Having worked for 30+ years in the Huntington area I knew of the LONG time store for shades just West of the intersection of #25 & #110 and actually found something that 'worked' but it was a bit too 'modern' for the style of this antique lamp. He did have some very lovely old fashioned shades, w'fringe & embroidery that were very beautiful but a bit too 'much' for my taste! It's a 2015 build with…read morea fully finished basement, multiple bathrooms, an attic, a garage/portico area, and a sauna. This was not a simple walkthrough; the property had a lot going on, and John covered every inch of it. The 82-page report was incredibly detailed and well-organized, broken out by section: interior, bedrooms, bathrooms, kitchen, laundry, HVAC, water heater, electrical, roof, attic, exterior, grounds, foundation, basement, and even the sauna. Each area had individual line items rated Good/Fair/Poor with written observations and photos documenting any issues found. What impressed me most was the range of issues he caught -- from the obvious (gutters sagging and damaged from ice weight at the front of the house, a cracked sink in the master bath) to more subtle findings that a less experienced inspector might miss, like the attic air handler's condensate pump lacking an emergency pan and water sensor, a sagging joist underneath the garage/portico vinyl wall opening, water intrusion and damage at the back of a cantilevered balcony, and vertical step cracking in the yard's stucco block wall indicating settlement. He was also upfront about what he couldn't test and why -- the AC compressors weren't tested due to cold weather temperature restrictions, the sprinkler system was winterized, hose bibs were valved off for winter, and an upstairs shower body had been locked out by the seller. That kind of transparency is exactly what you want. John didn't just flag problems, he gave practical recommendations: cap the weathered exterior door frame with aluminum for maintenance-free protection, install a drip edge on the cantilevered balcony to divert water properly, upgrade a non-GFCI receptacle on the exterior, and have sunken pavers reinstalled. These are actionable items you can hand directly to contractors. The report summary up front was a huge help for quickly identifying the most significant findings before diving into the full details. The home was occupied and heavily furnished at the time, which can limit visibility, but John noted that clearly and still managed to be extremely comprehensive. I might as well have had the kid next door do the inspection. Relying on this company's report cost me tens of thousands of dollars after purchasing my home. I could not insure the house without replacing the roof, which they estimated to be 10-15 years. They listed two fireplaces/stoves as wood-burning despite there being obvious gas pipes connected to the units. Therefore, they did not inspect them, and one of them had a defective on/off knob. They only listed the existence of a sliding glass door in the sunroom and omitted that it was not functional and had a 2-inch gap between the doors. The rest of the report was sloppy and several inaccuracies. Fred Hagemeyer, one of the owners, made excuses for these errors, claimed the report contained harmless "misstatements", and blamed everyone else for their assessments. However, in our first conversation, he offered to refund the cost of the report. In our final conversation, we negotiated a money amount to help offset my costs resulting from his errors. I am still waiting.
