ZERO STARS!!! My family and I have lived here for about 2 months and a half. So far, worst place we have moved in to! Townhouses do not look like the pictures shown at all ! First day we moved in everything was dirty and they said that we had to take everything out if we wanted them to clean, black dirty water coming out of every faucet, backyard was so dirty, spider webs everywhere, we had to clean everything ourselves !!!! Everything is very old & in bad conditions. The kitchen sink gets clogged all the time and i am very careful about the food not going into the drain. LEAD EVERYWHERE, we were never told or advised about the lead or any type of information about that was given to us. Total rip off ! Paint is chipping and peeling of the cabinets, doors, door-knobs, stairs! When told maintenance they have no idea what they are doing, weather it was the painters or who ever tried to fix it they did not know what they were doing. Everytime we would take something out of a cabinet or closet it would come with chipped paint, white dust, etc! & all over the plates, cups, everything! We literally had to contact one of the main "bosses" and without even knowing anything he said we are the problematic people, accused my husband of lying about the chipped and peeled paint (even though we have proof from the moment we stepped foot in this horrible place) he also said my husband peeled the paint himself & hung up on him! Can you believe it ?!?! Mind you we have a 4 year old daughter and i am currently pregnant! We had to leave the house with our pet for 2 days so they could fix everything that was wrong ... We came back and as soon as we closed the first cabinet the paint started to come off and peel again. This is just insane, how little they care and how bad they do their job! They did not fix everything that was wrong & they left our house dusty and dirty ! we had to call maintenance, again! . I have been waiting for a call from leasing for 2 days now. I don't know if it's racism, i don't know if they just don't care about their jobs or that they simply don't know what they're doing. DO NOT MOVE IN HERE ! we were in the process of applying but we changed our minds after reading several bad reviews. I don't want to take any risks especially with my little kids. During the time we were applying, they had a promotion thats $1000 of your monthly rent and I thought how lucky we were to be in time for this promotion. I paid for the application process but changed my mind after reading the reviews here. We were able to check out the townhouse as well as the towers. I really liked the one at the Towers but I noticed a few sketchy individuals hanging out in the lobby and as soon as we got to the floor where we were instructed to go, it smelled of weed. Again, I have children and would not be happy to be around that every day. I was convinced enough through the reviews here that the management is only kind/welcoming during the application/lease agreement process due to their desperate need for new tenants. I hope things change and that they make some improvement. For now, I probably wouldn't recommend it. read more

There is mold everywhere, due to unsound building materials that Parkmerced refuses to fix but will happily paint over. Update: Still no solution. I actually tried setting up multiple inspections and even took a day off from work in order to be in the apartment for an inspection, but the inspector never showed up. So I wasted a day off which was a complete waste of time. The inspector eventually came a week later when I wasn't there and then left the lights on which was good for a scare when I arrived to an apartment with lights on that I knew I had turned off. Still waiting to hear about the inspection and whether they're going to try the same solution that hasn't worked three other times. read more

I found a lost dog wandering in the neighborhood. The dog had no tags but her demeanor was so sweet and kind I knew she was lost. I contacted Pashun and let her know I'd rescued a lost dog and she immediately went to work. She came over, took pictures of the pup, and despite everything else she has to do for the residents she kept an eye out for an owner looking for this sweet dog. Within an hour, Pashun called me to say she found the owner driving around searching for his dog. Pashun coordinated a safe and sound reunification with the sweet dog and her loving owner. She is a gem and truly one of the best things to ever happen to this neighborhood. read more

I was super late for my appointment to pick up my keys, but Nate was willing to make sure I got my keys that day. He really went above and beyond. He made sure I was all set to officially pick up my keys. He brought me to the unit to make sure I knew how to open the door. He did a walk-through to make sure everything was clean and ready for me to move in. He showed me available parking and even where the laundry was. After living here I can honestly say that the only thing that I miss is the available green spaces. Most everything is not worth living here. Management doesn't respond or fix issues, maintenance slaps on paint to hide what is broken. Security is an absolute joke. College parties get out of control. Other tenants steal clothes from laundry facilities. Management "accidentally" remove your items from your storage locker. Don't get me wrong, this place used to be great. To any potential future residents, DO NOT LIVE HERE. Upon moving to my building, they told me that there were NO PARKING SPOTS available anywhere near my building, and that my car had to park far away. A little over a month ago, my car got broken into, along with 3-4 cars parked around me. After speaking to the neighbors they mentioned it was a common occurrence (multiple times a year!) and that neither Park Merced nor the police do anything about it (which proved to be true as there was NO follow up from Park Merced after I sent them the police report). I tried to get a new parking spot but they told me there was nothing closer to my building, so I had to stay put. Lo and behold, just yesterday my car got broken into again! So I went to Resident Services and they were kind enough to give me garage parking right outside my building. Except when I called to ask for the access fob to the garage, they backtracked and said that I am not allowed to park there! And that they have to move me to another spot that's 10min walking distance away! And this is AFTER I had already signed paperwork and parked my car in the garage! And this is not even mentioning the guy who was speaking to Resident Services before me. Someone was parking at his designated parking spot and when he asked about it, turns out Park Merced double-booked his spot to a different resident! They make us wait when we get there on time. After waiting, we are told the price is now $3800. I had just called 24hours ago for that same place, that is apparently taken! They are playing tricks and acting like their apartments are hot cakes- take it while it lasts! Not true! Parkmerced will do absolutely NOTHING to help or protect their longtime residents! I have been constantly contacting them for close to TWO YEARS now regarding the same neighbors setting off loud bomb-like explosions, trash all over the yard, smoking weed in laundry room, asking surrouding neighbors for money and the list can go on and on..... Parkmerced's response "Thanks for letting us know. We'll send someone out there." Which they never do. My personal favorite is "We'll document this and if we have enough complaints, we'll run it by legal." I know for a fact that the neighbors have a file full of complaints as long as my arm and Parkmerced DOES NOTHING!! I've lived here for close to 30 years, and this is byfar the WORST it has ever been! Parkmerced used to be such a nice quiet place to live....now it's almost like living in the Tenderloin with car breakins, used drug needles in the carports, homeless rummaging through dumpsters, drive by shootings, etc. I went from loving that I live here to being in a state of constant fear. I had no complaints about the apartment itself. Yes it's over priced especially for how run down it is. Before I moved in, the paint itself was peeling, light bulbs were burnt out and a strong smell of moist nasty was there. Just be aware if you're gonna move here, don't expect to see what you see on their website. My real concern and hatred for this place is the management and their offices. They give zeros f***s about me and my roommates. We attend sf state and because of the Covid-19 pandemic. They have been even worse than usual when providing help. Their agents are terrible at helping. They don't reach out to you even when they say they would. So you're stuck waiting almost a week just for them to get back to you. I had an issue where I dropped out my rent at the drop off box they had. They deemed it lost and so i filed a report. The police has said himself that they have many complaints from Park Merced stealing from their residents. Park Merced is nothing but a big scam. If you have absolutely no where to live and Park Merced is your only choice then be prepared. Always gather receipts when possible. It was stressful living here. I am in the process of moving out and it's been an absolute nightmare having them charge me for another month even when I have moved out. On 3/20 I got a phone call from ParkMerced asking me to delete the updated review I wrote. The original review was right when I moved out, a 1 star, and had a picture of my final bill with the sewer & water bills combining at $128. Around a month ago I got a check in the mail for ~$32 bucks saying that I was overcharged on that bill, and updated the original review to state this. The woman who called me said, "It wasn't ParkMerced's fault we overcharged you for water, can you please take that updated review down?" I explained to the woman that ParkMerced had been overcharging me water every month for 3 years. They measure the water usage by the block, then prorate the bill according to the number of people on the lease. Here I am, a single guy living in the townhouse by myself. The townhouse across from me had a bunch of college kids, about 7-10 of them. I guarantee their not all their names were on the lease. It was a two bedroom so I bet the two with the best credit applied to live there, and let their friends pay them rent.So that house uses way more water than I do, obviously, but I most likely paid the same or a little less because of all the extra people that the prorate doesn't take into account. (They left that house so entirely disgusting by the way, raw meats outside on the sidewalk, eggs, etc; it smelled for days before maintenance got around to cleaning it up) Additionally, children under the age of 12 are not included on the lease either. Children still use water, especially when just a single one of your neighbors has 5 kids. So not only am I paying for my own water usage, I'm paying for some frat boys water usage, and for someone else's kids water usage.That left absolutely no incentive to save any water because I knew my bill would be around $50 every month. I bet you a lot of the neighbors feel the same way. So we were all driving each other's bills up, and most likely not conserving water at all. The whole usage by the block policy is trash, especially if you only have one or two people living in your home. By the way, I haven't lived there for nearly 8 months now. I lived there for 3 years, and when I moved out I wrote this original review, giving a one star rating. I had written a detailed review mainly aimed at how they bent me over on the way out. My security deposit that I thought I was going to at least partially get back. I was wrong, turned out I owed nearly $400, including ridiculous prices on the final bill for utilities. Did I get a phone call then about my review? No. So no ParkMerced, I will not delete my updated review, and it was very brazen and disrespectful to even ask me to do that. The phone call was entirely unnecessary, just to try and place blame on somebody else like they aren't a crappy apartment complex. Well you are, get of it. I am disgusted at your lack of ethics and professionalism. Please do not call me, ever again, even "to make this right" ParkMerced. You've heard what I had to say. read more

AVOID LIVING HERE AT ALL COSTS No matter how good Parkmerced seems to be when you tour because of their nice leasing office and friendly sales agents, you should absolutely only live here if it is your only option. My experience here was nothing short of a LIVING NIGHTMARE. Noise - The walls are PAPER THIN and we had neighbors move in who were constantly very noisy and inconsiderate, which drove us insane and ultimately forced us to move out. Their kids ran around and yelled all day which vibrated our floors with every step. We could hear talking, screaming, and music all day and night. Worst of all, our bedroom shared a wall with one of their bedrooms. They played the TV against our wall literally 24/7 and frequently talked or yelled loudly even in the middle of the night. We could hear every sound they made so clearly that we couldn't even stay in our own bedroom to sleep. Our normal 10pm-9am sleep schedule turned into 2am-7am because of this. We asked the neighbors multiple times to please be quieter and more considerate but they never changed and we were ultimately forced to move out because it was so unbearable. Furthermore, we could hear every single step taken by the people living in the unit above us. Safety: A crazy person lived in one of the nearby townhomes. They would stand outside their townhome most of the day and stare at everyone who passed by. One time when I was by myself this person snuck up behind me and scared me by terrifyingly screaming absolute nonsense at me. They then ran away, only to do the same thing 5 minutes later. I immediately called Parkmerced to report the incident and they could not care less and took no action at all. In general there are A LOT of really sketchy people who live at Parkmerced that make the buildings and neighborhood feel extremely unsafe. There were multiple robberies and even shootings very close by during my stay. Theft - We and many others in the building frequently had multiple packages stolen. Parkmerced could absolutely not care less when we told them and the only solution is to never have packages shipped to the building. Fire alarms in the middle of the night- The fire alarm goes off two or three times a month on average, usually in the middle of the night. This happens so frequently that no one in the building leaves their unit and just waits 30 minutes until the alarm stops. It is likely sketchy people constantly pulling the alarms but Parkmerced does nothing to prevent this from happening. Bug infestation in units: Bugs the size of jelly beans would constantly come into our apartment through the heater and cracks in the ground. I would constantly find and have to kill multiple of them in the bedroom and living room everyday. It was absolutely disgusting and one time I even woke up to one on my arm. Rat infestation in the basement: The basement is absolutely disgusting and terrifying to go to but the laundry is located there. Once when I went down and the elevator doors opened I saw multiple rats scatter away. A second time when I went down a HUGE rat ran by me within inches of my foot. A third time when I went down I saw multiple rats running on the ceiling pipes right above me. Raccoons: Multiple times I've seen multiple HUGE raccoons at night roaming out in the open on the sidewalks and right next to buildings. Parking: Since SFSU is right next door, during the school year it is really hard to find parking during the day and basically impossible after 6pm. Also there is a high chance your car will get broken into if you leave anything at all in sight. Water/Trash charge: Parkmerced bills you almost $200 every month for water and trash fees but never mentions this cost before you sign the lease. We lived at parkmerced 11 years. DON'T MOVE HERE. MOVE OUT. QUICK!! Parkmerced is FILLED WITH HEALTH DESTROYING TOXIC BLACK MOLD and TOXINS: herbicides, fungicides, solvents, etc. It's in the walls, ceilings, carpet, flooring, plumbing, water, and common areas. We're blessed for getting out alive with our health still recoverable. It was a close call. We began anti mold detox including glutathion health supplements and it's working. I was turning gray skinned there! By Christ's grace it's taken a year to begin detoxifying from parkmerced's mold and toxins. It'll maybe another year til the systemic mold is fully cleared. It was great suffering in the face of their intentional lies. The Owners, Maintenance, and Management all know of the mold and toxins. They smile to your face, act concerned, and send painters to cover it up; knowingly allowing residents, their families, and pets to be poisoned with mold and toxins while aiding and abetting with lies and paint. To: Owners, All Maintenance, Management, and Accounting staff -- all the mold + toxin illnesses and expenses suffered by residents is your fault. You lie and pretend ignorance while knowing mold and toxins PERMEATE the complex. You hide it and act like you care -- all for MONEY and false image. You promote great sufferings and injustice in our society. The saying, "If you return evil (lies, mold, toxins) for good (tenant trust, health, money), evil will NEVER leave your house." Meaning, it causes CURSES on you and your house. Remember that every time you lie to tenants looking in their eyes pleading for your help. Tell the TRUTH parkmerced owners and staff. The mold toxins cannot be fixed unless you pull out the walls and replace them. But that's too expensive so you lie and act like everything is paint fixable knowing it's not.
