I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right

After all of this had happened. I felt like it was some kind of unconditioned with sibling such as…read moremetaphorical kind of way. After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. You know it's going to be a good company when it's one property manager giving another property…read moremanager a 5 star review. Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

My partner and I were very interested in renting one of the properties listed by Owen's Property…read moreManagement, but unfortunately our experience has been frustrating from the start. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

We rented from Jeff for 6 years. Their properties are all newer buildings, and priced…read morecompetitively. We only had one problem in 6 years and it was remedied the next day. They literally never bother their tenants, ever, as long as you pay the rent on time. They accept pets, too. If you go to view a rental unit and meet Carl, don't be put off by his perceived lack of knowledge. He's Jeff's brother and just does the handyman work. Most likely you are getting a great deal already at 2-300 less than what you would get anywhere else. I would recommend renting from them if you're on the fence. The first townhome we initially viewed with them, another couple was there at the same time. We waited a day or two and called Jeff back to let him know we wanted to rent it, but it had already been rented to the other couple. Their properties go fast! Don't wait if you're really interested in the place. There's a new guy helping them manage the properties named Jared. He seems fine, very businesslike, direct and to the point. We originally paid $1450 back in 2012 for a 3 bedroom, 3 bath townhome that had only been built 4 years prior. They raised our rent $50 to $1500 in 2015, then $75 more in 2017 to $1575. When we moved in 2018, I think the new rate they were going to charge future tenants was $1800, and even at $1800, that unit is still priced lower than the current market rate. The point is, Jeff is reasonable and very fair. I highly recommend Sunterra, if you are lucky enough to move into one of their units, then congrats!

I thought they would at least say, "hey we received your application". Or hey the house has been leased, etc. I wonder how they treat their clients or current tenants. Terrible customer service.

I provided two current references so I'm not sure why it was deemed incomplete due to references, and I'm not sure why they process "incomplete applications". Very odd from a company. I had AIM Realty Property Manage my Lincoln home for 10 years or so. They were hired because I…read morelived in the Bay Area at the time and it made sense for someone to manage this property. There may have not been many options 10 years ago, but I don't remember. For many of the early years, I was made to feel like part of the AIM family. There was some trials/tribulations early on with tenants, but I was never placed in a position to feel like I was alone on an island. We had phone calls to discuss an improved tenant strategy and it always felt like a partnership. This partnership created trust and I stuck with AIM because of this. I was even in their office one time for a scheduled meeting and they included me in their Holiday Party. I carried over this pre-existing partnership/trust when a new Property Manager was assigned to my property about 4 years ago. When I was told "these are great tenants", "the property is being well taken care of", "they're cleaning the carpet every 6 months" (because of highly trained dog), I continued to trust what was going on with AIM. A family member needed to rent this property, so I didn't extend the lease in 6/2016, and gave AIM advanced notice of what was going on. Because I knew this decision would be an impact to the tenants, I gave permission to get out of their lease early. When I first walked back into the house, I was blown away by the difference between what I had been told over that past few years and the reality. To make matters worse, I found out that the Property Manager knew that the tenants had portions of my carpeting replaced (like a very obvious 6' square in the entry way) without anything ever mentioned to me! The final straw was the shoddy work AIM's hired contractors did to address deposit-impacting repairs (had to hire my own people to fix the mess). I also didn't care for the Property Manager's perceived bias for the tenants, when the property wasn't at a level of "being well taken care of" and I was the one that hired AIM. I can only say that all of this really made me shudder to think how many less-than-reality stories I've received in the recent past and many other shoddy repairs were done on the house over the years. If anyone is thinking of hiring AIM to manage their property, please feel free to private message me if you have any questions. The Ferguson Group, Carmazi Real Estate, and RND Property Management all have great reviews on Yelp, so I would recommend giving them a try.
