I was able to schedule an appointment online and received a quote and a call back the following day on Sunday scheduling my appointment for Tuesday morning...very convenient. We just purchased a house and the tech who completed our home inspection was amazingly thorough. He went through every inch of the house, examined the roof, chimney, attic, and every inch of the basement. In areas where he thought there was the possibility of water getting into the house, he used an infrared gun to look for water behind the walls. He explained where everything was in the house, pointed out anything not up to code, noted any safety issues and documented all of it with pictures in a 40-page report. Having had a terrible experience with a horrible home inspector when we purchased our last home, I cant recommend these folks enough. read more

ProTec did a wonderful job inspecting the house my husband and I are buying! Phil Pence from ProTec did our inspection and he was awesome. He arrived 45 minutes early for the appointment, so when we showed up he'd already gotten started. He did a really comprehensive job, took his time, explained his process, and helped us put into perspective which problems were priorities and which ones just things to consider down the line. Since the house is 90+ years old and sold as-is, there were a lot of problems to consider! Phil was obviously very well informed about all the things we were seeing, and was honest and straightforward. He also gave us a lot of valuable information about home maintenance - what to keep an eye on, what to think about, etc. As first-time homebuyers, I came away with a much clearer sense of our next steps and marching orders. I wasn't really expecting to get anything out of the inspection except a list of issues, so that was a pleasant surprise. Also, I'd read beforehand that some inspectors don't want you "following them around" during the inspection, and some would even rather you weren't in the house at all! Phil wanted us to come with him through the house, both to see his process and to understand each issue as it came up. I really appreciated that. He was pleasant to work with and very honest in terms of what was normal wear and tear and what was considered unsafe or bad maintenance. Jeff was our inspector for a pre-drywall inspection for a home u set construction. He was very comprehensive and happy to explain what he was looking at and finding. He sent his report within 24 hours. We compared Pro-Tecs prices with another inspection service and Pro-Tec was less expensive. As a followup, when I finally closed on a townhouse, I got $3000 closing help from the seller thanks in a large part to this guy's home inspection report, detailing repairs that needed to be made to the roof and the furnace. You could quibble over what a home inspector says in a report but you can't argue with photographs and his report has a lot of them. We also used his infrared camera to spot water coming into the chimney, leaking into the masonry and raising moisture levels in the drywall -- enough to know it needs to be investigated further and fixed (probably related to the problems with the roof). I think in the future you're going to see a lot more home inspectors having to go "high tech" like this guy. I got to see a home inspection report on the same house from a different inspector and while it was thorough, it was basic -- no pictures, not even typed up, just hand-written. And I'd bet they paid as much for their report as I paid for mine. read more

Scott did my home inspection and I cannot say enough about how patient he was to answer all of the questions that I and my realtor had. He was very open to recommendations and was very clear as to what was to be expected as far as wear and tear. After his thorough walk through at each point, he would tell us his findings. Another example of "if I could give zero stars I would". We have bought four houses and this was by far the most incompetent, negligent home inspection we've ever had. ProTec came highly recommended and we were told to ask for a specific inspector, which we did. Now, a year later we regret ever doing business with them as we are finding more and more significant, expensive items that were missed. First the inspector arrived way early and was almost done with the inspection by the time we got there. He then walked through the house with us, but that's not the same as watching him do the inspection and questioning things as you go. He never looked up either chimney. If he had, he would have easily noticed that one damper was completely missing. That would have been good to know when winter came. He also did not see that both chimneys were collapsing. While he wasn't a chimney guy, had he looked up either one with a flashlight it would have been obvious. Never even checked the gas fireplace. Never noticed the gas leak from it. Completely missed all the electrical and plumbing that is not up to code. He told us there was a waterproofing and drainage system that does not exist. Fixing these things has cost thousands that we could have negotiated before settlement if we'd had a competent inspection. We continue to find more costly surprises every day. Not just things that you can't predict happening but things that existed before we bought the house and should have been in the inspection report. So, despite the rating above, it is really zero stars. read more

Me: buyer Protec: inspector HIGHLY recommended by the realtor (in retrospect, perhaps this should have occurred to me as a conflict of interest). The inspector spent less than 2 hours for our 3500 plus square foot home. He seemed to display some knowledge during the inspection. Then the report we got from him was less than complete--it was long, but contained mostly generic statement (cut and pasted from the internet-type of "your floors are old, when floors are old, there could be problems.") Since we have bought the house, we are findings all sorts of problems with this house NOT pointed out by the inspector. I could see how they would be the BEST company to hire if you are the seller and want the deal to go through. Not so much if you are the buyer. Also, they were expensive (1200 and change). I just didn't know any better at the time, but in speaking with others, it seems about twice the other inspectors in the DC area. read more
