The Mendes Company is the FIRST place I go to when looking for a new place to live. I've rented from this property management company twice and I love them! They offer a wide variety of locations with different housing sizes and pricing. In order to view an apartment, it's very simple and I love a self tour. The thing I love the most though is the communication. They are quick to respond to all of my questions, extremely accommodating, and great problem solvers. A big shout out to Anna, for always answering all my questions and being incredibly friendly. Whenever I want to live somewhere new in San Diego, I'll be checking there site first! I'm giving Mendes a 3 star because I am in the middle after my previous experience living in one of their properties for a year. To begin- We rarely had problems. When we did have minor maintenance issues, they were very quick to respond. The maintenance guys were very sweet and respectful and always willing to go above and beyond and I really appreciate that. On the other hand- When my room flooded with over two inches of water on a holiday, I was unable to get a hold of maintenance in any way shape or form. If you are in an emergency maintenance situation that is not worthy of calling 911 on a holiday or weekend...good luck, because there is not emergency maintenance number and their automated Robot that the maintenance line sends you to, is terrible and never accurate. I will say, once we did get a hold of them, they were helpful. However it did not feel like enough compared to what we had gone through. In addition- with most of the roadblocks we did face during our lease, flooding included, they were quick to indemnify us and help and I appreciate that. It felt like they did what was in their power as landlords. This was just part of my experience, but I have had immensely worse and uncaring landlords living in the SDSU area compared to Mendes. Take that with what you will. In the end, they are good landlords, just with a few frustrations. read more

I took over someone else's lease at this property, and unfortunately my experience has been very frustrating. After moving out, I was charged for property damages that I did not cause. What makes this especially concerning is that the property had recently been taken over by new management. They do not appear to have any documented records or photos of the unit's condition at the time I moved in, yet they are still holding me responsible for damages without clear evidence. As a tenant, I would expect a fair and transparent process--especially in situations involving lease takeovers. I am leaving another review for this amazing management company. I lived in one of their properties for over 5 years and I just want to reiterate that I had a great experience. I commend their quick responsiveness to any issue. I had a water heater go out completely on the Fourth of July, and it was replaced the very next day. I only experienced one, minimal rent increase over 5 years, which I thought was terrific. Their communication with any notices or projects for the property or area was excellent. I unfortunately just moved out (needed more space), but the move out process was easy and low maintenance and I was gifted my security deposit within a couple weeks. I would not recommend working with the Mendes Company. I applied for an apartment on September 23rd, paid the $40 fee, and less than 8 hours later I was told the unit had already been rented to someone else because they were "ahead" of me. What makes this even worse is the apartment has supposedly been move-in ready since September 10th, yet it's still being listed as available on the market. If they already knew it was rented, they should not have accepted my application or my money. This felt misleading, unprofessional, and like a complete waste of time and resources. read more

I was the first approved applicant for a unit and was originally told I had until the 6th to move in(10 days). The next day, I was suddenly given less than an hour to make a final decision and told they'd move on if I didn't reply immediately. I did everything I could to contact my current landlord for the required 30-day notice, but of course that takes more than a few minutes. I let her know I couldn't commit with the short timeframe, and no reply. The whole process felt rushed, unprofessional, greedy and unnecessarily stressful. If you're looking for a fair and transparent leasing process, be cautious. read more

My experience with this place was really bad, I was looking for rent one apartment for 1650$ a month and they ask for triple income than the price. My husband and me we have 10k-11k income a month (more than they ask) and they They rejected my application for "insufficient income" I called the lady Anna Telliard who was "checking my application" for more information and she was very rude and cut off my calls or doesn't answer. I've been with the Mendes Company for over 10 years and their service is impeccable in terms of providing maintenance solutions to any problems in my rented house. This month I had two maintenance requests and both were fulfilled promptly. The first one was a minor thing, replacing some broken tiles in my kitchen floor, but the second one was vastly more important: my 13 year refrigerator that I've depended upon in my house failed me, and in the middle of the vast heatwave about the last two weeks, one in August and one in September, until I got a new refrigerator from Mendes contractor, I had to scuffle along with three days of buying 7 pound bags of ice to try to save my food and beverages to keep cold. Yeshi, in the Mendes office staff, coordinated these maintenance requests. I'm very happy to say that she and I last week meaning the first week of September, 2022 settled on a plan. We set up a late afternoon Monday, September 12, for the vendor to bring in my new refrigerator. I am delighted with my new Frigidaire fridge and freezer. Kudos to Mendes office, and maintenance departments as well as the vendors. I would recommend this property management company to anyone and I am just a renter. read more

Went to view an appartment for rent in Escondido on 1/30/2023. Viewed the apartment by myself and called 1.5 hours later to ask if I could apply. Was sent the application and had a questions about the application. Call the company number and they said that the property was already off the market. Not sure why you'd have viewings of the apartment and if it necessary if it was already going to be off the market. Was told that another property would go on the market and check their website. Seen the next day it was up on 1/31/2023. I submitted to take another MANDATORY viewing of the property or my application would not be accepted. Submitted my viewing for 2/1/2023 at 6PM. Was sent a text on 2/1/2023 at 12PM to confirm my appointment only to be texted 20minutes later to say that the property was taken now and off the market. Like WTH?!?! To make matter worst, I received another text after 6PM asking how the property viewing went and to send a review and to reach out to apply. Come on now! Terrible Communication and poor management of their property and NO Customer Obsession or Professional Courtesy to future applicants. Find another property to apply to.. *Former tenant review* My partner and I rented from this company and I feel it is my civic duty to warn others from renting from them. It began with a positive experience, we did a self guided tour and really liked the place. We spoke with the property manager and really liked her. We moved forward with signing the lease. A day goes by and our property manager asks us to resign it because they made a mistake in it... Then we got another email to resign it because they made yet another mistake... We had to sign it 3 times. Prior to moving in, we were denied renters insurance because of a previous leak there (this is relevant to the upcoming paragraph). Our move in date was about a week or so from when we signed the lease. In the lease it stated that we are responsible for setting up the trash, water, and gas. When we tried to set up the trash, we were told by the trash company that it was the OWNER's responsibility to move the name into ours. When setting up the water, the same thing, we were told it was the OWNER's responsibility to do so. Now, we are moving in and upon move in there was human feces left in the bathroom toilet... Gross. About a week goes by and we notice there is a leak coming from an electrical outlet. Luckily this was resolved in a timely matter. In our lease it was stated we had a mailbox on the property. When we contacted our property manager, we were directed to go to our HOA office to ask about that... Of course the HOA office had no idea what we expected them do to and told us that the OWNER's are responsible for setting that up in our name with the post office. When we contacted the Mendes Company with the phone number on their website, the employee who answered had no idea what our property was and no idea who our property manager was... It felt a little unprofessional how they couldn't even find us in their "system" and said "we don't have a property with that name". Of course once we expressed our concerns and frustration with our property manager, the mailbox situation was resolved in 2 days. It's unfortunate it took for us to show frustration to get something resolved with them. Finally, after feeling like we went through hoops with these people, we ended our lease. This is not a trustworthy company and was nothing but a headache. Everyday it felt like we had to reach out about something and it felt so unorganized from start to finish. I hated that they used a "What'sApp" type of application, so whenever we would text someone thinking it was our property manager, it was really going to multiple people who wouldn't clarify who we are texting with. There wasn't a direct e-mail to contact anyone, it was all done through their portal which was always bugging out. In my opinion, if you are considering renting from them, reevaluate and read the reviews. read more

This is the worst place to live! I am currently a new resident! I was promised a clean apartment and there have been roaches and bugs everywhere. I have attached a few of it but this place is disgusting. They also will not let you out of your lease. This place is disgusting and a travesty. I was excited because of the proce, but the price is not worth the disgusting living condition. They told me that since it's an old building we should expect roaches, but I don't think because it's an old building and paying a little less we should have to live in filth. read more
