    AVOID moving here. Worst.management.EVER. JDS remains an overpriced "community" of incompetent…read moreemployees who will gaslight you endlessly, never fixing any issues plaguing apartments. The worst part of JDS: we can hear every movement, every sound, EVERYTHING our neighbors say/do. Not just the dogs barking all day or crying babies, not usual apartment noise or the elevator- at JDS you hear every step, cabinet opening, washer, shower, toilet habits, sneezes, arguments, business of your neighbors. The flooring is so cheap especially in the bedrooms! You hear your neighbors entire day: alarm, TV shows, using their restroom, closing their doors, blowing nose, stomping feet, coughing, you get it...everything. Again, Revolving management hide, and if you catch them they gaslight you and MONTHS go by without your issues being validated or at all remedied. The elevator broke for 9 months! JDS didn't take one cent off of anyone's rent. Document and keep all video evidence! They will send you to collections when you move out. Maintenance allows work orders to remain open for months and just ignores emergencies. Talk to a few residents about how bad it is really like before you move past the smoke and mirrors of the lobby fireplace, because the reality is this place is an expensive nightmare you can't escape. Once the manager heard we reported JDS to the BBB and the Dedham Health inspector because the violations were out of control she retaliated against us, sending us to collections, so we too have retained a lawyer and will see them in housing court. Please spend your hard earned money elsewhere as you will never get your deposit back. Revolving Mgrs respond to the negative reviews here to "call their office directly" yet literally hide in their office in plain view when residents plead to discuss trumped up charges, ignored service requests to the portal, and exorbitant move out fees. Many former tenants are currently in court litigating for deposits and fake collections. We wish someone had told us how bad it is once you sign the lease. At JDS you become irrelevant, a rent check, someone to avoid if they see you coming because something is always broken. You will be charged for services you never receive. If you complain and attempt to contact corporate? They also ignore you. When life gets so bad you plead to be let out of your lease so you can experience some peace in your home? JDS bill you thousands in made up fees. If you don't have a functioning stove or washing machine, or need the elevator fixed as promised for 6 months?? They don't care nor do they discount your rent EVER. Not when your boiler needs replacing in winter + maintenance doesn't prioritize your orders (because according them they have hundreds of outstanding work orders and "can't get to you.") The gym membership you think you are saving on? Half of the equipment is broken/malfunctions. They don't care. The most disheartening part is how expensive it is to live in such a hellhole. Rent increases of 21% or more each yr with outstanding work orders and zero improvements. Inquire around: resident deliveries are stolen weekly. JDS doesn't permit deliveries on Sundays as the leasing office is closed. Our car was sideswiped and the parking spots were recently made even smaller: you cannot open your car door without hitting the car next to you and it costs extra to have covered parking. Residents who want amenities they pay for to be available? Business center is always occupied, and should you need the 1 printer for a label, etc? It never *ever* has ink. The pool is hardly open. The hot tub was closed for the entire season two years running. It takes months to finally open the pool, only for the hours to be reduced yet again. JDS doesn't even try to clean the grounds. Dog doo everywhere. Grills are filthy and in need of replacing. EDIT: exactly what we predicted: JDS responds on here to call MGR and when we called the third one in as many months, we were gaslit AGAIN by her, but for the very last time. It takes months to go through housing court in Dedham, so in the mean time Greystar's shady collections agency Sequin Assets Solutions LLC is already bombarding us with calls and marks on our credit while we wait to get in front of a judge. This is what they do to longtime residents who have never, ever paid rent late once and paid out of pocket to make this dump a quasi-home.

    Scam Alert! Please do not apply at Jefferson at Dedham if you do not want to lose your money! They…read moresay that their application is free and take a deposit of $500 at the time of application which would be applied towards the first month's rent. They will delay their response to your application beyond 72hrs and keep your application on hold till you provide a guarantor through their third party (to who you have to pay a month's rent). If you decide to withdraw your application at this point they will confiscate the deposit under the pretext that the application was conditionally approved and that you did not withdraw it within 72hrs. They did not reply to me for 72hrs even though I called multiple times to ask the status of my application. Please stay away from this scam!!! We are regretting ever applying here and losing our deposit to these scammers!

No sound problems from other apartments which is one of the biggest issues with apartment communities around Boston area. Maintenance is responsive. Parking was an issue earlier but it was sorted out and i have not seen any problems with parking at all now, all cars have parking stickers. It is a non smoking community. Before getting this apartment I was worried about noise because of fire-station outside and a crushed stone quarry, congestion due to a school near by but trust me, it's very quiet apartment complex and there is not much traffic getting out of apartment complex heading towards the highway. When you look out of the apartment window you see big trees which gives it a country feel especially in summers. It has nice green walking area between the two buildings. They have provision for recycling so that's another plus. Staff is friendly and helpful. Neighbors are nice, some have service dogs which are quiet but some have pets who are noisy at times but again nothing out of ordinary. This location is close to I-95 so is helpful for my commute. Legacy place is always happening where we go for evening walks and is around 10 minutes drive away. Plenty of other stores near by with bus stop right outside the community. All in all Management is doing a great job. I will definitely recommend.

We have been here for a yet and the management has changed from Archstone to Avalon Bay. Since changing management they have raised our rent by almost $400. Now they want you to pay $2900 for a two bedroom! Is it really worth the money to live way the hell out in Dedham and pay more than you would in JP, which is closer to Boston?? Noooo! We moved out here so we could get more for our money. There are no utilities included, and you have to pay extra for parking, pets, storage. What do you get for the extra money?? You get to hear your neighbors walk around above you... And you get absolutely no notice when there is going to be construction or noise going on inside. Also, good luck getting an assigned parking space inside the parking garage... Even though there appears to be ample covered parking... You get to wait a whole year or longer to have your spot moved from the roof to a covered spot! Don't let the square footage fool you. Half of the apartment size is in the closets, not the living space. The kitchens are tiny and you get a half decent washer and dryer. Good luck sleeping if you have a neighbor below you with a dog that barks! Looking forward to moving out and saving some money after putting up with this "luxury" apartment for a year!

The size of the apartment is what it is when you preview it. To me they are spacious. In my one bedroom I have a huge bathroom with double sinks a shower and a soaking tub. The washer and dryer are full size and the kitchen fit out is high quality in my opinion. As to noise, no dog adjoining me on any of the four adjoining apartments that I can tell. And I would almost swear there is no one living next to me. I rarely hear anything from the neighbors. That was one of my concerns about moving into an apartment from a house but it has not been an issue. An added bonus is that since I moved in I have not turned the heat on. And my apartment is above 70 degrees all the time. Neighbors must be heating the walls or something. The parking is a wait in line situation. One just opened up for me after 2 months waiting. I'm paying $2k for a one bedroom. Not cheap by any means, and especially Dedham. However, looking at the alternatives it is still hard to beat that. I walk to the train to get to work and walk to all the shops and restaurants at Legacy Place. And they take pets. I love animals but some dog owners don't scoop their poop for reasons that are beyond me. Management say they will evict a tenant caught doing that. Go figure. Hope this perspective helps somebody!

I looked at 9 complexes in Needham, Waltham, Watertown, Newton and Concord. (Most people probably look at fewer homes)! So, take it from someone who did their due dilligence, Charles River Landing is a great place to hang your hat for a while). DON'T be concerned about reviews that descibe a poor staff / messy common areas. I asked Andreina directly about them. She explained it was a prior staff, and it's obvious these issues are no longer valid. 5 Stars! I appeared at the property for a scheduled move-in orientation at 10:00 AM and was told, only after I arrived, that my application had not been approved and that the orientation had been canceled. No one notified me before the appointment. The issue is not that additional review was required. The issue is that the property allowed me to show up for an orientation that could not take place and failed to communicate that fact in advance. As a professional and business owner, I value clear communication and respect for people's time. Unfortunately, I experienced neither. Based on my experience, prospective residents should make sure they have written confirmation of final approval before rearranging their schedules or making plans based on information provided by the leasing office.

The leasing office and maintenance are responsive Cons: 1. Utilities are too high and property management/ leasing office refuse to do anything about it. For a 2 bed/2 bath my average water bill was $85 for normal use ( e.g. - quick daily showers, wash clothes once a week or every other week etc). The electric bill was an average of $250 and closer to $400 in the winter months because heating is also electric. So if you actually like to be warm during the winter months keep that expense in mind. 2. The walls are paper thin, you will not hear your neighbors next to you but you can hear every foot step of upstair neighbors. Hopefully you don't have a family with young kids above you, unfortunately I did. And the leasing office did nothing about it. 3. When I moved out, I was charged for scratches on the stove and +$200 was deducted from security deposit for "damages" so be aware that they will do anything to take out of security deposit if and when you move. 4. Although the apartment complex is nice, I believe the rent is overpriced and charging $100 for parking is also too much considering how much renters pay in rent; ultimately its not worth it and renters can find apartments just as nice that don't have as high rent and better located.

The current management has been great from my experience so far and Matt and Ryan in the leasing office are phenomenal! They smile and greet you as you walk by and are very approachable and quick to address any questions or issues. The apartment itself is very nice with an open floor plan and new, brand-name appliances. Side note - the water pressure in the showers is amazing. There are some great amenities like game rooms and a well-rounded gym. They also have work from home spaces and a kid's play room. Outside there is a fenced-in dog run to let your dog off leash. Some owners don't pick up after themselves but that's the same anywhere you go unfortunately. The place as a whole is very pet friendly and I see a lot of dogs around. Also, it's just a 5 minute walk to Millennium Park which is a great spot to walk your dog. Did I mention there's literally a dog daycare across the street and it's one of the nicest ones I've seen? For parking, there's assigned spaces outside in the lot and inside the garage. They also have 4 electric vehicle charging stations (8 spaces) which is a huge bonus. You pay for your parking spaces but the charging station is free so it's not so bad. Although no apartment building is perfect, I can say that I'm very happy with Oak Row overall and I'd highly recommend it!

This has occurred while parking in designated areas for residents, which I believed to be compliant with university parking policies. Concerns: 1. Parking Arrangement: Due to my anxiety, I find it challenging to navigate the parking garages, especially since they lack cellular service. Consequently, I have obtained prior approval from Gables employees to park in the guest parking area. However, I have observed numerous vehicles parked in this area without stickers or any form of authorization, raising concerns about the consistency and fairness of enforcement. 2. Targeted Towing: It appears that the towing company has been disproportionately targeting my vehicle, despite the presence of other unauthorized vehicles parked alongside mine. This has led me to question the towing practices and whether they are being applied equitably. 3. Financial and Emotional Impact: The financial burden has been substantial, as I incurred towing fees amounting to $460 to retrieve my car. Furthermore, this situation has adversely affected my mental health, exacerbating my anxiety. Regrettably, I have also lost job opportunities, including a position I was scheduled to begin in New York, due to the stress and instability caused by these incidents. Furthermore, no one calls me back from the office or attempt to do anything about.
