The Urgent Concerns & Warranty Failures: Aggressive Payment Demands vs. Ghosting: The moment the work was supposedly 'done,' Gerardo demanded immediate payment. Now that he has my money, he changed his tune, saying 'that's just how it is' and blaming material costs instead of honoring his word to adjust it. Neglected Irrigation Leaks: I believe I have leak in the front yard since it has been sending water running down the street for a full week now, plus a leaking backyard manifold. I've also sent him pictures of the water running down the street 6 days ago. Zero Commitment: I have been texting Gerardo photos of the dying trees and the leaking lines for a week. However, one of the sprinklers didn't function after the new controller was installed. The whole process of him trying to troubleshoot why the sprinkler for one zone stopped working was a sham. He concocted all kinds of theories around old valves, underground leaks and wiring malfunction that could be causing loss of pressure or delayed signals. He proposed to fix the valves that will solve the supposed leakage and pressure issue. All that was done was replace fully functional valves that were working with some new valves for an exorbitant price. Next day I get a call telling me how the backyard sprinklers are controlled by a different panel. Essentially they replaced something that didn't need replacing .

Long overdue review…read more After I completed my retaining wall in our backyard, it was time to move onto finishing the yard with full pavers and artificial turf. I met with a few different contractors, and after meeting Jose and his team, I went with Simancas Landscaping and was very happy with the decision. I actually created the plan myself for the backyard, and reviewed it with Jose and it came out exactly as I had hoped! I did all the landscaping myself, but I am sure that his team could've also done that as well. We also decided to pave over our concrete California Room to make everything cohesive, and the finished product came out better than expected. Jose was very communicative throughout the project, and when problems arose, we worked together to move past them. I would definitely recommend Simancas for paver and artificial turf installation!
