I have all my city permits for my house and ADU, but if you do NOT, do not take a chance to hire her. When she collected her Zelle cash payments, I am sure she didn't report that to the IRS. Be warned.

Living in the middle of San Francisco is quieter, whether it be traffic noise (some thing we were lied to about), the neighbors/ the other apartments' plumbing and extractor fans which sounds like they're in your bathroom or the inconsiderate idiot who's car alarm goes off every time a mouse farts. The property is covered in pet feces and urine despite the free doggie bags. I even coned off one contaminated area where the inconsiderate resident allowed their pets waste to flow into the common area - the waste and cones were still there when we left over a month later. Maintainace is a joke that any comedian would be proud of. There is a stupid app and paper requests but they are constantly signed off as completed when no one has done anything. We were waiting for the incompetent paint job to be fixed since December 2017 and not resolved when we moved out, don't even get me started on our shower they broke injuring me, the fake flooring lifting causing a trip hazard until I taped it down, the lack of hot water where a tub takes 20 mins to fill, the range that either catches fire because it overheats of doesn't work at all, the absolute waste of water from defective sprinklers and residents using the laundry for commercial purposes, the dumpsters filled with contractor waste that residents pay for, trash left in common areas as residents are too lazy to go to the dumpster, the water that isn't safe to drink according to an external testing source, the constant refusal to fix and /or test the fire fighting equipment, the spa that didn't work for over 7 out of the 12 months we were there, the numerous outside lights that have never worked, the partially painted walkways, the laundry that was out of commission for 4/5 days whilst they changed out the machines, the policy of allowing smokers to dominate all the common areas despite them causing a fire that I put out at 2am - oh yes, the onsite manager's husband smokes... The drug use and the latest was the mail thieves stealing packages. The whole building shakes if a medium sized truck goes past - hell knows what would happen in an earthquake. The residents pay for water usage base on a share system that they repeatedly refused to explain, the same with the trash costs - see above. Sprinklers waste water constantly being poorly adjusted. Oh, I almost forgot the letter from their barrister threatening us with eviction as they considered the requests that all theses issues be corrected to be harassment. And the alteration of lease documents after we signed them. Don't be fooled by the 'yummy mommy' manager' who will lie and mislead you to get you to rent and then fail to deal with any issue, and illegally alter signed paperwork to suit the business model. The management company Beachfront Property Management who manage the property and employ the onsite manager are aggressively anti resident and refuse to manage any issues or even investigate the failings of their onsite management. If you value your health and sanity in anyway whatsoever do NOT rent an apartment here! We were paying $2100 a month, plus the utility charges for a 2 bedroom 2 toilet and 1 bath/shower. We now own our own home - single family/2 bedroom/ 2 bath/yard/almost twice the sq/ft of living sp/etc. and we're paying an extra $36 a month! I have documentation and photos to support everything I have stated and can't wait to see this awful company in court for damages. LIVE IN A TENT in your city's worst area - you'll be better off than living here! Had we not closed on our purchase before the lease expired we'd have preferred to live in our car than ask for an extension to stay here. The only positive thing I have to say about this whole rental was they refunded our security deposit without any fake deductions saving a court case to get that money back. Negative or zero stars need to be an option...

Julie was our first introduction to Jamico, and gave us the tour of the apartment we ended up going with! She was awesome, always reliable, patient, and responsive (we were especially worried because we had never rented before and were a little nervous about all the paperwork lol). We've heard lots of horror stories about management companies, but I'd say Jamico is far from a horror story waiting to happen LOL - quite the opposite! We lived in a pretty old building (over 100+ years old, so beautiful and unique), so there were bound to be times where we needed to schedule maintenance. Anytime we submit a request, it was responded to in a timely manner (never more than 24 hrs without a response tbh), and the maintenance crew was super awesome, quick, and friendly!! Our move-out inspection with Todd was easy to schedule (they were SUPER flexible with time which we greatly appreciated because we didn't have much time to meet...), and it went by super quick. One thing we also really appreciated was that he asked us how our year was at the property, and was genuinely curious about our feedback and opinion. Overall, great management company from the tour to move-in to move-out. Never once did we feel cheated or disappointed with service or process. Thank you guys!!!!
