Service requested many times to clean-up the backyard and any given month, there's trash and debris about, over-grown grass. Next door neighbor is allowed to compile trash and debris in the backyard. The shared deck in the backyard which is est. 24" above ground has grass growing up from the ground up and through the deck. Oranges from the fruit tree scattered all over the backyard. When I call them for maintenance work, they always come out and fix the problem!! they prefer you to call them if something needs to be fixed anyway!! if you don't call them they will not know that you have a maintenance problem!! DO NOT RENT ANYTHING FROM THEM!!! I agree 100% with other 2 people. I rented their studio apt and lived their about 3 years. I didn't have too many problems having them fixing stuff though. One time my garbage disposer broke, but they fixed it on their own cost. But moving out process was a pain. I moved out of my studio apt last month, and I had to call them 3 times AFTER 21 days had passed to get my deposit back. 2 times, I asked them to call me back and let me know the status, they never did. 3rd time, I threatened them I'd call the lawyer then they finally sent me the check, but they deducted more than a half for carpet cleaning and other cleaning, which is about $400. For a studio apt! I had kept my place super clean (I take off my shoes in my apt) and never spilled anything. This was my 4th place in San Pedro, but this is the first time I didn't get the full amount deposit back. Also, they hide broken stuff when you move in, and then later they charge you for it! I found some non-working power out-let, (luckily I found it right away so I was able to report it within a week) but I couldn't see the towel rack was broken. After a couple of weeks, it just came off the wall, and they charged me for that. Since I hadn't noticed it was broken, I couldn't prove I hadn't done it. Also one time, I was going to go on a vacation, so I dropped off my next month rent check early,(like 20th of the month) with a huge note saying "please deposit it next month!" and they deposited it next day. I recently found a property located in Palos Verdes for rent on Zillow and requested a walkthrough of the place. The Prop Max agency located here in San Pedro had responded to confirm multiple times with me that I would be there on that specific date and time and every single time I had responded right away. Once the day actually came to view the property we had arrived early and waited around for quite some time with no one to show us the place. I had emailed and called many times while we waited and no one ever showed up. Absolutely laughable in how they treat potential tenants. After we had decided to leave after waiting without a response I never received any follow up and they just went radio silent. Do NOT go through these people for anything. They don't care about anybody. They'll let people completely waste their time to drive to a property for nothing. read more

Prop Max is the worst property management I have ever come across in my entire life I have lived in the apartment that they manage for five years and those five years have been nothing but nightmares. I tried to tell them to change the toilet when I moved in but they refused I moved in not knowing that the toilet has like a foundational problem my toilet smells like trash every single day, I have tried all cleaning agents that I can lay my hands on in the market nothing works, the stench of old pee just stays there. Calling the office on their specified business hours is just a waste of your time. They never respond to email or calls even if it's a plumbing emergency. I had my kitchen sink clog up and I kept calling their "emergency number" and nobody answered, after I paid $150 to fix it, they called me backed like 5 days later saying that they won't be able to reimburse me because they had an emergency line that I could have called. Anybody that has lived with prop max can attest that this company is trash. I been trying to rent from the address 1409 w 13th street. It's been in market over 100 days. I have Excellent credit, never evicted and been at previous address over 10yrs. I took my $35 for a credit check and my information, documents EVERYTHING! It was 1 person ahead before they look at mines. After 2 weeks, still no credit check. Mind you my credit history is paid for on Zillow so it can be easily seen. Long story short the never ran it. I dont even think it mattered I wasnt qualified to live there and I can tell. After reading reviews a few people said if your a person of color, black person or nigga whichever you prefer they'll give you NO CHANCES. Well I go pick my deposit up because the owner "MIGHT" pick the other person. Mind you its only 1 but another after me came and got their credit checked. Somehow I kept getting skipped. I had my entire move in of $7100. Guess color matter. Lol. Well I found a 3bedroom 3 bath town Home, nice everything. Ain't GOD GOOD! He closed them doors for a reason. I have been having troubles since I have signed my lease... Before I signed the lease for the house I'm leaving in they were the most helpful, responsive and friendly. Since I have signed the lease agreement they are not helpful and rude. Here are a few example of what you can expect when you have signed your lease with them: 1. The previous tenant is is jail because he was selling drug (not sure yet if he had a meth lab. in the basement but likely), so now we have crack-head ringing our bell on a weekly basis. 2. What looked good when you moved in was just a fresh pain layer on old and rotten wall and wood. Your house is actually the favorite spot of all the termites in the neighborhood and they won't do anything to help and fix the house. 3. Be ready the pay an enormous fee if you are more than 4 days late on your rent (I knock some wood I've been on time so far) 4. When your garage flood due to heavy rain and kill more than $300 worth of furniture and electrical equipment you can expect no call back, no answers to your certified letter. 5. When high wind destroy half of a tree, they will come and move the branches from your yard to the sidewalk but they won't clean the yard behind and they will leave the branches in front of your house for more than 2 months. Which of course upset your neighbors and the city 6. When you call them for status (on all of the above), you have the worst person on the phone. No hello, no please no thank you no good buy. Only a nonchalant lady talking to you like if you were a piece of poo telling you that the person you need to talk to is not hear (even though you are on the parking lot and you have seen this person in the office!!!!) I have many more reasons for you not to deal with them but more I write more I am upset and mad at myself for dealing with them. So I need to stop know... I dealt with Prop Max over 2 years ago, but by far I would never rent from them again or refer them to ANYBODY. For the record I have never had an eviction, never had more than $40 taken from a deposit prior or after Prop Max. For repairs when I asked for a plumber for a clogged toilet they sent a plumber who was actually a handyman, I know this because he was a former friend's dad, charged me for the repair (plumbers rate)stating it was my fault due to tampons, which I don't even use, but how could I fight that, I am a woman. I had a clogged kitchen sink on Christmas day to which I had to wait til they came back from Christmas break to repair. I had an in home break in to my apartment. I asked to leave my lease, to which legally I understand that they are under no obligation to. they told me that I would have to provide them with a police report which I did after the 4 weeks it took me to get it after I ordered it. After I sent in the report they said they would allow me out of the lease if I could find someone to rent it out, so I posted an ad, let strangers come see my home while I still occupied it. And shortly after that it was rented out. Throughout the course of the time I had rented I had documented and wrote about the paint, carpet and minor things that were wrong with the apartment, although I never made a fuss about having to clean walls or shelves when I moved in. When I left and moved 400 miles away due to my break in I tried to find out when my security deposit would be expected. They never called but wrote a letter about 2 months later stating that the apartment was never rented because I did not leave it in live in condition. They kept my deposit, listed all the things wrong that I had written to them about and had the nerve to ask me for the remainder of the lease money. I have pictures of the apartment in perfectly clean condition but at that point I lived 400 miles away and just wanted to never deal with San Pedro ever again. They banked my money and I don't wanna give them even one star because like the other posts say, all but one staff member there was rude 100% of the time including the owner, they were all very unprofessional 100% of the time. There was nothing positive about my experience, you had to kiss ass to get any response back from anyone there. I am glad that life works itself out to get the people in the end. Sad to see people actually giving companies like this their properties to manage. My girlfriend and I are in the process of looking for a place to live in the south bay and recently came upon a rental that is being managed by Prop Max Inc. After several attempts to contact them, via voice mail, email, and direct through Westside rentals, we finally received a call back. But get this! Call received at 9:10 AM, as a voice mail, saying that she would be at the property at 10 AM for 20 minutes only! She left a number where she could be reached but it was the "office" number where no one has yet answered in person. We really we're interested in the property, so my girl jumped in the car and called straight away saying that she would be there around 10:15 and asked if the woman would wait. Of course she had to leave a msg on the "office" number. She got there 5 minutes too late and as of yet has not had a call back. She looked around the property and while it had potential, she said it was really unkempt, which after reading these reviews, I can see why. It's too bad really because this is such a simple business to run. We both feel that even if we were to finally receive a real call back, the level of service we could expect if issues should arise would be horrible. We're staying away from Prop Max Inc properties from here on out. read more

They tell you to submit requests in writing. I did 6 months ago, and have yet to receive a response. They have two ladies that I have dealt with regularly. Sandra, she is just there to show properties, that is her only job. She will agree that things need to be done, but will not take this information back to the office to do anything. Myrna, is a idiot. She actually asked me if I could speak with the tenant. THAT is not my job. WTF do they get paid to do? Collect rent checks, issue late notices and sit on their collective behinds. Each time I was told that Linda will get back to me.. We made 38 payments to this company, never late one bit... I believe the law is 16 days to receive a security deposit refund. Moved out on 8-15 received deposit check 10-11 stating it was a reissue..... I had left messages as to not ever receiving check agency never returned my call. Obviously they just hold on to others money as long as possible... They get no stars. This is the worst place I have ever lived in. Never thought we would have this much trouble with a property management company. We have only been here a few months and I have had so many problems already. We moved in to a not clean apartment.The carpet badly needed to be replaced and there were holes in the wall where they installed the smoke alarms. 2 weeks after move in i smelled gas. Low and behold huge gas leak in the oven. Took them almost 3 weeks to fix it. Mind you I am pregnant and luck I smelled it early or else my family would have been getting sick. Then a few weeks after that we get new nieghbors above us they take a shower and our unborn childs room ceiling begins to leak then a big chunk of the ceiling collapses. Takes the emergancy handyman more than a hour to call me back then an hour to get here. Does he cleanup the mess ...nope. this company is ridiculous do not rent from these people!! ever!!! read more

The owner Linda is the absolute rudest, arrogant, and unprofessional person I have ever met, who literally looks down her nose at you like you are some kind of low life. I,m a very friendly person and even I couldn't get this bitter woman to smile! She Makes false damage claims, hides faulty and damaged areas of the home, NEVER returns calls, claims she never received written maintenance requests ( 3 years I had No WORKING HEATER) and kept my deposit claiming the carpet was new when we moved in (not even close to new) and needed to be replaced and because we only lived there 3 years WE HAD TO PAY TO HAVE THE HOUSE REPAINTED!! I have never heard of such a thing!! They are not accredited by the Better Business Buereau because I don't believe they could pass.There is so much more I could write on the negative about this company but instead I'm going to try and sue them, so wish me luck! read more

i rented an apt from them and gave a 1,600 security deposit, after 2 years i moved into the unit next door because tt was bigger, they sa.id they would tranfer the deposit for the new unit, i signed the new contract but i didnt noticed it had 1,300 stated but they never gave a itemized list of repairs or verbally tell me anything about why they kept 300.00.. i just moved out from the second unit with only 1,300 back, they cant produce any evidence of repairs but stll refuse to give me back the 300.00. by the way the units were left clean and nothing broken, this is how they make their money by cheating tenants, i would never recommend them to anyone, they ought to be ashame of thereselves on how they do business. you might as well leave he ap duty or break something because they will keep a portion of your security deposit read more
