Not a tenant but applied to two of their apartments recently. The first one was beautiful, but ultimately too small for my needs. The second one on paper was fantastic, but during my tour I noticed the shower's water pressure wasn't working properly (split between the faucet), the freezer was overworked (really loud fan) but wasn't actually cold--I suspect it needs to be replaced entirely-- and the cabinet paint was bubbling above the hood too, probably from overheating!! The worst part was the yard, completely unsafe for move-in with rotten 2x4s, an old dog house, grass growing through the concreted and a huge hole in the fence. And this is just what I could see in 20 mins!!! As a dog owner, I knew I couldn't bring my pet to this place without significant repairs to the yard, which was supposed to be the selling point of the apartment. When I voiced that I would need to be reassured that these clear issues would be addressed, and put into writing, I kept getting texts from Christine and Alyssa that "these things" could be taken care of, but never would they write in an email about what would be done by my move in date. Of course, they still had the time to email me about my current landlord and other minor things, lol. It's so unethical that they'd send me a lease and tell me I needed to complete my move-in paperwork and can't even list what repairs this apartment needed. If you're a property owner looking to expose yourself to legal risk, Shore Management might be the company for you. As a tenant, I've experienced firsthand what can only be described as negligence and unprofessionalism. They attempt to charge fees that appear to be unlawful under California tenant protection laws, and there's absolutely no sense of urgency when it comes to critical habitability issues--like being without hot water. After reporting the issue, one plumber came out and claimed a part was needed but never returned. Rather than escalating or sending a different plumber to resolve the issue, nothing was done. I had to reach out multiple times just to get an update. Eventually, I was told the problem was a full water heater replacement--but this wasn't acted on with the urgency required by law. Even more concerning: when I asked why additional help wasn't sent sooner, I was told by someone named Buzz that I didn't know what I was talking about. He literally hung up on me. His dismissive tone and refusal to accept reasonable questions is exactly what's wrong with this company. As a property manager myself, I can confidently say this is not how urgent maintenance or legal compliance should be handled. This wasn't the only issue. It took four separate visits to fix a porch light, with different workers coming each time--none of whom seemed qualified. One even installed a sensor light on a unit that wasn't wired for it. Shore Management is a liability waiting to happen. Their poor hiring standards, lack of professionalism, and disregard for tenant rights make them a terrible choice for both tenants and owners. Buzz, in particular, should not be overseeing any work orders--his attitude and lack of accountability are a major part of the problem. read more

BEWARE: Unethical Property Management in San Diego I strongly advise against renting from this company. My boyfriend and I lived in a North Park cottage that was infested with rats and cockroaches--completely unacceptable conditions. I'm talking about constant rat droppings inside the house and scurrying in the walls at night. After just one year, we couldn't take it anymore and decided to move. What happened next was even worse: they took the majority of our security deposit, including a $950 "paint fee" to repaint a unit that had no wall damage. The paint was already sloppily applied--covering doorknobs, sinks, and even mold. It was clearly a cheap "landlord special" job to cover deeper issues. When we asked why repainting was necessary, their response was simply, "We repaint no matter how long the tenant has lived there." Makes zero sense, especially after only a year. They also had no respect for tenant privacy--dropping in whenever they pleased without proper notice. Their behavior was extremely pushy and unprofessional from start to finish. To top it off, Caitlin, the head manager, rarely seemed to know what was actually in our lease or what applied to our unit. On multiple occasions, we had to reference the lease ourselves or figure things out on our own. We were treated with disregard and dishonesty, and I've never experienced such poor management in any rental situation. Do yourself a favor: avoid this company. There are far better, more ethical places to live in San Diego. read more

Tenants. BEWARE of doing business with this property management company. Here was my experience with them. Around summer of last year, I was informed that I needed to move out and was given 30 days. I was out of town for a week for a business trip, and needed to go back 3 weeks later. I had to vacate the rental property, move my stuff out, find a new place to live, and move in the new place. I saw the notice of having to vacate on my arrival and saw that they even added the statutes of the city of San Diego that cites how they basically have the right to kick me out since this was all part of the contract I signed (lease was month to month). I guess the land owner passed away and the family decided to rent the property to collect money (for legal fees?) for a probate court to adjudicate who the property was going to go to since there was no will written from the deceased to his family members. And I was caught in the middle of all this mess. After a stressful 2-3 weeks of not finding anything, being forced to take a lot of PTO, and requesting for more time to move out and not hearing a response from the family who took over the property/and Shore management, the day came for me to move out. In a rush of panic, i had to coordinate the uhaul, move my stuff out, clean the entire studio, and left at 11 pm that day. I still had to drive up home (3 hr drive) to drop my stuff off and move it all back in and I still had to drive BACK down the next day to drop off the keys COB and do the pre move out inspection. We ended up finishing at like 3 am the day I had to turn in the keys. The next battle began with their pre move out inspector named Bryan. After the inspection, Bryan informed me that the unit must be cleaned out by a professional cleaner, and he wrote down an estimate of $300-$400. Utter BS. I yelled at him explaining I spent the day prior cleaning the unit. Also, nowhere in the lease did it say that the unit, before turning in the keys, must be cleaned by a professional. Bryan informed me this was the policy of Shore Management via their website. I signed the LEASE, NOT a document agreeing to any AMENDMENTS to Shore Management's policies on their website. Again, I asked Bryan if he was being serious because this "cleaning policy" made zero sense to me, and he agreed! I don't understand what the difference is between a professional cleaner and someone who can leave the vacated unit in immaculate condition. So did I have to be "licensed" to clean a unit? Does a "licensed cleaner" need to pay ANOTHER licensed cleaner to clean their unit? How does that work? Since the unit was not being re-rented by Shore Management and was being sold in a probate sale, no professional cleaning was needed and told them I am NOT responsible for paying for that service. Additionally, Bryan informed me that there was a scratch in the paint near the window up on the loft. I brought the folder that held all of the photos taken on the unit prior to me moving in. I informed and showed him that the pictures he took of that exact location were blurry so it's not clear if there was a defect already on that frame. Because I have no recollection of that scratch in paint, I suspected it was already there without my awareness. He told me this would ALSO be deducted from my security deposit. He accused me damage yet he had no proof to show that this scratch was already there. The photos are not clear, as he was the individual responsible for taking the photos. I told him that I suspected all these deductions are nothing but a scam against tenants and that Shore Management was acting UNETHICAL by finding any and all reasons to find excuses to keep the security deposit. This was after I gave Shore Management and the landlord plenty of time to give me a response weeks in advance for optional dates to move out, and expected a timely answer since I was served with a notice to vacate within 30 days. I didn't get the notice letter until my arrival back from my business trip. I was not notified of an answer until I reached out to Shore Management five days before the 30 day move out date that I wanted to have a pre-move out inspection, and was told by Shore Management admin that I was given a month later to vacate FIVE days prior to the 30th date to vacate the property. I see this was nothing but bad business practice to keep a chunk of the security deposit. So I say this for you (the renter currently renting, or about rent with Shore Management) to be advised of all this. They will give you a bunch of excuses to keep your deposit. Have everything documented, including any emails sent of any repairs that were done/or not done after requested. Don't let them BS and push you around. They will give you an excuse to charge you for a "cleaning fee" if they even find a sharpie mark a micro inch in diameter. If all else fails, have a small claims court lawyer at the ready to fight for your security deposit back. read more

I lived in a condo for the past year that Shore Management managed. On the plus side, everybody who worked, there was nice, and they dealt with my maintenance requests quickly. When I moved out, they acted in bad faith in returning my security deposit. They tried to take out over $1000 of items that were either there before I moved in, or were ordinary wear and tear. I had clearly marked these items on the move-in inspection sheet, and I had over 400 pictures, and I still had to send multiple emails and spend a bunch of my time going back-and-forth with them to get my money back. I believe that they are doing this to every tenant, and if it weren't for my, persistence, being very detail,oriented and knowing the law, they would have taken a large chunk of my security deposit illegally. I was ready to take them to small claims court, but after my 3rd long email, I did end up getting the BS charges back. read more

I lived in a property that was taken over by Shore and they did not have their shit together. Ever. My freezer completely stopped working when I had over 100 ounces of frozen breastmilk that all started to thaw and they didn't replace it for several months. Daren did not see saving my daughters only source of nutrition as a priority at all. They said I could split the cost of a new fridge ($11k!!!) for a special sub zero fridge w the owner of the unit. I obviously declined dropping $5k on a RENTAL appliance and had to use my neighbors freezer until they finally replaced it (on the last month of my lease bc they knew they probably couldn't re rent it as easily without a running fridge/freezer). And not to mention the black mold that was found behind the fridge that had been there since 1986! Among many other issues, basic plumbing needs, an actual FLOOD etc that wasn't responded to immediately was insane. I called their "emergency line" for hours when we had our second flood and no one got back to me. Several messages later, I called the plumber directly who handled our first floor and he was able to get thru to them. When it came time to move out, I had to call again several times to set up my move out inspection and other things that I'd think would be standard and handled by the management company, but no. On a positive note, Buzz who worked for the company was always extremely helpful as well as Justin when I was able to get ahold of him. Daren was little to no help always. It was so unfortunate to love where I lived so much but have so many issues the past year. read more

For a few months after moving into my unit, I thought Shore Management was pretty good. They use an app that allows you to request maintenance, pay your rent, etc. After a few months their top-notch service began to dwindle. But what I really came here for was to post a warning, like some others have warned about, regarding getting your deposit back. I've rented my entire life and have always left places in very good shape. Even Stephanie, a friendly Shore employee who did my move-out inspection said my place looked "amazing" compared to some other spots she had seen that same day/week. She mentioned it looked like I really took care of the place. This made me feel good and confident that I'd be seeing most of my deposit back. She provided a "conservative" estimate on paint, but when I received my disposition it actually was MORE than their "conservative" estimate. I'm not sure what the painters did for 2 full days inside a meticulously-kept unit, but I guess whatever jt was, was on my dime. My cleaning cost was the most I've ever paid upon move out. In fact everywhere else I've lived have never charged me for a cleaning. Cleaning is usually "expected" to prepare the unit for the next tenant. Warning not just tenants, but also property owners that Shore is not acting with integrity. read more

I was understandably apprehensive when my property manager retired after taking care of my properties for over 30 years. However, Justin has gone above and beyond my expectations! He is always available when I call and updates me often about the properties. This is especially important because I am an out of state owner. He consistently works to negotiate the best price for repairs. He is excellent in dealing with our tenants. I can't say enough about his professionalism and skill. 1. Take photos, videos and notes before signing your contract. Be sure all damage is repaired before moving in, including the conditions of the walls, etc. 2. Before leaving your rental, take photos and videos of the space. If possible, do a final walk through with an employee before vacating the premises. This was unavailable for me due to COVID-19. 3. Shore Management will not return a significant portion of your security deposit for routine cleaning and touch-up paint as described as, "normal wear and tear," in the contract. The contract that you sign does not hold any weight. If you question, their exorbitant fees, they recommend you take them to small claims court. Shore maintains that routine cleaning and touch-up paint will cost you 1/3rd of your security deposit. Please be aware, before renting from this company. read more

BEST decision I made was to hire Justin and his team at Shore! They are all hands on, working to please both the property owner and the tenants. I have always felt at ease talking to Justin and letting him know any concerns or questions I may have in the spreadsheets on the rents collected. He is immediate in his responses and works to settle any questions I may have had being a new property owner. I live in Maine and the property I inherited is in Pacific Beach. Absolutely, unequivocally, relentlessly horrific. If I could give negative stars, I would. Rented a property from them for a year and a half, and it was the worst renting experience that my roommate or myself had ever had to endure. Example; at one point my bathtub was spewing up raw sewage. Instead of hiring a professional, they relied on the same clown who created the problem in the first place. They had us living in an uninhabitable house without a shower or toilet for two straight days, unapologetically. Another fantastic blunder on their part was when they dropped a "30 day" notice on us out of nowhere because the owner got all spun up over a scam offer to buy the place. Once again, the most stressful 15 days of our lives ensued until we got a letter in the mail that basically said "oopsies". To top it all off, they somehow managed to shave AN ENTIRE GRAND off of our security deposit. Apparently they needed $560 of "paint repair" and a $200 carpet steaming that I was NOT informed that we needed, as I never wore shoes in the house and spent $300 having the place professionally cleaned. These people have wronged us time and time again, and I wouldn't trust them to return a library book. Must admit that they did send out an actual plumber ONCE, so I suppose they are decent when it comes to maintenance requests (sometimes), and they do always pick up the phone. If I had the option between being homeless and renting from these people again, I'd have to think about it. If it's not too late, RUN. read more

Having rented many times, I can't say enough good things about Shore Management. Shore management is an extremely professional organization. Everything I asked for was addressed in a timely fashion. Pest control- no problem. Broken appliance- no problem. Toilet leak- no problem. Most issues were addressed the same or the following day. Everyone is pleasant to deal with. Only two words describe this company to a T. Slum, & Lord (with maybe Exceptional).. I've had friends who've had the same dealings with these shysters who ran the company in the past, and the new ones. Those whom have said that they work on time, & are completely prompt and friendly are high on something other than life. It was Knowledgeable to them that a cabinet had a hole in it that was left by the tenants that lived in the place before I had. They were never charged for it, and it was never fixed. Come 10+ years later it's still there, that's not the astonishing part though. I was charged by them for their people to do their jobs (aka Labor). All false charges which could easily be proven to be false just by looking at the invoice. They've in the past have tried to charge my complex for problem's they've had with the trash. Knowing that three complex's use their trashcan's, and two of those complex's are theirs. I've recently have been charged as much of almost $100, on trumped up charges as $40 labor to place an insect bomb in my place. Along with charging me a trash fee (labor cost), for donations that were not left on their property (And had neighbors furniture, household items, etc on top of them). I could go on more, in vivid details about this (you can't even call them a company or management). I won't though, because just the thought of them makes me want to wash their scum off my body. Justin is an absolutely amazing broker. A friend of ours referred him to us, and I am so glad he did. We used him to sell our house and purchase a new one, and both were great experiences. He is super friendly, and seemed to be a terrific negotiator. We couldn't have been more pleased with his service. You can tell when you meet genuinely smart people that know the business, and he is clearly one of those. I would recommend him to anyone and I have. Someone broke my front window last weekend while I was gone. I called up the Shore, and they fixed it that day... within hours... and it was a perfect job. Also, pretty crazy what just happened... I just got a message from Shore Management on Yelp today telling me that the windows in my building are going to be replaced in the next few months... I was actually JUST about to call them this week to talk about my window leaking from around the frame during the crazy El Nino-esk storm we just had. Renters BEWARE! Shore Management practices predatory behavior to their renters. Make sure you itemize ANYTHING even remotely out of places when you move in cause when you leave they will try to not only take your entire deposit, but also charge you. I have never had a landlord charge me anything other than minor wear and tear issues which I will gladly pay. I had to threaten litigation to come to a settlement that was still more than a $1,000 loss. I moved out of state and the logistics of small claims court didn't make sense. Believe they preyed on this information as well. Also as soon as my 6 month lease was up they took the max rent increase and raised my deposit (I didn't even know you could be charged another deposit after you move in) Just saying think twice before renting with them. read more

Justin and the team at Shore Management are unbelievably reliable! They take care of my landscaping on a weekly basis and always trim and clean up. When I have an issue, they have the solution. Recently one end of my front wall was damaged by a delivery truck. Nick is an excellent stone mason with an eye for detail. He was able to completely rebuild the damaged area of the wall using materials that exactly matched and no one would ever know there was an accident. Avoid Shore Management at all costs for the following reasons: 1. Their advertised office hours are 9am to 5pm however this is not the case. On several occasions I would try to stop by before or after work at roughly 930am or 430pm and on most occasions nobody was present. It seems that they open and close their office whenever they feel like that day. I would come into work late or leave work early simply to be 'stood up' by their office employees - a complete waste of time. 2. It is very hard to get ahold of anybody for maintenance purposes. I would have to leave multiple voice messages and/or emails before anything was returned, much less actually acted upon. In my opinion, it's not an 'emergency response' when you have to contact them more than once on multiple days before hearing back. 3. I did not receive my deposit back until over 40 days after I moved out of the property. I'm not a lawyer, but I don't think this is in accordance with state law. Their reasoning was that I paid the full month's rent (as they instructed!) even though according to my thirty day notice I was vacating mid-month. To top it off, they never refunded the last month's rent for the 29 days that I wasn't living there! It's not so much about the money as it is the principal. Time is money and I just don't have the time to go through all sorts of hoops to try to get it back, but I do have the time to write a review and try to save you folks from falling into the same horrible situation as me! In summation, poor service and even poorer ethics are the two reasons to avoid this management company. There are plenty of other alternatives, I suggest you consider them first. read more

They take care of rental agreements and have had good tenants present for long periods of time. They give detailed statements each month and summary at the end of year showing all expense and income that makes reporting for taxes easy. I moved into an apartment managed by Shore Management in 1998. Over the 11 years that I lived there, the property was always well-maintained. When I had a problem, be it plumbing or a noisy neighbor, Dan Pederson, the general manager, was always quick to fix the problem. Steve made moving out easy and stress free. After 11 years, there is a lot of wear and tear but Shore Management was fair and prompt getting my deposit returned to me. The absolute worst property management company EVER! Jill Hunter, Dan Pederson, and Christa Star are scam artists! DO NOt RENT from Shore!!! I gave them over $200k in rent for my business and they couldn't even fix a broken Brick on the property, not to mention broken windows, rotting wooden doors, broken and uneven entryway, non operable windows, horrible landscaping, no power washing of the dirty building, non ADA compliant walkway, a office space that was not initially habitable due to a non permitted staircase, this list is endless so I'll just end it here. Rude, lazy, incompetent, and frankly the worst people to execute a lease with. My right of entry was violated on numerous occasions by JIll Hunter and Dan Pederson, forcing 3 day pay or quit notices on the 2nd and 3rd days of the month, harassing me, the tenant. I paid rent every month for almost 8 years and the building (3232 Mission Blvd, Christas Wash) definitely has isssues, but Christa Starr, and Shore Management will not covenant to repair anything, at all. Shore Managemnet is truly the worst company ever, not just the worst property management company. Jill Hunter specifically targeted myself and my business because she is a unhappy human being, trying to get a rise out of her tenants In order to create dischord amoung the tenant/landlord relationship. She is the single reason my business is no longer at its original location. I would never sign a lease with this company. I worked with Steven when looking at one of their properties, he lied to me multiple times and tried to get me to sign the lease before I saw the "upgrades" in the unit that he promised. When I refused and said I want to see the property first to make sure everything was correct he said he never said there was going to be new carpet or a washer and dryer in the property. I had two witnesses there with me who both heard him say the contrary. He then basically called me a liar and told me he never said anything about new carpet or a washer and dryer. He is a shady liar so I ended up walking away from the lease. This company has the worst customer service and they are untrustworthy. The carpets were totally cleaned. Their only witness besides each other was the floor installer.
