Spoke with the manager regarding my car being towed, after 3 MONTHS of waiting on a response they tell me the tenants are allowed to call towing and that the apartment complex is not responsible. Spoke with to the tenant by chance one day, they tell me they have to all multiple times due to the poor signage on their reserved spot. $550 dollars later, embarrassment having to walk home at 10:30p in the middle of the night, anger from being violated my car moved unjustly and mortified to find my car missing!!!

They have a new maintenance tech there too and with their help our issues were fixed asap. So I update my rating to 3 stars from 1. Hannah made all the difference and was very eager to help and follow up. *** I am a current tenant, have lived here since August 2017. The apartments were purchased the same month and switched management companies to FPI Management. They proceeded to raise the rent in waves to different tenants. We got our notice October 31 and they have raised our rent and taken over our PG&E without our permission. We just received our new lease in mid- December.The management team is usually very non-communicative. Rarely do we get a response on issues. I had to reach out on yelp to finally get a response at one point because phone calls and emails went unanswered. Work orders have had to be submitted multiple times and we still have not had a lighting issue fixed because they are probably trying to wait until we leave. We had a big issue during the transition to CONSERVICE (ironic name) where management took over our PG&E without any authorization and it took months to sort out, mostly due to inaction on management's part. Most recently the pool was closed and they didn't even post a sign. It was closed on Wednesday and my boyfriend and I both left messages asking what was going on. By Saturday when the temperature reached 100 in Santa Rosa there was a lock on the gate and a sign on the gate. Not a sign giving us any information about the closure just a snazzy new updated sign. Neither of us ever got a call back. If the housing situation was better we would have been gone a long time ago. They are pushing to get people out of old apartments so can they quickly flip them. Rush jobs for sure. They have offered us a free month if we move into a new unit and most recently offered to wave the early termination fee if we wish to leave early. Parking is a nightmare, we always rush to get home and don't want to leave in the evenings for fear we wont' find a spot. They said they would be issuing new parking passes because the parking policy has clearly been violated but 6 months later and no news and there are still people without permits parking on property. To top it off, their construction crews would take up chunks of spots with the wood they using for construction. It was of course left out uncovered and got all wet, but it was still used in construction. The young management crew put on a good face to get you in but that will be the last you hear from them.

    I wish I could give less than 1 star -- these people are criminals. They told me I qualified and…read morethat I'd be getting a lease the next day. Fast forward 2 WEEKS and still no lease. I called every day during those two weeks and it was rare to even get anyone on the phone, let alone any relevant information. For anyone to be so cavalier about housing is truly evil. The staff is worse than incompetent, they are straight up rude. A class action lawsuit is imminent, I'd bet my life on it.

    I REGRET living here. I lived here between 05/2024 - 05/2025 on a first floor, two bedroom, two…read morebath unit with an attached garage. I loved this place when I first toured. Single mom of three (11, 8 and 5), working a full-time job here. I moved in on a promotion (2 months free, plus $1500 off) and was required to pay a month's rent for the security deposit. Now that I've moved out, I was informed all but $300 of that security deposit was turned into rent credit (over $2500! I didn't need to pay), WITHOUT MY CONSENT or knowledge. In CA, security deposits are required to be refunded within 21 days; which they didn't. I moved out on 05/16 and didn't get the statement of my $23 refund until 06/12. I will miss the location, being next to Coddingtown Mall was super convenient. My kids and I enjoyed the saltwater lap pool and hot tub, although non-residents found their way in quite often. The dryer in the unit was also amazing (the only appliance that didn't smell when I moved in and actually had legible buttons/knobs). I won't miss the outrageous utility bills, lack of natural light in the unit, fake walk-in closet, spiders, random bugs and lizards that found their way into the unit. Office staff were hit or miss throughout my time. I wouldn't rent a unit without the garage since the parking is a nightmare. Guest parking is taken by other residents leaving their extra vehicles in guest spots WEEKS at a time. Finding parking on the street during non-work hours was unusual since there are several neighboring apartment complexes. Maybe with the new management company (FPI to Graystar)/office staff things will improve? I would recommend this place to anyone that's always home, probably something on the third floor and doesn't care to have guests over. Other piece of advice, if you do choose to rent under a promo, MAKE SURE THEY APPLY THE CORRECT CREDITS; apparently people can't be trusted to do their job. I was told I could use the credits throughout my lease which is in fact false, since their system wouldn't allow me to make "excessive" rent payment that would have made the credits last.     First, I do want to say that I appreciate management ultimately working with us and following…read morethrough with our lease termination. We're happy with how everything worked out in the end, and I genuinely appreciate that they were willing to work with us. That said, I still wanted to leave a review because I think it's important for future tenants to know about our experience, especially since our former unit, 363, will soon be available. The apartment itself is very nice, but unfortunately, the issues we experienced during our stay ultimately led us to decide to break our lease. When we moved in, the apartment was given to us extremely dirty and required a lot of cleaning before we could really settle in. A cleaning company was eventually sent out, which we appreciated, but our frustration was that we had to bring the condition of the apartment to management's attention in the first place. Given the condition the apartment was in when we received the keys, it honestly did not seem like the unit had been properly walked through or inspected before our move-in. We also dealt with several maintenance issues throughout our stay. Management was upfront with us about being short-staffed, which I completely understood. My biggest frustration wasn't necessarily the staffing. It was the lack of communication and follow-through. There were times maintenance was scheduled and no one showed up, and we often had to reach out ourselves for updates. We also repeatedly had weed smoke coming into our apartment from a neighboring unit's balcony, even though this is a smoke-free community and smoking is not permitted on the property or on balconies. Management eventually told us they had figured out where it was coming from and dealt with it, but unfortunately, we continued smelling it afterward. By that point, we had already broken our lease and were in the process of moving, so we decided not to keep bringing it up since it felt like we were constantly nagging management at this point. Toward the end of our stay, we also noticed some slight leaking from the A/C. We didn't pursue the issue further since we were already moving out, but neighbors in our building told us that A/C leaking was a recurring issue, which is definitely something I would ask about before signing. Overall, I would encourage anyone considering renting here to look beyond the appearance of the apartment and ask questions about maintenance, communication, smoking enforcement, and any history of A/C or water issues. Just because the apartment is nice doesn't necessarily mean everything else about the living experience will be. These are things I wish we had known before signing. Again, I do appreciate management, specifically Rachelle, for working with us during our lease termination. We left with no hard feelings and really just want to give others a heads up about our experience.
