The community was always super clean great amenities very pet friendly if you are a dog lover like myself. The staff was always A1 with their communication and overall friendliness they hosted really great resident events. Krista, Jessy & Sarah (all the other were also I just remembered their names lol) were great and were always super helpful anytime I had a question or concern also they had onsite security at night which I appreciated greatly. Because I can't visit in person, I sent a highly organized list of standard questions regarding virtual tours, the exact units available, noise insulation, included amenities, and utility fees. The response from the leasing office was incredibly lazy and evasive: 1. Zero reading comprehension: My very first sentence stated I was looking for an August move-in. The agent, Dominique, replied by asking, "Most important question, when are you looking to move?" 2. Dodging terms: I asked if their virtual tours showed the exact vacant units and if I could qualify for their move-in special remotely. They ignored both questions. 3. Ignoring noise concerns: I explicitly stated quiet surroundings are crucial and asked about top-floor availability and floor-to-floor noise insulation. They completely ignored this. 4. Hiding fee details: They mentioned a "$105-$115 flat fee" for utilities but wouldn't explain what it actually covers. They also refused to put in writing which community amenities are actually guaranteed in the base rent. When I politely followed up to get actual answers to these crucial questions before scheduling a tour, they completely ghosted me. To be honest, I don't usually judge a place solely on the leasing office because, once you move in your actual day-to-day experience is defined by the community itself and how reliable the maintenance team is. However, when an office team is this dismissive and completely ignores major questions, it is a massive red flag for how the entire property is managed. When a complex refuses to put amenity breakdowns, noise policies, and utility fees in writing, it's because they want to avoid a paper trail. If it isn't documented, you have zero leverage to challenge your rent if those amenities are broken, locked, or unusable, and you can expect that same lack of accountability when it comes to getting maintenance issues fixed. If they act this shady and incompetent before they even have your money, do not trust them with a lease.

Throughout the buying process, Amanda was so helpful! She would set up inspection appointments, make sure to be at the house for inspections, and keep me looped in as she learned more about the quality of the house. When I started to worry more about the older age of the house, Amanda provided recommendations on the types of specialty inspections I might want to pursue, and how we might use the information learned to negotiate my offer with the buyers. And she helped me negotiate a great offer that reduced the cost of the house and helped me to permanently buy down our interest rate! My partner and I have now lived in my house for 6 months and we love it. We're working to spruce up the backyard and are enjoying making the house our own. Homeless people come in and also scammers going door to door pursuing identity theft. THIS PLACE IS HOT . There is really not A/C, just some outdated communist system that gets you down to 72° at best--and my unit faces North. It's mid-May and the system is still set on HEAT! LAST summer (and all previous summers I've been told) management drops the ball and, more likely pretends, the system has "issues," so they can avoid paying for residents to be "cool." The TOTAL deal breaker for me is the manager sending every single resident a full 8 x 10 page of details about our new security services but this was a lie!!! I spoke to the security service who told me that these apartments NEVER had a security agreement with them. I hate people who lie!!!!! I'll post pictures later because although things seemed better for about 5 days, this place is mismanaged, unsafe and not worth it. GO TO THE RAILYARDS DISTRICT OR WEST SAC!!!

By contrast, Julie spent her time detailing what she would do for us should we choose her. We told her that this was a big step for us and that we would probably need some hand holding at times to get us through the process. Julie kept us informed every step of the way. She did exactly what she said she would do. If she said the "FOR SALE" sign would be placed in our yard on a certain day, it was there. If we scheduled a call, the phone would ring right on time. Equally important was that my wife and I trusted Julie and her opinions and believe me, we asked her opinion on a multitude of topics. They had to…read morefumigate a month after we moved in because we found small golden cockroaches inside the apartment. Cockroaches are everywhere, I messaged them to come and fumigate my patio area because I found big black spider. They never did. I don't know how people have furniture in their patio. I've put traps all over inside the apartment and caught a few cockroaches and bugs. Outside I always see them. The patio on the second floor is not a full solid surface you step on its wood panels so in the cracks all the dirt goes downstairs to your patio. Dishwasher and fridge were cracked and broken. They replaced it in a timely manner. The kitchen was not cleaned well when we moved in, there was grease and food stains on the wall and under the covers. It just seems like instead of fixing things they glue it back together and paint it over . There was mold behind the sink because there was a crack. The water was going through when we moved in. They said they didn't see any maybe because I cleaned it . The apartment smells like smoke. I said something about it before we moved in nothing happened. Because it is a smoke friendly apartment when there's so many kids around playing you can't really open your windows because the smoke of the cigarette or weed comes into your apartment. The gate was broken for a month, at least never got a notification about it. The pool is big decent hot tub, but you could find cockroaches in there too. And kids are always unsupervised. People are smoking there food trash inside the pool and the hot tub. It's a mess. I guess that says more about the people that live here. The gym is OK but a lot of people do use it kids are there in the way. Parents are not telling their kids to not be on machines not to run around. I've seen a toddler trying to get on the stairs master as mom was not even looking. If there wasn't cockroaches, I would happily write this place higher.
