and disadvantages. Parc Chateaux does not fall short of anything but AMAZING! I love this complex, it's quiet, pretty, and safe. I have been living here for about 4 years..Rent is at a reasonable price. The only thing that I wish would Change was the parking. Also the court yards by building 13 need new lamps by the grass area, they have been broken for a while, and it looks trashy. Other than that, the moderate income I really appreciate and I have been referring friends, even though they have been on the wait list for 2 years it's still worth a shot. read more

I moved in about 3 weeks ago and have only good things to say. The leasing agent named Chantelle was great. She was very helpful and prompt in calling us back when we left a message. Thankyou Chantelle! The young man (cant remember his name) who gave us the keys was very friendly and helpful as well. He had us look for anything we might want changed or fixed in the apartment and he was very thorough. The maintenance crew is great . We called once and they came and fixed the problem right away. The Summit apartments take weeks or even months to fix something. I highly recommend parc chatuaex. I am on the waitlist for a garage so once I have that I have everything I need here. I lived here when I first moved to Valencia. I hated living there so much that I moved out after 4 months, even though I had a 6 month lease. I ended up sucking up the cost for the extra two months. The biggest annoyances that I think anyone should know about was that the pool was always dirty (I never once was able to go swimming with out hair getting entangled between my fingers), and that they had an inspection every month so they were always coming into your apartment. And the inspections were minor things that could have been done all at the same time, once a year. I firmly believe they space the inspections out so they can go into your apartment every month. Definitely not a place to live if you value privacy. read more

I lived at Parc Chateaux for a year before having to relocate. I loved the complex as it was in a great area and the staff was great as Well. KEVIN the maintenance guy was awesome as he always completed our work orders quickly and always was so friendly. RUSTY in the leasing office was always a big help as well. Great location in Santa Clarita, quiet complex, and lots of stores and restaurants near by. When I come back to Santa Clarita I will definitely be considering returning to parc chateaux. read more

Never paint or change the carpet and wanted me to.pay for something that was just normal use. Never provide not even one legit receipt, signature of contractors. Stay away. I have lived in Parc Chateaux for one month and couldn't be more pleased. I was extremely picky about the place I chose and was looking for particular features. I wanted a master bedroom that fit my cal king bed, a nice pool, pet friendliness and a cozy atmosphere. I looked at several other apartment complexes in the area and narrowed it down to Alara and here. I had deposits down on both because I couldn't make up my mind. The main reason I chose Parc Chateaux was the staff. Christina has the best customer service skills and really is the reason I made the ultimate decision to move here. She was so friendly, knowledgeable and attentive, I couldn't choose the other place. Alara never answered the phone, the assistant manager there was extremely rude and after I canceled with Alara (within the allotted time to receive the deposit back), they cashed my check. Alara staff was so unprofessional, I was scared to move there. I LOVE my apartment. It has new carpet, I was able to choose a colored paint for one of the walls, my bedroom fit my big four-poster bed, the pool is awesome, there are several places to walk my dog, and all of the staff has been wonderful. I have dealt with the maintenance staff a couple times for little nit picky things and they have been great--so polite and responsive. I blew a circuit tonight with a new electric grill I plugged in and they were at my door 5 minutes later. The guy apologized for taking so long and told me it was a pleasure to serve me. Really?? Outstanding. I rarely get that kind of service anywhere. I am so glad I chose here to live. It is right next to the freeway, I joined LA Fitness across the street and it is a hop, skip and a jump from the mall. I truly love it. read more

Moved in with my family about 1 year ago and I can honestly say we couldn't be any happier. The office staff is very nice and the maintenance staff is fast to get to you when a service call is placed. What is also really nice about this place, it's conveniently located across from Ralphs and Wal-Mart! We have never had any issues with the apartment and best of all NO BUGS!!!! This will definitely be the last place we live until we buy our own home. Till then its Parc Chateaux for us. read more

Parc Chateaux has been wonderful from the beginning. My boyfriend and I researched and visited several apartment complexes before finding Parc Chateaux. Once we did, we were instantly sold. The staff was helpful, patient and on top of answering all of our questions every step of the way. We worked with Sarah in the leasing office who was AWESOME!!! She made us feel so comfortable and instantly at home. She happily answered alllll of our questions- and we had a lot:) Even after we moved in, the service never faltered. All service requests are answered promptly and handled immediately. The service people for the grounds- Leon and Martine, are so friendly and efficient. They went out of their way to fix our AC on a hot day. Leon even came in on his day off to help! The grounds are well kept, the pool area is great and it's a very quiet complex. Everyone seems to be really respectful of others. On top of that we love our apartment, balcony and garage that allowed so much storage space. The layout is well done and I love that the washer and dryer are in the unit. We are very happy with Parc Chateaux and the amazing staff behind it. I considered moving out after my lease ends but it seems that all the rest of the apartments in this area has had more problems than Parc Chateaux. I used to live in Mountain Terrace and I had called security almost half my stay there coz' of the college students that live there. It seems they feel they have every right to do what they want as the tenants would understand that College students have the need to party and it's a passage. No wonder there's no progress in this country. I also had the experience of getting my motorcycle stolen in Mountain Terrace so be forewarned and NEVER look for an apartment that sits right beside a freeway like Alara Links or Pinnacle. My stay here in Parc Chateaux is pleasant. Safe and great environment for kids in my opinion. Not a lot of shady people though I had my share of inconsiderate tenants that think they live in a house instead of an apartment as they keep on complaining about the noise when were not even home majority of the time. Good thing Kelly from the leasing office was able to take action and told them off. Everyone in the office is great but they do have their moments. Can't complain though since they do handle hundreds of tenants everyday. All in all, great experience considering you live in an apartment. Everyone else who had an unpleasant stay here or complain is either miserable, inconsiderate and obviously not open minded enough to know that you don't own the place, your just renting it so your bound by rules and have to share the building with other tenants. Want peace and quiet? BUY A HOUSE. If you want a decent apartment, stay at Parc Chateaux. AVOID MOUNTAIN TERRACE unless your a College Student. read more
