Upon move in to my condo and when I first used the dryer, dishwasher, oven and stove, I noted problems with the basic functioning of each of these appliances. The inspector Ryan's evaluation of these appliances during inspection was cursory at best, and regarding the oven specifically, I believe that he tested the broiler only rather than the main oven. I have spent close to $500 to have these appliances repaired. I called Ryan to speak with him directly about these issues and he was defensive and claimed that all appliances were working properly during inspection. The fact is that he did not leave them running long enough or fully inspect their functions to validate his assumptions. I later requested at least a partial refund from ProTec and their final response was "there is nothing we can do for you in this case based on the inspection report." I encourage you to look elsewhere for inspection services, as their work is sub par, and so are their customer service skills. read more

Imagine paying over $800 dollars to have a 6 year old town house inspected, and then even before actually moving in, discovering that the washer leaked onto the floor during the rinse cycle, the master bedroom sink leaked due to a seal broken in two places, and three out of four toilets had issues. My concerns were dismissed as "minor" by ProTec, with the explanation that they do not run everything through all the cycles. Really! How convenient! The washer cycle is only 45 minutes...ample time to check for leaks during a 3-4 hour inspection. But, for $800, one cannot really expect such an obvious service to be performed!! If I had known that I was responsible for running everything in the home through all of the cycles to be sure they were in "working" order, and not depend on ProTec, I would not have bothered to pay them for their ineptness. Now it will likely cost me $100's more to have everything repaired. A word to the wise, use a credit card, so that you are in a position to dispute the charge. I made the mistake of giving them a personal check, and their attitude was that I was responsible for not doing a thorough job, not their inspector. This company is reprehensible and does not deserve to be recommended by Weichert Realty or any other entity. read more

I recently used ProTec for the home inspection on the condo I bought. My condo is one bedroom 980 ft.². After moving in I found a few things (including a building code violation) they should have found. All the appliances were brand new, so it shouldn't have been a difficult inspection and I feel these things should have been reported by them. read more

Home buyers beware !!!!! Do not- i repeat do not hire ProTec for your home inspection !!!! I just hired this outfit for a home inspection based on my agents recommendation,even though i saw other cheaper offers i assumed that since they were the most expensive then they must be the best -boy was i wrong! anyway the report came back with everything glowing and we happily bought and moved into a home that looked beautiful but trust me its been 1 month since i moved in and i haven't been able to sleep in the masters suite because it is stifling hot - no ventilation in addition, there were so very many other issues with the control switches, closets etc which we have had to fix.i called several times and it took them forever to get back to me,after which they refereed me to an insurance outfit with their bogus 100 day inspection warranty which doesn't cover jerk. today the 9th of July 2017 i called in again to complain that the insurance company they sent me who by the way told me i had to pay like 300 dollars upfront for a technician to look at 3 different issues, well they scheduled 2 different appointments but no one showed up.i had to get 2 different companies to access the problems and when i called ProTech to ask how they can pitch in towards offsetting the cost of the repairs as this was due to their negligence and oversight during the home inspection, i was told in not so many words that it was my headache and that they will do nothing about it.when i asked about the details of the 100 days warranty, i was told --" oh it covers only mechanical issues" my was I mad ! so for over one month they have purposely given me a run around knowing fully well that they had no intentions of doing anything about it. At the moment I am writing this review just as I promised them i would and I think im gonna drag them to court just for the heck of it. As for you who is yet to buy a home please save yourself this defrauding and look elsewhere and unlike me, no matter what your agent tells you, please look up the review of any inspection company before you hire them but please dont hire this one! read more

It was easy to schedule with Protec for our house inspection + radon + termite inspection. We were buying a house with only right to cancel based on home inspection (no negotiation), I informed Protec and they sent Joe Ponton who comes with a lot of experience. Joe came early and was already inspecting the outside when we arrived. It was nice working with Joe, he pointed out all the big and small issues and things we have to fix. His assesment made us very comfortable moving forward on this transaction. While we would recommend Joe and Protec to future clients, the reason for 4 instead of 5 stars is this: This is not our first house, so we have been through inspection before, we felt some things were not pointed out to us outright and it seemed they might have been missed if we did not ask. These were not major things but we had to have Joe come back and check the bathroom access panels. Overall though, I would still go with Protec and Joe. read more

Phil Pence was our inspector and he did a great job. The inspection was for an 8,000 square foot home, and although they ran short staffed and he didn't get his assistant, he did the job incredibly well alone and took the time he needed to do it right. He was very thorough, used high tech equipment to clearly capture all issues (where it was possible to do so), and took many pictures, so we were able to see everything and understand it clearly. We feel confident with the information he was able to gather - between pictures and the specialized equipment he used to identify heat, carbon monoxide, etc. - that are inspection request to our seller will be justified and well documented.
