This place would be better if it had more involved management. Pretty sure she sits in the office all day and doesn't walk the grounds because I haven't seen her. I also got attitude when trying to express concern for an issue. Rebecca was a way better manager. Most of the dryers have been broken for about 2 months now. Either the element is burned out or the machines just don't work. Management isn't doing anything to fix it. Many residents have complained but nothing has been done. The counters were cheap laminate and already peeling when I moved in. The carpets were in mediocre condition. There is trash all through the complex. The kids just leave it lying everywhere. Residents are also apparently allowed to play their stereo at top volume when staff isn't here. Don't waste your money and pay a little more for quality. read more

I am a tenant there and the Apartments have improved over the years and I get along with the manager. The place is not cheap, but they try to keep it neat and upkeep the maintenance. I have been hear nearly 9 years and the manager, if you take the time, will work with you to solve problems. She is the best of all the managers I have experienced during my 9 years. read more

I been here in this apartments for over a year , they are nice apartments, the maintenance crew are very nice and respectful, the only problem is that many kids playing around unsupervised causing problems they are very loud and is not a quiet place. Many issues with the neighbors and their dogs. Management doesn't reinforce the rules of the apartments, so is stressful to live here and expensive! Washers and dryers are outside and sometimes they don't work, the kids think is funny to put sand inside the washers and they mess with your clothes or steal your clothes. Lived here for about 2 years, and I would avoid this place at any and all costs. Trust me, it is far beyond worth it. Before we moved in, we should've seen it as a sign, but the apartment we were supposed to move into was delayed by about 2 months due to the previous tenants destroying it. Whatever, things happen. As a thank you, the property manager at the time hooked us up with a different apartment, huge props there. What she didn't mention was the roach problem. Apparently, based on neighbors who we brought it up to, they moved out of that apartment to a different one because of the roaches, years ago. We had to have people come out multiple times a month to do something about it, so the process was to empty out an entire kitchen, cabinets and all, so they could spray. Fast forward to the end of year 1 there, (other normal apartment issues happened in the time frame, so no major complaints there) We received a notice that our rent was changing. California requires a 30 day notice of a rent increase of more than 9%, we were receiving about a 15% increase. We received a 27 day notice, and since the property manager at the time was rarely there, that turned into about a 23ish day notice. While we did work something out, it was very unprofessional. When our 2nd year was coming to a close, we were looking to move out. I tried emailing and calling to let the property manager know that we were not going to renewing for a 3rd year. After no success, I left a note inside the office. When we first tried to give notice, it was around a 70ish day notice (normally notice is a 60 day). By the time I received word back, I was told that it was less than 60 days and we'd have to pay for a violation. Just because I left a note and tried to give a notice 12 DAYS prior to the required time, that YOU decided to do nothing about for more than a week, absolutely does not require me to pay a fine. On top of that, we tried to receive paperwork to show our new apartment proof that we were currently living at Livermore Gardens. For 2 weeks of trying to get ahold of SOMEONE, we lost out on getting an apartment where we wanted. By the time we moved out, our deposit was $56... Do's and Don'ts if you decide to move in here: Do give Manny or Jerry a beer when you see them. They are the hardest and most responsive maintenance workers I've ever dealt with Do not move in Don't complain to the neighbors that they shouldn't set off fireworks at midnight, they will poke a hole or 2 in one of your tires. And if you get it fixed, they'll just do it again. Don't expect your friends to visit, since there is no free parking spot for them too. Parking is an absolute nightmare. Don't park anywhere near the park if you're leaving your car over night, it will be broken into. read more

The apartments are older, but were well-built. They have central heating and air and an incredible amount of space, and only 2-4 units to a building, so you don't have neighbors at every surface. There is a bus stop nearby that's on the Rapid line which goes straight to BART, and it's right next to the lab besides. Work orders are completed sufficiently well and fast. Drawbacks include that my apartment, at least, has an almost-alarming slant to the porch that carries into the living room, which the manager assured me was no structural issue, and the bathroom shower needs some serious updating. They said they were in the process of updating the front .75 bath to a full bath when I was signing my lease, but I never saw any indication of that happening. The old pipes groan and creak a lot. The kitchen cabinets have obviously been painted over twenty times or so but their roominess more than makes up for it. Some nights, groups of young folks congregate in the parking lot and make noise, and during the day there are tons of shrieking children constantly. But for a 1200+ sqft, 3 bedroom with central air in Livermore for $1695, it was a steal. The old manager, Andrea, left during my lease due to customer complaints, so if you see reviews mentioning the manager, compare dates. read more

The staff is amazingly helpful. I felt they were exceptionally understanding and were easy to contact for any housing issue. The complex was tidy and well maintained at any given time. My neighbors were exceptionally kind as well I had many great conversations at any time of the day. read more

I have lived here for over 10 yrs. and have gone thru many managers. This the the worst manager ever. She never answers the phone. Never gets back to you when you leave a message. I guess 9-6 doesn't work for her because she has her own schedule. come in and leaves whenever she feels like it. She gives away everyone's parking spaces. Everyone should have a covered parking space when you move in and pay for an extra space if you want one. There are people here that have more than one covered parking space, while other people are struggling to find a parking space. There is a car with no plates parked in the handicap space that has not moved in 2 yrs. there are people who really need the handicap space and can't use it. There is a car parked across from the dumpster for 2 months now with a flat tire and has not been moved or towed. And don't even mention the patios. Most of them look like storages not patios. Getting very Ghetto. No control at all from management. This new manager just SITS inside the office, if she is even there. Blinds are always closed so who knows. I know that Andrea and Steve {2 of our prior managers} were a little tough, but they had things in control and knew what they were doing. They cared about the people that live here. They would've never allowed what is going on here now. Also the health department should get involved because it is roach city here. The roach people are here every week and not for just one apt. but for several. I am so glad I have never had them or I would've been gone a long time ago. Don't get me started on the pet problem. I know that this is a pet friendly complex, but they do their business all over and their owners don't bother to clean up after them. It's disgusting. We pay our rent on time every month and never have had any issues with prior managers or our neighbors. I cannot understand how a multimillion dollar company such as GK could allow this apartment complex to deteriorate the way it has. And the rents just keep going up and up. Manny and Marisa do the best they can and are always busy working to keep this place up, but they can only do so much. I really commend them for the job they do. I think GK needs to send someone to make a surprise visit to this complex to see for themselves. once upon a time this was a nice place to live but not any more. GET RID OF THIS NEW MANAGER. 1st, let me state we were at the final stages of the move-in process & decided NOT to move in. Not cuz of the apartment itself. It was, solely, because of the lack of customer service, patience, & professionalism of the manager Andrea. In the beginning, she was nice, but, too many warning flags. Initially, the rent was advertised as $1595 online. When we came in, she changed it to $1620 a mo. Also, during this 1st visit, Andrea opened her window a few times to yell at a group of young kids who were throwing a football. At least 3-4x, she opened the window yelling, "NO!" or "DON'T!" or "STOP!" She stated that they are not allowed to throw a ball and/or hang out in a group in the yard like that. Whether she is enforcing the rules or not, we find it unprofessional and just plain rude to be yelling at kids like that out of the office window...especially w/ prospective renters witnessing it all. Additionally, she claims she's "cleaning up" the area but it looks like she's making more enemies by the way the children ignored her. The next time we came in she says, "Oh, I'm sorry, the rent is actually $25 more. Is that ok?" It did raise another eyebrow again. Also, a little boy (probably 5 yrs old) was, simply, standing on a skateboard right next to the mailboxes outside of her office. For the next few minutes, we received 50% of her attention as her discomfort and lack of patience increased. She says, "That kid is not supposed to be doing that there", "that kid knows better than that," etc. Finally, she gets up & shoos the kid away. On the final day, we came in to finalize the paperwork As she explains we get one covered parking, she offers another, additional, parking for $20 more a mo. After we decline the offer, she adds that we are not allowed to park in any of the other open parking spots and that if we had any additional cars, they would have to be parked of the premises and/or in another area across the street. We were so surprised to get this important information now (this late in the move-in process) because we had more than 1 car (like most families do) & most or ALL other apartment complexes allow you to park in the extra spots. We expressed to Andrea that this was an issue for us because my girlfriend works swing & graveyard shifts and comes home at different hours of the night. Additionally, our son also drives and picks up the rest of the kids and we did not feel comfortable having them park across the main street. As we expressed this, she insisted in her bitchy, unsympathetic, way that she told us. Fact of the matter is, during the initial walk thru, she only said that they offer a second parking spot for $20 extra a month but NEVER EVER said that we are not allow to park in the other free parking spots. She DEFINITELY did not mention anything of the sort & DEFINITELY did not make it clear. We, honestly, would not have wasted anytime applying if this was the case. As I explained to Andrea that this was a difficult decision for us, she kept saying, "well, I offered you guys an extra parking spot for $20." I replied, "Yes, you did offer that but you did not make it clear AT ALL that we couldn't park in any of the extra parking spots like most places." Then she says all irritated, "weeell, if you're a resident, you're not a guest riiiight?"... like we're stupid and that this should all be clear to us already. Although the parking issue may have been something we could have dealt with (especially since we already put in our 30 day notice at our current apartment), we could not look past her rude comments and unprofessional behaviour. As my girlfriend and I looked at each other with a look of possible disinterest, Andrea adds "well, you guys don't have to live here." Knowing that my girlfriend was going to loose her cool, I requested a moment for us to go outside and deliberate without Andrea around. As we deliberated outside, we got a chance to speak with some of the people who lived there & heard a few more stories about Andrea which aided in our decision to opt out. When we went back into the office to tell her about our decision, she tried to crack jokes but as we told her we were not interested, she rudely said (in a voice like we wasted all of her time), "fine, and you don't get your $300 deposit back (which I believe $200 was supposed to go to rent). On top of everything, she never apologized nor did she make any attempt to keep our business. In all honesty, she should not be the manager and it shows in her lack of experience in the industry and her social skills. After reading many reviews on Livermore Gardens online, the numerous comments about the female manager are all too consistent with our experience. Even though we may have lost $, we would rather go thru all the hassles rather than deal with Andrea for even a 6 month lease. We promise we will never live there nor advise anyone else to live there while she is in mngmnt. read more

I lived in Livermore Gardens for 5 years . I liked living here because my children were happy in the after school program. The day came where a person on the lease contract had to leave the apartment and be removed . we spoke to Kristine , the complex manager that we would be taking that person off our lease contract . Kristine told us that we had to move out because of the person was leaving the contract and that person was the main renter . We asked Kristine if we could stay longer and let us finish our contract because we weren't leaving , but she refused and didn't let us stay and finish our 12 month contract. We had to find a new place to live at. I then went to the leasing office to ask for my rental deposit and Kristine said she Couldn't give it to me because "supposedly we left before the contract was over" even though she said we couldn't stay . I asked if I can speak to someone higher than her but she denied and said she would call them herself . 2 months passed , I came to the office again to ask for my deposit and again said the same thing that she would call the head manager named Ceci. She promised us she would contact her . Again nothing . I went to the office for the third time . This time Ceci was there . I explained to her about what was going on and also Ceci said she couldn't give us our deposit because we left before our contract "ended" . Both of them aren't doing their job because they're saying we left before our contract ended if they were the ones that didn't let us stay and told us we HAD to leave . We left our apartment in great condition . Also I know a person who left before their contract ended but they did receive their deposit . So I'm not sure who is doing their job wrong here .... read more
