I would never have thought I could get that number. I was absolutely blown away. Jon Westrom, the owner, even met me on a Sunday to walk through the property and talk strategy. That level of dedication is rare. His entire team works with real fire, fast, motivated, and incredibly effective. They communicate clearly, take action immediately, and truly go above and beyond. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here. I will end with that. Anything you say after this I will come back with facts. Let's leave it alone and just make it to next August. We are not breaking rules and taking care of the property with love and care. So I should have no problem getting my deposit back when we move! I already handed over my documents to a professional. I was never able to meet a…read moreperson face to face and when I had an issue with a garage door opener they directed me to a drop box in Dallas. This is a team of work-from-home people spread throughout the metroplex. Their people will never actually step foot in your home. Only their subcontracted local vendors. They don't communicate or screen tenants. They allowed tenants to move into my property without paying a security deposit! Those tenants stopped paying rent, had to be evicted, and they trashed the house. I was under contract for 12 months, my property was occupied for 7 and I received rent for 4.5. They hired vendors to clean up, including a deep clean. My property sat unoccupied and full of crap (literally, dog crap) for a month before the vendors came. And they didn't clean. I sent pictures and videos detailing the incomplete work (large spots of washable paint that I could wipe up with water, animal fur and lint stuck to baseboards, cabinet faces splattered with food, etc) and asked that the invoice not be paid until the vendor came back. They paid the vendor anyway and said the vendor told them there had been "stains". So I ended the contract and had to do the work myself anyway. I lost a ton of money using this company.

She stated concerns to this company, such as mold in the house, mold coming out of the jet tub, the house flooding every time it rains, a fireplace that cannot be used for whatever reason, rats, the list goes on. Just look at their nasty response they gave her in the previous reviews. Robert's true colors came out! They stated "you're pissed because you can't afford bleach to sanitize the tub, cmon, this is ridiculous".... it's not a tenants responsibility to get rid of preexisting mold and it speaks VOLUMES how much they lack respect and common decency for anyone they do business with. "No one twisted your arm to rent" again is bold talk over the internet, especially when after all was said and done this company texted her basically blaming the owner of the house for all the issues, then quit! Learn some respect. As a property manager ITS YOUR JOB to manage the property which includes maintenance and major repairs. I would not recommend anyone do any type of business with this company. Our agent did inform him of our credit situation adding that we are long term renters with a rental history of 25 years in the same home. No problem...Not! We viewed the home loved what we saw, submitted all necessary paperwork with 3.5 times income required for home, the norm is 3 times the amount, paid the application fee and we wait to hear back for approval. He denies us based on our credit scores and tells our agent "No way I can put them in a nice home with those scores" implying our credit dictates that we should only live in a low income home! But I make the salary and clearly I can afford the home. He is prejudices, bigoted and narrow minded! The world is recovering from a pandemic, people with no credit problems have credit problems now and some have even lost their homes due to job loss! If this is the type of property manager and minister you are I respectfully decline doing business with you. I understand why this property has been listed for so long he has no empathy or compassion. I can't even imagine what type of minister he is and what is he teaching...birds please flock together and prosper don't associate with non-flying birds they're not deserving of your presence! I did not receive a refund for days I was unable to move in and the house was in disgusting shape. Every time I put a maintaince request in, it gets canceled. I moved in a month and a half ago and I still have not been able to get them to send a locksmith out to give me keys to access my own mailbox. They are rarely open and when they are, they don't often respond in a timely manner. I would suguest avoiding any property managed by them.

In the meantime, I wanted to rent it out but, as I live in California, I needed a local company to manage the property for me. Sad to say, I was lured in by SPM's website and their slick salesman who promised me a top-notch screening process and A+ management services. Let me begin by stating that I realistically acknowledge that there are no guarantees in this business with respect to the tenants a property management company places in your home. Someone could pass all the screening parameters and still turn into a nightmare. However, what their website promises is a far cry from what they actually deliver. According to their site, they "Specialize in RELIABLE tenant selection". To be fair, they found us a tenant very quickly. I was impressed. As a part of this process, I found out that as the landlords, they 'protect' me by not giving me any information about the tenant (the industry standard, I know) but assured me that, as it states on their website, their screening process includes "credit, employment, criminal, and past rental checks." As you can imagine, things did not go well. The tenant paid his initial deposit. Then I didn't hear from him again for over 2 months. No rent, no correspondence, nothing. I asked SPM to go out to the property to check in and find out what was going on. They refused. Then the HOA violations started coming in. With pictures. And what the pictures showed was that the tenant consistently had so many vehicles in the driveway that cars were parked across the sidewalk. I asked SPM to go out and find out what was going on and how many people were actually living in the house. Still they wouldn't go. After 5 HOA violations and as many requests for them to investigate, they finally sent someone out to do an inspection, that I had to pay extra for. The pictures I received from the inspection showed the house in complete disarray with broken windows, scratched doors, evidence of animal damage, garbage everywhere, etc. I had to fly out to Fort Worth myself to manage this situation. What I found when I arrived stunned me. The property looked like a crack house. There was garbage strewn across every surface including greasy bags of food left on the carpets. Holes in every wall. They stole my shower heads and my alarm system (why?!). Towels bars had been ripped off the bathroom walls. Cabinet doors were hanging off the hinges. There were grease stains all over the garage floor and driveway. It was thousands of dollars' worth of damage. Incidentally, when I checked the mailbox (and remember, this was my first tenant) there was correspondence addressed to 9 unrelated people - all overdue bills, collections, etc. There is no way that the man who rented my home, this animal who lived like a refugee from a drug den, could possibly have passed any legitimate screening process. It's inconceivable that this guy had good landlord references, a decent credit score, a responsible, well-paying job and a clean criminal record. When asked about this, SPM had nothing to say and would produce no evidence of their screening process. By the way, you can see a similar horror story on the Better Business Bureau website from a review dated 9/9/21 (maybe this is why they've dedicated one of the links on their website to their own blog telling you why you shouldn't trust negative online reviews). Add to that their negligence in doing any actual 'management' of the property and, in the end, I as the landlord, have to eat all the costs. SPM is nothing but a sham, from the buttery sales pitch for a product that they will never deliver to the incredibly inept accounting (they tried to charge me for the eviction twice and their monthly fees even after I fired them) to their refusal to do any actual work. The only thing SPM does well is take your cash.
