Despite displaying a valid parking sticker issued by Gables University, I have faced the unfortunate circumstance of having my vehicle towed two times. This has occurred while parking in designated areas for residents, which I believed to be compliant with university parking policies. Concerns: 1. Parking Arrangement: Due to my anxiety, I find it challenging to navigate the parking garages, especially since they lack cellular service. Consequently, I have obtained prior approval from Gables employees to park in the guest parking area. However, I have observed numerous vehicles parked in this area without stickers or any form of authorization, raising concerns about the consistency and fairness of enforcement. 2. Targeted Towing: It appears that the towing company has been disproportionately targeting my vehicle, despite the presence of other unauthorized vehicles parked alongside mine. This has led me to question the towing practices and whether they are being applied equitably. 3. Financial and Emotional Impact: The financial burden has been substantial, as I incurred towing fees amounting to $460 to retrieve my car. Furthermore, this situation has adversely affected my mental health, exacerbating my anxiety. Regrettably, I have also lost job opportunities, including a position I was scheduled to begin in New York, due to the stress and instability caused by these incidents. Furthermore, no one calls me back from the office or attempt to do anything about. read more

The apartments are so nice and clean, and the property is extremely well maintained inside and out and offers wonderful community amenities for all! We just love living here and look forward to many more years to come! The apartments are beautiful, the building has great amenities, it is conveniently located by great shops, restaurants, public transportation and all the major highways, but the best part of living here are the people who work in the building. The entire office staff and maintenance crews are fabulous. They are immediately responsive to any issues, are totally supportive and always friendly. They have courtesy officers to assist with any overnight issues in the building, and one in particular (Anna) aided our family member in such a kind and caring way through a mini crisis, that was truly remarkable. The head of maintenance (Peter) continually goes above and beyond. It has been a great living situation for our family for the past 5 years and hopefully will continue for years to come. read more

Great location! Great apartment! Great staff! We moved into Gables University Station five years ago for what was supposed to be a year or two. Five years later, we've enjoyed almost every minute of living here. Yes, you'll read about the fire alarms in other reviews. They're pretty awful - and I feel like they only go off when someone burns toast at 3am. Who eats toast that late? But when you look past the fire alarms, you're left with a beautiful building, in an amazing location, with an incredible staff. The folks in the office will always go out of their way to make sure residents are happy. The janitorial staff keeps this building in pristine condition. And I honestly cannot say enough good things about the maintenance staff here. From clogged drains, to refrigerator filters, they respond quickly - and are always incredibly friendly. You're likely not moving here to become best friends with the staff - you're moving here because it's close to Wegmans, Target, Trillium, Legacy Place, Lifetime Fitness, Rte 95, Providence, Boston ... it's close to everything. Plus, it has a gorgeous pool, lovely courtyards with grills and fireplaces, covered parking, secure package delivery, and outstanding common spaces. So yes, it's as good as it sounds. It is an apartment complex. So yes, sometimes (or often) you'll hear a neighbor above you or someone walking down the hall. But most folks are respectful and turn down volumes after 10pm. And if the courtyards ever get too loud on a warm, summer night, the building's courtesy officer will politely ask folks to take it inside. Overall, it's been a stress-free, easy place to live. But seriously, just stop making toast at 3am - and people will stop posting reviews that complain about the fire alarms. read more

Moved in just a few days ago - pricey but extremely nice places and tons of amenities plus the Wegmens/Target complexes next door with some great restaurants AND be in South Station in 20 minutes via commuter line, this place will be a hit. I'm a fan of the 30 day move-out option. Gables is one of those communities that you are able to move out without penalty within the first 30 days of your lease. But you need to be out by day 30. The move-out form has no place to let Gables know why you are moving out. They are not concerned: If you don't like the garbage being taken care of at 5:30 am in the morning. If you want to have covered parking (as advertised) on the fourth floor. Covered parking only goes up to the third floor. If you want to be able to reach the controls of your dryer without a step stool. That the garage doors are so slow that it adds unnecessary time to your commute. That you want to come home and not hear your neighbor's music blaring. You have to pay $10 to sign up for the package concierge system. * * * * * * * * * * * * This is the place for you if you are a chill, party person. I'm not. read more

I have lived here for 6 or so months. This apartment complex has a lot of hidden fee's. They make you pay for sewage and more. On top of that, if you live near the garage, the maintenance guy takes out the trash in large LOUD rolling bins every morning at 6:30am making it impossible to sleep through or vacuuming in the hallways before 9am. I do not recommend living here- the high price is not worth it. read more

This apartment gives me the worst living experience! The management do not clean the property well. I just FELL OFF pretty badly right in front of the main door this morning because of the icy surface. They did not spread anything on the floor to prevent icy floor. If I did not wear a thick jacket, I could have broken my bones There are lots of LOUD NOISES and the management basically do little things about it. We experienced the very heavy footsteps from upstair neighbors that we felt like our ceiling is shaking, the management moved us to the top. But in the new apt, we experienced the loud TV noises in our whole bedroom. The management proposed to move our bedhead because it is difficult to move the neighbor's TV. This is really ridiculous as our bed is very heavy and even if we do, we can still hear the noise everywhere in the bedroom! Even though policy of Gables said that these noises can not be heard by us. The management kept saying the noises were not loud enough to shake photos off the wall or be heard clearly in the hall way and there is nothing they can do. Every time we talked to the management about loud noises, we always heard THERE IS NOTHING/LIMITED THINGS WE CAN DO. We called the courtesy officer to deal with noises by following policy of Gables but the management complained us "disturbing" other people's life by calling the officer. We sometimes received incorrect bills like credit/offset was not included... The water and sewer charges doubled while my colleague who lives in Dedham told me that Dedham and Westwood use the same water and sewer system and her bills on these are not changed at all! read more

The Gables is not worth the price expect fire alarms go off all the time for no reason. The door locks were broken so nobody had access to the cooking areas. It took them 3 months to decide to leave them unlocked even though the whole building area is secured. The doors were fixed another month or so later. The pool was closed every other day for whatever reason and has a short cycle. I had bugs coming in from outside and the issue was never addressed. When I say bugs I mean a swarm of them from the courtyard trees. It took months for them to fix a billing issue.. and I am not sure they are even billing correctly on utilities. There have been leaks, drains don't drain, grounds and walls are a mess, and all kinds of shoddy building materials were obviously used. Also do not expect to live here for more than a year. Your rent will go up 20% a year. Finally my place is a dark pit. The layout of the building makes the sunlight very hard to get to for a lot of apartments. The only good things I can say are the location is good, it's close to shopping and commuter rail. Also the staff you interact with daily are all nice and friendly. read more

I moved in less than a month ago. Overall the community is nice but not exceptional given the price. The trash chute is always extremely dirty and the hallway smells like rotten fruits. The sound insulation between floors is a joke. I know exactly the time at which my upstairs neighbor wakes up, cooks breakfast, comes back home, and goes to bed. But these are all tolerable problems, since this is a large, 350-unit building. The main reason why I gave one-star was the way they dealt with the tenants' service requests. Since I moved in, I have been bothered by the loud, continuous water-dripping noise outside my bedroom, which may last all night. I did some research and found out that the exterior metal flashing was bent, protruding from the exterior wall and being hit by the water dripping from the gutter above. I live on the second floor, and the metal flashing is absolutely reachable via a long ladder. Hammer in the segment that is being hit by the water by less than one inch, and the problem will be gone. The first time I submitted the request, they closed the request quietly without doing anything. The second time, I received a call from someone called Peter immediately, telling me that it was something they couldn't fix. I myself am a landlord in NY, and I understand that I'd have probably been sued by my tenant if I had done the same thing. I'll give them a third chance. If they still refuse to fix this noise problem which has woken me up at least five times at 4am, I'll have to call my lawyer. read more

This place is great in almost everything. But as other mention, the fire alarm is a joke. I am writing this message now at 5 am in a Saturday since my whole family woke up due another false fire alarm. I believe now it is 41 alarm events since August last year. No compensation whatsoever. I have a newborn and a 3 year old that get scared at every alarm. Really annoying. Wondering if the absurdly loud Fire alarm could be some how damaging my 3 month old baby (it is crazy loud). Management have no clue of what is going on. Blamed the construction the first 6 months, but once the construction was finished, the fire alarms continued. We will not be renewing our rent here after September. It is a beautiful and convenient place to live, but these fire alarm events are a real deal breaker for us. Update: 30 minutes after I posted this review, the alarm went off again. And it is not like it goes on and off for a short period of time. Normally it takes 15 to 20 minutes until the Fire department reset it again. read more

We moved in last September very excited about the proximity to the train station and because we previously rented from Gables at another location. This has not been the same experience at all. The staff is slow to take action on critical items. We alerted them to not hearing fire alarms in our unit almost immediately after we moved in. We are not sure to this day if it has been resolved since we just had another experience with the same issue though they did confirm our hallway was not setup properly. We complained of a gas leak smell only to have to threaten to call the utility before that was resolved. We were never told we couldn't open our windows when we toured the apartment because our apartment is on the first floor on the courtyard with the pool. A long protracted battle ensued and now we can open them three inches. Not at all ideal. Our shower current was installed way too high which allowed water to pour onto the floor. We had to beg the staff to fix the problem.!The noise from our upstairs neighbors is intolerable. Not the staffs fault at all, but totally an indication of the cheap wood frame construction. Major mistake on our part for not living on the top floor like we usually choose when not in a steel framed building with poured concrete floors. My most current problem is with the town, not the management company (though they could help!). They DO NOT shovel snow on the sidewalks to the train station. The apartment is advertised as being near a station and only a five minute but that walk is fraught with danger in the winter. Hiking through unshoveled sidewalks is dangerous. Near the train station you have to walk in the road. We've brought the issue up with the town, but they still shovel long after the snow is packed into even more dangerous ice. The management company totally wiped their hands of the issue since they don't maintain the sidewalks, but have not from what we can tell advocated on behalf of their residences to get the town to do their job so that they can advertise the easy walk with any truth. This winter has been an easy one too, I couldn't imagine the situation if it was a regular winter. All these issues for slightly less cost per month from what we were paying in Cambridge where the city is devoted to making safe walkways and is in a real community, not a strip mall. On a cost per square foot basis we pay more than we did in Cambridge. I regret moving here. You might not if you drive everywhere, live on the top floor and have patience of a saint with the staff or wait for them to figure out all the maintenance issues with a newly constructed building. One would think being in a new building would be ideal from that perspective but not at all in this building. read more

My boyfriend and I absolutely love living at the Gables. Not only is the community gorgeous, in a great location, but the people that work here care! Recently I needed to put in a work order and bumped into Stuart while retrieving a package, he not only made me feel important regarding my silly issue...he put the work order in for me! Later that day Peter reached out from maintenance to follow up on the work order! We feel so lucky to have found the Gables. We really enjoy it and the service we get here! read more

Beautiful apartments and the amenities are great! The issue is the fire alarms have went off more than 50 times over the past year and Gables does not know what's wrong or when the issue will be fixed. They are hopefully but I also think they do a bate and switch, no posted signs saying all court yards close at 10pm change parcel pending from 3days to 2 days because them taking packages is an inconvenience and parcel pending is something you pay for...they change the rules as they please...I think is is unprofessional read more

My husband and I really enjoyed our time here! It was very quiet and peaceful for sleeping and the neighbors were kind and friendly. The location is phenomenal with the shops and restaurants right outside the back door. Being right next to the train station was super convenient! Regularly rode the 13 minute train ride to Back Bay station. Super nice amenities too! Stuart Cline in the front office is so amazing! We have lived here since July 2015. As I write this at 12:25 AM, I have just finished listening to the 85 decibel (very loud-causes hearing damage) fire alarm AGAIN. It has gone off close to 50 times since we moved here a year ago. It's a joke. When it goes off, it's like a prisoner has escaped from a federal prison. These alarms are complete overkill for an apartment building and they are set off by "dust in the air from the venting systems". Management is supposedly working on it. The alarm lasts for 20 minutes each time they go off. The fire department has to come each time to shut them off! The majority of the alarms have been false. It's absolutely ridiculous! I would not recommend living here until the problem is 100% solved. UPDATE: I complained to management last night via e-mail. I receive a polite e-mail Gables from management stating their sincerest apologies and that they are "currently doing everything in our power to address the situation with the contractor"...then goes on to say that they don't want our current residents to feel like they are trapped in a lease agreement during this time and we are allowed to move out without any penalty until the alarm situation is resolved. Anyone considering moving in, consider that. I am already aware of that option and management knows this. Moving out is not exactly convenient but we are considering it. Really, the problem needs to be FIXED. I'm not even sure the legality of the situation.... UPDATE: It has been months since the fire alarm went off. It seems the problem has been fixed and I have no problems with the apartment building. Since fixing the fire alarm problem, Gables University Station is an enjoyable and convenient place to live. I am changing my 2 stars to 4 stars because of this. read more

The manager here sucks, very impolite and mean. I booked a tour this morning and he didn't tell me to bring my Id, after I spent an hour arrived here, he refused me for the tour. Then he told me normal people bring their id when they go out. So he meant that I'm not a normal people because I didn't bring my id??? Gables seems like it'd be a great apartment. However, the worst possible thing happens of fire alarms going off one or more times almost every single day living in this apartment for the past 4 months. Also, there is no way to buzz people in ans you have to walk about a mile to let anyone in when you walk down to the front entrance. I would not recommend living here and I will not again- despite the niceness of the apartment and some of its amenities. read more

The Good: My wife and I moved here in June 2016 and we have been very happy. The units are excellent with high ceilings, great finishes, ample storage, central air, ceiling fans, full washer dryer, granite counters etc. The pool and gym are nice and the package delivery system is awesome. They have free candy and dog treats available in the common area with a pool table, TVs, apple computers and office space. There are no issues with noise related to dogs, I almost never hear them. There are a wide spectrum of tenants from families with young kids, to young adults like myself to older people who have downsized. The local businesses have almost everything you need and Lifetime Fitness is awesome. Management: I have lived in apartment buildings in DC, Philly and Boston for the last 10 years and have never had a management company that is as responsive as this one. I will admit that the fire alarm has gone off 5 times since we moved in but honestly they aren't that bad and all but 1 were during the day. I believe it has improved compared to last year. They have hired two independent companies to assess the alarm issue and have been replacing sensors all over the place. We personally had an issue with the noise from the Starbucks delivery truck which came at night right outside our window and I received phone calls from both local and national managers within 24 hours. They were sincere, offered to let me break my lease or move to another unit (which I did) until they can address the issue with the local businesses. We asked for a few things to be fixed and painted after our move-in and all were done within two days. The Bad: They have some dumb policies. You have to move-in within 30 days of signing the lease which for anyone coming from Boston is impossible since you have to give 90 day notice almost everywhere, it forces most renters to overlap. You also have to take your key FOB EVERYWHERE. You can't get into the courtyard, the common area, the mail room, the gym or the elevator without your key. Sometimes it feels like prison. It's a little overkill on the security considering its Westwood, not South Boston. (Some tenants in the building like this, I think its a pain...these are the same people who complained that there wasn't a full time security guard at the rear entrance... come on guys its Westwood.) They also close the movie theatre & game room at 8pm and the pool at 10 pm. Lastly, they charge you for a 2nd car (even with a two bedroom unit) which is ridiculous considering its the suburbs, not Boston. The parking garage is half empty! I'm not sure who made this policy but obviously they didn't look out the window and see the 5000 free empty parking spots in the shopping center next door... In my mind this is why they lose a star. When you are paying $3300/month for a 2 BR unit in the suburbs, you shouldn't be "Nickel'd and Dime'd" over parking. Overall happy and would recommend. read more

Get out while you can. There are fire alarms at least a week, often as frequent as 2-3 times. On the days it goes off it always happens twice if not 3 times, starting around 5 am and going off every few hours after. They last up to 20 minutes, and the decibels are up to 100 ( I measured it from my phone). Profound (the most extreme) level of hearing loss occurs at 85 decibels, meaning this is extremely dangerous for your hearing. The front door has an alarm system that has not stopped beeping since the place opened in August (almost 7 months) stating there is smoke and trouble. No one seems bothered by this. No one even leaves for the fire alarms now, they hide in closets where the sound doesn't hurt as much. Today the fire department chief was screaming that they were going to get people killed if they don't fix this, and they didn't seem to care at all. Absolutely do not bring pets here. The amount of dogs I've seen visibly shaking and having panic attacks because of this is heartbreaking. On a side note, all the amenities they said we would have when we moved in have been revoked. They stated we could park on the side of the road for cars- after we moved in we were ticketed and told we can't do it anymore. They stated the common areas are open till 9 (such as movies and gaming room). Once the housing lottery happened, they closed it at 6. Ok then. This is the worst management I've seen in a long time. I'm just hoping I don't go deaf or die in a fire before I can get out of my lease. read more

Me and the wife called Gables home for 3 years and loved every day of it. The only reason we moved was because we bought a house! Awesome staff, gym, pool and community events around the holidays. I could walk 7 minutes from my door to Rt.128 Amtrak and be in NYC in a few hours - so easy. You can walk to Wegmans for a few quick groceries (thank you elevators for making this easier) and not have to carry a thousand bags of food or spend hundreds of dollars each time. No need to shovel or worry about snow on cars thanks to the garage. Thumbs up from us! read more

I have been trying to rent an apartment here close to a week. It seems no one is really interested in accommodating a potential renter. I had to call their corporate office to line up a furnished apartment. No one called me back until I personally went back to the property to notify them of this. I also did not feel it was my responsibility to reach out to the corporate office. Upon another visit, the manager contacted their corporate office for me and corporate was going to reach out to me and never did. This is comical. It is the worst customer service I have come across. No one takes a responsibility to help move the process along. I had a back-up plan in the event I was not able to rent here. The property is equally nice with wonderful amenities. The rental agent bent over backwards to gain my business, making this a smooth and painless process. All this happened in less than one week and I will be moving in on Tuesday. I also got a larger and more impressive apartment for the same amount of money in an affluent town. They need to coordinate themselves properly and focus on "customer service". They may feel they are in high demand and that the property sells itself. Thank God for Yelp and getting the word out. read more

Had a 1 bedroom 1 bath. Utilities ran about $100 per month (gas+electric+water). Place was kept clean inside and out. Staff was helpful you just need to go and talk to them. Nice amenities like the pool table, garage, scanning to get in and out. Noise from the hall to inside the apartment was noticeable. So overall good except it was a little loud. read more

I've lived here for 7 months and like another post said, the noise from neighbors, and upstairs below and on either side is intolerable. Upstairs neighbors walking around or cooking cause entire apartment to shake or vibrate, you will notice even if you have headphones on. I could tell that one of my next door neighbors was sick because I could hear him coughing for weeks. Looked under one of the floorboards in the kitchen and there is one CENTIMETER of styrofoam to provide noise insulation and soften impact from hard wood construction. When neighbors do laundry upstairs, it is so loud that it sounds like they have shoes in the dryer. Management will not admit that it is a problem that I can hear my neighbors having conversations, they say they can't prevent people from "living their lives". They cheaped out when they built this place. I put on a review on Facebook and they deleted it so that's why I'm writing here. read more

There are some nice things about living here, but the bad out-weighs the good. We have been living here for two years and the policies that the Management comes up with are excessive and ridiculous. The nice thing about living here is that it is very secure, but then again it is the town of Westwood, a suburban neighborhood and not too many things going on. The buildings are new however the apartments are made with very cheap materials and everything is falling apart: floor boards are lifting up, cabinet doors and drawers are falling off and the bedroom and bathroom doors are constantly getting stuck. The noise that comes through the walls and floors are another sign that the place is very poorly insulated. The bad thing about living here is everything else. This is definitely not a family or kid-friendly building. They have no area for kids to play outside and the closest park is 15 minutes away driving. When the pool is open (which is only three months out of the year) they do not allow children to play in the water and prohibit any water toys or floating devices. I understand that some of the older residents like some quiet but children should be given a chance to have some fun and respected as well. They have some very dumb policies in place that make it very hard to live here. You have to take your key FOB everywhere you go. You can't get into the courtyard, the common areas, the mail room, the gym or the elevator without your key. It's a little too much on the security considering you are inside the building already. Visitor parking is a pain in the a** because they do not allow more that two people to visit at a time. They force guests to park in the mall parking area and run the risk of getting towed. And if you get towed, the towing company the building uses is 1 hour away and charge up the nose to give you back the car. They charge for a lot of extras, and considering the amount of rent one pays you would expect some things to be included. You have to pay $300 use the common areas, $150/month for a second parking space. (For prices like this you can find something comparable in Boston, which is what we are doing now). They charge a crazy DNA fee for having a dog. One of the things that has been the hardest is getting packages delivered. They refuse to receive packages at the office and will not allow them to be delivered to the mail room or the front entrance. They force you to pay for a locker service that you don't need or want (if they do not want to accept packages at the office then they should cover the locker fees, not the resident). Management is the very hard to deal with and don't care about making your life difficult. Consider looking at other places before signing a lease at this place. read more

Move out process is broken - after a year of problem afer problem the move out process has been awful - 1 - I dropped off keys and asked for a receipt they did not know how to give me a receipt but I insisted - the next day I got an email that I had not turned in my keys? unbelievable 2- I have not received my security deposit after 45 days - after contacting them and them not following I had to repeat call - it seems they mailed it to their adress/apartment I moved out of - makes NO sense? I left my forwarding address. 3- I had to continue to request to be removed from the emails that are sent. Another broken process at Gables. I would not recommend to anyone - they have many broken processes. read more

My husband and I went for a tour for the apartment yesterday just to be told by Jackie Zwicker, the leasing professional that I have to wait in the lobby because I didn't bring my id with me. My husband had his but that was not good enough. The model apartment that was shown to him only two door from the common area. They never entered the area that the residence live. We made the appointment before we went and was never told that everyone need her id. I guess I won't be renting the place since I didn't see it. read more
