The before and after photos speak for themselves, but I'll just add that Jeff was personable, communicative, and easy to work with. He knows his carpets and knows how to clean them thoroughly. We have a large dog who tracks in dirt and dander and is known to slobber on toys and treats (and also occasionally vomit up said treats). I didn't even really notice the pet odor until Jeff took care of it and it wasn't there anymore! He did a deep clean and also got out all of the stains (despite my prior attempts at removing them). It didn't take long at all. He took care to dry the carpet as much as possible, and gave good advice on future stain removal. Overall, I can't recommend him enough for your carpet cleaning needs in the Southern California area.

When he did the job, he gave us honest feedback on why a few things we wanted to do wouldn't turn out well. He offered to do it anyways if we wanted but advised against it. And he was so right. The final product was perfect for our space and we'll executed. He and his crew did a great job. They were there daily, without having to chase him down. He supervised them. Originally I called him last month to regrout outdoor stairs tile. In the course of removing the…read moregrout , he said that the underlayment was water damaged and he removed 5 treads of tile to explore and possibly replace the undergarment. It was water damaged, and the risers and the treads had to be replaced. However, he "doesn't do wood "so I had to engage someone else to replace the plywood on the risers and the treads, which I did. He returned and we went jointly to Dahl tile to have me buy some Triton water board and some red guard for waterproofing. He wanted me to use a Schluter metal edge guard as opposed to replicating the original 45° mitered edge where the riser tile and the tread tile come together in a grouted joint. That design change ( which is easier on the installer) would result in a metal half inch rim /strip running across the top of all the stairs risers . I have quite a bit of this tile inside and outside my house and it's all done in that tile edge to tile edge fashion without an intervening and visible metal strip He said he's unable to adjust his tile saw to that 45 degree angle and was not gonna be able to apply the tile in the original angled edge to angled edge configuration withOUT the Schluter edge. I asked him why he's telling me after he had removed the tile and a visit to the Dahl tile that he could not install the tile in the original configuration . He became annoyed and agitated and essentially walked off from the job site at 10am with the removed tile and 5 buckets of trash and a stack of unused triton board that I had paid for (that he did not fully install ) .,,,, just sitting there on my patio I never heard from him again. I never had anybody walk off a job site like that , especially after getting that deep into the job. Maybe he is good with grout repair ... Doubt I will ever know .

The cleaning crew arrived at 9:00 a.m., and by 1:00 p.m. they informed me that only about 50% of the home had been completed and that they needed an additional $600 to finish the job. What made the situation even more frustrating was that I was effectively left with no choice. At that point, half of the house had already been cleaned, leaving me to either pay the additional $600 or have the company walk away with the job unfinished. As the owner of a property management company, I found this business practice extremely concerning and unprofessional. If the scope of work was underestimated, that should have been identified before the work began, not after the customer is already committed. In my opinion, this pricing approach feels misleading and unethical. I would strongly encourage others to get all pricing and expectations in writing before hiring this company.

I also had a kitchen remodel where the flooring people allowed water to seep in and the floor was damaged a year later (but it was too late by then and I could not get it replaced). These are OTHER experiences I am comparing to so you understand HOW GOOD JAMES IS. To-date, the carpet on my stair well is still flawless (this is now years later). And the the luxury vinyl plank James recommended are still my favorite in both color and quality. There have been zero issues. They worked hard cleaning but they didn't bother to check for any stains or spots they missed. When Dane came, I pointed out to him several spots and traffic areas that didn't get cleaned well. Dane went over again and cleaned all the areas that did not get cleaned properly. I will definitely use him again but I am going to check all the areas after they are done and make sure they did not leave any areas unclean. Throughout the entire process, Mike was very professional and the level of expertise he exhibited was obvious. Before Mike, I had met with 3 other contractors to compare services and quotes but what sealed the deal for me was the 3D render service Mike offered. It was affordable and it would be free if you end up going with MDM for your remodel. Mike was able to get the renderings to me very quickly and made adjustments whenever we wanted to change something. Seeing the details of the renderings really brought what we were envisioning to life and helped with the design process. Fast forward to beginning of demo/construction, Mike's employees were impressively fast and efficient at their jobs, but what really impressed me was how clean they kept our property after each day of work. And that stated true throughout the entire process of our 7 month renovation. During construction, if there were any last minute changes, Mike would always try to cater to our needs whenever possible. Even if subcontractors made mistakes with anything, Mike would make sure it is fixed and perfect right away. Keep in mind, you can't rely on Mike for everything (as much as you might want to). You really do have to do your research (in terms of design, finishing materials, sourcing those materials, and getting them delivered on time) and know exactly what you want and how you want it, that way, Mike can plan and put into action what needs to be done. After this entire process, we are extremely happy we got this project completed with MDM. What really sets them apart is the quality of work, dependability, and the great people that work for MDM. Shoutout to Mario! They really respected our home and were very considerate of us during construction. Paul is responsive and very honest. I have a number of grease stains on an outdoor counter top that are old and predate my purchase of the house. Paul came out to take a look, and told me that honestly he could try to pull the stains up with a cleaning agent, but in all likelihood it wouldn't work because of the age of the stains. Rather than charge me for something that probably didn't work, he was honest, and referred me to someone else to replace the counter top. Thanks Paul! read more

Paul has helped us tremendously as we navigate a new home with many types of stone. He managed to correct some dullness that was present on the edges of all our counters due to a manufacturer defect in the cutting. He also sealed all our floors and counters. DON'T HIRE THIS COMPANY --here's why: I had hired another company to come out and do a "demo area"…read moreon my patio to show me the procedure necessary to handle my particular issue with my slate, as I had used a "glaze" before which had now expired and needed to me chemically removed. After the 3 part demonstration and witnessing the effect, I determined that this was the only method that would do the job. (I saw it) So when that company came in high on the estimate, I called Frank and explained in exact detail what I had just witnessed with this other company, and if TileCleaners did the same thing. ? He said yes. exactly. He then sent a team to come out (a day late, and the next day an hour late) and do the job based on the detailed information and pictures I provided. I explained to the workers the same thing I explained to Frank about what needed to be done (chemical peel) and they replied "yeah, we don't do it that way, we use another product which is safer" Guess what? It didn't work. Three days of my time wasted. They left without being able to do the job after I removed everything from my patio and pressure washed it in preparation for the job. I called Frank and explained that what we agreed upon didn't happen. "Oops"? no response other than, "yeah they are not going to do that" After he verbally told me that they would indeed do the same method. It seemed to me Frank didn't even KNOW who was being sent out to do the job. DON'T HIRE THIS COMPANY. Cleaning? OK but restoration? NOPE.

I needed to have my floor repaired after removing an old gas floor furnace in my living room. I texted Paul some pictures, and he was able to give me a quote over the phone. Once I agreed to move forward, he got me scheduled pretty quickly. Luis came out and explained what needed to be done. Since the original composite floor panels are no longer made, he had to cut individual pieces of white oak to match the exact size and keep the original look of the panels. You could tell a lot of time and care went into it. After carefully piecing everything together, he sanded and finished it to match the original color of the floor. Honestly, when it was done, I could not tell the difference. The repair blended in perfectly with the original floor. Really impressed with the craftsmanship and attention to detail. I'd definitely recommend Paul's Wood Flooring.

Once the work began, Carlos, Brayan, and Paul made sure to keep us in the loop of any installation issues/concerns they had as well as provided their recommendations on how to approach each issue. Carlos and Brayan were also very respectful of our space and made sure to clean up at the end of each day and move things back around to make the space still livable before taking off for the next day. It has been about 2 months since we had the flooring redone, and the floors still look great and I highly recommend going with Paul and his team for any flooring projects!

The tile in one bathroom was discolored, and he said it could be cleaned and sealed, and we needed tile flooring in our other bathroom replaced. Randy was friendly and approachable, and I planned to see how the smaller project went before hiring him for the larger project we needed tackled. Unfortunately, the experience was awful. A subcontractor/employee showed up on the agreed date to clean and seal the tile, and spent a couple of hours what sounded like physically scraping the tile - not what I expected. His coworker showed up a couple hours later, and told me that this plan was not going to work - that even if they could get the tile clean and seal it, the staining would come right back. He told me to have them leave, because Randy would still charge me for them being there. I went in the bathroom after they left, and it literally looked no different except there was dust everywhere - they did not clean up. I waited for a follow-up call or email from Randy - nothing. I was mad, but decided to put it behind me. A week later, I received a bill. I wrote a very frank email to Randy explaining my disappointment with the workers sent, the fact that no work was even done, and my confusion that he didn't even bother contacting me afterward. He apologized profusely and said he would follow up with me the next day. He did not follow up with me about the work, ever. But I have still been getting bills from this company!! I have emailed him multiple times, and he's told me to ignore them, but that is not an acceptable response - every time I see one of these emails, I am newly angry about the time I wasted on this endeavor. I gave him plenty of time and opportunity to make this right, and he did not even bother to try. I am writing this review because once again, I have gotten an invoice for this "work". Would not recommend.

Like paint you can think something will look good and you'll never know until it's installed. I am glad I trusted James's instinct. His two staff floor installers were also some of the best I've seen. Prior to James I had a carpet installer at another place and the carpet ended up having rolls in it 1-2 years later. AND.. I also had a kitchen remodel where the flooring people allowed water to seep in and the floor was damaged a year later (but it was too late by then and I could not get it replaced). These are OTHER experiences I am comparing to so you understand HOW GOOD JAMES IS. To-date, the carpet on my stair well is still flawless (this is now years later). And the the luxury vinyl plank James recommended are still my favorite in both color and quality. There have been zero issues. They were installed in 2020 and now in 2026 they're still phenomenal (sorry for the late review). We did the LVP flooring in our master bedroom, closet and bathroom. Thank you James!

Every step of the way, Guy and Lalo were very communicative and took the time to explain why things were being done the way they were. They were priced very reasonably and finished the work very, very quickly (and were available on fairly short notice). As my floors are very old and thin, they applied and extra coat of finish at no charge, which was very nice of them; also, Lalo and his team brought in a very heavy, package left out on my doorstep for me before he left when I was not home.
