Instead of communicating with residents respectfully and focusing on actual issues, management seems to genuinely enjoy policing every little thing and reminding everyone that they're in charge. Managing an apartment building shouldn't be an ego trip. Residents pay to live here--we're adults and deserve to be treated with basic respect, not like children who need to be disciplined by someone who just discovered authority. read more

just now New Showed up to check a key out to view a property at 3:45pm on a weekday, had to leave work early to make this happen.. front office lady was rude and unprofessional. Stated they don't allow key check out after 3:30pm (don't close until 5pm tho) and are closed Saturdays and Sundays when most people can actually look at apartments. Will definitely be taking my business elsewhere with how expensive rent is these days, good luck renting units with these wonky ass hours and rude and unhelpful staff. Properties West is a scam. if I could give negative stars I would. If you are an owner, you should look elsewhere. All of the staff have a rude, unprofessional, demeaning, degrading and an abusive attitude towards the tenants. Everyone from Lori, Christina, the receptionist on down lack customer service skills. They lie to, and cheat the tenants out of money when it's time to use a refund of the deposit. They also play games when it's time to release the deposit refund check. They will tell you it's been mailed, then when you don't receive it, they provide a different day that it was mailed. You have to demand to pick it up to get it. They will call you a thousand times but not mention any issues. It won't be until you pick up check that you find erroneous items deducted from your deposit check. read more

If I could put 0 stars I would. Ms. Lori (the manager) is EXTREMELY rude, aggressive, and unprofessional. Today I called to make a complaint that the plumbers sent were taking my father's tools without his permission in order to fix an unsanitary water leak (wipes, toilet paper, and dirty water), she gave me no moment to explain. She began yelling and stating it is my father's fault for not allowing the plumber access to our electrical outlet (which was not true! Plus, there is an electrical outlet right outside the building technicians and maintenance workers use.) After about 3 minutes of hearing her yell, I was finally able to tell her that the plumbers had taken my father's things without permission (and that I had pictures!). She finally was quiet and all she said was there's nothing she can do. Please, if you can, save yourself and choose a better management team. read more

My family has been living at the property for over 20 years. Property West took over in 2017. The POC I have been dealing with is Kira Thomas, Property Supervisor. Since no one at this company claims to speak Spanish, and even though my parents speak English, with rental and legal issues, they are more comfortable with Spanish so I have been the one communicating with this company. In September 2017, we requested a copy of our rental agreement because we needed to prove the owner was unlawfully charging us extra. The company claims they don't have it. All they have is our agreement we signed over 20 years ago with the previous owner. After this, we received a notice to clear our garage since it was not to be used as storage, it should only be used for parking. Mind you, this property has 3 units and the other garages for the tenants have a functional garage door that can be accessed through the alley. Those garages also have electricity. But our garage has neither a functioning door with alley access or electricity and yet we're expected to park a car in there. My father is a gardener and has been for over 30 years. He's also an employee for the City of Los Angeles and has stored his equipment in the garage for the past 20 years without any complaint from anyone until this company took over and the OWNERS SON decided to start problems. The owners son is also a tenant at this property. The son is disabled and an addict. Yet, we have always cooperated when he has threatened and harassed us. After, we received a notice once again that we could not store ''flammables'' in the garage, mind you, everything was cleared out when the management company sent us the first notice. With this second notice, they provided a photo of my fathers lawnmower. They never had permission to access the garage. By LAW, the owner/agent HAS to provide tenant with a 24 hour notice to enter dwelling. They DID NOT! May 11, 2018, we received the notice that i have added to this review. Please Property West, *show me where in our CONTRACT does it state ''NO PLAYING''? (this happens to be a 6 year old and 7 year old the complaint is about) *Tell us how we can access our garage without electricity or access from the alley? *And please show us evidence of the ''flammable liquids'' your referring to? The company is making all these threats without fixing any of the issues with the home. So we went ahead and contact HCIDLA and the County of Los Angeles Public Health in order to have the issues accessed. read more

Horrible non-existent communication. My partner and I applied for an apartment, they never followed up. We called and left messages just trying to find out whether we got the place, and every time they either didn't answer, or said they'd call back and never did. Then, I applied for another one of their places a couple months later, they just took my money for the application and once again never heard a single word back from them. At least have the decency to say yes or no, rather than charging people to apply and then just never contacting back. First of all, most negative reviews here have to be agreed with generally, especially regarding the assistant manager Kim L: regarding this person, they are very unprofessional, disrespectful and do not care about the tenants very much. To name a few examples, if maintenance is needed, it will be followed up really slow; if asking for help with a noisy neighbor next door playing music until 4am in the morning, they told me I lie, despite proper documentation and additional proof; the apartment is infested with cockroaches and very dirty, and they really do not seem care about this potential health hazard. The only positive thing I can mention is that everybody else besides Kim L at that company seems nice, but since I did not have anything to do with them during my tenancy it stays with a one star review, which is really unfortunate. read more

I lived in a property that was managed by Kim during two separate occasions. Its not surprising to come on here and see so many negative comments about her and her work ethic. What surprises me is that she is still employed by Properties West given the way she treats tenants and the negativity she brings to the company. As I said the property I lived in fell into her management after two separate sales of the property. On both occasions Kim was unprofessional, rude, condescending, and would outright harass us. Every single communication with her was hostile because of the tone Kim chose to take with us. I know Kim has the etiquette and skills to speak to people in a respectful manner, because I witnessed her do so- she just fails horribly at doing so with people of color. DO NOT RENT OR DEAL WITH THESE PEOPLE. 100% USELESS It was very unfortunate to have found the perfect property, but with the WORST management (or lack off) ever. I found the property I currently live in, in July and went through ALL the process with the company. Had the viewing with their representatives, applied for the house with the company, signed the lease with the company website/online account system, and even picked up my key and turned in my deposit to them physically. This is were it gets fishy....I move into the property and I find out that the landlord is now the one running the shots with any and all issues referring to the property (mind you I haven't heard anything about the landlord prior I was under the belief the property company was doing this), I am notified that I am suppose to put a physical check in a non-working mail box at the back of the property where the "landlord will pick it up" super shady right? it gets worse, the landlord ends up being a creepy man who begins to stop by the property whenever he pleased with no notifications. When I go to address this issue with the landlord, it immediately gets out of hand and he rudely starts attacking me and claiming that I am "harassing a senior citizen," after the phone call I started to get threatening letters from the landlord stating all the "violations" I have done to cause him to send me an eviction notice. When I tried to reach out to the company, Madelene Noe one of their supervisors, just looked at me and handed me a 30 day notice to move out to give to the landlord!!! I couldn't believe it, it was like they already knew how terrible the landlords were and they were more willing to just find a whole new tenant than just help me with (what was at this time) a small simple issue! Things got worse with the landlords because they are elderly and really have no idea how to manage a property, they were basically breaking all my rights as a tenant and they still thought they were doing no wrong at all because they don't know the laws themselves. I had to resort to getting legal help and an attorney to help me from being wrongfully evicted and because properties west management didn't even want to help me or get involved at all. Everything changed the minute my lawyer (obviously) sent them (mind you only sent the letter to the property management) a cease and desist letter claiming they had violated my rights and to back off. I was immediately emailed by the manger Lori Millard with the nicest email I have seen from these people (after weeks of ignoring me) telling me how very sorry they were for all my issues and if I had any other issues to please contact them, that solved my current issue. If i could post a picture of email i would!! Current time, its December and I have not had contact with the landlords since July (as instructed by my lawyer to just deal with the management company directly) I had a small issue where I was requesting a hard copy of my garage key (which was NEVER given to me). I sent 2 emails to both Lori and Madelene and received nothing, I called them and lord behold they rudely tell me again they have no connection to that property and that I have to contact the landlords. Back to square one, it seems like the only way to get the companies attention is through attorneys. This property company is highly unprofessional and operates with a lot of procedures that are not in compliance to the California Tenant rights. They are careless and money written when it comes to their clients (the landlords they work with), it seems like they don't do any kind of back ground checks or take the time to really make sure that all their tenants are treated with respect and with the right customer service. The real wicked witch of the company is KIM LEVINE. Where do I even begin... my first encounter with Kim she called me screaming because I refused to let the exterminators come in. The manager Juan told me I didn't have to let them come in and I could just pay $20 which sounded fine to me. Because they require you to move everything into the center of the room and empty out all cabinets and closets to spray SO INCONVENIENT! Would not recommend renting one of their properties. Very slow on maintenance requests. They do not clean well prior to you moving in, and this is pre-Covid. Tried to keep our security deposit citing damaged carpet that was like that when we moved in. read more

The property manager Kim is very unprofessional, raises her tone and eventually starts yelling at you to talk over you if she doesn't like a simple question. From the jump she has a very condescending tone that I tried to ignore. I still rent from them and this is my second month here. She rented me a unit with multiple problems. She will have no hesitation to tell you with the worst tone that "you rent as is. I pay my rent 2 weeks in advance and this is how I'm spoken to. They are very Unprofessional!! Sorry to say.. but it's all true.. this is really a crappy property management company. I read comments about this place and I still decided to try to work with them. The receptionist is some what rude,or perhaps she's tired of working with people. I'll give her the benefit of the doubt. To be honest I don't know how someone would allow them to manage their property. I'm serious. These people don't give a care about renting a property. I looked at a place recently and liked the place and the location. But this was from the outside the property. I got the keys and went inside the apartment. It was a mess!! Dead roaches in all the kitchen drawers. The place was in no condition to be shown. It was so filthy I was confused as to why they would allow me to see it before they cleaned it. I went back and told them I would consider renting but would need to see it cleaned. They told me they would get someone to clean it, but I explained it needed a few drawers fixed and a paint job... quite honestly it needed a lot of work. She said she had no idea it was bad.. really there are a total of 8 units there and three are vacant. What I found out from a neighbor there was that these three vacancies have not been rented for over four months.. I don't know how an owner of these apartments would allow that. Or how a supervisor of a management company can allow it. I tried to work with them but now I'm glad I didn't. To anyone that may try to rent from this management company.. This wasn't a good experience for us. In my opinion, Properties West wasn't good for our landlord either. We pay our rent every month and try to take care of the property. We lived at 1322 W 9th Street in San Pedro, and the building was landlord managed when we moved in. Properties West took over later, and things went downhill quickly. The first thing they did was try to evict us for not paying rent, even though the landlord had already cashed our rent check. (This is a huge deal, and can cause all kinds of problems for the landlord.) Properties West apologized for the mix up - but not before scaring us out of our skin. Later, we notified Properties West of a plumbing leak, but they neglected it for several days. By the time they "got around to it" the small leak had become a minor flood, and our kitchen required major water remediation and reconstruction. We are finally leaving and couldn't be happier. read more
