    Extremely dissatisfied! Do not rent from this company. We arrived at our vacation rental during a…read morestorm. We arrived to find the cleaning service was delayed and still in the property cleaning. They were parked under the only covered area. We had to unload our bags in the rain. It was supposed to be ready at 4:00. They did not finish the half ass cleaning job until 5:45. We have three small children and we did not get access to the bedrooms until almost 2 hours after the time we should have have assess to the entire property. I called and shared my concerns with Alyssa And she told me she would talk to her manager and get back to me that day. I had to call 5 more times to finally hear (2 days) later that they were doing nothing to compensate us for this inconvenience. Alyssa was not at all concerned about our inconvenience. She stated, "my manager said that we will not do anything to compensate you all because it states in the fine print of the contract that it can happen for the cleaning service to be delayed, although it doesn't happen often." I asked for the managers number and she said she couldn't give it to me. Absolutely horrible customer service! Do not rent from this company. We have rented from this company for several years and so has our extended family. We will not be renting from them again.

    Reserved a house for two Jan/Feb 2023. Got a call from them first night saying we have to move our…read morebecause the owner does not allow our small 10lb dog. There are several websites that describe the property as pet friendly, There is nothing about no pets in our contract. The owner when we met him last year, knew of our small dog. Suddenly we were homeless in Port St. Joe after driving 1000 miles. "Graciously" No Worries let us stay the night and we spent the next day driving lots of miles looking at available properties. Forced to spend way more money than expected to find available openings. No Worries said they would send a refund but subtract $1200 for one night and cleaning fees. One night is $179. So far no call backs from No Worries and now their number is disconnected. Their behavior is criminal and I guess we'll have to go through the hassle of legal action, over and above the stress of trying to find a place to stay for two months. No Worries should be renamed High Anxiety!

    Best Family Vacation in a Long Time!…read more Began searching in January 2019 for a beach house at Cape San Blas. When we stumbled on Two Palms Villa located On The Beach, I knew this was it! Stayed in touch with the owners, Peter & Lydia Burns. (Burns Management) Once the clean up & construction on this hidden gem was complete, they posted pictures. All new decks, walkway to beach w/bench, additional bedroom,Smart TV w/Sirius XM, large kitchen w/large sink, all the amenities you could ask for & more... recommend checking this out before booking. Was like our own private beach, our Grandkids & Grandtoddlers and Waylon our Lab loved playing and running in the White Sand. Candy greeted our first arrivals, we had a packed house! Both Candy and the owners were available to answer any questions, Peter & Lydia took care of our only issue... the trash pick up in a matter of 1 hour. By far this was the best family vacation in a long time. Our 3 Son's, their family and Nana along with Waylon will have ever lasting memories of our stay at Two Palms Villa. Lot's of family time, fire on the beach w/smores. Of course we enjoyed the Hot Tub. Cannot wait until next year. Blessed to have all together for a short week.     We have stayed at Three Palms several times (4 I think). It is without a doubt one of the nicest…read morerentals we have ever stayed in at the beach. With adult children and young grandchildren, it suits our needs to a T... large bedrooms with King beds and a bunk room for the kids. Space for everyone to spread out no matter what you want to do. There is a beautiful pool, grills and a place under the house to clean fish if you love to fish. And it is a very short walk to the beach to enjoy the sun and the sand. The house has a fully stocked kitchen, pots and pans, coffee maker, dishes, grilling utensils....you name it and you will find it. Marvelous decks surround the house if you want to read or enjoy your morning coffee outside this house is for you. There are doors from each bedroom to a deck area, so you don't have to disturb the whole house to sit outside. 3 Palms is close to seafood markets and also close to the famous Indian Pass Raw Bar where you can enjoy shrimp, oysters and cold beer in a very laid back atmosphere. We also feel like the owners Peter and Lydia and also Donna are now part of our family . They call and check on you send emails with attachments of things to do or see, and Donna (the concierge) is a phone call away to help with anything from babysitters to making sure you are comfortable during your stay. The only thing I hate about 3 Palms is that we have to leave at the end of our vacation!!!! See you next year!!!!!!!

    worst property management company I've ever experienced. rented property for one week and paid…read morealmost $11,000. dryer nor icemaker worked from day one. we reported the problem, had 3 different repair people out and were told parts had to be ordered for BOTH appliances. they apologized for the inconvenience but didn't make any real effort to fix the problem. we spent much of our vacation time waiting for a repair person to show up or going to the laundry mat or going to the store for ice. we are in Indian Pass -- not exactly close to the conveniences we paid for but were not delivered! These issues should have been resolved before we ever arrived. Very poor customer service. If you are looking for a recommendation, do not book with this company

    BEWARE OF LIES AND FALSE THREATS FROM CAPE & COAST!…read more We rented the Cape Conch unit in Cape San Blas. The good: The unit was clean with plenty of room to spread out. It's right on the beach with a pool, so also a plus. Wide open floor plan on the main level with a separate pantry with a 2nd fridge and icemaker. Love that! The bad and ugly: The management company. We rented from Saturday to Saturday. 1st issue was the delayed check-in until 5pm. I've never had one that late before. I asked them to let me know if the unit happened to get cleaned earlier so we could drive over, but never received a response. Flash forward to Tuesday morning, and a tropical storm was in the gulf south of Cuba. We received a text from Cape & Coast that we needed to evacuate do to its' potential to become a Hurricane. We understood, and we asked them what time we had to be out by because we had an event that day and had not begun to pack yet. I asked if we could stay until Wednesday morning, 8am due to the logistics of our event and having to drive 4 families back home late into the night. They avoided our questions about a specific time, and just told us we needed to leave NOW or they would call local authorities and we would be arrested and charged with a 2nd degree misdemeanor. Cape and Coast's evasive and threatening messages forced me to call local authorities myself, and they informed me that the mandatory evacuation didn't go in effect until the following day, Wednesday 8am. I reached back out to Cape and Coast confirming the evacuation time and tried to provide them alternative solutions if they needed to come by the home in the meantime. Their only response was "Looks like you've made your decision, you'll never be able to rent from us again!" I have all the texts to prove it. Everyone in our family was so disappointed in their lies, false threats, and overall attitude, that in the end we just decided that we didn't want to be there anymore. We ended up doing a 7hr midnight run back home, travel that included elderly, small children, and pets. It still didn't turn into a hurricane until two days after we left. They are not professional at all. Such a wild way to do business. The next day, I called their office and asked for the CEO's email so that I could express my experience with the staff, and the company wouldn't even give me his email. It's unfortunately not listed under their profiles, but you can see who he is on the site. The office not even willing to give me a simple email of someone in charge to contact should tell you all you need to know about doing business with Cape & Coast. Whoever owns this home, I highly recommend getting another management company to list your rental property. It's a beautiful home and you deserve better management. I will never do business with this one again. Looks like a majority of their reviews suggest the same.

    I didn't wake up to the sound of the ocean today and that made me super sad. But that was because…read moreI'm now back in Indiana and not on the beautiful coast of Mexico Beach. The condo we stayed in was actually bigger than my apartment. There were two bedrooms, two and a half baths and a VERY well stocked kitchen (bring your own knives though). They even start you off with samples of laundry and dish soap which I thought was a nice touch. But there were plenty of pillows, blankets, towels and beach toys for our rather large-ish crew. There was a TV in both bedrooms and a larger one in the living room. There was a lovely deck and a just the shortest walk to be right on the beach. We could see our kids playing on the shore from the bottom deck but better from the upper deck. Both bedrooms had attached bathrooms but only the smaller room had a bath tub. There was a metric poop ton of closet space and I wasn't upset about the dishwasher and apartment washer/dryer as those came in very handy. The last star is missing because of a few 'minor' issues. There were some dings in doors and walls which is to be expected from a place shared by likely hundreds of people a year. However, dude..no internet? Let's just get updated here! Luckily one of our lot had a hot spot on his cell phone so we were saved from going completely into the dark ages. Also the cleaning lady was...I won't say 'rude'...more like 'curt' because we weren't completely out of there by eleven on the last day (the clock was set to central time). Oh and also hanging on to the last star was the decor. I get...we're on the beach. But seriously? Why do we need everything to be a light house or a sea horse. I chuckled about it every dang day because I gotta say it was just a tad bit tacky. Lastly, the extremely well stocked kitchen I spoke of earlier left not one iota of cabinet space for us to put our Food in but I'll be damned if we didn't have enough dishware to host a banquet. Oh and on the last day we discovered TWO HUGE....I'm gonna say water bugs? Or those Roaches that belong in a museum. Holy CRAP they were so gigantic as to be comical. But they didn't show up until Friday and we were out of there Saturday morning. We didn't take advantage of the complimentary horseback riding or fishing trip but we did watch all the videos in the whole wide world with our unlimited free rentals at the office. I enjoyed being called 'honey' and 'sugar' by the friendly women I talked to and we were even able to check in in the dead of night because their drop box system. We were there during the off season (first week of May 2012) and had the entire building to ourselves until about Thursday. Panama City was just a short half hour drive to the west and there was Piggly Wiggly about ten minutes to the east and Dollar General right across the street. We mostly spent our time either in or near the water (the weather was outstanding all week long) or simply 'lounging' about watching TV and generally 'vacationing'. In conclusion, go there, stay with these guys. You will love it. I'll never forget it!

Spent an entire day on the phone talking with the rental agency about moving us to another property and the best they could come up with was a 2 bedroom apartment (we paid for a 3 bedroom home with a baby and a large dog) or a 3 bedroom home but it wasn't pet friendly. Neither of these options worked. We had to go down to their office and fight for an hour to get adequate placement. We were met with excuses of being out of office for 10 days and she just received this issues at 3:30pm (we first called at 9:30am) and that they don't have any other options. Had they accepted responsibility from the very beginning on how awful the condition of the home was, recognized the major health concerns and code violations, and immediately offered us new placement, this would be a different story. I understand things happen but not immediately offering us another placement and us staying on the phone and going to their office throughout the whole day is unacceptable when this is a vacation. Besides all this, the floors were filthy, one of the stove burners didn't work, kitchen amenities were sparse, sliding doors did not have locks, the patio furniture was broken, and the curtains didn't properly cover the sliding doors so people could see inside one of the rooms at all times. Do not use Pristine Properties.

    I love this place! I've been here a few times now and it's always a wonderful stay. I've stayed in…read morethe room closest to the bay on the right, the front left room and one of the upstairs room. I can never remember the names but they've all been good. The only thing I'll say though Is if sound bothers you, you should stay upstairs as it's quieter during the evening/night. Recently, they've repainted the exterior and are now a turquoise color. You get access to the bay from the attached dock and they have a few things for rental like kayaks, canoes, bikes. They also have a hot tub but people hop in early so it's always full Parking lot is small so basically 1 car/room Wendy is wonderful & so is Shay who comes to help when it's full. This past visit they made us quiche one day and waffles another and both meals were delicious and plenty of food to be full from. They also do coffee, orange juice and fruit water in the morning They have a communal microwave and dishware to use and rooms get their own little fridge They have access to the beach across the street and there's a convenience store across the street too. A few restaurants close by but port st Joe is a small and quiet town so the beach isn't crowded hardly ever You can go catch scallops during the late summer, if I recall and it gets pretty busy then Lots of locals eating at the same restaurants in the area so don't expect 5 star dining but the food is pretty good and seafood is fresh in the area Small park nearby as well and lots of seashells
