Review dates back to 2013. I needed an inspector on short notice and I asked Steven to come out on 24 hours notice. He was booked and could squeeze me in within 48 hours but as soon as a cancellation came up, he called me back and came out the following day. He turned around the report really quick, gave me a bunch of pointers (especially important since I have never lived in or owned a house before) and said I could call him anytime. I want to give Steven 5 stars but can't because he was also conducting a Radon test and the house had a radon mitigation system. The test had clear instruction to be 2 feet from any wall and to keep the heat above 60. He placed the test a few inches from a wall and did not let me know about the heat and we were testing in January and the empty house was only set to 55 degrees. He brought me out a new test free of charge and said he didn't know that the temperature and spacing were necessary which is concerning. It was right on the instructions sheet and he does these tests all the time. I wonder how many people had tests done that were invalid. This wasted a few days having to redo the test and my time and brokers time having to drive to and from the house to place a new test and then pick it back up to send off for testing. The best money I have spent on my home so far (well, other than my home of course)! Steve was an amazing inspector referred to us by our mortgage lender, Powerhouse Solutions. He arrived at the house early and was ready to work by the time we arrived. He went through the entire house with us and inspected as well as explained everything. We learned so much about the house! I can pretty much echo what has already been said here. Steven was available on short notice, never made us look or feel stupid (were ignorant when it comes to things to look for) and he was very to the point about the 'good' 'bad' and 'ugly' with the inspection. There were no surprises and the report was back within 24 hours! I think he is a bit more expensive than other inspectors but I really felt like he was looking out for us idiots buying our first home. Its worth it in my opinion to spend a few extra hundred on the front end to get a GREAT, HONEST, and UNBIASED inspection, because after-all, this is your home. Steve is the worst inspector ever. He began the inspection by telling the prospective buyers that the house needed a new roof and quoted a price 3 times higher than the 4 estimates I have received before and since the inspection. When he finally made his way up to the attic, he realized that there were no signs of water/leaks and he told the potential buyers to forget what he had said about the roof....a little too late. He also claimed that there was asbestos in the attic. Funny thing, when I bought the house 10 years ago, my inspector never indicated any asbestos anywhere. I've since had it tested by 5 different experts who insist it is NOT asbestos...it's insulation period. The inspector continued to destroy the house to the extent that he scared away the buyers. I have had several experts (builders, roofers, contractors, licensed plumbers, etc) come to my house since this jerk was here. They all agree that none of the items were serious enough to kill a deal. This guy should lose his license for reporting inaccurate information. I will be filing a complaint immediately. read more
